Annual Report STABILITY & STRENGTH DEFINE LONG ISLAND’S FALL MARKET
As we move into the final quarter of 2025, the Long Island housing market continues to show signs of strength, stability, and some subtle shifts worth watching. Nassau and Suffolk Counties remain in high demand, though the pace of sales and price growth is starting to level off in some areas.
Let’s start with Suffolk County. The median sales price for a single-family home reached $720,000 this September, up nearly 6% from the same time last year. Over the past 12 months, prices have climbed 7.2%, which is a clear sign that buyer demand is still strong. New listings were up 2.8% year-over-year, and while homes are still moving quickly—averaging just 48 days on market—that’s a slight improvement in breathing room for buyers. Sellers, meanwhile, are still getting top dollar, with homes selling for 100.8% of asking price, just a tick below last year’s peak.
Over in Nassau County, the median sales price for single-family homes hit $849,000 in September, a 4.4% increase from last year. On a rolling 12-month basis, prices are up 6.5%. Unlike Suffolk, Nassau saw a larger bump in new listings—up 5.6% for the month and 2.9% year-over-year—suggesting more homeowners are testing the market. However, closed sales dipped slightly, and homes sold for 99.5% of original list price, a small drop from the year prior. The average days on market came in at 43, down from 45 last September.
So what does all of this mean?
For Sellers, it’s still a great time to list. Homes are moving quickly, and pricing remains strong—especially for properties that are move-in ready and priced right. Inventory levels are still relatively low across both counties. Serious buyers are out there and ready to act.
For Buyers, things may feel a bit more manageable than earlier this year. The pace of price increases is starting to moderate, and new inventory is beginning to trickle in. Competition is still real—especially for well-located, updated homes. If you’re in the market, being pre-approved and ready to move fast will give you a serious edge.
