The Greater Omaha Chamber, in collaboration with the University of Nebraska at Omaha’s Center for Public Affairs Research (CPAR), has released a comprehensive report on the role of Tax Increment Financing (TIF) in fostering economic growth across Nebraska. The results underscore how TIF has transformed blighted areas and contributed to property value increases and community revitalization throughout the state.
“TIF is a critical economic development tool for Nebraska. This report confirms what we’ve long believed; that strategic investments in TIF not only attract private development but also create long-term economic benefits for Nebraska’s communities. We will continue to utilize this essential tool knowing that it is indispensable for attracting investment and creating vibrant, economically resilient communities,” said Heath Mello, President & CEO of the Greater Omaha Chamber.
Key Findings:
• Widespread Adoption: TIF is actively used in 67 out of Nebraska’s 93 counties, spanning 136 cities and villages.
• Diverse Applications: Projects funded by TIF have supported residential development (54% of projects), commercial growth, industrial site creation, and essential public infrastructure improvements.
• Economic Impact: Property valuations in all active TIF areas have increased, with a total valuation growth of 324% since their base assessment. Adjacent areas have also seen average valuation increases of 19.5%.
• Positive Community Impact: TIF has spurred redevelopment that improves housing availability, modernizes infrastructure and revitalizes communities across the state.
“Our research demonstrates that TIF not only revitalizes key areas but also produces measurable economic benefits that extend beyond the immediate project boundaries. This report provides evidence that TIF remains a pivotal tool for Nebraska’s continued economic development and community revitalization,” said Dr. Josie Schafer, CPAR director.

The Omaha Film Festival returns for its 20th year, celebrating two decades of cinematic excellence with an electrifying lineup of films, filmmaker Q&A and special events. From March 11-16, 2025, Aksarben Cinema hosted 96 films, featuring captivating narrative features, thought-provoking documentaries, and diverse short films that will leave audiences inspired and engaged.
Filmmakers from all around the world were in attendance, participating in post-screening Q&A panels, offering behind-thescenes insights and connecting directly with audiences. Each night, attendees continued the celebration at lively after-parties, making the festival an incredible gathering for film lovers and industry professionals alike.
The festival opened with the highly anticipated thriller “Holland” (SXSW 2025), directed by Mimi Cave and starring Nicole Kidman, Gael García Bernal and Matthew Macfadyen. This gripping mystery follows a woman whose idyllic life in Holland, Michigan is shattered by a dark and unexpected discovery.
On Sunday, the festival closed with “The Assessment”, fresh from its premiere at the Toronto International Film Festival. Amazing Grant Awarded to UNMC for RespirAI Medical Project
Tel-Aviv-based RespirAI Medical, in partnership with Omaha-based Right at Home has been awarded a grant from the Israel-U.S. Binational Industrial Research and Development (BIRD) Foundation. The funding will expand the Tel-Aviv-based startup engagement in Omaha to further develop an AI-powered home monitoring platform for managing chronic pulmonary conditions, with COPD as the first indication, originally invented by researchers at the University of Nebraska Omaha and University of Nebraska Medical Center (UNMC).
The project represents a culmination of a decade of development, starting with the pioneering research Jenna Yentes, PhD, began at the UNO’s Biomechanics Department in collaboration with Dr. Stephen Rennard, UNMC Professor of Medicine in Pulmonary and Critical Care. Through the UNeTech institute’s early support and incubation, and UNeMed’s technology transfer expertise, RespirAI evolved from an academic discovery into a promising healthcare technology company.
“Watching RespirAI’s journey from a research concept to securing international funding is deeply satisfying,” said Joe Runge, Associate Director of UNeTech Institute, an early supporter of the project. “The collaboration exemplifies the forward-thinking support provided in the state of Nebraska: Translating world-class research into products that solve problems for Nebraska companies.”
The funded project will expand RespirAI’s innovative technology, which originally focused on detecting what was once considered impossible: The early signs of a sudden flare-up of often deadly symptoms related to COPD. The collaboration with Right at Home will develop a comprehensive home monitoring system that can track multiple chronic conditions and warn of potential health deterioration.
The BIRD Foundation award validates the collaborative model of university research and startup incubators building world-changing companies. RespirAI and Right at Home join other awardees like Amazon Web Services and the University of Pennsylvania in building international innovation collaboration.

Tell us a little about your business. - We all have life experiences, stories and pieces of ourselves that shape how we show up in the workplace—our communication, our conflict styles and our dynamics in relationships. Inward Inquiry exists to help organizations bring awareness to these influences, fostering a workplace culture that is both connected and intentional.
Through interactive workshops, group facilitation and guided conversations, I help teams strengthen relationships, build trust and develop the skills needed for meaningful collaboration. It’s about creating a work environment where people don’t just coexist but truly understand and support one another, leading to emotionally-invested teams, greater retention and healthier workplace dynamics.
How did you get started in the business? - I started my business during the pandemic, at a time when I felt incredibly disconnected from people. I noticed a growing desire for connection and storytelling in the workplace, yet there wasn’t really a space for it. That’s when I decided to create a business focused entirely on relationshipbuilding—helping people not only get to know their colleagues but also understand themselves on a deeper level, all while keeping it professional.
The reality is, we all bring our personal experiences and emotions into work, whether we acknowledge it or not. If we don’t take the time to truly see and understand the human side of the people we work with, it can lead to dysfunction, burnout, high turnover—and sometimes worse.
When I’m facilitating workshops or leading group conversations, I’m in my element—it doesn’t feel like work at all. I love creating spaces where people can connect, reflect and build stronger, healthier relationships.
What is the biggest challenge you’ve faced professionally?One of the toughest challenges has been explaining what I do in a quick, casual interaction—like at a networking event. My work isn’t complicated, yet it’s something many workplaces overlook. It’s the power of relationship-building and often, you don’t realize what’s missing until you’ve carved out the space to nurture it.
I think the best way to describe my work is through something a workshop participant once said: “It’s like teambuilding with emotional intelligence—deep enough to be meaningful, but grounded enough to keep it professional.” That sums it up perfectly!
What is the most unique or interesting thing about you that most people probably don’t know? - From a young age, I was drawn to exploring the world. By 25, I had spent a summer in Italy, a post-grad semester in India, and a year in Australia. Experiencing different cultures firsthand has always fueled my curiosity and deepened my appreciation for the many ways people live, connect and thrive.
What is your favorite local Omaha restaurant? - I am a big fan of Ooh De Lally in Dundee – not only do I admire their mission, they also have the best burger in town!

Tell us a little about your business - I am the Treasury Management Specialist at Centris Federal Credit Union, hired to build and develop the Treasury Management Department from the ground up. I work closely with our Business Banking lenders to strengthen client relationships and manage all business and commercial deposits. My role ensures businesses receive tailored financial solutions to support their growth.
How did you get started in the business? - My banking career began 16 years ago in a call center and evolved through roles in consumer lending, mortgage lending, and commercial lending before leading me to Treasury Management. Recognizing my passion for building relationships and helping people achieve financial goals, I transitioned from a Commercial Loan Assistant after eight years. Treasury Management has been one of the most fulfilling roles of my career, allowing me to collaborate with loan officers and business members to obtain financial success.
What has been your most important achievement professionally?Developing three new business checking accounts for Centris, designed to be both community-friendly and competitive, has been a major professional achievement. These accounts launch on April 15th, and I’m especially excited about the Centris Good Works Checking Account, an option for community-based and nonprofit organizations. This initiative aligns with my passion for community engagement and strengthens Centris’ role as a leader in financial services.
Tell us a little about your family. - I have been married for 16 years and we have three children: two teenage boys and a younger daughter. Our family also includes a yellow lab and two black cats. We have called Valley, NE, home for the past 14 years and are deeply invested in our community.
What is your favorite thing to do on a day off? - I love spending my days off being creative in the kitchen, experimenting with new recipes, and making wholesome meals from scratch. Cooking is more than a hobby—it’s a way to connect with my husband and kids, share meaningful conversations, and support one another.
What is your favorite quote or the best piece of advice you’ve ever received? - “Do the best you can until you know better. Then when you know better, do better.” – Maya Angelou. This quote has always resonated with me as a reminder that growth is a continuous journey. One of the best pieces of advice I’ve ever received was from a mentor who told me, “Melanie, no one will ever fight for you like you can for yourself.” Over the years, these words have encouraged me to keep learning, improving, and standing up for myself and others in both my personal and professional life.
If you could choose only one descriptive word to be remembered as, what would it be? - I would hope to be remembered as resilient. Life and career challenges have taught me the importance of perseverance, adaptability, and staying focused on what truly matters. No matter the obstacles, I strive to grow, support others, and make a meaningful impact wherever I can.

Tell us a little about your family. - My family is everything to me and is at the heart of everything I do—they are my biggest support and the reason I am able to do what I love. We come from humble beginnings, but we were raised with strong values. I have six amazing kids and a husband who have been by my side through every step of my journey. When I decided to open Miranda’s in Omaha, they all came together to support me and make this dream a reality. We come from humble beginnings, and I was raised with the values of love, humility, and hard work, which I now pass down to my children. Just like in our home, Miranda’s is built on the same foundation of family, faith, good food, and warm hospitality.
How did you get started in the business? - I’ve always loved cooking—it’s how I show love to my family. Over the years, friends and relatives would tell me, ‘You should open a restaurant!’ because they love the flavors and warmth in my food. Eventually, with the support of my family, we decided to turn that dream into reality. My family and I moved to Evansville, Indiana, in 2009, and together, my sister, brother, and I joined forces to run a restaurant and grocery store. It was a lot of hard work, but it brought us closer as a family and strengthened our love for sharing Salvadorian food with the community. As time went on, my sister branched out and opened Miranda’s Taqueria y Pupuseria in 2021 in Evansville. I would go and help her whenever I could, but in 2022, we moved back to Omaha. That’s when I knew it was time to finally make my own dream a reality. With the help of my family, we opened Miranda’s here in Omaha, bringing the same love, tradition, and authentic Salvadorian flavors to our community.
What is the biggest challenge you’ve faced professionally? - The biggest challenge I’ve faced professionally has been taking the leap to start my own restaurant. For years, I put my dreams on hold, always putting my family first and helping others along the way. When we moved back to Omaha in 2022, I knew it was finally time, but starting a business is never easy. There were moments of doubt—wondering if everything would work out, worrying about the risks, and facing the challenges of running a restaurant in a new city. But through it all, my family was there to support me, just as we’ve always supported each other. We worked hard, stayed true to our values, and kept pushing forward. Another challenge has been making sure that every dish we serve carries the same love and authenticity that I grew up with. It’s not just about cooking food; it’s about creating an experience that makes people feel at home. Navigating the transition from traditional graphic design to digital and web design. This shift required me to not only learn new tools and software but also to adapt my design thinking to meet the interactive needs of digital platforms.
What has been your most important achievement professionally?
My most important achievement has been the successful launch of a rebranding project for a client that led to a significant increase in their customer engagement and brand recognition.
What do you see as one of the biggest turning points in your life?
A major turning point in my life was when I made the decision to pursue a career in graphic and web design after initially studying a different field. Realizing my passion for creativity and aesthetics fueled by my interests in fitness and nature, I took a leap of faith to follow my true calling. This choice has shaped my professional journey and allowed me to merge my design work with the things I love, ultimately enhancing my quality of life.
What is your favorite thing to do on a day off?
On a day off, I love to immerse myself in nature. Whether it’s hiking in the mountains or cycling through scenic trails, being outdoors helps me recharge and clear my mind. I also take time to enjoy music, whether it’s playing an instrument or attending a local concert. This combination of physical activity and artistic expression rejuvenates me, allowing me to return to my work with fresh ideas and energy.
What is the most unique or interesting thing about you that most people probably don’t know?
One interesting fact about me is that I have a keen interest in both graphic design and music production. This unique blend of skills not only inspires my visual creativity but also influences my design process. I often find parallels between composing music and designing graphics, such as the importance of rhythm, balance, and harmony in both fields. This perspective helps me create designs that resonate with audiences on an emotional level.
Who inspires you?
I am inspired by many creative individuals, but one that stands out is Paul Rand, a legendary graphic designer. His ability to fuse simplicity with powerful concepts resonates deeply with me. Beyond design, I also draw inspiration from fitness enthusiasts who pursue their passions with dedication and discipline. Their commitment to self-improvement fuels my own drive to become better at my craft.
What is your favorite quote or the best piece of advice you’ve ever received?
One of my favorite quotes is from Steve Jobs: "Design is not just what it looks like and feels like. Design is how it works." This advice has stuck with me throughout my career and reinforces the idea that effective design must prioritize functionality alongside aesthetics. It serves as a guiding principle in my work, encouraging me to approach each project with the understanding that great design is ultimately about solving problems and enhancing user experience.

Tell us a little about your business. –WoodmenLife is a non-for-profit insurance organization that was founded right here in Omaha in 1890. How did you get started in the business? - I have worked for WoodmenLife for almost 13 years from Virginia, California, and now here in the Midwest. I have been a sales rep, recruiting and sales mangers, and since 2019 I have been a director over various regions of WoodmenLife. Currently I am the Director of the Pacific and Midwest Regions that covers 17 states from Hawaii, CA, to the midwest.
What is your favorite quote or the best piece of advice you’ve ever received? - People ask me this and the first thing two things I always think of are my dad and my HS lacross coach. First, my name always reminded me as a kid to keep God #1 in my life, Family #2, and everything else #3. I try my best everyday to remember that and keep my priroties in order. In HS I played lacrosse and I was the worst player on my team. I just did it because my friends did it. Lacross is a big deal in the north east Syracuse NY area I grew up. But my coach and I spent a lot of time together and became friends, mainly because I was on the bench most practiceis and games. He said his #1 advice in life in life is “Don’t mess with crazy people”. This is deeper than you think. Its good advice.
If you could have a super power, what would it be? - Going back in time, not to change any of my experiences, but to be able to relive my favorite moments.
What is your greatest talent that you don’t utilize in your daily work life? - One of my hidden talents that I do not utilize often is slalom water skiing. I started when I was five years old and don’t get to do it as much since moving away from home.
What local nonprofit organization(s) are you passionate about or involved with, and are there any special reasons why? - I am actively involved in the Greater Omaha Chamber’s volunteer presidents club where I achieved Chairmans Circle for 2024. I am also activity invovled with the Boys and Girls Club of the midlands all year around but specifically their Youth of the Year program I have worked with the carter lake and south Omaha clubs. I am also very actively with the Aksarben Foundation Floor committee at events all year round. I am also actively involved with Case De La Cultura and that organizing volutnerring and networking in South Omaha. All of these organizations I was active volunteering for in 2024 and previously along with the following United Way of the Midlands, Open Door Mission, Food Bank for the Heartland, and habitat for humanity. All of these organizations I support with my personal time because I believe in their missions.

Larry Lee is a professional numismatist who joined Lincoln Coin and Bullion in 2024. Previously Larry worked with public museums in evaluating, curating and exhibiting their numismatic holdings. He has curated 23 major museum exhibitions and authored over 50 numismatic articles. His previous books include The Denver Museum’s Collection of Indian Peace Medals (2012) and The Coins of Fort Atkinson: A Study in Numismatic Archeology (2016). Lee has a Bachelor of Arts degree in Archeology and a Master of Arts degree in Museum Studies. His PhD dissertation examined the historical loss of stature of American numismatics, from recognized academic discipline to nerdish hobby.

More than 350 JAG Nebraska Students From Across the State Gathered for Annual Career Development Conference
More than 350 JAG Nebraska students representing 51 school districts across Nebraska gathered for the JAG Nebraska Career Development Conference (CDC), presented by Cox Communications. This annual event provided students with the opportunity to demonstrate and celebrate what they have learned in JAG classrooms across the state. The CDC is designed to help students build a strong foundation of personal leadership and employability skills to be better prepared for careers, higher education and advancement opportunities outside of the classroom.
Student attendees had the opportunity to interact with a number of potential employers, and they will participate in various activities such as prepared speaking, employability skills, financial literacy and project-based learning. The students’ accomplishments and achievements will also be recognized during an awards ceremony at the conclusion of the event.
Founded in January 2019 as part of the national Jobs for America’s Graduates (JAG) program, JAG Nebraska is a for-credit classroom elective that helps students develop their skillsets to overcome the many challenges they face—all while setting them up for success in the classroom, workplace and life.
JAG students build relationships with local employers, engage in project-based learning and develop a strong sense of civic and social responsibility—helping them graduate with a strong foundation to further pursue their education and career opportunities. GASP of Nebraska Supports LB285
Group to Alleviate Smoking Pollution (GASP) recently attended two hearings in regards to LB285. GASP supports the prohibition of advertising that promotes electronic nicotine devices and pursued its mission at the state legislature.
Banning most flavors of such addictive products will reduce the number of children who become addicted to them and of E-Cigarettes sold to children and adults. GASP asked the committee to amend the bill to include Menthol as one of the flavors not allowed to be sold in Nebraska.
Statistics show Menthol is the flavor that is preferred by most Black and Hispanic children and adults. Candy and fruit flavors are preferred mostly by White children and adults. GASP believes laws should protect all children and adults in the same way by banning all flavors at the same time, not just the flavors preferred by the White demographic.
LB688 prohibits the advertising of Electronic Nicotine Delivery Systems in Nebraska.Ending the advertising for this addictive product will reduce the number of children and adults who become and stay addicted to them.

CSI Commemorates 133rd Anniversary with SteadyProgressinthe“CampaignforHope” Capital Initiative
Child Saving Institute (CSI), a non-profit organization dedicated to providing services to under-resourced
children, youth and families, will proudly commemorate its 133rd anniversary on April 4. Alongside this milestone, CSI continues to make strides with the Campaign for Hope, a capital initiative aimed at expanding and enhancing its facilities and programs.
Over the past 133 years, CSI has continuously adapted its programs to meet the ever-changing needs of children and families in the Omaha community. The ongoing Campaign for Hope seeks to raise funds to support CSI’s growth and development.
Key goals of the campaign include:
• Expansion of CSI’s Emergency Shelter to provide safe and nurturing short-term placement for additional youth in crisis
• Improved and additional trauma-informed spaced for CSI’s Mental Health Services, with a goal of expanding to 16 mental health practitioners
• Investments in technology and infrastructure to improve service and enhance client outcomes

On Saturday, March 29, the Omaha Symphony delivered an unforgettable performance of The Music of Green Day at the Holland Performing Arts Center. Third Annual World Autism Day Celebration to be Held April 6
Autism Action Partnership is hosting a celebration of World Autism Day on April 6, from noon to 2 p.m. at Omaha’s Gene Leahy Mall at the RiverFront. The celebration is free and open to the public.
The community celebration will include yard games and booths featuring community partners, friends and other champions for autism. Omaha Community Playhouse, Omaha Children’s Museum, Kids on the Block Puppets, Miss Amazing and Omaha Police Department are among the groups offering booths with fun activities.
Gotta Be Me’s Heartlight Choir will perform on the stage at 12:30 p.m. followed by a dance party and karaoke. The Johnson County Central Unified Cheer Squad will there and ready to pump up the crowd! The time is always right to invest in your community. Ask a nonprofit leader the source of their organization’s most valuable support and they will tell you: local donors. Grants or federal funding may flow in from outside Iowa, but contributions from and relationships with the community they serve are critical. We must invest in our local nonprofits to sustain them, and a smart way to do that is by utilizing the Endow Iowa tax credit.
The Endow Iowa program began in 2004 with a vision to capture a percentage of the state’s transfer of wealth that could support Iowa communities now and in the future. Endow Iowa tax credits are awarded on a first-come, first-served basis to donors who make a gift to a permanent endowment fund, established for the benefit of an Iowa charitable cause, at a qualified community foundation in Iowa. Qualified community foundations are those accredited by National Standards for U.S. Community Foundations. The program is utilized by a wide range of donors, including individuals and businesses, with most donations coming in under $1,000.
Since Endow Iowa’s inception, Iowa community foundations have leveraged more than $435 million in permanent endowment fund gifts made through more than 53,000 donations. These dollars will continue to grow in perpetuity, improving lives for Iowans today and generations to come.
At the Community Foundation for Western Iowa, donors have invested more than $44 Million through the Endow Iowa program. A percentage is granted every year for important projects and programs, with an assurance that funds will be available forever. Tuesday, April 1, marks the start of Child Abuse Awareness Month. Child abuse does not discriminate. It spans all racial, gender, socioeconomic and demographic boundaries. In 2024, Project Harmony provided services to over 9,000 children within the community through our response and prevention programs. Of these cases, 52% were sexual abuse, 15% neglect, 11% physical abuse and 6% witness to violence.
Over 17,000 pinwheels are spinning all across the Metro Area throughout the month of April as part of Project Harmony’s Pinwheels for Prevention® campaign to raise awareness of this life-threatening issue. In 2008, Prevent Child Abuse America® introduced the blue pinwheel as the national symbol for child abuse prevention. The pinwheel represents the great childhood that every child deserves, and the role we each play in providing a loving and supportive environment for the children in our lives.

Keep Nebraska Beautiful (KNB) will host its Evening with Keep Nebraska Beautiful event on Thursday, June 5, at 6 p.m. at James Arthur Vineyards in Raymond, Nebraska. This series of workshops will provide valuable resources, expert insights, and networking opportunities designed to strengthen nonprofit organizations across the Omaha area.
The Nonprofit Success Series was created in response to community feedback and is designed to fill operational gaps by offering guidance on crucial topics. Each session will cover essential aspects of nonprofit management, leadership, and strategy, ensuring participants walk away with actionable knowledge and tools to enhance their organizations.
The first session of the series, “Community Foundation Essentials,” will take place on Tuesday, February 11th, from Noon to 1:00 p.m. at Security National Bank, located at 1120 S 101st St. Led by Dasia Horne, Senior Program Manager at OCF, and Nathan Morgan, Donor Services Advisor at OCF, this session will explore the resources available through the Omaha Community Foundation, how OCF partners with nonprofits, and the broader network of support that organizations can access.

Executive Director Rafel O. Hart has been named Administrator of the Year, Lead Teacher Heather McLain has been honored as Teacher of the Year, and Tiffany Awortwi, a dedicated parent leader, has received the title of Family Leader of the Year.
These awards recognize excellence in leadership, teaching, and family engagement in Nebraska’s Head Start programs. NeHSA is committed to supporting high-quality early childhood education and advocating for children and families throughout the state.
With over 32 years of experience in early childhood education, Rafel O. Hart has served as Executive Director of Educare of Omaha, Inc. since 2017, bringing visionary leadership to the organization. Heather McLain, an early childhood educator for more than 11 years, has made a lasting impact in her role as Lead Teacher at the Early Learning Center at Skinner since 2022. Tiffany Awortwi, a devoted mother and advocate for early learning, plays an instrumental role in shaping policy and fostering family engagement at Educare Omaha at Kellom and beyond.
