The U.S. real estate market faced shifting trends in 2024, with rising mortgage rates, limited inventory, and affordability concerns shaping sales. While higher borrowing costs slowed sales in some areas, home prices remained strong due to a persistent housing shortage.
Long Island’s home prices stayed high in 2024 amid low inventory and strong demand. A total of 22,757 homes were sold across Nassau and Suffolk counties. Nassau’s median home price rose 10% from $690,000 in 2023 to $760,000 in 2024, while Suffolk saw an 11.5% increase from $565,000 to $629,995.
Since 2019, prices have surged—up 44% in Nassau and 58% in Suffolk—due to a sharp drop in listings. Compared to 2019 (in a pre-covid economy), new listings were down 41% in Nassau and 36% in Suffolk. Last year saw slight improvement, with a 13% year over year rise in new listings in Suffolk and a modest 1% increase in Nassau.
Suffolk led the New York Metro Area in closed sales, with 12,913 homes sold, while Nassau recorded 9,748 sales. The ongoing supply-demand imbalance continues to push prices higher, creating affordability challenges. Sellers may still benefit from a competitive market, but price growth is expected to slow as affordability constraints grow.
Heading into 2025, mortgage rates will be a key factor. Lower rates could attract more buyers and further drive up prices, while higher rates may cool demand slightly—though low inventory will likely keep prices from falling. With housing supply still tight, competition is expected to remain strong.
Overall, Long Island’s market will stay active but cautious, with affordability and inventory levels shaping the year ahead. Buyers and sellers must stay adaptable as conditions evolve.
