ealtor.com has some words of advice for people planning to selling their homes this year: Get

real. “You need to take off those rose-tinted glasses and regard your house as a buyer would,” the site states, warning that otherwise, “you run the risk of overpricing your home or failing to make necessary renovations or repairs – all of which means your place could end up sitting on the market for a long time.” Acknowledging that taking “an honest look at your house… can be hard to do on your own,” Realtor.com said there are ways a homeowner can reach an accurate reality check and avoid. For starters, “sit down with a few real estate agents as you get ready to list your home,” it advises. “Not only will you get a sense for whom you want to work with, but you can also ask them for suggestions on how you should prep your home for sale,” Realtor. com said, adding that “no one has better insight into what homes sell for and why than a real estate agent.”

It quotes one broker who often tells sellers that to repaint in neutral shades and nix all family photos. “All personal touches need to go bye-bye,” she said. Hiring a home inspector also is a good idea because he or she “will usually find problems with your home that you didn’t even know existed.” By being proactive and starting the inevitable inspection process before capturing the interest of a potential buyer, sellers often can save some money since buyers may sometime ask for a purchase price reduction that’s greater than the estimated cost of repairs. It’s also a good idea to get the services of a professional stager who can prepare a report for a few hundred dollars that will “provide professional feedback on how your home currently presents itself and what suggestions would make it more marketable.” Realtor.com also advises sellers to visit open houses nearby. “Sellers don’t learn,” one broker told the site. “They sit inside their homes with an idea of its value and don’t understand what the buyer pool is actually seeing.” Once armed with information about
