Friendly Neighbors Help You Navigate Your Move

Moving can be challenging, to say the least. But here to help are Sterling Ranch’s newest community volunteer group, the Community Navigators. The Community Navigators are here to do exactly that – help new homeowners navigate the transition into life here in Sterling Ranch. While the Sterling Ranch Community Authority Board (CAB) is always here to help, outreach from other residents offers an informal and personal alternative.

“As a new homeowner, I was so overwhelmed when I moved here two years ago,” says lead volunteer Kerri Buted, a resident of Prospect Village “Last spring I had this silly brainchild,” she continues “I thought, what if other residents could just call new homeowners and ask what we can help them with? We can answer questions or introduce them to other new residents The idea is to help people start off with a positive experience ”

The idea has taken off, with a current group of 15 Navigators Sterling Ranch averages over 33 home sales each month, and the volunteers split the new residents according to their village; new Prospect Village buyers with established Prospect Village residents, for example. “For those new residents, getting a friendly call from a neighbor can make a big difference and help them feel welcome,” explains Buted. The Navigators invite newcomers to the monthly New Homeowner Orientation meeting, which introduces a lot of good but sometimes overwhelming information. After the initial phone call, the Navigators help new neighbors find activities and clubs and offer ongoing communication.

“We are committed to welcoming and helping new homeowners,” says Buted. “I think the personal outreach is really making a difference.”

Trash Services

New Homeowners Can Dispose of Extra Items for the First Month

Your first month of pickups allows for an unlimited amount of trash on the day of your regular service

This allows you to dispose of moving boxes, packing materials, etc After this grace period, trash and recycling must fit inside your containers; extra items will incur extra charges

Our trash company, Waste Connections (www wasteconnections com), uses automated trucks to service Sterling Ranch and to provide an efficient trash and recycling experience Please refer to the following guidelines to ensure trash is collected in a neat and streamlined manner

Trash Container Guidelines:

Containers must be at the curb (not on the sidewalk or driveway) by 7 am on the day of service.

NOTE: We have wildlife, including bears, in the area. Do not place trash out the night before.

Containers should face the street with handles facing the house and wheels touching the curb.

Please leave at least two feet between each container to allow automated access.

Do not park personal vehicles within 10 feet of containers on service day.

Call Customer Service (303-288-2100) to schedule and prepay for large item pickups (i.e. furniture, carpet, wooden pallets, mattresses).

Trash cannot be higher than the lid of the container or placed on top of the lid.

Trash must be placed inside the container, not on the side.

Do not place the following items in containers:

Hazardous or prohibited waste materials including motor oil, tires, batteries, herbicides, pesticides, and acid.

Dead animals, dirt, sod, brick, concrete, rocks, construction material, wood, hot ashes, or flammable materials such as solvents, oil, gas, liquid paints, or medical waste

Extra Services:

Large items are $20 00 per item Call Waste Connections

Mattresses must be wrapped entirely in plastic

Large pieces of glass or mirrors must be put inside a taped box prior to pickup

Pet Reminders

Sterling Ranch is a dog-friendly community, and we want both humans and their furry companions to enjoy our outdoor lifestyle. However, certain rules are necessary to keep our residents, pets, and wildlife safe and our open spaces clean If you witness any violations related to pet issues or pet waste, please report them directly to:

Animal Services officers randomly patrol Sterling Ranch and issue tickets to pet owners who violate the rules Please follow the Douglas County Rules and Regulations listed below:

As a dog owner, you are responsible for picking up and properly disposing of your dog’s waste both on and off your property.

There are no off-leash areas in Sterling Ranch. All dogs must be on a leash when off the owner’s property. Chatfield State Park offers a nearby off-leash dog park. Your dog must not bite, injure, chase, threaten, bark, howl at or disturb anyone. Cats should be kept inside or confined to their owner’s property for safety.

To help keep our community clean, the CAB has placed pet waste stations along the trails and sidewalks throughout Sterling Ranch. Please be a good neighbor and pick up after your pets and offer a neighbor a dog waste bag if they are without one. Remember, cleaning up after your pet is the right thing to do, helps prevent parasites and disease, and keeps Sterling Ranch a clean, pleasant area for everyone to enjoy!

Douglas County School District

Family and community are hallmarks of living in Sterling Ranch, and we are proud to be in one of the best school districts in the country! The Douglas County School District (DCSD) was the topscoring district in the Denver/Metro area in 2024. DCSD is one of the only districts in the country to have met or exceeded the pre-pandemic 2019 test scores in every subject and every grade.

Voters in Douglas County recently approved a bond measure in November 2024 that will allow the construction of a new elementary school in Sterling Ranch Stay tuned for more details as we learn more Our current neighborhood schools in the Douglas County School District are:

Wondering how the CAB works? The Sterling Ranch Community Authority Board, known as the CAB, is not an HOA We are a government entity comprised of several Metropolitan Districts, funded through resident property taxes Each Metro District is comprised of homeowners who are elected to their positions within each district, and advise the CAB The CAB serves as an umbrella organization that streamlines the operation of each district throughout the community. (Please note that some townhomes and apartment buildings do also have an HOA.)

Design Review and Community Standards

We ensure that our community develops beautifully and cohesively, maintaining everyone's property values Exterior modifications, additions, or structural changes must have prior written approval from the Design Review Committee (DRC). General Architectural Improvement

Any changes you plan to make to your home's exterior or lot must be submitted to the DRC before installation You can easily download the application for exterior changes from our website Once you have completed the forms, you can either apply via email at residentsubmit@sterlingranchcab com or drop the forms off at the Resident Resource Center (8220 Piney River Ave )

Landscape Submittals

For those buying a new home from a builder, we want to remind you that you are responsible for installing the rear yard landscaping. You have 120 days after closing on your new home to install your home’s landscaping. This timeline is paused during the colder months; there is a deferment period from November 1 to April 30. Don’t worry; we’re here to help you through the process! Please ensure you have written approval from the DRC for your landscape plans before you begin installation.

Inspections

The soil must be amended to CAB specifications and inspected before planting; contact residentialinspections@sterlingranchcab com to schedule this inspection After irrigation and plantings are installed, a second inspection will verify that the installed material conforms with the approved plan. You can find all the necessary documents on our website. Once everything is ready, please email your application with supporting documents to residentsubmit@sterlingranchcab.com or drop them off at the Resident Resource Center.

If any document is missing, the Residence Services staff will reach out to you. Once all the required documents are received, you will receive a confirmation email.

The DRC will assess your project to ensure that it meets the community guidelines and is aesthetically conducive to our community.

The Sterling Center is the central hub of our community, providing easy access to essential businesses including UC Health, Lake Family Dental, Visionaire Eye Consultants, ENT Credit Union and RAVE Spa and Clinic The Sterling Center also houses Atlas Coffee, serving up specialty coffee, tea, breakfast and lunch items. Atlas flips to Salta (Atlas spelled backwards) after 4 pm to serve wine, cocktails and flatbreads. Living the Dream Brewing Co. serves Colorado craft beer from its popular tap room inside the Sterling Center.

Food trucks park outside the Sterling Center daily from 4 - 8 pm, and the sunny patio offers tables and chairs for eating, drinking, and socializing. The Great Hall at the Overlook Clubhouse is an inviting indoor space with a grand fireplace, walls of windows, and a full catering kitchen for larger events. Sterling Ranch is nestled in a scenic valley flanked by the Rocky Mountains to the west and two state parks, Chatfield State Park and Reservoir to the north, and Roxborough State Park to the south. Explore our state parks with your Colorado State Park Pass -each Sterling Ranch household gets one free park pass per year. Visit the Overlook Clubhouse for help getting your park pass.

The area is ideal for outdoor enthusiasts, with hiking, biking, horseback riding, boating, fishing and more just minutes away.

History of Sterling Ranch

Sterling Ranch is unique. It’s been under the stewardship of only three families -all Colorado natives -- for over 160 years.

The Sterling Family established the ranch in the 1860s, and it was used for ranching and farming for over a century. In 1980, Frank and Joy Burns purchased the original 2,200-acre Sterling Ranch from a Denver bank. Later, in 2004, Joy Burns sold the ranch to Harold and Diane Smethills, both multi-generation Colorado natives with extensive experience in real estate, water, and business. The Smethills also bought two smaller neighboring land holdings to make Sterling Ranch the size it is today

Today Sterling Ranch is a place for everyone. We are a large, diverse community of people from all backgrounds and ages living in singlefamily homes, townhouses, and apartments Sterling Ranch is big enough for people to work and play here but small enough for people to still know each other.

Get to Know Your New Home

From remembering which new drawer contains the silverware to creating an emergency plan, take some time to get to know your new home!

Locate shut-off valves.

If you have a leak or are doing repairs and need to shut off the water, you’ll need to know where the shut-off valve is It’s a good idea to document it now so you know where it is when you need it.

Locate your circuit breaker.

Sometimes, you may need to shut off the power to a portion of your home to replace a light fixture or outlet. You don’t want to go searching for it in the dark! Note the location now so it’s easy to find later

Decide on a lock-out plan.

You’re new to the neighborhood and getting used to your surroundings It’s common to forget you locked the door and accidentally left your key inside, so have a backup plan in place.

Create an emergency plan.

You’re in a new home with a new layout. It’s a great time to think about what to do in an emergency. Create a plan in the unlikely event of a fire, tornado, flood or other emergency, and talk about it with everyone in the household
