Hot Sales and Listings with A Dollop of Hamptons Gossip
BY KAREN DASHAre you waiting to dip your toes in the tidepools of Hamptons real estate?
Have high mortgage interest rates put you off? You’re not alone. Many potential buyers are sitting on their hands, waiting for rates to drop and prices to go down. Keep in mind, though, that while most expect interest rate cuts this year, the 2 and 3% rates of a few years ago were historically very low. As for prices, most agents believe that asks are not going to come down, and with very low inventory, once the market moves, bidding wars may be erupting for desirable properties. A year from now, you may be kicking yourself for not going after a house you like. Agents expect a lot of activity this year and many buyers will be competing for a few listings.
Sellers, too, have been reluctant to put their homes on the market. Now is a great time to spruce up your place and make it a buyer musthave. The shortages of lumber, materials, and appliances seen during the pandemic are over. Now is a great time to put in that new kitchen.
WEST END BARGAIN
News comes that the charming oceanfront traditional for sale at 15 West End Road in East Hampton has finally sold after two years on the market. The property closed for $28 million, a whopping $20 million less than the asking price in 2021. The price dropped slowly from $48 million to $39.5 million and then finally $33 million in summer 2023.
We tend to think it’s a bargain at $28 million. Two acres between the ocean and Georgica Pond? Its own sandy beach, 160 feet of oceanfront, a nine-bedroom Shingle-Style home, a three-bedroom guest house and a pool? Yes, please! If that’s not enough room for you, very luckily the house happens to be outside the flood zone, so it would be possible to expand. Marilyn Clark and Ginger Thoerner of Sotheby’s International Realty had the listing. The new owner is a Mr. 15 West End Road LLC.

FAREWELL, HILTONS!
Rick and Kathy Hilton have just put their Water Mill property up for sale. Jared Seligman at Corcoran has the listing. Rick and Kathy purchased the shingle-style house, built in 1992, in 1999 for about $2.4 million. The hotel heir and Real Housewife are asking $14.95 million for the 2.7 acres, located in the gated Fordune neighborhood. And yes, you remember correctly: this area used to be
part of the gigantic Ford estate.
Why are the Hiltons selling? Having lived for ten years in the Waldorf Astoria as well as summering here, the couple spend most of their time in Los Angeles these days. Their children, socialites Paris and Nicky (who married a Rothschild ), are probably better known than their parents at this point, and they’re still based in New York. One notable family event
taking place in the Hamptons was Thanksgiving 2019, when Paris met her future husband Carter Reum . (Nicky and her husband own a large estate in Brookhaven.)
The residence is a grand 10,500 square feet, with six bedrooms and seven and a half bathrooms. There’s a double-height foyer, library, formal dining room, den, three wood-burning fireplaces; most bedrooms have a private terrace. In the back is a gunite pool and spa, and a dining pavilion. LA DUNE? LA TRISTESSE!
Last month, you read about the thenforthcoming sale at auction of La Dune , the massive Gin Lane estate. The property had previously asked $150 million. It includes two mansions and four acres of oceanfront land. One of the houses is believed to have been designed by noted architect Stanford White ; the other one was originally a guest cottage.

La Dune sold for $89 million at auction on January 24, which wasn’t enough to cover the debts of its seller, art collector Louise Blouin Acting as her own attorney in Long Island bankruptcy court the following week, she asked the judge, Alan S. Trust, not to approve the $89 million sale because it was too low; supposedly she is millions more in debt on the property, which she was counting on the sale to provide.
According to the New York Times , the judge replied that the sale of La Dune had been fair. Then he approved the deal, saying, “The marketplace has spoken.”

It’s time to clean up your garden beds and borders and get them ready for spring.
Before you start, scoop up a handful of soil and squeeze it into a ball in your hand, then open your hand. If the ball stays stuck together, the soil is still too wet to dig. But if the ball breaks apart when you open your hand, it’s OK to dig. Rake up any dead leaves left over from fall. If you had mulch on the garden to protect it over the winter, it’s time to remove it. Mulches of organic materials such as hay can be added to a compost bin or pile to decompose into compost to add organic matter to your garden soil.
Clean up any debris from the garden – remove any rocks that may have been brought to the soil surface over winter, and break up any large clods of soil. It’s also a good idea to test the soil pH
(kits are available at garden centers); you can also send a soil sample to the Cornell Cooperative Extension in Riverhead to have it test more fully (for information call (631) 727-4126). Spread fertilizer (hopefully organic) over the soil surface and dig it in. Then rake the ground smooth to get ready for planting. You can find fertilizers at local nurseries as well as Agway.
If your garden is already established, all you need to do in spring is turn over the soil with a spade or tiller and work in a 1-inch layer of compost or other organic matter.
Plants are sold by garden centers and nurseries in three forms: in containers, bare-rooted or balled-and-burlapped. Annuals for bedding, herbs, and vegetables are usually sold in flats, six-packs or individual pots. Herbaceous (non-
woody) perennials usually come in pots.
The best way to get top-quality plants is to buy from a reputable local nursery or garden center (see the list in the sidebar).
When choosing annual bedding plants, vegetables or herbs at the garden center, look for plants that are stocky, compact and bushy. Don’t buy the largest plants — they will suffer more shock when you transplant them, and their growth will be set back. It may be tempting to buy flower plants already in bloom, but these plants may actually end up producing most of the flowers (or crop) later than smaller plants that make a quicker and easier transition into your garden.
Annual and perennial plants are usually planted
in groups or drifts in flower gardens, or in rows in vegetable plots and gardens of flowers for cutting. As the season progresses a general rule of thumb is to water when the soil feels dry an inch below the surface.
Whether you water by hand or with sprinklers or an irrigation system, it’s best to water in the morning. Try to avoid watering during the hottest part of the day, but in any case, water early enough that the plants will dry before dark. Wet plants at night are more prone to disease.
As you go through the season, spend time in your garden, daily if you can, or weekly. Cut flowers to bring indoors or in outdoor living areas where you can enjoy their colors and fragrances, or their flavors, if you’re growing vegetables and herbs.

Soil Testing: To understand the growing conditions in your garden it’s a good idea to get your soil tested. Home testing kits are available at garden centers.
A great resource is the Cornell Cooperative Extension’s Horticulture Diagnostic Lab. Gardeners can have a sample of their soil tested for pH and conductivity (soluble salts). What 2023 delivered and what to expect from 2024
BY HANNAH SELINGERChanging demand, limited inventory, and increasing rates shifted the 2023 market. For a sense of what last year delivered and what 2024 has in store, we talked to real estate experts on the East End.
“In 2023, the Hamptons real estate market saw swift transactions for homes under $2 million due to pent-up demand and limited inventory,” says Kimberly Cammarata , Associate Broker, Douglas Elliman Real Estate in Westhampton Beach. The market, she says, “flattened out towards the end of 2023, leading to increased inventory and tempered price growth.”
The 2021 and 2022 sales activity, says Harald Grant , Licensed Associate Broker with Sotheby’s International Realty in Southampton, was ‘unprecedented’. “We know that that level of business was not sustainable, and surely no one would want another pandemic,” he says. “It is inevitable that our markets would make a swing back to a more ‘normal’ cycle.”
The number of real estate transactions in 2023, says Philip O’Connell , Executive Managing Director, Brown Harris Stevens , Hamptons, was approximately 25 percent fewer than
in 2022, and at the lowest level in 10 years. “Although the number of sales was significantly lower,” O’Connell says, “the dollar sales volume was fourth highest in the past 10 years.”
The lower 2023 numbers, O’Connell says, are a result of the lack of inventory and higher interest rates. Owners held onto their homes for longer, “trading up was significantly more expensive due to the rates, and trading down you could potentially pay the same or more for less house,” he says.
Although many of the buyers in the Hamptons,
Harald Grant concedes, are cash buyers, higher interest rates impact “general sentiment, resulting in a lower sense of urgency.” Fewer homes, Grant also notes, are coming to market. With low inventory, asking prices remain high.
“Expectations for the 2024 market are optimistic, with sellers making the move to list their properties and buyers more able to find the opportunities they’ve long desired,” Cammarata says. “Increased inventory and buyer activity are anticipated, suggesting a more robust market compared to 2023.”
As far as 2024 is concerned, there are some stabilizing forces at work, O’Connell says. “Buyers, post-pandemic are mostly looking for a second home, where during the pandemic years, a large percentage of buyers were seeking a year-round residence,” he notes, signifying that the market is returning to what it looked like before 2021 in terms of desires and trends. The rental market, Grant says, appears to be starting strong in Q1 of 2024. “We’ll see if that maintains as we get closer to the summer months,” he says.
And, according to O’Connell, interest rates may soon be on the decline. “The Fed has signaled that the Fed Fund rate will drop, which
should impact mortgage rates,” he says. “The lower rates will drive additional buyers into the marketplace with the same limited inventory.”
What remains to be seen, he says, is whether or not the rates will decline enough to drive homeowners out of their existing and financially
comfortable situations: that, of course, is the wild card, and the Fed’s decision about rate decreases may determine how 2024 plays out in the end. “Throw in that this is an election year, and the fact that the market tends to slow starting in August,” he says. “Two thousand twenty-four will be an interesting year!”

Hamptons Real Estate Showcase: How does it feel to suddenly become “instafamous” at your fabulous age with a devoted Instagram following of 90,000 fans?
Suebelle: I feel it’s a gift. I never planned on this! I’ve only been on Instagram since August and the response has been unbelievable. People are
so sweet with their comments 99% of the time and even the mean ones are hysterical, I fall down laughing! I love to chat about fashion, design, luxury, parties, and all things Palm Beach. My favorite prayer is “God, save the best for later”, and he sure did!
HRES: Your fans stop you on the street now, who would YOU love to meet most?
Suebelle: It’s really wonderful to be recognized, it feels like a gift from heaven! If I was walking down the street, preferably Worth Avenue, I would love to run into a fellow Texan and brilliant designer, Tom Ford.
HRES: Share a few of your favorite things about Palm Beach?
Suebelle: The beauty, the manicured people, homes, landscaping. It’s just all so beautiful. I came to Palm Beach when I was 23 years old for the first time and I fell in love. I was taken to the Flagler museum, Petite Marmite for the most elegant lunch on Worth Avenue, and then cocktails at The Colony. I said, someday I’m going to live here!
HRES: What is a typical day like in the life of Suebelle Robbins?
Suebelle: I start my day with a walk along the marina, then my husband and I have coffee. I read the New York Post, check my Instagram and head out to meet a friend, attend an event, shop, or sometimes I go for a little bike ride along the Lake Trail in the afternoon.
HRES: You live in Palm Beach with your handsome husband Richard. How long have you been married?
Suebelle: I’ve been married for 36 years, and I’ve had a life beyond my wildest dreams with Richard. He makes me laugh and I think he loves me just a tiny bit more than I love him. Which to me is the secret of a fabulous marriage!
HRES: How would you describe your decorating style?
Suebelle: Oh, I love traditional. I love color and antiques I find on decorators row on South Dixie in West Palm Beach. It’s a wonderful thing to do; there must be 20 shops! Mary Mahoney on Worth Avenue has fabulous China and linens.
HRES: Do you have a favorite piece in your home?
Suebelle: Probably my portrait painted by Coni Belleau Adams, or my burled walnut round table with beautiful bamboo chairs from London with leopard cushions.
HRES: You also lived in Southampton for many years? What is the biggest difference or similarity between the Hamptons and Palm Beach?
Suebelle: We had a home in Southampton for five years and it was magical. I loved it so much. The biggest difference is in the dressing — it’s much more tailored in Southampton, and Palm Beach is a little more glitzy, glamorous.
HRES: How do you describe your personal style?
Suebelle: I love a silk blouse and silk pants for evening with a smashing pair of Verdura earrings.
Shoes are so important. Only Chanel flats with pants, never high heels unless you’re under 35.
HRES: What is a Suebelle secret most people don’t know?
Suebelle: I look excellent for my age, which is 75 or 76, I’m never sure. I was recently asked if I’d had any work done and I asked back, does it look like I have? My friend said absolutely, anybody your age would never look that good!
HRES: Is it true that you were once a Playboy bunny?
Suebelle: Yes, and I loved it! I was a bunny at the Playboy Club in Boston across from the public garden. And then during the day I taught first grade at St. Agnes church in Arlington, Massachusetts. Quite a difference the days and the nights were never very much alike. Ha! I met lots of fun bunnies.

Isabella Rupp’s Fine Art Offers a Window to the Soul
BY HEATHER BUCHANANFor Isabella Rupp the glass is half full. Literally. Her works of art utilize glass in many forms, transforming the medium through torches and kilns and mosaics to create visually stunning, three-dimensional pieces. They also touch an emotional chord; glass represents both strength and the vulnerability to shatter. “To me it is about the impermanence of life,” says Rupp, “Glass is always transforming with heat and gravity and time. It is never the same from one moment to the next when it is interacting with light, and I love that about it.”
Like a chrysalis, Rupp’s personal transformation morphed with her artistic transformation. She was
taking an art class in Manhattan with Valerie Carmet to create mosaics and when presented with potential materials she chose glass. She had kept an old window from Cape Cod and picked this as her frame, “I love windows because they hold people’s energies and thoughts.” At the same time on a trip to Club Med she was musing with her friend about changing her name. “I was the second girl in 79 years in the Rupp family so when I was born, I was going to be Joseph,” she explains, “So they picked a popular name and hence I was Nancy.” She felt a kinship with the name Isabella, also because it means Elizabeth which was her beloved Grandmother’s name. So, when she went to sign her first work for a show in Chelsea, it seemed the perfect time to transition. The glass mosaic “Becoming Isabella” was widely admired and despite offers, Isabella decided not to sell, “It was too meaningful to me.”
With a successful career in television, Rupp was balancing work with her burgeoning art career. She felt her work as a writer and producer honed her story telling skills. Rupp also credits her training including at the Pilchuck Glass School in Seattle co-founded by Dale Chihuly and studying with Narcissus Quagliata who she says is as to glass what Beethoven is to classical music. Her full-time home in Southampton purchased in 2002 became the perfect retreat and she transformed her two-car garage into a fully functioning art studio complete with two kilns and a torch. Rupp makes her own palettes of glass from crushed powder, stringers,
frit and sheets of glass. She cuts up these handmade palettes to create a composition that is then fired in the kiln one or more times to become a new whole. Some of her artistic works become architectural like at Hamptons Float, offering a canvas of clear bubbles for privacy but the clarity for the transmission of light.
Her husband Steve Rosborough has been essential with his wood work both in framing her works and in building the coolest Buddhist tree house on their property. With her state-of-the art studio, Rupp can use heat to fuse glass multiple times to add texture, depth and dimensionality. Forget the thought of a delicate lass in a field painting a landscape. This glass work is full body with protective gear, programming a 30 by 60” kiln and using a flaming torch instead of brush. Rupp says of her process, “It is both scientific and highly creative and that’s the right and left-brain part of it.” Rupp jokes that friends tell her she needs to develop her elevator pitch for her work. But like the sculptures and hangings which change constantly with light and perspective, so does the deeper meaning of her creations. Clues may be found in her imaginative titles such as “The Night Had More to Offer.” Rupp explains, “I don’t want to say what the piece means because I love to see how it appears to the viewer. The title needs to lead but also stay open so people can bring their own experience to what they are feeling.” True as they look through it to the outside world, or perhaps, from the outside world in.

This winter was a cold one, but your beach house doesn’t have to be. Hamptons designers continue to steer their clients away from the “sterile” beach house toward a new vibe: warmth. “There’s an abundance of white paint applied on walls and paneling throughout homes in the Hamptons,” said Elena Frampton, founder of Frampton Co, a studio based in Bridgehampton and New York City. The “whiteout effect,” as she puts it, gets especially chilly when sprawled across large square footages and double-height ceilings.
A drift away from white-washed decor started a few years ago but it’s still fairly ubiquitous, particularly in kitchens, added East Hamptonbased designer Debra Geller. “Designers who don’t evolve and reinvent and come up with innovative and creative ideas get stuck in this white sterile beach house,” she said. In reality: “White is not very liveable with the amount of entertaining people do out here, and kids and dogs.”
So if one were to thaw the interior of their abode, what exactly does that mean? “Warmth in the context of home is often achieved through sensorial experiences, color palette, lighting and tactility,” Frampton said. “Interior spaces can welcome us with the feeling of embrace.”
Below, our experts share tips to make things cozier.
COLORS
“I’m not sure who deemed a range of ‘greige’ to be the quintessential beach house palette, but I’m always aiming to bring in some color,” said Drew McGukin, a New York City designer who lives and works in the Hamptons. The surrounding environment offers plenty of inspiration, he added.
McGukin likes the pink and orange tones in seashells, the greens found in moss and blues like the waves under a night sky. This year’s Pantone color is “peach fuzz,” which he describes as floral
and fresh, fits well too. “Warmer colors are Hamptons chic,” he said.
Interiors are enhanced by a varied palette of light and dark shades, Frampton agreed. “Golden tones are an especially warm counterpoint,” she said. For example, in a recent Bridgehampton dining room, Frampton used a large artwork to add yellow to the space. In an Amagansett beach
house, she layered peach and rust color accents in pillows and rugs.
Framing children’s art is a charming way to add some color, added Geller. She loves black “because it’s very grounding,” but that doesn’t mean pale neutrals are banned from the scene. “You can still use creams and beiges and more grounded organic tones,” Geller assured.
TEXTURES
In your furnishings, “you need equal parts velvet, linen and leather, plus some brown woods and metal mixed with your bleached woods,” McGukin said.
To achieve this effect, Geller recommends incorporating collected, antique and found pieces. “Even if you’re doing a monochromatic look you can do it with textures and layers,” she said.
In a beige room, for example, add a chenille sofa, pillows with a chunky sweater material and textured wallpaper. Pairing unusually shaped accessories with stacks of books is another technique. “This way you’re bringing something in visually everywhere,” Geller said.
Don’t forget your rugs, Frampton added, but try them in unexpected spots, like hallways and transitional spaces. Wood-lined walls are a classic method but ceilings can have paneling too. “This is especially effective in warming a space if you are set on classic white painted walls,” she said.
LIGHTING
Lighting is key to the ambiance in a home, Frampton said: “Install an array of light fixture types for spatial interest.” Decorative wallmounted sconces add interest at the eye level while lamp shades and chandeliers made with parchment, string, or fabric add softness.
And don’t forget your mirrors to bounce the beams around, McGukin said. They’re key to depth, soul and personality. “Mirrors,” he said. “More mirrors. Always.”

With a name that reflects its geography, a dip between two peaks, The Swag and a new sister property are a must-visit in the South this season.BY KELSEY OGLETREE
When the wheels of our Land Cruiser crunch to a stop at The Swag, we’re 1 mile above sea level in the Smoky Mountains of North Carolina. I open the door from my back-row seat, where I’ve been riding next to our 7-month-old son, Asher, for the past eight hours from Alabama, and take in a huge gulp of mountain air. It’s cold — mid 30s, about 15 degrees chillier than the base — and I grab Asher and step inside our cozy Hummingbird Cabin. My husband’s building a fire with wood, and a helpful staff member is schlepping our bags. I set Asher on the plush bed and he squeals with delight at a stuffed racoon, his happy sounds harmonizing with the cackle of bluegrass tunes emanating from
the radio. It’s giving hygge vibes, and our little family is blissful anticipating our next few days in this mountaintop retreat.
The all-inclusive Swag was founded in 1982; but has plenty of recent updates, thanks to coming under the Relais & Châteaux umbrella in 2020. It toes the line between rustic elegance and secluded
luxury: Think time-hewn wood logs and deep soaking tubs; gravel roads and hot stone massages; 1930s Great Smoky Mountains Park fence posts and multicourse meals with amuse-bouches. To visit The Swag is to reconnect with your loved ones and the land. This purpose is evidenced over decades of guests who’ve stayed in these cabins and suites — which have grown to 18 accommodations,
including a larger Trinity Cottage that sleeps six — and penned recaps of their stays in notebooks left within each one. “We are well traveled and have been to some incredible places. The Swag has been the most remarkable trip for us in a long time,” reads one entry. “We have never experienced this caliber of service anywhere,” says another.
While the 250-acre grounds, cabins and main house are exceptional in design and beauty, it’s the team that makes The Swag one of a kind. We notice this from our first dinner in the dining
room, where our server had set out place cards for all, including one for Asher at his highchair that was so sweet it made my eyes water. Throughout our stay, he’d receive special attention, including tiny bowls of cheese grits with mini spoons, that he won’t remember, but that I’ll never forget. It’s this level of personalization to each family who visits that sets The Swag in its own class.
“We work to exude warmth and the feeling of familial community and hospitality here,” says Annie Colquitt, who purchased The Swag with her
husband from its founders in 2018. The Colquitts are so committed to this vision, they’ll also reopen the 700-acre Cataloochee Ranch — which borders The Swag property and is also a Relais & Châteaux resort — in March. Originally opened in 1933, it now encompasses 12 restored cabins and a new main lodge. While The Swag leans into romance and relaxation, Cataloochee Ranch will be focused on adventure, from horseback riding to shooting sports and a craft studio. The old Paramount Theatre Building is old no longer — the plaza is reawakening its former glory with new shops, revitalized energy, and an up-and-coming but authentically Palm Beach scene thanks to longtime locals. You’ll always be able to shop high-end designer stores on Worth Avenue and South County Road and at the Royal Poinciana Plaza, but venture north to the Paramount to see what’s hip, fresh, and happening on the island.
