Market Recap for Q1 2024 Compared to Q1 2023 in Donnelly, McCall, and Tamarack Resort Areas
The data utilized is derived from the Mountain Central MLS, with a consideration for properties not included in the local MLS.
In Q1 of 2024, the region in general displayed minimal fluctuations in transaction volumes when contrasted with 2023.
Noteworthy increases were observed in vacant land transactions, surging by 28% in 2024. However, the duration of properties spent on the market increased by 11%, and the list price-tosales price ratio decreased by 3%.
Residential home sales prices exhibited an 8% rise in 2024. Conversely, there was an increase in the time properties spent on the market with a 19% longer duration on the MLS, indicative of buyers exercising patience. Concurrently, the list price-to-sales price ratio decreased by 1%, reflecting agents' adjustments to current market valuations.
Although there was a slight uptick in Condo sales, the median sales price plummeted by 57% in 2024 compared to 2023. This may be attributed to smaller condos selling this first quarter than larger condos in Q1 of 2023. The area also saw 47% less sales in 2024. The 5% drop in list price to sales price in 2024 shows brokers are still testing the market and learning what buyers are willing to pay.
On the other hand, Townhomes experienced a significant 55% surge in the median sales price in 2024, with nearly double the sales volume from 2023 and reduced time on the market. There were significant sales in both Tamarack and Whitetail Resort, leading these values
The forecast for Q2 2024 appears promising, with an increase in buyers settling in on current interest rates, numerous 1031 Exchanges, and cash buyers coming to Valley County
We are already seeing a rise in inventory this early Spring, accompanied by sellers offering owner-carry options This typical increase in supply will also stabilize prices in our area
