Landlord & Tenant Advice

Symonds & Sampson can assist with all aspects Landlord and Tenant matters, including rent reviews and lease renewals for retail, office and industrial premises as well as some specialist properties. This is a sector of the property business that requires expert knowledge of land law as well as prevailing market conditions.

In commercial property the rent review process is often defined by the lease and interpreted by the surveyor or if you fail to agree, by an independent third party through representation. Lease renewals including setting the rent are governed by the overarching legislation in the Landlord and Tenant Act 1954 (unless opted out) which is a slightly more complex matter. Working in conjunction with solicitors we advise upon notices required and indicative rents to ensure our clients’ positions are best protected

We are also able to offer Formal Representation at third party determination as well as Expert Witness in Court settlements.

We provide both tenants and landlords with advice in line with our client’s objectives whether that is to maximise returns or future proof their portfolio.
