We are fortunate to have two Colorado state parks a very short distance from our homes Chatfield State Park is just a mile north of us, and Roxborough State Park is located just southwest of Sterling Ranch They are both a treat to visit; Chatfield with the reservoir offers boating, fishing and birdwatching, and Roxborough includes stunning rock formations, hiking trails, and abundant wildlife. Did you know that Roxborough State Park is coming up on its 25th anniversary next year? Sharptail Ridge Open Space and Trail is located on our southern boundary, with hiking and horseback riding allowed in this regionally significant movement-corridor for wildlife -- including elk, deer, wild cats and ground-nesting birds -- and is managed by Douglas County.

Wow, just look at me now For some reason I seem to be gaining weight and the older cows just smile when I mention it They must know something I don’t I love fall with the golden colors of Sterling Ranch all around me, including the yellow rabbitbrush flowers The flowers are also pretty tasty as you can see -- the photographer caught me with some of them hanging out of my mouth! (That’s a little embarrassing) Sterling Ranch brought some of the rest of the herd back earlier than normal due to the dry pasture conditions We are doing our job, munching the dry grasses and keeping the fuel load down so your homes are safer in the event a wildfire would somehow start

Moving can be challenging, to say the least. In fact, moving ranks among the top five life stressors, along with other major changes such as job loss, death of a loved one, or major illnesses.
Enter Sterling Ranch’s new volunteer group, the Community Navigators. The Community Navigators are here to do exactly that – help new homeowners navigate the transition into life here in Sterling Ranch. While the Sterling Ranch Community Authority Board (CAB) is always here to help, outreach from other residents offers an informal and more personal alternative.
“As a new homeowner, I was so overwhelmed when I moved here two years ago,” says lead volunteer Kerri Buted, a resident of Prospect Village “Last spring I had this silly brainchild,” she continues “I thought, what if other residents could just call new homeowners and ask what we can help them with? We can answer questions or introduce them to other new residents The idea is to help people start off with a positive experience”
The idea has taken off, with a current group of twelve navigators Sterling Ranch averages over 33 home sales each month, and the volunteers split the new residents according to their village; new Prospect Village buyers with established Prospect Village residents, for example (Note: the group is looking for more volunteers from Providence and Ascent Villages) “For those new residents, getting a friendly call from a neighbor can make a big difference and help them feel welcome,” explains Buted The navigators invite newcomers to the monthly New Homeowner Orientation meeting, which introduces a lot of necessary but sometimes overwhelming information After the initial phone call, the navigators help new neighbors find activities and clubs and offer ongoing communication
“We are committed to welcoming and helping new homeowners,” says Buted. “So far, we’ve seen an increase in attendance for the monthly new homeowner meeting, so I think the personal outreach is really making a difference.”

Many residents of Sterling Ranch cite the proximity to the foothills and easy access to outdoor activities as top reasons they choose to live here, and getting outside for a fall hike is a great way to explore the area Whether you are looking for a challenging scramble or an easy stretch to enjoy fall leaf-peeping, the Sterling Ranch hiking club can point you in the right direction.
“We started the hiking club so we could meet like-minded people,” says Matt Collins, who started the club with his wife, Suzanne, in 2018 shortly after they moved to Sterling Ranch “Now we have over 300 members, but the average group size is between six and twelve people Our goal is to offer hikes for many different ability levels”
For an easy, close-in hike, they recommend the South Rim Loop Trail at Roxborough State Park This three-mile loop offers stunning views of the Fountain Formation – the same geological wonder that makes up Red Rocks and Garden of the Gods Those seeking a more challenging adventure could continue to the Carpenter Peak Trail at Roxborough, which offers a more strenuous six-mile out and back hike.
Waterton Canyon Trail is another popular spot nearby, though this trail is often busy with hikers and bikers. The canyon is known for the herds of big horn sheep that are often spotted from the trail. Other lesser-known trails are sprinkled all around the foothills, and the hiking group frequently seeks out these lower-traffic areas. Geoff Hoehn, who co-organizes the club, notes that one of his favorite hikes is along a section of the Colorado Trail that is often underappreciated. “There is an area in Segment 2 of the Colorado Trail that has a large burn scar,” says Hoehn. “But it’s really beautiful in winter, with wide open views all the way to Pikes Peak”

Calling all Sterling Ranch singles over 50! The Sterling Singles Social Club (SSSC) offers fun gatherings for singles 50+. This club gives members opportunities to meet other single neighbors, make connections, and enjoy the camaraderie at a variety of activities, from hiking to wine tasting, coffee meetups and salsa dancing Upcoming events include a meet & greet mixer October 12 at Salta (inside the Sterling Center, 8155 Piney River Ave) at 6 pm
“Bring a friend, mix and mingle, while enjoying a drink and eats at the new Salta,” says Ada Lischka, an SSSC member “We’ve really created some strong friendships through this group”
The SSSC gathered weekly to watch “The Golden Bachelor” last fall -- a spinoff of a popular dating reality television series that featured an eligible senior bachelor The new season is titled “The Golden Bachelorette,” and features a new cast of 55+ singles

If you’ve spent any time around Sterling Ranch, you’ve likely crossed paths with Joey Halligan, a dedicated and energetic presence in our community. Halligan and his husband, Robert Gladu, have been part of Sterling Ranch since 2018, when they first moved into Providence Village In 2022, they decided to build a new home in Ascent Village, where they now live with their two lovable pugs, Oliver and Atticus Married for seven years and together for fourteen, Halligan and Gladu have deepened their roots within the Sterling Ranch community Their family recently expanded as they welcomed Louisa, a foreign exchange student from Germany, who is attending ThunderRidge High School
A bilingual Spanish speaker, Halligan hails from Miami and credits his “spicy side” to his Puerto Rican mom He is an outdoor enthusiast and avid skier; he and Gladu have timeshares in both Breckenridge and Vail By day, Halligan is the SVP of Portfolio Management at Selene Finance, a national mortgage servicer, where his easygoing nature and sense of humor bring value to his clients “If you ever want to get in the weeds about why mortgage loans move from one servicer to another, the regulations that govern mortgage servicing, or just how finances work in the world of mortgages, I’d be happy to share some insights,” he offers.
Outside work, Halligan enjoys traveling, hiking, camping, and catching a Broadway show at the Denver Center for Performing Arts He’s also a big fan of supporting local theater at the Lone Tree Arts Center You might also find him hosting a game night, planning a Disney adventure, playing D&D with neighbors, or simply spending time with family and friends

Halligan is deeply invested in our community’s well-being and growth, and his commitment is apparent through his extensive involvement in various roles. He’s served on several boards and committees, including the Resident Advisory Committee, Finance Committee, Metro District 2 Board, and the CAB Board. Currently, Halligan is the President of the Metro District No. 3 Board and chairs the Community Standards Committee.
Through these roles, he has made significant contributions, from updating community rules to better serve residents, to refinancing bonds that will benefit our financial future. He has also been instrumental in creating more resident leadership positions within various committees and partnering with the CAB on important initiatives. Halligan's advocacy extends beyond our neighborhood as well he’s publicly testified at county hearings on behalf of Sterling Ranch, always with a focus on ensuring that our community's voice is heard and respected.
Halligan says that his favorite thing about Sterling Ranch is the people He enjoys building connections, learning from others, and fostering a sense of camaraderie that makes our neighborhood special Whether he’s working behind the scenes to improve community standards or helping guide the financial decisions that shape our future, Joey brings a unique blend of dedication, expertise, and a genuine love for the community to everything he does

Please stay out of Providence Gulch during the cattle drive
The sidewalk behind the Overlook will be open for viewing the cattle drive Please be mindful and keep your distance from the cows and horses
Please do not ride bikes, scooters, or golf carts near the cattle drive. No drones, please.
It is best to keep a fence or vehicle between you and the cows as they pass through the narrow areas. Following behind the horses at a safe distance is fine.
Remember that cows do not want to hurt anyone, but they could be “spooked” and weigh about half a ton each, so keep your distance!
The Silverman family has elevated the meaning of a “close-knit” family This family group gathers for holidays and family dinners, but they also pop by each other’s homes on an anytime-goes basis. What really sets them apart?
Marc and Jill Silverman have three grown children and five grandchildren, and they all live right here in Sterling Ranch, within a short walk from each other’s houses.
Jill calls it “the great migration” when she describes how the family all came to live in Sterling Ranch. Originally from Pittsburgh, PA, Jill and Marc moved to Florida to be near other family and friends once their kids had all left home for college. But then their three children – Layne (38), Andrew (34) and Raleigh (33) – all found their way to Colorado between 2020 and 2021 Marc and Jill followed suit, renting in the area in the summer of 2021 and moving into their new home here in Sterling Ranch in 2023
The family groups take turns hosting special events and holidays; Jill likes to keep their Jewish traditions and hosts the family for Rosh Hashanah and Yom Kippur, while Raleigh and her husband, Charles, will be hosting Thanksgiving this year Here’s more about their journey

Q: Tell us about your background. Where are you from? Where did you grow up?
Marc and I were born and raised in Pittsburgh, PA. We raised our children in Pittsburgh and stayed until they graduated college and moved away. We left Pittsburgh for Boca Raton, Florida because our parents were living there. Fun fact: Marc and I grew up in the same neighborhood in Pittsburgh two streets away from each other. We have known each other all our lives.
Q: What brought you to Sterling Ranch? How long have you been here?
Between 2020 and 2021 all three of our adult children moved to the Denver area. We were splitting our time between Florida and Colorado, then in 2022 decided to move to Sterling Ranch where two of our children had built homes on the same street. In 2023, our oldest daughter [who was the first to move to Colorado] moved from Ken Caryl to Sterling Ranch to be closer to the rest of us. Marc and I moved into our home in July 2023. We all live within a half mile of each other. We see each other almost daily. All of us think nothing of popping over for one reason or another.
Q: What is your family’s favorite fall or holiday tradition?
We celebrate all the holidays together Halloween is always fun walking around with our grandchildren Our favorite is Thanksgiving because we are all here and extended family flies in to spend that holiday with all of us
Q: What do you like best about your new home?
We purchased our home from Pulte When we started looking in Sterling Ranch they had just started building and had lots facing Burns Park and the mountains We were able to walk the property and select the lot we wanted We think it’s funny that as empty nesters we built the largest home we have ever owned We wanted to have enough space for our children and grandchildren We fell in love with the Pesaro model because of the two-story great room and our master bedroom Our favorite feature is that from pretty much any room in the house we have gorgeous views of the mountains
Q: Tell us about your profession and retirement activities.
We are both retired from businesses that we each owned. Jill sold her business in 2014, and Marc sold his in 2021. In our fifties we learned how to play golf and pickleball together. We like to stay busy all day long. Our most notable achievement is being married for 39 years and having access to our children and grandchildren at any time. Our favorite hobby is to travel.
Q: How do you stay involved with the community?
We have met wonderful neighbors and friends here in Sterling Ranch We taught about 20 people in the community to play canasta We play every Monday at the Sterling Center at 1 pm
The good days, the bad days, and the last days. That’s what Pepper’s Senior Dog Sanctuary promises its residents.
Pepper’s was founded in 2019 by Justin Klemer and his mom, Mary Leprino, who was going through a difficult time when she adopted Pepper, the “jankiest-looking dog in the room.” Leprino found that taking care of Pepper helped her greatly, and that in the end, she didn’t save him – they saved each other Senior dogs (defined as 7+ years old) are hard to place through shelters, and often are overlooked in favor of puppies or younger dogs available through most rescues But Pepper’s, a local non-profit senior dog sanctuary located at 7000 S Roxborough Park Road, is helping to provide a safe, forever home for some of these still-lovable oldsters
They currently house 26 residents of various shapes, sizes and breeds. Many have special medical needs, but they are all guaranteed a home at Pepper’s, where they are allowed to live the rest of their lives in comfort and safety.
Sterling Ranch resident, Sally Bendorf, has volunteered at Pepper’s since the current facility opened in June of 2023 Bendorf has three dogs of her own, and loves helping with feeding, walking, cleaning, or just snuggling the sanctuary dogs The sanctuary offers an indoor dog park, outside trails, and daily routines carefully tailored to each dog’s individual needs and preferences
“The dogs there know nothing but happiness now,” says Bendorf “Rosie is one of my faves She just bounces around and doesn’t know she’s old But we aren’t supposed to let her get too excited”

Sterling Ranch residents have a new option for food, wine, and cocktails with the expansion of Atlas Coffee. Located inside the Sterling Center, Atlas Coffee (8155 Piney River Ave.) has recently extended their hours and added multiple items to their menu It is now operating as Salta (Atlas spelled backwards) after 4 pm
“We’ve done breakfast and lunch, but this is our first foray into evening food and beverages,” says Atlas owner Robin Heykoop “We’ve had such positive feedback and support from the community so far”

Five prizes will be awarded, with the First Place Overall winner getting to light the Sterling Center Holiday Tree on November 30 at our annual Tree Lighting event! All five winners will be featured in a fun photo spread in the winter edition of Sterling Ranch Living magazine.

Cowboys and cowgirls will move 60+ black Angus cattle from the summer pasture to the winter pasture, right through the middle of Sterling Ranch! Our 4th annual cattle drive kicks off at 11 am with the cattle going through Providence Gulch We’ll have live music, games, food trucks, a bounce house, and more!

Celebrate fall at the Pumpkin Festival at Chatfield Farms, a treasured October tradition for the entire family
Bring your best pumpkin-picker to the 10-acre patch to find the perfect blank slate for your jack-o-lantern art, or get turned around in the 7-acre corn maze The festival also includes games, food, a beer garden, arts & crafts vendors, live music, wagon rides, face painting, and more
Helpful hint: bring a small wagon to haul your prized pumpkins around, and park them in the “pumpkin daycare” area while you enjoy the rest of the activities.

The Trail of Lights at Chatfield Farms is another great outdoor holiday activity. This winding path glistens with colorful, twinkling lights that brighten the Colorado countryside and can be seen for miles. Illuminated cottonwoods, boxelders and pine trees line the pathway past the Green Farm Barn and through the Crossroads Garden, Deer Creek Discovery Children's Play Area and 1880s Hildebrand Ranch homestead, stretching for nearly a mile There is the option of an alternative path for those who want to take a shorter stroll
