Delta Tower II Holds Open House

Delta Tower II is highlighted by the quality of construction, as well as materials that include parota woodwork and double-glazed aluminum windows.

Grupo Real del Mar celebrated the opening of the model unit for the Delta Tower II development, Alamar’s new residential complex, located in La Cruz de Huanacaxtle in Riviera Nayarit. It is a 10-level building that will house 18 units and a penthouse.

Among the amenities residents can enjoy are the beach club, Jungle Club, paddle tennis court, swimming pools, gym, hiking trails, Discovery Center and concierge services.

This building represents the second stage of a master plan that includes four Delta towers within Alamar, whose first phase was marketed in 2017 with excellent results. Grupo Real del Mar (real estate division belonging to the firm Tierra y Armonía Real Estate Group) is developing this residential community, and its portfolio includes projects such as Punta Esmeralda, Real del Mar, La Joya and La Joya de Huanacaxtle.

While Delta I is sold and delivered, the first units of Delta Tower II are planned to be delivered in the summer of 2019, with Delta Tower III in 2020 and Delta Tower IV in 2021.

Real Estate Sector Grows

An exponential growth of the real estate industry was promoted for the benefit of both Mexican and foreign consumers.

The recently concluded six-year term of President Peña was a period of great growth and orderliness for the real estate and housing sector in Mexico, says Alejandro Kuri, national president of the Asociación Mexicana de Profesionales Inmobiliarios (AMPI) (Mexican Association of Real Estate Professionals).

“In the first days of the federal government that ended in 2018, the Secretaría de Desarrollo Agrario, Territorial y Urbano (SEDATU) (Secretariat of Agrarian, Territorial and Urban Development) was created, which established the perimeters of urban containment, including new parameters for size, quality and location of housing, among other topics,” he noted.

During the XLVII Congreso Nacional Inmobiliario de AMPI 2018 (47th National Real Estate Congress of AMPI 2018), he said, “Over the past six years, things were improved in both quantity and quality, despite doubts at the beginning of the administration about the ability to accomplish the goals.”

He stressed that before the role that was given to public housing policy, exponential growth of the real estate industry without precedent was promoted, for the benefit of both Mexican and foreign consumers.

However, Kuri admitted that, despite the great advances during the administration of Enrique Peña Nieto, there were also several pending, such as lessening the housing backlog.

El sexenio recién concluido fue un período de gran crecimiento y orden para el negocio inmobiliario y de la vivienda en México, aseguró Alejandro Kuri, presidente nacional de la Asociación Mexicana de Profesionales Inmobiliarios (AMPI).

“Desde los primeros días del gobierno federal que terminó en 2018, se creó la Secretaría de Desarrollo Agrario, Territorial y Urbano (SEDATU) con la que se establecieron los perímetros de contención urbana, los nuevos parámetros de tamaño, calidad y ubicación de las viviendas, entre otros temas”, resaltó.

Durante el XLVII Congreso Nacional Inmobiliario de AMPI 2018, expresó que “durante los últimos seis años se hicieron mejor las cosas tanto en cantidad como en calidad, incluso ante las dudas que había al inicio de la administración para alcanzar las metas”.

Subrayó que ante el giro que se le dio a la política pública de vivienda se incentivó un crecimiento exponencial de la industria inmobiliaria sin precedente y en beneficio de los consumidores tanto mexicanos como extranjeros.

Sin embargo, Kuri Pheres admitió que, pese a los grandes avances en el sexenio de Enrique Peña Nieto, también quedaron varios pendientes, como abatir el rezago de vivienda.

SHF Seeks Greater Scope

Jesús Cano, director of the Sociedad Hipotecaria Federal (SHF) (Federal Mortgage Society), stresses that the real estate sector in Mexico is robust, with sustained growth expected in the coming years.

During the MTY Summit Inmobiliario 2018 (Monterrey Real Estate Business Summit 2018) of the Cámara Nacional de la Industria de Desarrollo y Promoción de Vivienda (CANADEVI) (National Chamber of the Industry of Development and Promotion of Housing), he confirmed that greater financial support is required for this industry to bring more aid to the entire population.

“It is a very strong institutional sector, which generates more than 2,000,000 jobs a year and 7 percent of the gross domestic product. It is a very robust sector that has worked well and should continue to work well.”

He says that in countries such as Chile and South Africa, which are similar to Mexico, the mortgage sector represents 20 percent of GDP, while in Mexico it is 11 percent.

Durante el MTY Summit Inmobiliario 2018 de la Cámara Nacional de la Industria de Desarrollo y Promoción de Vivienda (CANADEVI), confirmó que se requieren mayores apoyos financieros a dicha industria para llevar más ayuda a toda la población.

“Es un sector institucional muy fuerte, el cual genera más de dos millones de empleos al año y genera el siete por ciento del producto interno bruto. Es un sector muy robusto que ha funcionado bien y debe seguir funcionando bien”.

Refirió que países como Chile o Sudáfrica, que son similares a México, el sector hipotecario representa el 20 por ciento del PIB y en este país es en proporción del 11 por ciento.

Francia street, which is more than a half mile long and practically crosses the Versalles neighborhood, has seen the exponential development of shops and businesses in its vicinity.

In addition to the shopping centers and malls, there are areas and neighborhoods throughout Vallarta · Nayarit that have become dynamic locations over recent years, housing various commercial establishments that contribute much to the local economy as well as creating jobs. One of these places is the Versalles neighborhood, a residential area whose main streets are home to a lot of businesses.

Francia street, which is more than a half mile long and practically crosses the Versalles neighborhood, has seen the exponential development of shops and businesses in its vicinity. This bonanza is not the result of chance. In June 2017, Puerto Vallarta’s municipal government inaugurated the paving of Vienna street, another more than half-mile road that connects Plaza 20

Además de los centros y plazas comerciales, a lo largo de Vallarta · Nayarit existen zonas y colonias que, durante los últimos años, han cobrado relevancia y se han convertido en puntos dinámicos que albergan establecimientos de diferentes rubros lucrativos, los cuales contribuyen tanto a la economía local como a la creación de empleos. Uno de estos lugares es la colonia Versalles, zona residencial en cuyas calles principales se pueden apreciar una gran cantidad de negocios.

La calle Francia, que prácticamente atraviesa esta colonia, es una vía de aproximadamente 900 metros lineales que ha tenido un desarrollo exponencial en comercios y negocios instalados en sus inmediaciones.

Sin embargo, esta bonanza no es obra de la casualidad. En junio de 2017, el gobierno municipal de Puerto Vallarta dio por

And while many opened along Vienna street, others were installed on Francia street (which goes from Fluvial Vallarta, crosses Vienna street and connects with Francisco Medina Ascencio avenue).

Although it is true that Francia street already had important commercial development, the events previously mentioned boosted it further. Everything starts at the west end, with the HSBC bank, the Suites del Sol hotel and the Mar y Tierra taco stand, three establishments that collectively receive hundreds of visitors daily. On the next block (to the northeast), the many businesses include a small two-story shopping plaza, a laundry, a bazaar and a cafeteria, all geared mostly to the local community.

Sushi in House and Natureza are located one block farther, these two restaurants having found their ideal location on that corner, where they receive both local and foreign customers. To one side of them, the four-unit Condominios Valeria was recently built, to help meet the demand for new residential properties in the area.

At the intersection with Lisboa street, the Puerto Vallarta Trailer and RV Park is a large area with excellent amenities, where dozens of visitors who travel in their RVs stay. And before crossing Vienna street, there are more apartments, houses, businesses and food stalls focused on the local community.

Several businesses have also been established on the second half of Francia street, thanks to the population growth and being next to a street that now receives increased traffic. It begins with Multimedica, a hospital focused on plastic surgery, as well as other businesses dedicated to aesthetics and body care. A little farther on, OPA Greek Bistro recently opened its doors to offer a new option to both residents and visitors.

A little before arriving at Fluvial Vallarta, at the intersection with España street, Barrio Bistro and La Lulú Raicillería are culinary and entertainment concepts created by local chef Memo Wulff, both also focused on residents as well as visitors.

Todo comienza en el extremo oeste con el banco HSBC, el hotel Suites del Sol y el puesto de tacos Mar y Tierra; tres establecimientos que obedecen a rubros distintos pero que, en conjunto, diariamente reciben a cientos de visitantes. En la siguiente cuadra (con dirección al noreste), se encuentran una gran cantidad de negocios que incluyen una pequeña plaza comercial de dos pisos, una lavandería, un bazar y una cafetería, todos orientados mayormente a la comunidad local.

Una cuadra más adelante se localizan Sushi in House y Natureza, dos restaurantes que encontraron en esa esquina su ubicación ideal y que diariamente reciben tanto a clientes locales como extranjeros. A un costado de ellos y ante la demanda de propiedades residenciales nuevas en la zona, recientemente fueron construidos los Condominios Valeria, una pequeña torre de cuatro unidades.

En el cruce con la calle Lisboa, se encuentra el Puerto Vallarta Trailer and RV Park, un gran jardín con excelentes amenidades en el que convergen decenas de visitantes que viajan en sus RVs. Antes de cruzar la calle Viena, se encuentran más departamentos, casas, negocios y puestos de comida enfocados en la comunidad local.

Sobre la segunda mitad de la calle Francia también se han establecido varios negocios gracias al crecimiento de la población y de encontrarse junto a una calle que ahora es más transitada. Comienza con Multimedica, un hospital enfocado en cirugías plásticas; así como con más negocios dedicados a la estética y cuidado del cuerpo. Unos pasos más adelante, se sitúa OPA Greek Bistro, un establecimiento de cocina griega que recientemente abrió sus puertas para ofrecer una nueva propuesta tanto a residentes como extranjeros.

For more than 10 years, this Mexican investor has dedicated his efforts to establishing tourist-real estate megaprojects on the Mexican Pacific coast.

Durante más de 10 años, el inversionista mexicano ha dedicado sus esfuerzos a consolidar megaproyectos turístico-inmobiliarios en la costa del Pacífico mexicano.

Mexican investor Ricardo Santa Cruz was always clear that he wanted to be an entrepreneur. However, the idea of participating in the real estate and tourism industries hadn’t entered his mind when he finished his studies in Business Administration at the University of Colorado in Boulder. What he was sure of was that he would return to his native country, where he saw greater business opportunities due to his skills. Born in Mexico City, to a Mexican father and an American mother, Santa Cruz is completely bicultural and bilingual.

“When I graduated, I made the decision to move to Guadalajara. I wanted to become a kind of bridge that would help American businessmen seeking to invest in Mexico.

In general, they have a very positive view of our country, but they have a hard time understanding the culture and the way of doing business. I knew that here I would have added value because I know how to operate well in the Mexican system.”

In 1996, Santa Cruz partnered with American Health Care Products (based in California) and opened the subsidiary American Health Care Products Mexico.

For 10 years he remained at the helm of this company that provides medical products and supplies. However, before the end of the ‘90s, he began to get involved in a real estate project located in Chalacatepec, in the municipality of Tomatlán (south of Banderas Bay), becoming a partner. This site, part of the Costalegre tourist corridor, features abundant natural beauty and white sand beaches. Eventually, this new enterprise would become his main activity, so he moved to Puerto Vallarta. During the following years, he devoted himself to consolidating the development: managing land acquisition and environmental permits, collaborating in the formation of investment funds and performing other key tasks. Currently, the project is named Xala.

Sin embargo, la idea de participar en las industrias inmobiliaria y turística no rondaba en su mente cuando terminó sus estudios en Administración de Empresas en la Universidad de Colorado en Boulder. De lo que estaba seguro era que regresaría a su país natal, pues visualizaba mayores oportunidades de negocio debido a sus aptitudes. Nacido en la Ciudad de México, de padre mexicano y madre estadounidense, Santa Cruz es completamente bicultural y bilingüe.

“Al egresar, tomé la decisión de mudarme a Guadalajara. Pretendía convertirme en una especie de puente que ayudara a los empresarios estadounidenses con intenciones de invertir en México. Por lo general, ellos ven con muy buenos ojos a nuestro país, pero les cuesta trabajo entender la cultura y la forma de hacer negocios. Yo sabía que aquí tendría ese valor agregado pues sé moverme bien en el sistema mexicano”.

En 1996, Santa Cruz se asoció con American Health Care Products (con sede en California) y abrió la filial American Health Care Products México. Durante 10 años se mantuvo al frente de esta compañía que provee consumibles e insumos médicos. Sin embargo, antes de que terminara la década de los 90, comenzó a involucrarse en un proyecto inmobiliario ubicado en Chalacatepec, dentro del municipio de Tomatlán (al sur de Bahía de Banderas), llegando a convertirse en socio. En este sitio, que forma parte del corredor turístico Costalegre, abunda la belleza natural y las playas de arena blanca. Eventualmente, esta nueva faceta se convertiría en la principal actividad de Santa Cruz, por lo que cambió de residencia a Puerto Vallarta. Durante los años siguientes se dedicó a consolidar el desarrollo: gestionó adquisición de terrenos y permisos ambientales, colaboró en la formación de fondos de inversión y desarrolló otras tareas clave. Actualmente, el proyecto lleva el nombre de Xala.

To facilitate access to this area, a more than mile-long airstrip has already been built, with funding from the state government, and there are plans to open an airport in the near future that will serve the entire Costalegre area. The point where this work is located is equidistant between Puerto Vallarta and Manzanillo.

Additionally, Santa Cruz is a founding partner of Mandarina, a second project geared toward those with high purchasing power. Located in the community of El Monteón in Riviera Nayarit (north of Banderas Bay), this property comprises

Santa Cruz founded the company RSC Development, from which he is responsible for various areas and stages of development of these exclusive tourist-real estate communities, including sales and marketing. “We can take a development from A to Z,” he says.

On the other hand, he is part of the Asociación de Empresarios de Costalegre (Association of Entrepreneurs of Costalegre), which seeks to ensure the progress in the area is orderly and friendly to the environment. “Over the years, a special phenomenon has occurred in this area, where large tracts of land have been consolidated by a few groups or families that share the same vision of creating a sustainable project. Reusing disused buildings is an opportunity to develop in a sustainable manner, without increasing urban sprawl.

Reutilizar edificios en desuso supone una oportunidad para desarrollar de manera sostenible y sin aumentar la mancha urbana.

Puerto Vallarta is a relatively young city that has experienced significant urban growth in recent decades, generated by the expansion of the tourism industry in the region and the economic boom that has occurred as a result. Naturally, the real estate sector has been a key element in this development, increasing the housing supply in the face of demographic growth.

According to the Observatorio Integral Turístico de Puerto Vallarta y Bahía de Banderas (recovering data from INEGI), Puerto Vallarta went from having a population of 35,911 in the ‘70s to having 275,640 inhabitants in 2015. On the other hand, it notes that, in the 2010 census, Puerto Vallarta and Bahía de Banderas together had a population of 379,886.

Naturally, urban sprawl has increased in both municipalities.

With this acceleration phenomenon, in all emerging cities, the disuse of real estate occurs primarily in the central or original areas. In many cases, existing structures are demolished to create new buildings that have different uses or that adapt to the new needs of the market. However, today, increased awareness of the consumption of natural resources and environmental impact has led to new models of sustainable building that can be implemented precisely when there is an earlier structure, and thus reduce the spread of urban areas.

The reuse of disused buildings consists of recycling old buildings to endow them with a new life, by either maintaining or modifying their previous use. Generally, the criteria that come into play in determining whether a building is a candidate for this type of treatment are the physical condition in which it is found, economic factors, conditions of the surrounding environment, as well as its historical or social value.

Some examples of this trend exist in Puerto Vallarta. In the 5 de Diciembre neighborhood, condo CR1275 (1275 Costa Rica street) is one of the most recent examples of architectural recycling. The 44

Naturalmente, el sector inmobiliario ha sido pieza fundamental en este acontecer, incrementando la oferta de vivienda ante el aumento demográfico.

De acuerdo con el Observatorio Integral Turístico de Puerto Vallarta y Bahía de Banderas (recuperando datos del INEGI), Puerto Vallarta pasó de tener una población de 35,911 personas en la década de los años 70 a tener 275,640 habitantes en 2015. Naturalmente, la mancha urbana se ha expandido en ambos municipios.

En medio de este fenómeno de aceleración que se da en todas las urbes emergentes, existe una realidad que se da principalmente en las zonas céntricas o primogénitas y que consiste en el desuso de inmuebles. En muchos casos, estos son demolidos para crear nuevos edificios que tengan usos diferentes o que se adapten a las nuevas necesidades del mercado.

No obstante, hoy en día, la consciencia por el consumo de los recursos naturales y el impacto ambiental ha provocado que surjan nuevos modelos de edificación sostenible que se pueden implementar precisamente cuando se cuenta con una estructura anterior y que reducen la propagación de las áreas urbanas.

La reutilización de edificios en desuso es una práctica que consiste en el reciclaje de inmuebles antiguos para dotarlos de un nuevo ciclo de vida, ya sea manteniendo o modificando su uso previo. Generalmente, los criterios que entran en juego para determinar si una edificación es candidata a tener este tipo de tratamiento son las condiciones físicas en las que se encuentra, factores económicos, las condiciones ambientales que lo rodean, así como su valor histórico o social.

En Puerto Vallarta esta tendencia encuentra algunos ejemplares. En la colonia 5 de Diciembre, el condominio CR1275 (en calle Costa Rica 1275) es uno de los más recientes ejemplos de reciclaje arquitectónico. work was carried out by the Laboratorio de Arquitectura Mexicana (LAM), so Vallarta Real Estate Guide approached Alberto and Andrés Reyes, two of the firm’s partners, to learn about the details of the project.

Alberto, an architect, explained that, although the site had previously housed apartments, his team worked on a design that would optimize the spaces and take advantage of natural views. Through a structural analysis, the state of the building was evaluated. “At some points, we had to reinforce it with steel because we intended to expand certain areas, such as balconies.

The decision to recover the building was a matter of construction efficiency and a lower environmental impact.”

For his part, Andrés highlighted the neighborhood’s potential to embrace this type of real estate development. “The 5 de Diciembre neighborhood is very interesting because there have been several urban

improvement initiatives. In the past, it was configured as one of the city’s main commercial areas, so the entire supply area is nearby. However, as in many of Puerto Vallarta’s traditional communities, the population has been aging and moving to other places. However, many homes are currently in the process of being revitalized.

Those that were single-family homes are now being redefined as vertical multi-family dwellings. I think that in the next few years it will be a very competitive area.”

Puerto Vallarta’s El Centro and Romantic Zone neighborhoods are other areas that could embrace the recovery of real estate, as they have high demand for real estate and relatively old buildings. Another example of architectural reuse is found on Amapas street, one block from Los Muertos beach.

This is the boutique hotel Villa Mercedes Petit Hotel, which is built on what used to be a place for family getaways. Over the years it fell into disuse, until architect Óscar Morán Guillén (grandson of the original owners) decided to restore it and turn it into a commercial vacation property. The restoration involved the rehabilitation of walls, the reuse of construction materials and the recovery of furniture. Currently, it is a building that maintains a traditional image with contemporary elements.

No obstante, en la actualidad muchas viviendas están en proceso de revitalización. Las que eran viviendas unifamiliares, ahora se están replanteando como viviendas plurifamiliares verticales. Creo que en los próximos años será una zona muy competitiva”.

La colonia El Centro y la Zona Romántica de Puerto Vallarta son otros lugares que podrían abrazar la recuperación de inmuebles debido a que tienen una alta demanda en el sector inmobiliario y presentan edificaciones relativamente antiguas. Precisamente, otro ejemplo de reutilización arquitectónica lo encontramos sobre la calle Amapas, a una cuadra de Playa Los Muertos. Se trata del hotel boutique Villa Mercedes Petit Hotel, que se erige sobre lo que anteriormente era una finca familiar de descanso. Con el paso de los años quedó en desuso hasta que el arquitecto Óscar Morán Guillén (nieto de los propietarios originales) decidió recuperarla y convertirla en una estancia vacacional. La restauración implicó una rehabilitación de muros, reutilización de materiales de construcción y recuperación de muebles. Actualmente, es un edificio que guarda una imagen tradicional con elementos contemporáneos.

Additionally, Morán developed a second project on a property located in El Centro (293 Iturbide street), conserving original walls and foundations. Today, it is a condominium that features materials typical of serrana (highlands) architecture.

Adicionalmente, Morán desarrolló un segundo proyecto sobre una finca ubicada en El Centro (calle Iturbide 293), conservando muros y basamentos originales. Hoy en día, es un condominio que cuenta con materiales típicos de la arquitectura serrana.

Although each project requires specific evaluation, this construction model can mean a reduction in costs, as it reduces transportation of materials and energy consumption in the production process.

Aunque cada proyecto requiere de una evaluación específica, este modelo constructivo puede implicar una disminución de costos debido a que reduce el transporte de materiales y la energía consumida en las partes del proceso de producción.
