I am fortunate to be part of the team that is building the newest and best community in Colorado It is exciting to have a hand in creating a community that represents new concepts that are mixed with Western traditions and true Colorado lifestyle We are outdoorsy, we believe in the newest technologies, we are water wise, and most importantly neighborly

Our lifestyles reflect those concepts and the CAB team is dedicated to working with all of our residents to develop activities and events that set Sterling Ranch apart As we continue to grow, those activities and events will grow and evolve Not everything will be for everyone, but our goal is to have something for everyone.

So what does that word, “community” mean? In our Sterling Ranch context, it is the pride of ownership for residents that live in the #1 master planned community in Colorado for several years running. It’s celebrating with neighbors and walking to the park. Sterling Ranch is the leader in building a community and the envy of other developments. In the coming months, we will be announcing new projects and events that add to our fabric and continue to create pride in your new home.

News and Moos from Milkshake

Milkshake, pictured above with the M and S ear tags, was donated to Sterling Ranch as our official community mascot She represents the spirit of the West and helps us honor the history of this land The cattle here help with fire mitigation by grazing in the fields, and Milkshake will soon have calves that will grow up and continue to embody our past while working toward a sustainable future

“Me and my cow friends are doing our jobs, munching on grass that is starting to mature. You know what that means fire potential from all that dry grass So we are helping to keep the neighborhood safe by eating it I sure do like green grass though, and a little extra rain would make some late season grasses grow and green up

“Now I am over a year old, and I weigh about 850 pounds Do you know how long I will grow? I will grow and fill out until I’m about four years old Right now, I’m in that awkward teenage stage and I’m still transitioning from a yearling to a cow The older cows teach me a lot of lessons, but most importantly, they are a lot bigger than me and will push me out of the way if they want a drink and I’m in the way I will remember that when I’m older and hopefully I’ll be more tolerant

“Here’s an interesting fact about us We only have front teeth on the bottom That’s right, no top teeth Our tongues, gums, and teeth work together to munch the grass that keeps us healthy We do have upper and lower teeth in the back of our mouths, so we can grind up all that goodness and process it to grow

New Faces at the CAB

Bringing forth more than a decade of expertise in operations and leadership, James is a dynamic professional joining the team as our new Operations Manager here at the Sterling Ranch Community Authority Board Demonstrating a steadfast commitment to delivering tangible results combined with excellent customer service, James integrates data driven insights with business acumen to get the job done. Prior to joining the team here at the CAB, James managed operations for multiple charter school networks in the Denver metro area and New York City.

In his free time, James enjoys hiking in the Rocky Mountains (favorite hike: Lake Isabel near Rye, CO) or heading to his neighborhood playground with his four-year-old son

As the Communications Manager, Kat oversees internal and external communication strategies, working closely with all CAB departments to communicate key initiatives, programs, projects and information She also serves as the editor for Sterling Ranch Living and manages content for newsletters, social media and the website

With over 20 years of experience in communications, broadcast and print media and PR, Kat loves meeting new people and sharing their stories and experiences.

In between deadlines, Kat can be found wrangling her two teenage boys, enjoying her “tiny zoo” of house pets, and riding her horses in Douglas County’s many beautiful open spaces.

Parks Update

Our two newest parks are open in Ascent Village Join us on Friday, August 2, for our next First Friday, when we will take over the parks!

The two parks are located on the south side of Waterton Road The first park, at Waterton Road and Snake River, a great turf field for playing, shade structures, and a fullbasketball court. Our local kids are already enjoying pic games!

The second park is located at Eagle River and Snake R

This beautiful, terraced park includes a playground, swi and climbing structures to engage our children increasing levels of play. This park is at one of our trailhe with a path meandering through Sterling Gulch connecting two of our neighborhoods

We look forward to sharing more updates on these other parks in the coming weeks and months!

Meet & Greet: Alex Taylor

Sterling Ranch Metropolitan District No 2 Director

Alex Taylor and his family are proud Sterling Ranch pioneers One of the first 100 families to purchase and move into Sterling Ranch, he and his wife, Julia, have been part of the community since its inception His family also has the unique distinction of having the first Sterling Ranch baby – their son Harvey, now six, was born soon after they moved here in May of 2018, making Harvey the first person to have lived his entire life in Sterling Ranch

“If there has been a chance to be involved with what is happening at Sterling Ranch, I've jumped at the opportunity,” says Taylor. He was part of the original Residential Advisory Committee and other iterations of the RAC, has represented District No. 2 on the Board of Directors for the Community Authority Board (CAB), and currently serves as the Vice President of District No 2 He and his peer directors oversee the district revenue generated by property taxes, and help to influence the CAB for the betterment of Sterling Ranch residents

Understanding the ins and outs of metro districts offers a steep learning curve for most new community members, especially when initially trying to differentiate the role of a metro district from an HOA “It took a few months to really get a feel for how it all works,” he explains “But in a nutshell, we are formally a government entity and a taxing authority, whereas an HOA is not”

Individual districts all have a representative who is appointed to the CAB, which oversees community concerns such as construction, investments, lifestyle, and finances “Our main concern as a metro district is to ensure that the community is financially sustainable, and that we are effectively managing our relationships with the rest of the CAB,” Taylor explains

“This year, I was able to partner with a group of other metro district members and the CAB board to create a list of needed improvements,” he says “As a result, we accomplished three big new improvements in how the CAB board operates Now, all board meetings are online and posted for residents to watch afterward We have also been able to establish more consistent resident representation across all CAB committees Lastly, in collaboration with the CAB, we created a Vendor Oversight Task Force to make sure Sterling Ranch residents are seeing value from our vendors,” says Taylor

Taylor's current “pet project” is working on getting a library in Sterling Ranch There is not an official project start date, but Taylor partnered with CAB staff and the Sterling Ranch Development Company to invite Douglas County Libraries to create new a branch in Sterling Ranch. As a result, the construction of a Sterling Ranch Library is now in Douglas County Library's planned budget.

The long-term goals of Sterling Ranch are close to Taylor’s heart; he and his family continue to build on the roots they put down here in 2018. “This is a beautiful area. We have great neighbors and we’ve created literally dozens of lifelong friendships here,” he explains. “We love the community vibe and know it’s a great place to raise a family.”

As a Colorado native and CSU alum, Taylor enjoys the many outdoorsy pursuits that appeal to many Sterling Ranch residents He and his family (including youngest member Hugh, age 3) can be found hiking in Roxborough State Park, driving up to Deckers in their Jeep, or hitting the slopes up at Copper Mountain

Want to get involved in your neighborhood metro district? Come to the monthly board meetings to learn more or express your concerns or opinions “Part of our responsibilities as elected officials is to encourage public comment and give residents those opportunities,” Taylor says

Q & A with Elizabeth Lamoureux

Family members: Elizabeth, Richard, Vivian (2), and Scooter (miniature dachshund)

Q: Tell us a bit about your background. Where are you from?

A: We are both originally from Alabama Richard is from Birmingham, and I'm from a small town called Ashland near Talladega We've been living in Colorado, specifically in Sterling Ranch, for three years as of September Richard previously lived in Colorado for about five years during his culinary school days in Vail We love camping, biking, and hiking whenever our schedules allow.

Q: What brought you to Sterling Ranch, and how are you settling in?

A: We discovered Sterling Ranch shortly after getting married and deciding to move to the Denver area Initially, we explored homes in Arvada and Highlands Ranch Then I stumbled upon Sterling Ranch while researching real estate online Intrigued, we decided to visit and instantly fell for the neighborhood's proximity to the foothills and stunning mountain views After all, what's Colorado without the mountains?

We moved into our first Sterling Ranch home, a Tri Pointe home on Eagle River, in September 2021 Vivian was born in June of 2022 When I came across the new Pulte homes one day while exploring the area, I was impressed by their layout and spaciousness, and we were ready to expand Given that our family ties are all in the South, we were keen on raising our child here in a close-knit community with plenty of activities

Since moving in, making friends and building our own community here has been incredibly natural. My outreach through the Sterling Ranch Moms Facebook group led to the formation of the Friday Coffee Club, which has grown to about 20 members over the past two years.

With the ease of making new friends and truly making Colorado our home, we knew Sterling Ranch was where we wanted to stay. We recently moved into our new home at the beginning of June and are looking forward to getting to know our new neighbors

Q: What is your favorite summertime spot in Sterling Ranch?

A: Our favorite summertime spot in the neighborhood is definitely the pool It's where we often run into friends, and Vivian loves watching the older kids play and splash around

Q: What's something unique about your home?

A: Our new home sits on a corner lot with a larger yard, which we're excited to landscape and spend time in once it's finished.

Q: What are your professions? Where did you study or move for work in the past?

A: I work as a client manager for a Healthcare IT company, and Richard owns a medical sales company while also being a licensed CO real estate agent with EXIT Reality

Richard previously lived in Vail, Colorado, for five years attending Johnson and Wales for his culinary degree Aside from the past three years, I spent my entire life in Alabama

Q: How do you get involved or stay involved with neighbors and your community?

A: Getting involved here has been effortless, especially as a mom. I’m part of several moms' groups that meet regularly, both with and without our children. Richard has also connected with a dads' group and recently joined a hockey league through one of his new friends.

Q: Favorite activities nearby?

A: We enjoy biking together along the Highline Canal trail and exploring Roxborough State Park During the summer, we make it a weekly ritual to bike early in the morning after dropping Vivian off at daycare

As for dining, we love cooking Southern dishes at home, but we're excited about Sterling Ranch's future plans to bring more dining options as the community grows The food trucks are a great interim solution!

Club Connections: Ladies Golf Group

The Sterling Ranch Ladies Golf Group Update

This group is for ladies who like to play golf, and we welcome all levels We have organized clinics to give us basic golf lessons for beginners and those who needed to brush up on skills We will meet to hit balls at the range and then enjoy happy hour We also organize golf outings on courses close to Sterling Ranch The group is a great way to meet neighbors and make friends – many members have organized outings and socials outside of the group! Events are organized and communicated on our Sterling Ranch Ladies Golf Facebook page

If you are interested in meeting other lady golfers, join us at our next gathering! Our July meetup was at Highlands Ranch Golf Club to hit balls at the driving range and enjoy happy hour afterwards. Look for upcoming events online.

Past events have been held at Top Golf, The Links, Broken Tee, South Suburban Golf Course, and Arrowhead Golf Course The group is looking for new members and is always open to new ideas!

Birds and Blooms: Nature Watchers and Nurturers

Bird Walks, Art Exhibits and Craft Classes

Bird watchers and nature lovers unite with the Sterling Ranch Birds and Blooms Club, a local social group that meets monthly throughout the year. One of the group’s organizers and Sterling Ranch resident, Leslie Clemensen, works at Wild Birds Unlimited in Castle Rock and loves to share her knowledge with neighbors.

Clemensen describes herself as a “Colorado native who comes from a long line of gardeners and nature lovers” An avid bird watcher, she led a spring bird walk in the nearby Dupont Open Space in Louviers, where the dozen or so participants spotted a variety of species including bluebirds and great horned owls With a mostly level area, the Dupont Open Space is easily accessible and appropriate for seniors or youngsters alike

“We have four different habitats nearby,” says Clemensen “So we can view raptors, water birds, prairie grass birds, and more in this area” The next bird walk is planned for this fall in Chatfield State Park In the meantime, Clemensen is happy to share advice on topics such as the best plants to attract hummingbirds to your deck or yard.

“Mid-July to mid-August are great times for hummingbirds in our area,” says Clemensen “The Broadtails arrive earlier in the season, and the Rufous hummingbirds are also arriving now – they are the really feisty ones” Attracting hummingbirds to your deck or yard is simple if you know a few of their favorite things

“Hummingbirds’ favorite color is red, and tubular flowers offer the most nectar, so any flower that is both tubular and red is going to attract them,” Clemensen offers She recommends flowers in the penstemon or salvia family for drought-tolerant options that will thrive in this area Hummingbird feeders are another option, although these should be brought in at night to avoid attracting less desirable visitors, such as raccoons and bears

Outings for the Birds and Blooms club are not limited to outdoor events The group often takes trips to view exhibitions that feature birds and botanicals, such as their group visit earlier this month to see Biophilia: Nature Reimagined at the Denver Art Museum (running now through August 11) Last February, the group went to the History Colorado Center to see a John Fielder photography exhibit.

In addition to field trips and bird watching, the group also offers closer-to-home activities. A pinecone art project class they offered last year by group organizer Monika Schmid was so well attended, Clemensen said they reached the room capacity. And when a need arises in the community, the group is happy to pitch in.

“A small group, led by Paulette Clark, started helping out last summer with the large planters at the Sterling Center,” she says The oversize pots contain petunias, calibrachoa, and sweet potato vines, along with other flowers The group also assisted a local resident who reached out for help prepping and planting their seasonal flowerpots, after some physical limitations began making the work difficult

“They just needed some assistance with picking out plants and getting them potted,” Clemensen explained “They bought the plants and are able to water and maintain them, but they needed help getting started People in our group were more than happy to help”

July 26 - August 4

Are you still looking for one last taste of summer fun before the kids head back to school? Head down to the 2024 Douglas County Fair & Rodeo, which takes place Friday, July 26 through Sunday, August 4 at the Douglas County Fairgrounds (500 Fairgrounds Rd., Castle Rock). This ten-day celebration of the county’s western and agricultural heritage offers something for everyone, from carnival rides and fair food, to top-level rodeo competitions and live music.

Free tickets are available for active military and veterans during the Patriot Night ProRodeo (Friday, August 2) and for first responders during the Cops for Cowboys ProRodeo (Sunday, August 4).

The Douglas County Fair & Rodeo presents the “greatest sport on dirt” with four exciting ProRodeos this year These exciting, thrill-filled events feature contestants from the Professional Rodeo Cowboys Association (PRCA) and Women’s Professional Rodeo Association

“We are ranked number 44 out of 600 top rodeos in the US,” says Gary Turner, Director of the Douglas County Fair & Rodeo “It’s not just locals at this rodeo We pull in all of the big name competitors and we won the award for the Best Bucking Stock last year,” he says

Turner notes that the award, given annually by the PRCA, is particularly meaningful -- and offers serious bragging rights -- because of the association’s prestige. “This was voted on by the actual pro cowboy riders themselves,” he explains.

“We’re proud to offer this level of competition,” Turner says. “Our rodeos have sold out the last four years, so get your tickets ahead of time.”

Gary Debus: Suburban Rancher & Auctioneer

Volunteering on the Auction Block

“Ranching and Western heritage is in my blood,” says Gary Debus, General Manager of the Sterling Ranch Community Authority Board and self-described suburban rancher

A Colorado native, Debus comes from a ranching family He grew up in a small town called Proctor, located northeast of Sterling, Colorado Now Debus gives back to the local community by volunteering as an auctioneer for the Junior Livestock Auction that takes place during the annual Douglas County Fair & Rodeo, which runs July 26 through August 4 at the Douglas County Fairgrounds in Castle Rock

“Growing up on a ranch, I was involved in 4-H and showing cattle at the local county fair, the Colorado State Fair and the National Western Stock Show,” he says He picked up the tricks of the auctioneering trade by spending time helping at local auctions as a young adult Acquiring the skills needed for the “cattle rattle,” the fast-paced, rhythmic repetition of numbers and words used by auctioneers during live auctions, was a simple matter of being around it all the time

“I think most people can pick it up,” Debus offers “It’s like most things If you’re interested and you like doing something, you’ll get better at it”

So where does a Colorado cattle rancher go to buy a good steak? “Well, my beef is better,” he states proudly, though he does not sell directly to the public But when pressed, Debus admits that he will occasionally visit a high-end steakhouse like Del Frisco’s We reached out with a few more questions to learn about suburban ranch life, the county fair, and the cattle rattle

Q: You have a ranch in Sedalia. What’s it like to be a modern-day rancher in Colorado?

A: “Cattle ranching on Colorado’s Front Range still has the Western traditions from days of old, but with a new twist As the Front Range changes with new communities, ranches have to evolve with new neighbors Ranching is very much about being a good neighbor to people that love to be near a ranch and see cattle on the open spaces near their homes It reminds them of our Western heritage and Colorado lifestyle and is one of the reasons they move to Douglas County and Sterling Ranch”

Q: How did you get started with livestock and auctioneering?

A: “My family raised registered Hereford cattle and we sold breeding bulls in a four-state area. So, that means I spent a lot of time at auctions. When I was in college, I worked at a local livestock auction sale barn to make a few extra dollars. I picked up the bug and started practicing the cattle rattle chant of an auctioneer.”

Q: How long have you been involved with the Junior Livestock Auction?

A: “I was a member of the Douglas County Fair & Rodeo Board for eight years and absolutely loved it I have a passion for giving back to the community and for keeping the Douglas County Fair & Rodeo alive and vibrant It has grown in popularity as a result Plus, it’s just good old-fashioned fun I was fortunate during my 4-H career to show and market several grand champion steers The proceeds from those cattle helped me get to college, buy a car, and learn valuable life skills In total I’ve been involved with the Douglas County Fair & Rodeo for about 15 years, and I just love it Giving back and helping the 4-H and Future Farmers of America youth of today develop their leadership skills for the future is very rewarding”

Q: What’s your favorite thing about the Douglas County Fair & Rodeo?

A: “The county fair is a must-visit every year for making memories for you and your family The rodeo has won national awards from the Professional Rodeo Cowboys Association, and you will see the athletes (both animal and human) that compete in the world championships later this year in Las Vegas It’s a big deal, and you’ll experience a county fair with livestock, a carnival and midway, and Castle Rock is just a short trip away. You’ll be glad you did.”

The Great Outdoors

Explore Sterling Ranch on Horseback

One of the many reasons our residents love Sterling Ranch is the access to views and open spaces What better way to enjoy these attractive features of the community than from the back of a horse?

Sagebrush Stables, located within Stockton’s Plum Creek Stables (7479 W. Titan Rd., Littleton) northeast of Sterling Ranch, offers onehour, 90-minute, and two-hour trail rides through Sterling Ranch’s open spaces. The rides are available for groups ranging in size from two riders to a maximum of 16 riders, between 9 am and 6 pm Monday through Sunday Rides must be reserved at least 48 hours in advance

“We ride in the open spaces at Sterling Ranch, or along the Highline Canal,” says Emily Pischel, owner of Sagebrush Stables “The open space rides go along the ridge line around the neighborhood and offer great views of the mountains,” she says “The Highline Canal rides are shadier and cooler”

Aside from excellent views, many rides offer encounters with local wildlife. Pischel says they often see deer, along with the occasional coyote, elk, bobcat and a recent sighting of a porcupine perched in a tree along the canal.

During the long summer days, one-hour sunset rides are also available daily from 7:30 - 8:30 pm These rides are perfect to accommodate weekday work schedules, or for a cooler evening option on the weekends “We get people coming for date nights, birthdays, family adventures, or just for fun,” Pischel explains

Chatfield State Park

Experience nature at its best! We encourage you to discover all the breathtaking natural wonders surrounding us by using your Colorado State Parks Pass, which gives you access to the 42 State Parks in Colorado Sterling Ranch homeowners receive one credit every year for a state parks pass (Visit wwwsterlingranchcabcom/272/State-Parks-Pass for details)

The park pass includes access to Chatfield State Park, nestled next to the foothills just minutes from Sterling Ranch Here, you can fish and boat on the lake, bicycle, or hike the scenic trails You can also camp, ride a horse, or bring your dogs to the offleash dog park

Water enthusiasts of all types -– from water skiers to paddleboarders and sailors -- can enjoy Chatfield Reservoir’s waters. Boat rentals, a floating restaurant and a marina are available at Chatfield. Campers have their choice of 197 campsites, all with electrical hookups and many with full hookups (water, sewer and electric), in four campgrounds All campsites are within walking distance of the lake and have picnic tables and grills Facilities include flush toilets, hot showers, laundry, centrally located water, fire ring and a sanitary waste station In addition to the 197 single-family campsites offered at Chatfield, there are ten reservable Group Camping sites available Please call Aspira at 1-800244-5613 or go to wwwcpwshopcom for camping reservations

Sensory Swim at the Overlook Pool

Tuesdays 9 am - 10 am

The Sterling Ranch CAB is excited to offer a once-a-week special swimming session in which we modify the environment to create a calmer atmosphere in the pool, promoting a more sensory-friendly environment for those with diverse abilities. Julia Taylor, an occupational therapist and Sterling Ranch resident, is available during these sessions to assist families (funded through the Miles 4 Madison run). The music will be turned off, and whistles will be held for emergency use only while communicating with the residents. This session will be limited to 50 residents at the pool to help provide the best environment we can.

“My daughter, Caitlin, was diagnosed with Aicardi syndrome at nine months of age. Sensory is a big part of her disability. Caitlin loves being in the water where she can engage in some of her sensory needs, such as spinning in her tube. Julia is working on getting her comfortable wearing her full-face scuba mask again. This helps redirect her behavior of drinking pool water, while getting the movement in the water she needs.”

Need help with your backyard landscape project?

Join Bethany Williams, Director of Architectural and Community Standards for the Sterling Ranch CAB, for an in-person informational class on backyard landscaping and how to successfully complete your backyard. This class is open to all Sterling Ranch homeowners who want to learn about designing and installing their yards. You'll discover water-wise practices, pre-approved plant lists, planting requirements, your irrigation controller, and the Design Review Committee submission process The class is scheduled every month from February through October at the Overlook Clubhouse

Our next class is scheduled for Tuesday, August 20 This class typically takes place on the third Tuesday of each month between May and October in the Great Hall at the Overlook Clubhouse (7853 Piney River Ave) at 6 pm Please check the community calendar at wwwsterlingranchcabcom/calendar for the most current schedule
