As we close out the second quarter of 2025, the Long Island housing market continues to demonstrate strength, resilience, and opportunity amid a time of transition around the country. Despite low inventory and easing bidding wars, June marked one of the strongest months for closed sales volume since our company’s founding—a sign that buyer motivation remains high. The average selling price across the region has reached a record-breaking $800,000, a reflection of continued demand and confidence in Long Island real estate.
Market data from OneKey MLS confirms this upward trend. In Suffolk County, the median home price rose 5.3% year-over-year to $700,000 in June 2025, and homes sold in an average of just 39 days—20% faster than last year. Sellers received 101.5% of their asking price, reinforcing how competitive the market remains. Nassau County saw even stronger price growth, with the median sales price jumping 6.3% to $850,000, and more new listings entering the market. However, closed sales in Nassau fell by 10.6%, suggesting that affordability is beginning to weigh on buyer activity at higher price points.
For sellers, this remains an excellent time to list. Homes are selling quickly and at strong prices, especially those that are move-in ready and competitively priced. With prices likely near their peak and interest rates expected to shift, many homeowners may find now to be an ideal window of opportunity. For buyers, speed and preparation are key. With fewer homes hitting the market and competition still fierce, partnering with a knowledgeable real estate agent can make all the difference.
