For many people, owning a home is a major financial goal. It’s a symbol of success, a place to build a life and a long-term investment. But buying a home can also be expensive, and for most people, it requires a mortgage. When you’re shopping for a mortgage, you’ll find that there are a lot of fees and costs associated with the loan. One of the most important fees is the Loan Level Price Adjustment (LLPA).
LLPA’s are fees that are charged by Fannie Mae and Freddie Mac, the GovernmentSponsored Enterprises that back many of the mortgages in the United States. The fees are charged upfront and are based on a number of factors, including the borrower’s credit score, the size of the down payment, and the type of home being pur chased. The fees can range from 0.25% to 3% of the loan amount.
Beginning this month, the fees for loans backed by Fannie Mae and Freddie Mac will be adjusted. The changes are the result of new federal rules that are designed to ensure that the fees charged by Fannie Mae and Freddie Mac are fair and equi table.

Nestled along the beautiful beaches of the Atlantic Ocean, we all know that Hollywood is known for its stunning scenery, warm weather, and rich history, but how did it all happen? Let’s take a journey through time and explore how this city came to be.
In the early 1920’s, a Real Estate Developer named Joseph W. Young came to Florida with a vision to create a new city. He purchased thousands of acres of land along the Atlantic coast, where he planned to create a city
that would rival Hollywood, California. Young was inspired by the glamor and glitz of Hollywood, and he wanted to replicate that atmosphere in his own city.
The Hollywood Beach Hotel
To attract wealthy tourists to the area, Young built a luxurious hotel, The Hollywood Beach Hotel, located on the iconic Hollywood Beach Broadwalk, which has a storied history dating back to the 1920’s. The hotel had over 300 rooms and was known for its lavish parties and events. The hotel was a popular
destination for the wealthy elite of the time, including many Hollywood celebrities.
During the 1920’s and 1930’s, the Hollywood Beach Hotel played host to a number of
famous guests, including Clark Gable, Judy Garland and Al Capone. In fact, legend has it that Capone owned a secret underground tunnel that connected the hotel to the beach,

the U.S. Army Air Corps. After the war, it was purchased by a group of investors and underwent major renovations, reopening in 1947 as The Hollywood Beach Hotel.
Throughout the 1950’s and 1960’s, the hotel continued to attract famous guests, including Marilyn Monroe and Joe DiMaggio, who reportedly spent their honeymoon in one of the hotel’s oceanfront suites. Other famous guests included Frank Sinatra, Dean Martin and Sammy Davis Jr., who often performed at the hotel’s onsite nightclub, The Palms Lounge.
In the 1970’s, the hotel fell into disrepair and by the 1980’s, it was in danger of being demolished.
However, in 1987, the hotel was purchased by a group of investors who embarked on a major restoration project. The hotel was renamed The Hollywood Beach Resort and it was reopened in 1991 as a Condominium Hotel.
The Hollywood Beach Casino Pool
The Casino pool, cabanas and changing rooms were built by J.W. Young in 1924 on the site that is now The Margaritaville Hollywood Beach Resort. At the time it was Florida’s largest and best appointed bathing pavilion and it was built on the Hollywood Broadwalk. Built at a cost of $250,000 with 824 dressing rooms, eighty shower baths, a shopping arcade and an Olympicsized swimming pool. The complex occupied an enormous space on the beach, from just south of Johnson Street to Michigan Street. Young’s Casino pool complex was the most ambitious construction on the Southeast Florida coast, after Henry Flagler’s hotels and Young’s publicists like to point out that the Flagler structures were of wood while Young’s were of more permanent materials.
Tourist Destination
Throughout the 1920’s and 1930’s, Hollywood continued to grow and attract more visitors. The city became a popular destination for winter vacations and many wealthy families from the north would come to Hollywood
to escape the cold weather. As a result, many historic buildings were constructed during this time, including the Hollywood Beach Theater. The theater was built in Art Deco Style and is still standing today, serving as a reminder of Hollywood’s glamorous past.

Celebrating The Grand Opening Of The PAL Foster Park Facility

This coming weekend is the grand opening of the PAL Foster Park Facility at 609 Northwest 6th Avenue and Foster Road. The celebration will begin at 11:00 a.m. with a day filled with fun and entertainment for all ages. The Memorial Mobile Health Van will also be at the park. This service will be available every Monday to help those without medical access or insurance to receive care. It is also available for all ages.
The Police Activities League formerly known as the Police Athletic League was established in 1914 in New York City to address youth delinquency. Over its long history it has had its difficulties. Wars, depression, and other societal issues. Its main focus has always been to assist in keeping children on the right path. Police Officers worked and volunteered by providing After School Sports Activities and Homework Help.
PAL in our city was not around 30 years ago. It began with Former Chief Tom Magill who had a rich history and commitment to Community Policing. He was sworn into office in 2010 and started to transform our department. With the continued support of the city, many philanthropic corporate partners and community volunteers, PAL is serving well over 2,000 children annually through multiple programs and sports activities.
Jonathan Carrillo is the PAL Program Coordinator and is doing an amazing job. There is a PAL office at our new Bluesten Park located at 510 Southeast 1st Avenue. With the expansion into Foster Park, they will now have a meeting facility equipped with an office, classrooms, a library, and a kitchen area. In addition to
their programs, they will be partnering with other agencies and Non-Profit Organizations to provide additional programs to enrich After School Activities.

8. Since COVID-19, our schools have been under plenty of stress. With lower enrollments that directly impact their budgets both Principal Campbell of Gulfstream Academy of Hallandale Beach K-8 and Principal Howard of Hallandale High School have been in rebuilding mode.
All Florida Schools rank around 50% in proficiency as compared to their national counterparts. So, when you look at schools compared to others they are around the same. These ranks are all combined meaning they are the average of all level combined percentiles. When you go into rankings at Public Schools it is truly not a level playing field compared to private. Public Schools are required to accept all students. They do not get the luxury of selecting all top performing stu-
dents. Schools are not just simply about numbers or bricks and mortar. It is about students and teachers. With this said there is plenty of cream rising to the top at both schools.
With schools getting somewhat back to normal I have had a chance to attend some events at the schools. I wrote recently about the High School’s Women Leadership Day. Last week I had the chance to attend the JNHS Junior National Honor Society Installation and G.A.H. K-8 for the upper school students, the Stallions. It was the first ceremony for JNHS since COVID-19.
Principal Campbell’s team did an amazing job ensuring that the students received that recognition they deserved. It was an honor to participate and speak about “community.” The core principles of JNHS are scholarship, leadership, service, citizenship and character. It was great to have our District School Board Member
Daniel P. Foganholi attend and give remarks. His support means so much to the school parents and most importantly the students.

Now’s the Time To Get Prepared: Hurricane Season Is Around the Corner
With June 1st being the start of the 2023 Atlantic Hurricane Season just two weeks away, now is the time to get ready. Reduce your stress during an Emergency by having your family’s plan in place in advance. A Hurricane can cause major disruptions to your family, the power grid and the supply chain. The best way to minimize these and many other problems is to be prepared. Sit down with your family and determine essentials such as how much water your family needs, where you will go if you need to Evacuate and how you will stay in contact with loved ones. You will also need to be able to be selfsufficient for at least 7 days after a storm hits our area. To help you prepare, here are some tips from the Florida Department of Health.
Your Emergency Plan should include all members of your household especially if they have special medical conditions. Create a plan of when and where to evacuate because you might need special transportation for pets or elderly loved ones. Always have an emergency meeting place if you get separated and have an out-of-town contact person who everyone can call to stay in touch.
When gathering emergency supplies,
get one gallon of water per person for 7 days, non-perishable foods such as canned meat, fish, veggies, fruits and nuts. It’s a good idea to have a nonelectric can opener, disposable plates and utensils. Don’t forget matches and cooking gel to heat up foods or boil water.
If you have medical needs, have a 30 day supply of prescription medications from your doctor, plus over the counter Pain Relievers, Antacids, Anti-Diarrhea Medicine and any medicine for your child. In addition to the actual medications, make sure to prepare a list of all medications and essential medical devices you will need, include your physician’s contact number, and Blood Type and allergies for all household members. Assemble a First-Aid Kit with sterile bandages, cleansing agent, safety pins, gauze pads, scissors, sewing needle, moist towelettes and tape.
Keep all essential information in a waterproof container, especially the contact information for your property insurer,
contact information of family and friends, all credit card and bank information. It would be a good idea to have a portable computer storage device with electronic copies of your mortgage, home deed, car title, instructions for shutting off utilities, pet health records, and other important documents. For insurance purposes keep a list of your major home belongings and back it up with photos.

Placing New Athletic Shoes on the Feet of Broward County Public Schools Students
Every student at Mary M. Bethune Elementary School in Hollywood, Florida received a new pair of brand-name athletic shoes, thanks to Rita Case, President and CEO of Rick Case Automotive Group, Soles4Souls’ 4EveryKid Program and Broward County Public Schools (BCPS). They joined community volunteers to help each child select shoes that match their personality and style and measured each student’s feet to find the perfect fit.
“4EveryKid is a transformational program that truly makes a difference in the lives of students,” Case said. “It’s so important to encourage kids to put their best foot forward and what better way to start than with a new pair of athletic shoes. The look on their faces, lighting up as they opened the shoeboxes and tried on their new sneakers, was priceless.”
According to research conducted by Soles4Souls, a new pair of athletic shoes can directly impact a child’s attitude and performance in and out of school. More than 90% of kids gained confidence with new shoes on their feet, were more excited to attend school, engaged in more physical activity and felt more equal to their peers.

At a unique crossroads between religion and cuisine, the Holiday of Shavuot, celebrating the Giving of the Torah at Mount Sinai some 3,335 years ago, has become a celebration of fine dairy cuisine as well. Shavuot is celebrated for two days, this year beginning at sundown on Thursday, May 25th, 2023 and ending at nightfall on Saturday, May 27th, 2023.
50 days after leaving Egypt on Passover, the Jewish people received the Torah from G-d at Mount Sinai on the holiday of Shavuot. Shavuot literally means “weeks” and marks the completion of the seven-week counting period between Passover and Shavuot. Shavuot customs include all-night Torah study, listening to the recitation of the Ten Commandments, the reading of the Book of Ruth, eating dairy products and adorning the home with flowers.
With the giving of the Torah, the Jews became obligated to observe the Kosher Laws. As the Torah was given on Shabbat, no cattle or poultry could be slaughtered, nor could we make sure that the animal’s insides were healthy and then properly cleaned out as is required in order for the meat to be Kosher. When thinking Jewish Holidays, Passover, Chanukah and Yom Kippur usually come to mind first. Nevertheless, Shavuot is considered one of Judaism’s main holidays and was in fact a “pilgrimage” when all of Israel would travel to Jerusalem to celebrate in the Temple in Jerusalem.
No, it isn’t all about the food. Especially in a year like the one we are currently in, when we remember the Hakhel gatherings that took place in Jerusalem, what is important is that the community is joining together, hearing the Ten Commandments and celebrating the Torah. But the good food certainly helps.
The tradition to learn all night has been practiced ever since we received the Torah. On the very night before G-d gave the Torah, we went to sleep, waking late in the morning. As a symbolic rectification for this, Jews customarily stay awake studying Torah until the morning, on the first night of Shavuot, this year on Sunday night.
Since we all stood at Mount Sinai, we must all reaffirm our commitment. On Friday, May 26th, 2023 the Ten Commandments will be read aloud from the Torah. Special emphasis is placed on including the entire Jewish family, including little babies, the way the Torah’s giving was attended by every Jewish man,

For example, investment properties or properties located in areas with a high risk of natural disasters may be subject to higher fees. This is because these properties pose a higher risk to the lender.

Most of us are, thank G-d, able to get out and celebrate the way we have for over three thousand years. But for those that are for whatever reason staying home, that should in no way stop you from celebrating the holiday, since most of the holiday is super easy to celebrate even while at home alone. Not going to work. Eating dairy. Praying the special holiday prayers. Studying Torah all night. Decorating the home with flowers. The only things that we can’t do without a quorum, are hearing the Ten Commandments read from the Torah and praying with a minyan. But you can still study the Ten Commandments from a Torah Book, known as a Chumash. And you can still read Yizkor, even without a minyan.
Mortgage insurance is an insurance policy that protects the lender in the event that the borrower defaults on the loan. Mortgage insurance is typically required for borrowers who have a down payment of less than 20%. The cost of mortgage insurance is also affected by the borrower’s credit score, down payment size, and LTV.
LLPA’s, on the other hand, are fees that are added to the interest rate or charged as a separate fee. They are not insurance policies and do not provide any protection to the lender in the event of default. Instead, they are used to compensate the lender for the risk they assume in providing the loan.
So, how do LLPA’s affect the cost of borrowing? Let’s look at an example, under the revised LLPA pricing structure, a home buyer with a 740 FICO credit score and a 15% to 20% down payment will face a 1% surcharge - an increase of 0.750% compared to the old fee of just 0.250%. Meanwhile, buyers with credit scores of 679 or lower will have their fees slashed, resulting in more favorable mortgage rates. For example, a buyer with a 620 FICO credit score with a down payment of 5% or less gets a 1.75% fee discount – a decrease from the old fee rate of 3.50% for that bracket.

It’s also worth noting that LLPA’s can vary between lenders. Therefore, it’s essential to shop around and compare offers from multiple lenders to ensure that you’re getting the best possible deal.
It’s important to note that the changes to the LLPA’s will only impact loans that are backed by Fannie Mae and Freddie Mac. These two entities are responsible for backing a large percentage of the mortgages in the United States, but not all mortgages are backed by them.
The changes to the LLPA’s are part of broader efforts to reform the mortgage industry. The LLPA changes may actually make it easier for some borrowers to qualify for a mortgage. By accurately pricing loans based on risk, lenders may be more willing to lend to borrowers who were previously deemed to be too high of a risk.

2023 Youth of the Year: Boys & Girls Clubs of Miami-Dade Names Ariana Luis
Boys & Girls Clubs of Miami-Dade is excited to announce it has named Ariana Luis, (17), its 2023 Youth of the Year. A panel of community partners served as the judges to select this year’s Youth of the Year.
To achieve the title of Youth of the Year on any level, Club members must embody the values of leadership and service, academic excellence and a healthy lifestyle. They should exemplify the critical impact that Boys & Girls Clubs have on the lives of young people. The scoring includes candidate essays, an interview, a speech, letters of recommendation and overall application quality.
Luis, a junior at Miami Killian Senior High with a 3.8 GPA, has been a member of the Kendall Club since 2020. Since joining Boys & Girls Clubs of Miami-Dade, she has become an active member in school activities including the Art Honor Society, the Cambridge Program and the swim team. At the Club, she is the current President of the Kendall Club’s Keystone Chapter, regularly participates in park clean ups hosted by the Club and men-
tors junior youth members. Luis will be graduating in June 2024. She hopes to attend Columbia University or Florida International University and study international business. Her dream career is to be an ambassador for the United States and work on the international business side of diplomacy.
During her time at the Club, Luis has matured by placing her focus on her education, being a mentor to others and giving back to the community. Luis acknowledges the Club’s impact on her success.
“We are incredibly proud of Ariana for being named the 2023 Youth of the Year,” said Alex Rodriguez-Roig, President of Boys & Girls Clubs of Miami-Dade. “She has proven to be the model ambassador for Boys & Girls Clubs of Miami-Dade as she embodies the Clubs’ values including leadership, service and academic success. Luis and 29 other teens from Florida Boys & Girls Clubs will be competing for
the 2023 Florida Youth of the Year title. The winner of the state title will receive a $2,500 scholarship, laptop and printer.
Every year since 1955, youth from various Boys & Girls Clubs across Florida have competed for the opportunity to represent Florida as the Florida Youth of the Year. The winner of the state title then competes in the regional competition. Five regional winners then move on, and one is named the Boys & Girls Clubs of America National Youth of the Year. The National Youth of the Year serves as both an exemplary ambassador for Boys & Girls Clubs youth and as a strong voice for all of the nation’s young people. He/she receives a new car courtesy of Toyota, as well as scholarships and cash totaling $60,000. The National Youth of the Year, along with the other four regional runners-up, then travel to Washington, D.C. and speak to members of Congress and meet the President of the United States.
