Community, a sense of warmth and togetherness begins to permeate the atmosphere. This month, we find ourselves immersed in the spirit of Thanksgiving, celebrating not only in the beauty of the season but also providing an attitude of gratitude to those who surround us.

As you look around our beautiful neighborhood, you notice the beautiful fall colors and homes decorated with fallinspired colors. Fall decor adorns porches, creating a picturesque scene that reflects how beautiful Colorado truly can be.

As Thanksgiving approaches, acts of kindness ripple through our community. Food drives and volunteer opportunities fill calendars and the spirit of giving becomes a shared commitment, reminding us of the importance of gratitude and compassion.

Thanksgiving Day itself is a culmination of these efforts.

Families gather for festive meals, and the aroma of roasted turkey and pumpkin pie wafts through the air. Our community annual Turkey Trot has become a fun run for all

to enjoy before their Thanksgiving Day fest that starts at 8am.

As we reflect on November in Wyndham Hill, it’s clear that the spirit of Thanksgiving extends far beyond a single day.

It’s a month-long celebration of gratitude, community and the unique charm of our community. Together, we embrace the essence of the season, fostering. a sense of belonging that makes our neighrhood special.

ANNUAL BUDGET & ELECTION MEETING The Annual Budget and Election Meeting will be held on January 8 at 7:00pm at the Community Clubhouse. Additional information will come in a separate email. There will be NO Board or Town Hall Meeting for November or December.

ANNUAL SANTA & SLEIGH RIDES

Mark your calendars and celebrate the holiday season with our 8th Annual Santa and Sleigh Ride event! Join us for a magical experience as Santa arrives in style to Wyndham Hill on December 12 from 5pm-8pm. Enjoy festive music or warm up with some hot cocoa or apple cider and a tasty treat for purchase from The Dessert Stand. Be sure to bring your camera and snap a photo with Santa before heading out to ride one of our 3 horse drawn hayrides! Don’t miss the chance to create lasting memories for you and the kids!

CLUBHOUSE RENTAL UPDATE

A survey was sent out earlier this month to gain feedback from residents regarding our Community Clubhouse. We received over 200 responses and read through each one.

The Board is excited to announce positive changes are coming and are currently in the final process of these changes. We will make an official announcement once completed. The new clubhouse updates will become effective January 1, 2024.

SNOW REMOVAL INFO

Colorado has already seen its first round of snow and we can easily expect more this year! Every year, The Board receives questions regarding snow removal policies. The Wyndham Hill Master Association is responsible for snow removal around the Mailboxes and school bus pickup areas, as well as common area sidewalks. The snow will be removed from these areas when accumulation has reached 3 or more inches and after the snow has stopped falling.

Homeowners are responsible for snow removal from their sidewalks in front of and on the sides of their homes (including corner lot sidewalks) all the way back to their property line (your back fence). It is unlawful to allow any snow or ice to accumulate or remain on sidewalks for longer than 24 hours from the time of the last fall of snow.

The Town of Frederick is responsible for snow removal from the streets. You may contact The Town of Frederick’s Public Works department at 303.833.1274 if you have any questions or concerns.

TOWN OF FREDERICK FESTIVAL OF LIGHTS

This year on December 2 from 5pm-8pm, you can kick off the holiday season by joining the Town of Frederick and the count down to the tree lighting in Crist Park! In addition to the lighting of the trees, you can also find festive fun with a parade, free horse-drawin carriage rides and a live ice sculpture demonstration!

KP KAUFFMAN PROPERTY REPAIRS UPDATE It began as a “huge hole” behind the homes on CoRd 14 ½ and Eagle Butte (east side of Wyndham Hill) in September of 2022. Residents had no knowledge as to what was happening and some began asking The Board for answers, The Board had not been notified either. Through diligent efforts they discovered there was a flow line leak being repaired by K. P. Kauffman (KPK). During the process of the board and residents reporting this issue to Town of Frederick, Weld County and Colorado Oil and Gas Commission, an agreement was made and KPK was required to repair the damages made, which includes replacement of trees with irrigation and restoration of native grasses.

After a significant period without progress on the repairs and following inquiries by our MSI Community Manger, Allen Bartz, The Board voted to offer KPK a landscape quote and requested payment for those repairs. After no response, The Board began pressing KPK for a response in late July 2023. KPK responded with an offer to pay the landscaper directly upon completion of the project. Given numerous news articles explaining financial and legal issues with KPK, the landscaper nor The Board felt comfortable completing work and then waiting for KPK to pay the bill. The board made a counter offer to KPK suggesting KPK pay the settlement directly to the Wyndham Hill Master Association allowing us to close the issue. This offer has been accepted and the board along with Allen Bartz are in the final stages of completing the documents for KPK to issue a check. We anticipate a final resolution by the end of this year.

WATER WISE AND XERISCAPING PLANS

In our news letter last month, we updated the residents of Wyndham

Hill on the new laws pass in Colorado regarding

water-wise

landscaping

and xeriscaping plans. The board met earlier this month and has verbally finalized the new changes as well as approved four (4) xeriscaping plans

for our community to use. These new

plans properly abide by the new Colorado law. Additional information

regarding these new changes and

approved xeriscaping plans will be sent out shortly in a more detailed

and email for our residents to be formally updated and to review.

WYNDHAM HILL BOOK CLUB Did you know our neighborhood has a book club? This month, they’re reading “The Seven Husbands of Evelyn Hugo” by Taylor Jenkins Reid. The club is held monthly on either Friday Evenings or Saturday mornings. For additional information, contact Kim Danielson at kim.danielson413@gmail.com. The next meeting is on November 18 at 10am.
