As global financial markets continue to face volatility and uncertainty, the singlefamily housing market remains a pillar of strength—especially in the Northeast, and most notably here in New York State. Despite broader economic headwinds, demand for homes remains robust, and prices continue to reflect that momentum. According to the latest report from the New York State Association of Realtors (NYSAR), median home sale prices across the Empire State have surged more than 15% compared to this time last year. Inventory, on the other hand, remains exceptionally tight. With just over 22,000 homes currently available for sale statewide, New Yorkers are contending with record-low inventory levels not seen since NYSAR began tracking this data in 1997. Home prices in New York State have now appreciated for 19 consecutive months—due in large part to the persistent shortage of available homes for sale.
On Long Island, price growth has been especially strong. In Suffolk County, the median sale price rose from $610,000 in March 2024 to $655,000 in March 2025—a 7.4% increase. In Nassau County, the median jumped from $730,000 to $820,000 over the same period, marking a 12.3% rise. These increases significantly outpace the national forecast, where analysts projected a more modest 3% growth in home prices.
Mortgage activity is also picking up, with home purchase applications on the rise as we head into the Spring buying season. Notably, one in three home sales across the U.S. last year were all-cash transactions, with a third of those buyers entering the market for the first time.
