I am very honoured through my work to look, both in person and through printed details, at many hundreds of properties a year. From time to time, I come across a property that is very special, it may be the beauty of the property, the interiors, the location or just the uniqueness. One such property is Preston House – a Scottish Baronial mansion house whose stately outward appearance is more than matched by its magnificent interiors.
The A-Listed Victorian mansion house has been the subject of a masterful restoration project, undertaken with great deference to the architectural integrity and history of the original building. It was built in the 1840s by a powerhouse partnership of the golden age of Scottish architecture. William Burn and his young apprentice David Bryce were between them, responsible for a multitude of famous Scottish buildings, from Inverness Castle to Edinburgh’s Fettes College.
On approach, Preston House impresses a true sense of arrival, with smart stone pillared electric gates opening onto a tarmacadam driveway, which sweeps up to and around an elegant stone fountain to the front of the house, which greets you. The statuesque sandstone façade evokes a fairytale-esque majesty – its elaborate roofline, so characteristic of the Gothic Revival style, aggrandized by crowstepped gables, as well as a rounded turret and a collection of corbelled square-plan turrets, all finished with fishscale-slated rooves, topped by finials.
The current owners bought the property some 20 years ago and it was in a poor state. They have invested a huge amount of energy, time and money to bring out the best of the old and compliment it with the highest standard of contemporary living. However, it is important to throw the net wider in London and further afield. We work alongside leading central London agents to assist those wishing to move out of the capital and refer their country-bound vendors to the local offices. Our International department helps satisfy the interest in overseas property and is a useful source of overseas based investors in the UK or Expats returning. Through a network of overseas agents, we offer UK based buyers advice and access to suitable properties.
We organise the London and Country Property Show which is held annually in central London. Partners from the regional offices are on hand, with a full portfolio of their properties, to enable potential purchasers to talk face-to-face about their regions and about specific properties. The attendance exemplifies the continued interest in moving out of the capital or investing in the country. This initiative is symptomatic of the positive ways the group works together to promote client’s properties to the widest audience. In addition, regular regional property exhibitions are hosted in the London office. These have proved most successful in attracting London and International buyers. We also host preauction Fine Art exhibitions on behalf of the members making it convenient for London based dealers, investors or collectors to view the art or chattels in person.

South West
The West Country has a lot to boast about: 2 National Parks, 14 Areas of Outstanding Natural Beauty, 4 UNESCO World Heritage Sites and 630 miles of coastline. It is a beautiful part of the country steeped in history and is a region of “chalk and cheese”. The county of Essex combines the beautiful countryside with convenience; with fantastic commuter links into the City and Crossrail will enhance this further. In addition to the railway connections, the motorways (M25 and M11) and airports complete an excellent transport network. Suffolk and Norfolk are known for the Heritage Coast and Heaths Area of Outstanding Natural Beauty, along with a wealth of historic market towns, peaceful villages and miles of unspoilt coastline. Often referred to as ‘Constable Country’, Dedham Valley in Southern Suffolk has been immortalised in the undulating landscapes captured on canvas by John Constable. As well as being both home and inspiration to Constable, Suffolk is also the birthplace of Thomas Gainsborough. Beyond such remarkable connections to British art history, Suffolk’s cultural contribution extends to its ‘thespian talents’; the only surviving Regency playhouse is in Bury St Edmunds. Moreover, as the home of Horseracing, Newmarket adds another layer to Suffolk’s historical distinction.
For generations Cambridge has attracted leading intellects and continues to do so; through the University, the world leading medical research centres and the Science Park. Lincolnshire is the second largest county in England, filled with a full spread of towns and villages offering a diverse range of heritage and culture. From the magnificent Lincoln Cathedral (between 1311 - 1549 it was the tallest building in the world) to the scenic beauty of the Wolds. The much improved train network from Grantham has enhanced the region.

It may come as a surprise but around one in three ‘sale agreed’ sales fall through for a variety of reasons, not least the amount of time sales take to complete – with an average sale taking 98 days from agreeing an offer to completion, a lot can happen in that time to make buyers drop out. The more upfront information provided the more likely, and in a shorter time, an offer will complete. To help reduce the number of abortive sales the Government introduced in 2004, Home Information Packs in England and Wales with separate legislation for Scotland to provide a Home Report. However, HIPS were formally repealed in 2011 but the Home Reports continue in Scotland.
Under the Consumer Protection Regulations (CPRs), estate and lettings agents are already under obligations to disclose certain material information to consumers about residential properties. In November 2023 the National Trading Standards Estate and Lettings Agency (NTSELAT) in England and Wales, issued additional guidance to assist agents further by setting out examples of the types of information that are to be included in listings. One of the key responsibilities of estate agents is to provide material information about properties, allowing buyers to make informed decisions. Failure to do so can result in severe penalties, including fines, bans, or even imprisonment.
Material information includes any details that can influence a buyer’s choices, such as ownership, local knowledge, positive
or negative information about the property, or any other information that is essential for making a well-informed transactional decision to buy or rent a property. It is imperative that the vendor or landlord starts collating this information prior to instructing their chosen agent. Whilst the onus is on the estate agent to gather the required information, vendors will be asked to complete a Property Information Questionnaires (PIQ’s). Any information provided must be accurate, truthful and not misleading.
There are separate guides for property sales and lettings, but generally the minimum information that should be displayed is:
• Asking price/rent
• EPC
• D eposits (lettings) / Tenure (sales; including detail of any ines capable costs, such as service charges, ground rents, estate rent charges etc.)
• Freehold or Leasehold
• Council tax banding/rates
• Physical characteristics of the property, construction details
• Number and type / size of rooms

This landlocked area, from the beauty of the Cotswolds and the tranquillity of Rutland Water to the busy Metropolitan Line, offers a diverse culture, as well as excellent road and rail links across the UK. Confidence is much more evident amongst buyers and the number of enquiries and booked viewings is significantly higher than last Spring. Buyers are sanguine about the higher asking prices and remain undeterred. We are expecting prices to gently rise over the next 2 years.
This steady and sensible approach best reflects overall professional opinion and reaffirms my view that property in popular areas around the Mediterranean are viewed by both buyers and lenders as a secure place to invest. At the moment, there are a healthy number of new instructions, providing buyers with a greater choice than last year. This has created a more balanced market across the price range. We have noticed a real increase in enquiries for properties that can be used to generate primary or secondary income in particular small vineyards.
Classic Tuscan estate: 3 separate farmhouses, 14 acres including a vineyard - 3,500,000 euro
The recent political change in Spain and the Balearics has brought some welcomed proposals that will have a significant effect on the country property market. It has long been recognised that many properties, built on land designated as ‘Rustic’, were constructed without full permission. As families grew, the owners of these farmhouses simply added extra rooms or amenities. Planning controls were less well enforced before the millennia.
In 1997/8, the minimum plot of ‘Rustic’ land required to build a home, was increased to over 14,000 m2 (around 3.5 acres). As a consequence, some 130,000 properties across the Balearics are not fully legal. The new government instructed the Institute of Architects to carry out a full study, and their recommendations have since been approved by the government. This amnesty will enable owners to ‘legalise’ their properties and pay a ‘charge’ or fine which will generate substantial revenue for the government.
The significance of this change in law, that will be enacted in the next few months, is when ‘legalised’, the owners will be granted a ‘Cedula de Habitabilidad’ (formal habitation certificate). This is required by mortgage lenders and will enable purchasers to obtain a mortgage, not previously available on these properties. Owners will have three years to submit their applications which will add significant value to their properties.

For those fortunate people that find it possible to own a property overseas, the reward is incalculable and the only way to fully appreciate the rich and diverse culture of our neighbours abroad. Whether you prefer the finest skiing in the Italian Alps with views to the Matterhorn, or walking through the vines of Tuscany, sipping the odd glass of Chianti, and treading in the steps of Michelangelo, Leonardo da Vinci and Botticelli. Then again, southern France is peppered with wonderful Chateau that provide superb accommodation and that ‘Chic’ charm that only the French possess. Or maybe the Spanish Costas, a must for British homeowners and holidaymakers, enjoying great demand due to its superb climate, 300 plus annual days of sunshine and exceptional value. For me, the Balearic Islands are my favourite, with Mallorca, the largest island in the group, bathed in a rich culture and cuisine, wonderful beaches and a temperate climate, yet providing a diverse range of property from ancient stone ‘Fincas’ to super modern Villas.
I regularly hear from the UK regarding first time buyers and young families, struggling to get onto the property ladder, and it seems to be the same from all countries in western Europe. In Spain, where many rent long term, an annual rental cap was introduced following Covid. 2022 - 2%, 2023 - 3%, 2024 - 4% combined with strong rules protecting tenants. This has helped many renters avoid the substantial increases experienced by other countries over the last few years.
