Despite high interest rates, low inventory sustains demand, as buyers seek both turnkey estates and high-potential investment properties. In 2025, purchasing a home here means more than just real estate — it’s an investment in prestige, innovation, and financial opportunity. For our Spring market report, we turned to two of Palm Beach’s top real estate powerhouses — Margit Brandt of Premier Estate Properties and Dovi Ettedgui of Corcoran — for their expert insights on the trends driving South Florida’s luxury market. From record-breaking sales to shifting buyer preferences, here’s what they had to say.

In light of recent high-profile listings, such as the $285 million estate in Manalapan, how are ultra-luxury properties influencing the overall market dynamics?

Margit Brandt: The availability of more trophy estates and legacy-style compounds provides the wealthiest people in the world with more inventory to start to envision their presence in Palm Beach. It also signals to the marketplace the type of capital that

the area is attracting, which has a sort of domino effect. For businesses to open here, we need to have the right residential products on the market (or off market but for sale) to attract the world’s most discerning and high-expectation buyers. There could potentially be a new asset class that may develop in 2025-2026 for the $150M+ marketplace — which just last year was an East Coast record that we set with our $152M transaction of Tarpon Island. More of these mega properties trading, especially if the parties include household names and established entrepreneurs/families, continue that snowball effect which encourages other buyers on the sidelines to get in on the action while they still can.

What significant trends are currently shaping the luxury real estate market in South Florida for 2025?

estate market is basking in the glow of sustained and continued growth. Affluent buyers from the Northeast, Midwest, Canada, Europe, and California are trading in their chilly winters and high taxes for the Sunshine State’s stunning beaches and favorable tax climate. Among these discerning buyers, a clear contrast is emerging. Some are willing to pay top dollar for turnkey homes, complete with designer finishes and furniture. Others are on the hunt for properties that may need a little more TLC. These buyers believe that there’s a lot of value in unrenovated properties — allowing them to imbue their personal style and reap the rewards of appreciation without having to pay top dollar.

Despite high interest rates, motivated buyers are paying strong prices for their slice of paradise. The reason? Low inventory, paired with Florida’s no-state-income-tax policy. While there’s still so much of 2025 to unfold, one thing is clear about South Florida’s luxury real estate market: buyers aren’t just purchasing a home. They’re investing in a lifestyle that combines luxury, sophistication, and innovation — with a splash of sunshine.

Palm Beach is the creation of Related Ross, which will continue to develop the necessary housing and office space infrastructure, plus entertainment and amenities, to accommodate the pent up demand for thousands of more people to move to the West Palm Beach area. There is a backlog of private equity firms and hedge funds that want to open up offices here, but they do need high quality office space and housing for their teams. The growing condo market will help fill a lot of that void. The opening and expansion of private schools is also a necessity. Finally, the Vanderbilt campus has the ability to transform West Palm Beach into not just Wall Street South, which is already well underway, but also Silicon Valley Southeast, and for us to start competing with Austin, TX and Miami, etc. As the AI arms race intensifies, having a techforward campus like Vanderbilt provides endless opportunities for employers and opportunities to grow the local economy.

What advice do you have for sellers looking to maximize their property’s appeal in the South Florida’s competitive luxury market?

Dovi Ettedgui: I’d like to introduce a winning formula to unlock your property’s

Finally, it’s time to shine and list your property. Something I like to tell my clients, “Your property is never more valuable than the day it’s listed.” Aiming for the peak winter season, December through May, offers a great window of opportunity to capture snowbirds and international buyers who flock to this region. My pro tip: Invest in great professional photography and video to make a positive memorable impression.

New Businesses Continue to Pop Up Around Palm Beach.

For a place centered on tradition and heritage, Palm Beach does a lot of evolving. If you haven’t visited this season, you haven’t visited — the landscape changes a mile a minute and new establishments pop up seemingly around every corner.

This is especially true at CityPlace and with Related’s most shiny recent project, the 25-story One Flagler office building that shimmers at the base of the Royal Park Bridge. Read on to learn what’s hot and on the horizon this spring. (cityplace.com; relatedross.com)

CITYPLACE

While CityPlace has been around since 2000, in recent years it has undergone total transformations that make it a neighborhood unrecognizable from its earliest iterations.

The newest additions include Moody Tongue Sushi, an intimate 15-seat omakase counter and the world’s first brewery to receive two Michelin stars, at the Hilton West Palm Beach; throughout the season, locals and visitors have hit up CityPickle for a quick rally, though this spot will close once construction commences on 10 CityPlace and 15 CityPlace, two towers that aim to become “a new center of gravity for business” in the heart of downtown.

And CityPlace isn’t done yet: Equinox will open its first Palm Beach County location at 575 Rosemary by the end of 2025, which coincides with the intended opening timeline of other additions like Alo, Moxie’s, Crate & Barrel, and Ela Curry & Kitchen, the latest by James Beard Best Chef: South Award–semifinalist Pushkar Marathe. Also aiming for a fall opening is a new outpost of the Italian food hall Eataly, coming to the historic Harriet Himmel theater building.

ONE FLAGLER

Joined by Related Ross president Ken Himmel and West Palm Beach mayor Keith James, developer Stephen Ross recently cut the ribbon to officially open the doors of One Flagler, a crown jewel of Related’s many West Palm Beach projects. Within its 270,000 square feet — mostly dedicated to Class-A office space — is Estiatorio Milos, the newest location of a chain of esteemed seafood restaurants by Greek chef Costas Spiliadis.

The two-story restaurant has a stunning interior but sit on the patio for a view of the new Julian Abele public park along the waterfront as well as its landmark new sculpture Portals by Fred Eversley.

The group of 16.5-foot-tall parabolic sculptures in polished stainless steel aims to mirror the adjacent First Church of Christ, Scientist, which was designed by Abele in 1928.

As Palm Beach continues to evolve, CityPlace and One Flagler stand as shining examples of its dynamic growth. Delray’s Beloved Hotel, The Seagate, Impresses After Renovations.

Delray Beach has undergone some major changes in recent years, welcoming new hotels and restaurants to the charming seaside town. While new changes abound, Delray Beach is home to a few long-standing fixtures, like The Seagate hotel. Situated on Atlantic Avenue and just two blocks from the beach, The Seagate opened its doors in 2009, and like the area around it, the luxury hotel has recently debuted some impressive changes. As a long-time South Florida resident, I recently spent a sunny staycation checking out the property after

its multimillion-dollar property-wide renovation. Here’s what you can expect from a visit.

ACCOMMODATIONS

The Seagate hotel has long been regarded as “a place to be seen” in Delray Beach, and the blue and white striped awnings are hard to miss driving down Atlantic Avenue. Inside the hotel, all 157 guest rooms and suites have been renovated from top to bottom. The updates come from Brooklyn-based interior design firm Watts & Dray, and each room feels like

a comfortable coastal home with luxe furnishings. Each guest room also features gabled headboards, handmade rugs, and original artwork that reflects the hotel’s beachy setting.

During my staycation, I checked into a Deluxe King room, which was incredibly spacious. The 550 square foot room had a comfortable sectional couch, an eating area that doubled as my workspace, and a gorgeous bathroom with sliding plantation shutters that opened to the rest of the guest room. The designers also incorporated a calming palette of Dutch blue, navy, and cream, and the light wood flooring and blue ceilings felt like a nod to the sand and sky outdoors. One of my favorite features was the Juliet balcony overlooking Atlantic Avenue, where I enjoyed my morning coffee.

DINING

From the second I stepped into the lobby, the hustle of Atlantic Avenue faded away. Before settling into my room, I enjoyed a drink from the hotel’s lobby bar, The Venetian Street Hotel Bar. I chatted with the bartender while sipping a Smokin’

Pineapple, a custom cocktail infused with tequila, pineapple, lime, and agave. I don’t think it’s a coincidence that Delray’s Pineapple Grove Arts District, an area home to an eclectic collection of murals and sculptures, is just a few blocks from the hotel. Through its food and beverage program, The Seagate finds ways to showcase the community. At the Gate Café in the lobby, there were local craft beers, and the smoothies and sandwiches were made with fruits and vegetables from local farms.

I was most excited to check out Mr. Seas, the oceanfront restaurant at The Seagate Beach Club, just a few blocks from the hotel. The restaurant offers an international menu with dishes like

General Tso’s popcorn chicken, tempura gulf shrimp, lobster wedge salad, and oysters — all in a gorgeous ocean-side setting. If you choose to dine inside, the restaurant has a sophisticated nautical decor with navy and cream seating, jute rugs, and straw lamps.

Visitors can soon look forward to dining at Bourbon Steak, an upscale steakhouse helmed by Michelin-starred chef Michael Mina, that will serve high cuts of steak, Kobe beef, wagyu, and fresh seafood. The 6,000 square foot restaurant is set to have a 34-seat wrap-around bar, patio dining, and a private dining room that seats 24 — just a few more reasons for locals and visitors to stop by The Seagate.

THE BEACH CLUB AND GOLF COURSE UPDATES

The Seagate hotel’s off-property amenities, the beach club and golf course, are exclusive to club members and hotel guests, and both are sporting makeovers. If you’re a golf enthusiast, you’ll be delighted to know that the Seagate Golf Club has also undergone a multimillion-dollar redesign of its 18-hole championship course. This exclusive club is not just for golf — it’s also a recreation and wellness destination. In addition to the 120-acre course, the club offers tennis courts, pickleball courts, a fitness center, and a pool. What’s more, four different dining options provide a variety of burgers, salads, and wraps, making it a perfect place to relax and refuel after a game.

Want to lounge poolside or beachside? At The Seagate, you can do both. In addition to the hotel’s cabana-lined pool, The Seagate Beach Club offers private beach access, the only resort in Delray Beach that offers this amenity. I spent a day reading in a poolside cabana and another at the beach club, where I alternated between the beach and the saltwater pool, enjoying cocktails and bites from the Shoreline Grill. Two days wasn’t nearly enough time to enjoy all The Seagate had to offer. My staycation was too short — and a reminder that some of the best things are in your own backyard.
