Sterling Ranch’s distinctive homes redefine new home living

Sterling Ranch 2024: A Year in Pictures

Photo memories of our signature events from last year Resident

Event

From the General Manager

Have you noticed the difference between homes in Sterling Ranch and other developments in Colorado? Most people do There is an common phrase in community development that we’ve all heard, “cookie-cutter suburban houses” Thankfully, this does not describe Sterling Ranch

When you drive through this community you will not see architectural details recurring on every two or three homes How does that happen? In Sterling Ranch, we have a very thoughtful, thorough, and robust process that builders go through to obtain approval for the models they would like to build Our Design Review Committee, also known as the DRC, reviews plans, makes suggestions, and requires builders to add special details to the exterior of their housing products Each Village also has its own unique look and feel that adds to the flavor of your neighborhood

A variety of materials, styles, and overall aesthetics are required of our partner builders (some of the best in the business, by the way) to make your new home stand out Add in homes with technology and water efficiency, and you can see why Sterling Ranch is where selective home buyers want to own a home

So, the next time you are driving through Sterling Ranch, enjoy the view.

News and Moos from Milkshake

Milkshake, pictured above with the M and S ear tags, was donated to Sterling Ranch as our official community mascot She represents the spirit of the West and helps us honor the history of this land The cattle here help with fire mitigation by grazing in the fields, and Milkshake will soon have calves that will grow up and continue to embody our past while working toward a sustainable future

That’s me looking at the camera I hope you don’t mind me saying it, but I have to admit I’m a pretty Angus heifer I am standing in a cattle squeeze chute No, it doesn’t hurt, it just holds me still so I don’t jump around and hurt someone, or myself Here is a Cow Quiz for you What are the other two photos?

It’s Moofficial! I am going to be a first-time Mom in the Spring of 2025 Cattle veterinarians use ultrasound as a tool to determine if a cow will have a calf Guess what, the ultrasound does not lie Look at the two photos above The vet showed me what to look for and lo and behold, there’s the cute little face of my baby (outlined in red) I’m getting very excited although it is a little harder to get around the pastures at Sterling Ranch carrying this baby weight; I bet some of you know what I’m talking about I weigh about 1,000 pounds now I’m eating more grasses now than ever before as I’m still growing -- and growing a baby at the same time!

Did you see me at the Cattle Drive in Sterling Ranch? There were so many of you having so much fun I tried to run off once just for the fun of it, but those cowgirls and cowboys would have none of it and put me back in the herd I’m fast, but the horses are faster I had an orange collar around my neck with a cowbell attached At first, I didn’t like the cowbell, but then I realized I was wearing it because I am special I don’t know any other communities that have a cow as an official mascot

Sincerely, your Sterling Ranch celebricow, Milkshake

New Year’s Fitness Tips

Personal Trainer Ian Starr offers Five Tips for Fitness Resolutions

We’ve all been there Making our annual resolutions to get fit, lose weight, eat better It starts off well, but it’s often tough to make those positive changes really stick Ian Starr, a personal trainer who offers in-home and virtual training, plus in-person training at the Overlook Clubhouse (7853 Piney River Ave), offers his advice for 2025

“At the risk of not saying the same old thing regarding New Year’s fitness and health resolutions, I offer this perspective,” he says “Your health and wellness are the last things you should do in fits and starts After all, they are the basis from which everything else in your life springs That said, I do understand the reflection and reassessment that a new year brings” Read below for Starr’s top recommendations for yearround health.

Above: Ian Starr is a personal trainer and Sterling Ranch resident

Know your why. Seriously, contemplate this. And remember that motivations can change over time.

Start simple Don’t go huge with plans to go from 0-100 on everything If you’re looking to reclaim your health or lose weight, first just focus on eight hours of quality sleep every night, drink half your body weight in ounces of water every day, eat whole foods with an emphasis on proteincentric meals, and move every day

Give yourself some grace Life is not always conducive to your new plans There are natural ebbs and flows Don’t use variation as an excuse to abandon your efforts Remember, you are working to embody a new way of being That takes time and consistency So just begin again each day, and again the next day, and again the next day Today is all you have anyway

Meet & Greet: Jack Hamlin

Assistant Secretary, Sterling

Ranch Colorado Metropolitan

District No. 2

Q: Tell us about your background.

“I was born in Michigan in 1978, and moved to Littleton in 1982 Grew up in the area my whole life, attending Arapahoe High School (Centennial), college at the University of Northern Colorado (Greeley), and eventually settling back in this area where my deepest roots were. One of my first jobs in high school was working at Chatfield Marina as a dockhand and helping build/maintain the marina. I drove down Titan Road every day and loved the views and feeling like I was a million miles away from the city, even though it was a short drive from home My wife and I have a boat at that same marina today!

My family is all dispersed around the country, from Florida to Michigan to Northern California My mom and sister are on the west coast of Florida, and we get to see them often as we have a second home on Siesta Key and visit several times a year to warm up! I married my wife, Megan, at a small ceremony in Buena Vista in 2022 We have two dogs; an English Bulldog named Lugnut, and a feisty little Pomeranian called Chewy”

Q: What are your favorite winter hobbies and activities?

“I was previously an avid skier until a terrible leg break. Winters now mostly consist of quick trips to Florida and Mexico to warm up. We love spending time in the mountains (Buena Vista, Aspen/Basalt, Vail) in the winters, but at the ripe age of 47, I’m becoming a snowbird in every sense of the word. I hate the cold and I hate shoveling snow!

We attend Valley View church locally, and my winter hobbies include tinkering with my motorcycle(s), DIY home projects, and playing craps and blackjack up in Blackhawk”

“One of my first jobs in high school was working at Chatfield Marina as a dockhand ... I drove down Titan Road every day and loved the views and feeling like I was a million miles away from the city, even though it was a short drive from home. My wife and I have a boat at that same marina today!”

Q: What is your profession, and what you do with the Metro District?

“I sold my engineering company in April 2020 to Sargent & Lundy, one of the nation’s oldest and largest privately held engineering firms. I retain a position with that acquiring firm as VP of our Energy & Industrial Group. That group designs energy infrastructure, including oil & gas, carbon capture facilities, power generation and battery storage facilities, along with oil, gas, water and CO2 pipeline systems.

Career highlights were several peer-nominated awards that I have received which include:

Engineering Company of the Year (2017) – Oil & Gas Awards

Future Energy Leader (2018) – Oil & Gas Awards

Excellence in Mentoring (2024) – My Brother’s Keeper

Side hustles include a Board of Advisors position for a regional investment bank focused on mid-market M&A activities and a short -term rental in Siesta Key, Florida.”

“As SR continues to grow, I hope to make an impact by helping relay concerns from citizens of MD2 to the Board and CAB and continue a push for more amenities in the neighborhood

A few things that I have enjoyed helping with include getting local officials and citizens present to address the power intermittency issues with Xcel, advocating in favor of the asphalt plant in Louviers, and being a part of the recent cattle drive I have also attended numerous county events on behalf of MD2 I’m currently working with the CAB and the development company on a Sterling Center remodel project that will enhance the neighborhood experience”

Holiday Photo Contest Winners

We asked our residents to share their favorite holiday traditions and explain why it is meaningful to them. Our first-place winners had the honor of lighting our Sterling Ranch holiday tree!

“Since my husband is Indian, every year we celebrate Diwali This holiday is the Festival of Lights, it symbolizes the victory of light over darkness, good over evil. We dress to the nines, enjoy a delicious meal, and dance together, filling the night with laughter and warmth. We all stay over at my in-laws’ home, extending the celebration into a sleepover. This tradition means so much to me, not only because of the fun but also because it allows me to be part of my husband’s culture, creating cherished memories with such wonderful in-laws”

“Our new family tradition is carving pumpkins. We are a new blended family as of September 21! Here is a picture from our pumpkin carving this season” - Tanya Thompson & Brian Koch

Holiday Photo Contest Winners

“Each year on the last weekend of September, we put up our Halloween tree and decorate the house inside and out. Halloween is one of those holidays that we all enjoy. It’s fun, spooky and reminds both my wife and me of our youth

Here is a picture of our tree this year As you can see, not only do we love it, but our kitty Hazel (named after Witch Hazel the classic Looney Tunes cartoon) also loves it!”

-- Ron and Christen Brogren

“One of our traditions is getting matching Christmas pajamas and making Christmas cards to send out”

-- Jennifer Dibish

“The Parkers (Ryan, Katrina, & Minna) make Danish Pebernødder using a recipe from our hometown cookbook. This makes us feel close to home and our roots while being able to share the spirit of Glædelig Jul with friends and family.”

Resident Spotlight: The Surdu-McCarty Family

This dynamic motherdaughter duo loves living in Sterling Ranch for many reasons, from the safety of the area, to the nearby trails for hiking, biking, and walking their dog Maggie.

We sat down with mom Cristina to get to know more about her, her daughter Molly, and their journey here to Sterling Ranch

“It’s so easy to get outdoors here”

Q: Please list your family members.

“Cristina and Molly, a freshman at Thunder Ridge, Maggie, a one-year-old pitty mix, Princess, a very demure kitty, and Scout, a five-year-old hedgehog,” Surdu tells us Though the hedgehog is prickly on his back, Surdu says he loves chin scratches and belly rubs “When he rolls into a little ball he is so cute!” (See photos on the following page)

Q: Tell us about your background.

“I was born and raised in Romania, and I moved to the United States in 2002 I call Chicago “my hometown” and Colorado my second home I’ve lived here [in Colorado] since 2006 and I love almost everything about it,” says Surdu “As an immigrant, my heart is in multiple places,” she explains “I do miss the good food and cultural mix that Chicago has to offer, but the Denver area makes up for that with the mountain views and the outdoor things it offers,” Surdy says

Molly was born here in the US, and the pair are able to visit their extended family in Romania every few years Surdu enjoys sharing a few of her family’s traditions, such as making sarmale – cabbage stuffed with pork, rice and veggies, cooked over a bed of sauerkraut Another treasured tradition is making traditional red Romanian eggs before Easter, using red onions and vinegar to make a natural dye

Above: Cristina (left) and her daughter Molly (right) are often told that the family resemblance is strong We agree!

Resident Spotlight: The Surdu-McCarty Family

Q: You have a daughter, Molly. Where does she go to school, and what are her interests?

“Molly is a freshman at Thunder Ridge and is on the cheer team. “She’s just loves it there,” Surdu says “She did volleyball and basketball in middle school, but now she’s really into cheerleading this year”

When not busy with school and cheer activities, Molly babysits neighborhood kids “She’s a great kid,” says Surdu “Her heart, her smile it could melt an iceberg”

Surdu appreciates the safety that Sterling Ranch offers “I love that it’s safe for her to get off the bus and walk home, or go out and walk the dog in the evenings and I don’t feel worried”

Q: What brought you to Sterling Ranch?

“Molly and I moved to Sterling Ranch in May of 2023, and we absolutely love it here. We love the safety this community offers along with the proximity to Chatfield -- for the dog park and paddleboarding -- and Roxborough Park, a beautiful spot for hiking.”

“It’s so easy to get outdoors here,” Surdu continues “I love the trails around here - biking around Chatfield in the morning, or hiking up Waterton Canyon” Surdu mentions that she used to head over to this area for the trails long before they moved to Sterling Ranch, and that was a big reason they moved here

In the winter, Surdu and her daughter sometimes head down to Castle Rock for the ice skating rink; it reminds Surdu of her childhood in Romania, where the rivers froze hard enough to skate on “I would skate with all the hockey players,” she remembers “The winters here are great though,” she adds “You just need a good pair of boots and you can go hiking all year round”

Resident Spotlight: The Surdu Family (cont.)

“If you look for joy, you’ll find it. Life is fluid and you should embrace change.”
-- Cristina Surdu

Q: Tell us about your home.

“We live in a townhome built by Dream Finders and we love the layout and the features of our home,” Surdu shares I personally love the fact that everything gets taken care of for me outside, and I don't have to put the effort into landscaping, and yet everything looks beautiful around us As a single mom, I appreciate the convenience of a townhome and the low maintenance I’d rather not do yardwork and instead go enjoy the open spaces and bike trails - that’s the way I prefer to enjoy the outdoors”

Surdu also liked the idea of a master-planned community that is new and growing “I like how the community has been well thought out People can move in here and live here for a long time I feel like it’s a good investment”

Any advice for new residents?

“If you look for joy, you’ll find it,” she says “Life is fluid and you should embrace change”

Details Make the Difference

Sterling Ranch’s Distinctive Homes Redefine New Home Living

A Visionary Approach to Modern Living

Nestled in the picturesque foothills of the Rocky Mountains, our community is more than just a new home development it’s a visionary approach to modern living While many new neighborhoods across the US are criticized for their “cookiecutter” designs and lack of individuality, we stand out as a beacon of diversity, quality, and innovation in homebuilding

A Celebration of Colorado’s Architectural Heritage

One of our defining characteristics is the wide variety of architectural styles, many rooted in Colorado’s rich history From charming Early Colorado style homes inspired by historic towns to the clean lines of modern designs, Sterling Ranch reflects the region’s architectural diversity Prairiestyle homes with low-pitched roofs and horizontal lines honor Colorado’s sweeping plains, while rustic mountain-inspired designs echo the Rockies’ natural beauty

This careful integration of Colorado’s architectural heritage creates a cohesive yet varied streetscape. Walking through Sterling Ranch, you won’t find row upon row of identical homes. Instead, our streets are adorned with residences that blend harmoniously with the landscape while offering a sense of personal identity to each homeowner

Details Make the Difference

Sterling Ranch’s Distinctive Homes Redefine New Home Living

Thoughtful Details

Our homes are crafted with an attention to detail that sets them apart From charming front porches to intricate window designs and highquality finishes, no aspect is overlooked Inside, open floor plans are paired with luxurious touches such as gourmet kitchens, spa-like bathrooms, and energy-efficient features that cater to modern lifestyles.

“Fish scale shingles,” seen at left, were popular in the late 1800s Victorian era.

We’ve also designed our homes with sustainability in mind Solar power systems, smart home technology, and water-efficient landscaping offer our residents both cost savings and peace of mind These extra details exemplify our commitment to creating homes that are as functional as they are beautiful

A Community Built for Connection

Sterling Ranch isn’t just about unique homes it’s about fostering true community We emphasize outdoor living, with miles of trails, parks, and open spaces inviting residents to engage with their surroundings Gathering spaces encourage connections, whether through block parties or casual chats with neighbors

Sterling Ranch is a vision for how communities can and should be built. By prioritizing variety, sustainability, and thoughtful design, we’ve created a place that combines architectural beauty, smart living, and a true sense of connection.

It’s not just a place to live it’s a place to thrive.

Below: These modern townhomes are influenced by Downtown Denver’s Ballpark style, which captures the allure of early urban streetscapes but with a modern touch and sophisticated material palette.

Details Make the Difference (continued)

Right: This home offers a modern farmhouse aesthetic with its classic black-and-white color scheme, board-and-batten siding, and covered, wraparound porch By blending traditional design elements with contemporary layouts, this popular style is a fresh take on a timeless classic

Left: Here we see a nod to mid-century modern design, with clean, uncluttered lines and horizontally stacked brick and horizontal siding The mid-century era embraced natural elements, such as wood, stone, and earth tones This style often celebrates a casual lifestyle, with a more private entrance facing the street and large windows and sliding doors in the rear of the home.

The rear elevations of homes in Sterling Ranch also showcase attention to detail and charming accents

The Colorado Cottage home at right reflects Colorado’s agrarian homesteads and is alluring in its simplicity With siding accents including shingles and horizontal clapboard, rugged stone textures and clean detailing, the details further imbue the style with organic grace The inviting Colorado Cottage look is equally elegant and unpretentious

Details Make the Difference (continued)

Right: This Colorado Foothills style home offers a two-story wall of windows, allowing the entrance to be flooded with sunlight This aesthetic draws from ranch and farmhouse style vernaculars, incorporating a unique blend of high country character and urban elements for a distinguished, rustic feel. A mixture of horizontal and vertical cladding, lean lines and details reinforces a look rooted in both Colorado’s foothills and its urban landscapes.

Many new home communities don’t include the variety of home styles that Sterling Ranch offers For example, this charming home at right is an example of our Early Colorado style Early Colorado, inspired by historic Colorado towns, is expressed through Foursquare, Italianate, and Victorian vernaculars

Houses on corner lots are required to have extra details on the street-facing exteriors At left, the front porch wraps around the side and a rear covered patio offers multiple places to relax and enjoy the great outdoors

Stone masonry continues up the chimney stack, a detail you’ll see in Sterling Ranch that isn’t standard elsewhere

Details Make the Difference (continued)

Combining elements of high country mountain towns, chalets, and early mining towns, the Colorado Mine style, pictured at right, announces itself in dramatic fashion Strong, angular shed roof forms cascade into gables and cross gables, hanging above its impressive vertical form Asymmetrical and dynamic in its massing, the form is articulated by board and batten and horizontal siding, large glass expanses, heavy wood details, metal accents, and stone elements Overall, the aesthetic is tall and striking, reminiscent of mine shafts stretching skyward, yet polished to meet modern sensibilities This home’s rooftop deck is a perfect finishing touch.

In this Colorado Farmhouse style home, shown at left, the material palette is expressed through clapboard and vertical board-and-batten siding and standing seam metal roof accents Large porches and playful colors with bold contrasts mark this distinctive style

Colorado Farmhouse style is seen again here (on the left), along with a High Country Ranch (on the right)

The High Country Ranch architectural style resembles early homesteads, where the form is asymmetrical, accentuated by an array of materials consistent with the “developed over time” character of this style. Overall, the form reflects the style’s inspired homestead aesthetic, while its materials contrast, offering a refined beauty to the rustic nature

Homes that face our main cross streets, open spaces, or corner lots are considered “icon lots” These homes are built with extra details to further highlight the neighborhood’s sense of character

Highly visible homes such as the home seen at right require four-sided architecture to add to the overall appeal and character of the community. Enhanced stylistic details on icon lots include increased masonry, large decks, variation of roof shapes and additional windows.

many influences, from ski chalets to modern-inspired residences, homes in Sterling Ranch play off the rich architectural heritage of Colorado’s most famous local and alpine getaways. The two houses at right combine a style character palette of Ballpark and Colorado Mine that is both charming and refreshingly new

Left: Another example of Colorado Cottage style, this home offers shingle siding and a welcoming form with front-facing gables and a wrap-around porch

The color palette contributes to the style’s modest allure with light tonal hues and complementary yet neutral accents that emphasize the transition of textures versus individual elements.

The Great Outdoors

Winter Wonderland: Snowshoeing, ice fishing, and cross country skiing

We love a cozy indoor day, but don’t let falling temperatures keep you cooped up all winter There is plenty to do outside on a snowy day without braving the traffic of I-70 for crowded ski resorts

Roxborough State Park (4751 Roxborough Drive) is an excellent place for snowshoeing and cross-country skiing

The park is dazzling in the winter, with its impressive red rock formations highlighted with sparkling snow Head over during the first few days after a good snowfall for the best experience

A few recommendations:

Fountain Valley Trail: An easy 2.5-mile loop with a scenic, up-close backdrop of red rock formations.

Willow Creek Trail: A quick and mostly flat 1.5-mile loop that starts near the Visitor Center.

Carpenter Peak Trail: A more strenuous 6+ mile out-andback trip that offers panoramic views from Denver to Pikes Peak

South Rim Trail: A 3-mile, moderate loop trail that offers a broader view of the park and red rock formations

Chatfield Reservoir (11500 N Roxborough Park Rd) is a popular spot for ice fishing in the winter The ice must be at least 4 inches thick, so this activity is only available during the coldest months of the year You simply drill a hole in the ice and try your luck! Anyone over the age of 16 needs a fishing license, available through Colorado Parks and Wildlife at wwwcpwshopcom

Most anglers at Chatfield are on the hunt for walleye or rainbow trout, both of which are stocked annually A few tips for successful ice fishing: Best times are 6 - 10 am or 2 - 6 pm

Live wax worms or small cooked shrimp are good bait for ice fishing.

Try to find an area that is 8 - 12 feet deep, and focus your efforts toward the bottom of the water. Dress for the weather! Bundle up and bring camp chairs, snacks and sunglasses.
