In comparing Q3 2023 to Q3 2024 in the Donnelly, Tamarack Resort, and McCall areas, we saw an increase in sales volume for single-family homes of 7% with a slight increase in the median price of 1%. Tamarack Resort specifically saw sales volume and price reductions while maintaining 23 active listings broken down into 7 re-sale homes, 8 developer spec homes, four cottages, and four re-sale chalets The median list price in the area is $1,270,000, whereas Tamaracksitsat$2,500,000.

Townhomesinthesameareassawanincreaseinsalesvolumeby44%andamodestincreasein price by 6%. Tamarack did not have any sales activity in Q3 of this year but only had two active listings,withamedianpriceof$843,500,whilethemedianpriceinthestatedareais$749,000.

The Condo market saw the same amount of sales compared to 14 total, with median prices down 42% across the area. Tamarack maintains 77% of all condo active listings in the area. The median list price is $1,091,468, with 235 days on the market. The sale prices in the resort also dropped44%from2023to2004Q3

Donnelly,McCall,andTamaracksawa16%decreaseinoverallvacantlotsalesinQ3of2024,but the median sale price increased by 14%, currently averaging $278,000 Tamarack saw an increase in activity by 40% and a decrease in value by 15%. The average list price is $650,000, brokendownby14golfcourselots,8skilots,and3meadowlotsavailable.
