From Dated to Elevated

MELISSA + CHRIS JENSEN

When West + Main agent Ann Gurley’s clients

Melissa and Chris bought their house last summer, they immediately knew the kitchen was the highest priority.

"The upper cabinets and a large pillar for ductwork and electrical blocked off the space leaving a very small, closed off and dated kitchen with a large breakfast nook,” explained Melissa. “The laundry closet was built into the kitchen as well so we wanted to move that to make a coffee nook, and to have a better spot for laundry upstairs. We gutted the kitchen right away getting plumbers and electricians in to get us started and then Chris is extremely handy so he did most of the labor."

Melissa is now in school for interior design, but they started the process before she started school so it took a lot of research and planning to execute her vision.

"I really wanted dark green cabinets which took a little convincing,” said Melissa. “We did one row of floor to ceiling cabinets for the pantry, added an island and turned the former laundry closet into our coffee nook. It was easy to add a sink in the coffee nook since the washing machine used to be in that spot. We love that one person can make coffee while the other is cooking or cleaning without getting in each other’s way."

The biggest hiccup in the project was that their countertops took about 8 weeks to come in, and then it took the couple a long time to decide on a backsplash once the rest of the work was done, even with all the tile samples Melissa had access to at school.

"We also updated all the appliances and lighting in the space and got new windows throughout the house, changing the size of the kitchen window slightly so it wasn’t flush with the countertop,” shared Melissa.

"We have two young kids so opening up the visibility from the kitchen to the family/play room was essential, plus it seemed important to have more kitchen space and unnecessary to have the large breakfast nook when there’s also a large dining room. We are so happy with our new kitchen!"

West + Main agent Jessica Snook's client Adam grew up in a 110 year old craftsman bungalow in a historical district of Orange County, California.

"When we first set eyes on this 1,700 square foot airplane bungalow beauty with classic California architecture, we knew this was the project we were dreaming of," said Jessica. "A true passion project for us, something we could transform back to life, all while preserving the integrity of the home. Our main goal was to bring back the original charm and character of the home which included some personal touches of what we know best, that warm, airy ambiance of California Coastal interior design."

With this particular project, Jessica + Adam went into it with the intention of transforming the old, outdated craftsman house into a charming home they could be proud of and they really feel like we accomplished their goal.

"Some major transformations that really elevated the home were resurfacing the floors, custom paint in the library, wall moulding and wallpaper in the dining room," explained Jessica. "Our favorite part of the house was how we were able to maximize the square footage in the kitchen, especially with adding pocket doors. We were able to create an open and functional space with modern amenities, including room for a walk-in pantry. We have had multiple conversations about how much we loved the way this project turned out and even considered moving in ourselves!"

Dan (a mortgage professional with West Way Lending) have spent many years traveling to Hawaii as often as possible. Now that they have two adorable little girls, they decided to invest in their own little piece of paradise…a wonderful condo on Kauai!

"We did a big cosmetic overhaul as soon as we bought it - paint, some wallpaper accent walls, new lighting + hardware, and completely refurnished,” said Kate. “We did it all DIY in a couple weeks staying there with the girls this past spring, and it made a huge difference even though it was all cosmetic and not huge updates."

Little Rainbow Kauai is booking super well on Airbnb, largely in part because of the amazing location, but also because Dan + Kate have made it pretty unique and cute.

"All the decor is locally sourced on island from mostly local artists or small businesses, said Kate. “This summer we’re planning a kitchen renovation to open it up with a one-level island vs the pony wall/bartop, and I think opening it all up will make it even that much better!"

Reviving Retro

West + Main clients Matt Gaye and Maddie Allen-Sandoz bought this simple, early 80s ranch house just over 2 years ago with the help of agent Jenelle Brewer.

"It was the epitome of 'starter house', said Jenelle . “Totally livable, but pretty ugly!

But…it was on a large corner lot near an area of town that has been getting improved upon over this same time period, super close to the Old Mill in Bend, Oregon and walkable to several breweries, too."

Q: Any favorite vendors or shops you'd recommend?

Q: What inspired your project?

A: After tying the knot in Philadelphia, we (Matt and Maddie) embarked on a 6-month cross-country road trip, searching for our next home. Bend, OR wasn't initially on our radar, but a friend's recommendation and our visit to this scenic town with a vibrant community won us over.

Q: How much did you invest in the renovation?

A: We purchased the house for $400,000 and have invested $150,000, plus our own sweat equity. Additional projects, including landscaping and bathrooms, are estimated to cost another $100,000.

A: Maddie's father, Scott Sandoz, a master craftsman, played a pivotal role. Good Wood from Portland provided reclaimed hardwoods for siding and flooring, while Willis Bigelow, a local artist, crafted unique furnishings. Seth Meeves of Raintree Plumbing helped with a sustainable greywater system. We're also sourcing artwork from local artists and furniture from Bend Upstyle and Gathered Wares.

We're thrilled with the result! While some adjustments were made, like changing cabinet colors and relocating the wood stove, they enhanced the final outcome. Our favorite aspects include the built-in sofa and shelves, the open layout of the kitchen and living room, and the cozy ambiance created by thoughtful design choices. Overall, the transformation exceeded our expectations.

Renovation Revelations

Our mini home makeover came on fast and furious for me. After living in our builder grade home for over 10 years with original builder grade everything, it was really time for a refresh. My hubby was going to be out of town for 3 weeks and I wanted to surprise him, so I quickly got to work (first by unplugging the blink cameras) so he couldn’t see what was going on. I knew that I didn’t want to bust out any walls or do any major demos, but our home really just needed a face lift.

My first call was to my Interior Design friend, Elise Bratz from EMD Design in Castle Rock, CO. I needed someone to help me make my home look like a model home. She helped to bring my vision to life. I wanted simple changes, ie. paint color, furnishings and light fixtures and she really helped me with all the things. She also added all the finishing touches for me, little items in your home that you don’t think about, she thought of.

We shopped everywhere, but found most of our items at Wayfair, Home Goods, Target, World Market and even Walmart. We added a fresh coat of paint (Modern Grey by Sherwin Williams), changed out all of the light fixtures, added rugs and my whole main floor received all new furniture. The lighter paint alone made my home feel so light and bright. I was able to successfully pull off this home makeover in just 3 short weeks and honestly, I feel in love with my home all over again.

Home Sweet Home

West + Main agent Heidi Bricker’s clients Becca and Shea always talked about wanting to buy “a piece of land” in the city.

I was skeptical of this vision or that it even existed, so it took us 9 months to find this house,” explained Becca. "We looked all over town, although we really wanted to be on the West side, closer to the mountains. The first house we ever looked at was three blocks from our current house, in Edgewater, Colorado."

After they visited that house, and intrigued by the neighborhood, they decided to drive around a bit. We randomly drove down their current street, and were blown away by the large trees and rural feel of the block.

"I remember saying, ‘THIS is the street I want to live on,' remembers Becca. “Nine months later we went under contract on our house. We were open to a home that needed some work, and when this one popped up, on almost half an acre of land, on the west side of town, with amazing two-story high windows, we knew it was for us. We fell in love with the lot, and the potential that we saw. Designing and creating this space has been one of the highlights of my life."

"Our style is honestly a perfect blend of the two of our tastes. We each had drastically different styles prior to our relationship, and over the past 12 years we have slowly figured out how to marry them together. I have always had an eclectic style, but it was much more feminine when I lived alone," said Becca.

"Shea has always had a darker more masculine style, and is a big fan of antiquing (his parents are the ultimate antiquers, so he has learned from the best). He is really good at picking through an antique store and finding the coolest thing they are selling. Almost all of the amazing antique knick-knacks that are in our home, that give it so much character, he is responsible for finding. Generally speaking though, I think this home has unleashed a whole new creative side in me, in my quest for making each and every inch feel cozy, warm and inviting, and like it tells our story."

They use a pretty neutral paint palette and add color and intrigue through art and accessories, although they do love a color drenched room.

"I used Benjamin Moore’s White Dove, Simply White, Hale Navy and Accessible Beige, as well as Sherman William's Tricorn Black. The exterior is Benjamin Moore’s Blacktop + Creamy White, and I’m also obsessed with Step Stool Green by Magnolia as well as Pigeon and Dead Salmon by Farrow and Ball."

"I think part of executing an eclectic maximalist home is purchasing from a wide variety of places," said Becca. "I have always loved mixing old pieces with new. The furniture in our home is a mix of things that Shea built (he is very handy), many thrifted/antiqued items, some pieces from West Elm, Arhaus, Ikea, Urban Outfitters, Anthropologie, and even Target. Lighting has come from all over- Pottery Barn, Restoration Hardware, Schoolhouse, Ikea, and Wayfair among others. We’ve sourced tile from all over too- Home Depot, Zia Tile, Floor and Decor and Tile Bar. Wallpaper in the garage is from Etsy. We have taken the time to collect a wide variety of art, and over the last year even worked with Delia, from sb.vrt to hone our collection even more. I think our art really contributes to the overall vibe of our home."

"There are definitely a few more projects in this house I want to accomplish. We have one more bathroom I would like to eventually remodel, and a few other smaller projectsincluding adding a tree-net in the sunroom:). My design brain is always on the move though... so I’m not sure what will be next. I’ve always said that after all the work we have done to this house, we will never sell it, but the mountains may eventually pull us away. If we find the perfect piece of land on a river or a lake, we may just have to start over from the beginning again!"

Artistic Oasis

West + Main agent and renowned Denver artist Rebekah Robinson lives in a super-unique condo in Windsor Gardens, a 55+ community located just outside of Downtown.

"I wanted it to look like a contemporary loft but right off the golf course,” said Rebekah. “I did an epoxy floor that looks like water or the sky, painted the walls to feel like beach, and had an IKEA kitchen installed that is very mid-mod/Barbie-inspired. Then I filled the walls with paintings from artists I know and my own work!”

I am a landlocked Colorado artist that is intrigued by water and the vegetation that lives here.

Living near the Denver Botanic Gardens enables me to slip in for inspiration whenever needed. In my travels, I’m always on the lookout for waterways or ponds for fresh views.

I’ve become less interested in the broad landscape view and lately have been focusing on more intimate natural details—the leaves floating on the lily pond, the ice melting on a small inlet and the natural detritus that accumulates in pockets of a quiet stream.

I’m in my fifth decade as a working artist with art in private collections around the world.

Helm Farm Oklahoma City's Hidden Gem

New homes in Helm Farm are bringing new energy to this vintage neighborhood, which is named for Helm Street - a two block stretch framed by NW Classen Blvd. and N. Western Ave.

"We’ve got several houses going in there on 42nd Street and then a little kind of pocket neighborhood that’ll be more of a lock-and-leave, zero lot line neighborhood with six houses going in right there behind Musashi’s off Military," said developer Jarred Smith of Flip OKC.

“It’s probably the greatest location in Oklahoma City... walking distance to Western and all the shops there — food, bars, shopping, coffee, pretty much anything and everything you need there. Then the next street over is Classen, which will get you to the Northwest Expressway and all the way downtown to pretty much anywhere, and you can jump on I-44 and 235 within five minutes.”

Featuring five modern + striking Tudor-style homes between about 2,400 and 3,000 square feet, and six slightly smaller houses, about 2,000-2,200 square feet, which have all been thoughtfully designed with primary suites on the first floor.

"We designed those specifically for anyone that may be downsizing or wants to have a primary downstairs. Some of them also have detached garages that open on to Helm Street, and some of those will even have the option for an Accessory Dwelling Unit above the garage."

From Inspiration to Renovation

West + Main agent Michelle Henderson’s stunning Oklahoma home is filled with color and style, and we can’t get enough!

"My style has definitely evolved over the years and now embraces more color and quirk while keeping the bones classic,” said Michelle. “We have renovated several and built several homes and I played it much safer at all of our previous projects. This time, I really wanted to lean in to what I wanted without resale value in mind. And of course, this is my favorite project yet!"

Benjamin Moore Yarmouth Blue is a go-to for Michelle, because the color can be a neutral and this is the perfect example...it goes with anything!

"I am really into European sources right now,” shared Michelle. “Places like Alice Palmer & Co. and Matilda Goad. Etsy is a great place to source vintage and unique items like art, rugs and lighting. I also mix in things from places like Ballard Designs and CB2."

Michelle is always itching for her next project, and as this issue is going to print, it’s listed for sale and she’s ready to take on her family’s next dreamy home remodel in their same neighborhood!

Tudor Charm to Timeless Elegance

CHELSEA AND ANDREW'S RENOVATION

West + Main clients Chelsea and Andrew purchased their Hilltop Tudor in one of Denver’s most popular neighborhoods with the help of agent Doug Yetman in 2021.

”The home was in great condition and had been lovingly maintained by the previous owners who had owned it for 20 years and even updated the kitchen sometime in the 1990's,” said Doug.

"The kitchen and dining areas still retained the closedoff nature found in many homes of this time period,” he explained. “They longed for modern, classic styling and an open concept that would be a compliment to their home but also more functional--especially with two young sons running around!"

The couple worked with local company Evoke Custom Home Builders to design and build at space with elegance and functionality that would still be in keeping with the existing charm of the home.

“The kitchen was formerly set between a formal dining room and a casual kitchen dining area,” said Doug. “They shifted the entire kitchen to the back of the house so it could be more integrated with the backyard and take advantage of the back of the wonderful western sunlight.”

The renovation also created a wonderful and expansive butler's pantry that helps with storage and during entertaining in their formal dining room!

When West + Main Agent Kendra Clark's client, Kalyn Denno, bought this amazing property, they weren’t even looking to move, and they had just finished another huge renovation…but sometimes those casual late-night Real Estate portal sessions uncover new dreams!

"I am a sucker for an old home and couldn’t ignore the endless potential of this property,” said Kalyn. “The original idea was to simply renovate the home on the property and use the 2-stable barn as a workshop for my husband’s woodworking interests and for my furniture flipping and DIY pursuits. However, once we saw the scope of work to get the home where we wanted it and the onset of the pandemic, we quickly realized that we would have to move out for at least a year or more!”

Upon that realization, Kalyn turned to her husband and said, “I have a crazy idea… but hear me out. What if we turned our barn into a 2 bedroom house and moved into it while our home is being renovated? It will take a bit more time and a bit more money, but we wouldn’t be throwing money away renting somewhere else, but rather would invest it back into our own property." And, so they did!

“It turned out to be one of our best decisions, as we not only had the opportunity to live comfortably during our renovation, but now we have an ADU that can be utilized for friends, family and potential rental income”

Kalyn is a self-professed old-home addict who has a passion for design and all things old and is always searching for that special home that needs saving.

When we first saw this home it was old, musty, in need of repair…and I loved it!!” Kalyn and her family eventually aim to have a home that pays for itself and have utilized many opportunities from hosting small events + workshops at the barn, to short term rental opportunities, to selling farm stand products that come from our property.

"We purchased a long, handmade cabinet from Facebook Marketplace and have re-purposed it into an ‘on your honor’ farm stand. We plan on selling lavender from our fields, fruit from our trees and vegetables from our gardens. All of these accumulate and help us to achieve our goals each Summer."

Kalyn’s design style is a combination of traditional, vintage, boho and eclectic, and this home is the perfect showcase for her skills!

"I try to recreate the look and feel of an old home, but with new (up to code) bones. I find that the best

way to accomplish this is to actually incorporate old things back into the home! The majority of our home decor (furniture included) is thrifted or second hand. I find that blending old with the new creates a ‘storied’ home…one that’s filled with warmth, charm and character. We also tried to honor our home’s history by incorporating as many elements back into it as possible. Salvaged items in our home include the original horse stable barn doors and track, furniture left by the previous home owners (the repurposed cubbies in the barn bedroom and the white bench in the mudroom), and a ton of the beams and barn wood were worked back into areas, such as mudroom nook ceiling, over the bar windows and into the barn and main home's hood vents."

A DREAM HOME BECOMEReality

"My husband and I fell in love with this home over 10 years ago," explained West + Main agent Tiffany Ogle. "We would walk by it daily and dream that one day we would be the owners. Finally, it went on the market in 2019 and we jumped at the chance to put in an offer. The home was outdated and had a heavy Tuscan vibe to it. We have spent the last 5 years renovating it and turning it into our dream home!"

One of the couples' favorite thing about their home is, of course, the location within their Colorado neighborhood because the the views are absolutely breathtaking. They also love their newly updated kitchen, the gym that they use daily, the movie theater for family time, and the fairly rare pool and extensive landscaping in the backyard.

"If we were to do anything over, we would not do the kitchen and backyard at the same time. It was very hard on the family and pets!"
TIFFANY OGLE

"The most challenging part has been living through 5 years of various construction projects," shared Tiffany. "The kitchen and pool were done simultaneously and took about a year to complete. Having to cook and eat out of our bar area was very inconvenient. We couldn't go out outside in the backyard so walking my three dogs multiple times a day was very stressful."

The family had never had a pool before in their primary home, but it's definitely a dream come true.

"The backyard was mostly a large putting green, overgrown with invasive plants species and trees," said Tiffany. "We wanted to turn it into our very own oasis. We love to entertain family and friends and we knew if we built a pool it would attract our friends and family year round. With 300 days of sunshine we decided to keep it open year round and we use it more than we imagined!"

"When we knocked down the wall in our kitchen we were left with a awkward load-bearing pole," explained Tiffany. "We didn't want a boring column so we decided to create some type of living art. We love moss walls and wanted to see if it was possible to create one in our home. We used a local Company and had them work with us to design a piece of living art for us."

"This was their first ever residential project and we loved how it turned out. This wall is alive and the hardest thing is not letting people touch it, the oil on our hands will kill the moss. We also had to install a whole home humidifier to keep it healthy. This art piece will last up to 10 years as long as we keep the moisture in our home over 40%!"
