ell, another year of Hamptons real estate is in the bag! While 2023 has been fairly quiet, mostly because of lack of inventory, this year still has produced some quite high trades, which we’ll detail below. These are all accurate at time of writing; of course, as most of us know, a lot of sales close before the new year, so watch this space.
was $135 million. Michael Koeneke of Compass brought the buyer, known only as Meerkat LLC at press time, who paid $112.5 million. And why not? The property includes both ocean- and bayfront, 500 feet of ocean frontage with a private boardwalk to the water. There’s also a private pathway to a deepwater dock on the bay side, perfect for parking a yacht.
The parcels comprise a 5.4-acre property that with a 5,500-square-foot, five-bedroom, six-bath main house and a nearly 1.3-acre inland parcel with a four-bedroom, two-and-a-half-bath guest house. Before that, the property sold in April 2020 for $45 million; the buyer then put the estate back on the market in October 2020 for $72 million. Nice profit of $46.5 million there, but who’s counting?
MYLESTONE FINDS A BUYER The biggest deal of the year is the giant eightacre estate on Meadow Lane belonging to Marcia Riklis. Yes, you remember correctly: her father was financier Meshulam Riklis, who among other things helped found Carnival Cruise Lines and part owned Las Vegas casinos. He was also the husband of 80s starlet Pia Zadora, who received a scandalous Golden Globe award.
The house is 15,000 square feet, with 11 bedrooms, 12 bathrooms and four half-baths, as well as an attached caretaker’s cottage. We’d guess the house will be bulldozer bait fairly soon, though. Ultra-rich people usually want to design their own mansions, rather than inherit someone else’s hand-me-down.
Another oceanfront house, at 201 Lily Pond Lane, sold on November 1 for a whopping $61 million. Repped by Ed Petrie and James Petrie at Compass, the property, available for the first time in 75 years, includes 2.7 acres of land with 400 feet of ocean frontage on Georgica Beach. Views are, of course, to the ocean to the south and to Lily Pond to the north, with gorgeous sunsets. The house, originally built in 1925 in the Spanish colonial style, is 7,600 square feet, with 8 bedrooms and 7.5 bathrooms, five fireplaces, and a double-height living room. There’s a 3.5 car garage, pool house, and oceanside pool.
Mylestone, as the property is known, was originally put on the market in January 2021 asking $175 million. The last ask for the property at 700 Meadow Lane, brokered by Bespoke,
EAST HAMPTON STRIKES BACK Likely the second priciest sale of 2023 is an oceanfront compound that sold for $91.5 million in an off-market deal in January. 32 Windmill Lane and 26 Windmill Lane in East Hampton sold in two transactions — $77,775,000 and $13,725,000.

PLACE OF PEACE Lasata, famed for being the young Jackie Kennedy’s family summer home on Further Lane in East Hampton, has a new owner. Supposedly named after a Native American word meaning “place of peace,” the iconic Lasata is now the property of superstar fashion designer Tom Ford. Ford paid $52 million for the non-waterfront property, which went on the market in May asking $55
million. The seller, David Zander, who purchased the estate in 2018 for $24 million, was repped by Charles Forsman and James Petrie of Compass and Eileen O’Neill of The Corcoran Group. Frank E. Newbold of Sotheby’s International Realty brought the buyer.
is also a two-bedroom guest cottage, a caretaker’s cottage, a pool house and a three-car garage. Now including 7.15 acres, the gardens of Lasata were redesigned by French landscape architect Louis Benech after the property was subdivided in 2017, with four acres sold separately.

GOING FURTHER In May, Peloton co-founder John Foley sold his Further Lane, Amagansett, oceanfront house for $4 million less than he paid for it in 2021. Not too surprising given that Peloton stock plummeted after Covid-related lockdowns eased, and Foley was rumored to be interested in offloading the property just two months after his purchase. The property, set on about four acres with 400 linear feet of oceanfront, traded for $51 million in May. Foley paid $55 million for it in December 2021. The property sold off market, and it’s uncertain who the brokers or buyers were, always bad news for us nosey types.

SOUTHAMPTON COMPOUND In September came news of the transfer of an oceanfront house in Southampton’s McDonnellMurray Compound. On 2.64 acres, with 191 feet of ocean frontage, the house was built in 1992 and traded for $41 million. Bespoke represented both the buyers and the sellers.

GOOD BEACHES MAKE GOOD NEIGHBORS 51 West End Road in East Hampton traded for $35 million in January. Lloyd and Barbara Macklowe, founders of the Macklowe Gallery, sold their home
to their neighbor, Hard Rock Cafe’s founder Peter Morton. The Macklowes were represented by Kyle Rosko and Marcy Braun of the Eklund | Gomes Team at Douglas Elliman, while Morton’s agents were James Petrie and Ed Petrie of Compass. The 1.51 acre property, with 170 feet of ocean frontage, is right on sought-after Georgica Beach. It boasts sunrises over the Atlantic and sunsets over Georgica Pond, along with a rare oceanside pool. Built in 1926 by Roger Bullard (architect of the Maidstone Club) and known as the Ellery S. James House, the 6,100 square foot house offers a three-car garage renovated by Ben Krupinski himself, the house includes a fun hidden guest wing staircase. The private beach boardwalk is placed perfectly between two of Juan Trippe’s original Georgica jetties for erosion control. Just down the road, the oceanfront home at 15 West End Road has sold for $33 million. The twoacre parcel offers a 5,000-square-foot home, a 1,500-square-foot cottage, and a swimming pool, and boasts 165 feet of ocean frontage. Owned by the same family since 1945, the house was originally built by Ring Lardner, the sports columnist and friend of F. Scott Fitzgerald, in 1927. Listed with the Petrie Team at Compass, the house offers nine bedrooms and five bathrooms, all restored to historic perfection — the house is still neither winterized nor air conditioned, a true taste of vintage East Hampton.

THE INFLUENCERS: PARRISH ART MUSEUM’S ARTISTS CHOOSE ARTISTS BY HEATHER BUCHANAN

ack in the days before we considered “influencers” those who amassed followers for revealing the world’s best lip gloss, influencers were ground breakers in all artistic disciplines. The Parrish Art Museum explores this concept in their Artists Choose Artists exhibits, tapping into the rich legacy of the East End. Certain artists are invited to scour the Museum’s 3600-volume holdings to pick another artist living or passed to pair with their own works. What emerges is a sophisticated dialogue of past and present, sparking discussions of perception and perspective as well as a chance for artists to look at their personal or professional relationship with other artists. When internationally acclaimed artists Ned Smyth and John Torreano recently participated in a discussion on the exhibit, they explored not only their relationship to the artist they chose but to each other. It was a fascinating walk down memory lane in their early years in Manhattan in the ‘70s before Soho was Soho, when you could trade art at the local bar for booze, exhibit at galleries with no locks on the doors, or argue over rent going up to $175 a month. Smyth was first inspired when he spent a summer building a house in Aspen cutting 2 x 4’s. He came back to explore casting them in concrete. “I was a minimalist when I first came to New York,” says Smyth, “And I started making different constructions with them. The first person to see them in my

studio was Leo Castelli.” Attracted to different eras of architecture, he then started creating archways, entrances and columns. “I thought of it as creating reverent space but not necessarily a particular religion. It wasn’t about an object per se but the feeling from the whole space.” Smyth also creates sculptural installments in public spaces including one in Battery Park. “A woman who lived next to it told me it was ‘awful.’ When I asked why she said, ‘The Hell’s Angels come here every Saturday and hang out and play music,’ and I said, ‘How cool.’” His home in Shelter Island and nature inspire him now from enormous rock sculptures to bronze versions of beautiful driftwood. For his pairing Smyth chose a signature all black wooden sculpture from Louise Nevelson. “I was looking through the collection for minimalism,” says Smyth, “I know Louise’s work from back in the ‘70s when my first loft was on Delancey and I walked past where she lived regularly. When I saw her piece in the collection it seemed to connect and be in proportion.”

John Torreano describes himself as the “longest emerging artist of all time.” He attributes staying relevant to staying true to his intuition instead of being driven by money, “If I had gotten caught up in
how much I could get for this one versus that one it would have been different.” His fascination with dots (even evident on his socks) took on different meanings as his work evolved. “I wanted to be more articulate with the distribution of the dots and I asked where are dots in nature and I thought stars.” First looking at the pictures of the cosmos then reading about it informed his art on many different levels. On his choice of the fiberglass and orb sculpture by Dennis Oppenheim to pair with his own work he says, “It’s the idea of contradictive things physical and visual. It’s the physical materiality of something and the illusion you create with it. Meaning is created by the viewer, not the artist.” Both became enamored with the Hamptons, Torreano when he was the first visual artist resident at the Edward Albee Foundation in Montauk and Smyth, against his objections, “I don’t wear pink pants and play golf,” when he “went down to Gibson Beach in Sagaponack and there were all the artists I knew from New York.” Torreano says, “What I like about the community here is it has a similar scale as when I first moved to New York. You see the artists and you know them. It’s not so huge that you get lost.”

MARKETWATCH: WITH INVENTORY STEADILY REBUILDING, THE HAMPTONS MARKET LOOKS FORWARD TO 2024 BY ALICE PHILLIPS

ere at the end of 2023, we find that the Hamptons real estate marketplace is not truly immune from the pressures of interest rate hikes. Hamptons Real Estate Showcase spoke with Robert Nelson, Executive Managing Director of Brown Harris Stevens of the Hamptons to discuss the most recent BHS Hamptons Market Report and Mr. Nelson’s thoughts on Hamptons real estate as 2023 draws to a close. HRES led off the conversation with a discussion of the inflation/interest rate conundrum confounding the US housing market. In response to waning Covid fears and the resulting strong jumpstart of the economy, the Federal Reserve has focused on reducing inflation to the effect that it has raised the key federal funds rate 22 times in the past 18 months. Many economists and real estate professionals believe that the Fed’s actions are jeopardizing the housing market. “We have become a fixed rate country, the majority of loans are fixed rate,” explained Mr. Nelson. “Potential sellers are staying put because we all love our low fixed rate mortgages. Despite the actions of the Federal Reserve however, in the past few weeks, mortgage rates have started to drop – enough of a drop to where homeowners feel like they can refinance and where homeowners
will start to move. The housing market is all about perception – and when people’s perceptions change, then the market will begin to change as well.” HRES and Mr. Nelson went on to discuss market pressures more specific to the Hamptons, using the closing of 700 Meadow Lane as an example. In the first week of November, 700 Meadow Lane in Southampton closed as the highest priced sale of 2023. Originally listed in 2021 for $175 million, the price was reduced to $135 million earlier this year before closing at $112.5 million – the latest property to sell for over $100 million and surpassing the 2021 sale of 90 Jule Pond Drive in Southampton in 2021. Despite the nearly 25% reduction, the price marked the most expensive listing in the Hamptons. “Clearly the purchaser felt that it is a good time to make that sort of investment in the Hamptons,” said Mr. Nelson. “This is a purchase by the extremely wealthy, and if those with that kind of money didn’t feel it was a good time to invest, then they just wouldn’t. Of course, there’s less of an impact when transactions are all cash. But let’s remember one thing: the top 10% are reading the headlines and headlines do affect ‘cocktail party talk.’” The discussion then turned on the notoriety of the Hamptons. “It’s a famous, but very small market.”
Mr. Nelson’s latest Hamptons Market Report comments that the “[Hamptons] market is entering a more stable period.” When asked by HRES to unpack this comment, Mr. Nelson was quick to add that he was referring to the Covid years, which were not the norm. “That’s compared to the Covid years, which were just not normal. Covid purchases were just not normal. Real estate professionals never worked so hard to sell so much so quickly as they did during the pandemic. Purchasers needed a place to hunker down, especially city dwellers moving from apartments to single family homes.” If the market is becoming more stable, is the lack of inventory easing? “Yes,” responded Nelson. “Inventory is building, but not at the speed as before. Supply is still low as opposed to pre-Covid. However, buyers are beginning to have a selection of homes to look at – as opposed to the Covid period. But it’s still not enough.” When asked how the market gets to enough, Mr. Nelson was very specific. When the public sees interest rates as stable at a manageable rate, we will see movement to listing and participation in the marketplace to meet seller’s demands. For now, downsizers are not moving because many don’t want to give up favorable low rates.

And what about pricing? “We are seeing multiple offers on correctly priced properties,” confirmed Nelson. Properties that are moving are closer in line to actual values. The market today is seeing double, triple number of price reductions because ‘aspirational’ prices are not being met.” What makes for aspirational pricing? “Every property is different, every home is different,” Mr. Nelson explained. “Some asking prices are out of sync with value because neighboring properties are so different. Comps show one price, but maybe your next-door neighbor sells for a much higher price, so a seller thinks his or her home is worth more than the comps actually show.” What’s the takeaway for 2024? Mr. Nelson wrapped up with a very positive viewpoint. “All I know is when I take my graph and project forward, the Hamptons is never losing money. A lot of property has been preserved, look around at all the lovely farms and other preserved land. We have the ocean on one side and bays on the other and the area is world famous. The Hamptons are a great long-term investment.”
Overall we see a healthy market that is continuing to slowly level off after a few years of historically high numbers of sales and prices. Inventory is steadily rebuilding, as each week we have more listings coming to market than selling….With more homes on the market and prices slowly adjusting accordingly, we should look forward to continued stability in the Hamptons real estate market. — Robert Nelson Brown Harris Stevens of the Hamptons

raveling the world at the holidays is nice, but if you find that this year’s plans have you home, never fear. A trip around the world is as close as the East End’s restaurants. From Japan to Italy to France, you can take a tour of the world’s finest cuisines without leaving the Hamptons. Where should you start? That much is up to you. But we’re highlighting a few of our favorite cultural touchstones this season. The adventure, as always, begins on your plate. So dig in. Take a trip all the way to Japan without leaving home via Sen, the established restaurant in Sag Harbor that has long been a part of the Hamptons local scene. Jesse and Tora Matsuoka own the restaurant and have dedicated their careers to understanding and appreciating Japanese cuisine, and this comes across in every detail of the restaurant, down to the sushi bar and intimate cocktail room at the restaurant’s rear. Whip-fresh fish is always a delight (opt for the Chirashi, which features 14 different varieties of sashimi, along with
vegetables, over rice, a Japanese classic), as is the restaurant’s stunning pork ramen: springy noodles simmering in a rich tonkotsu broth. The only thing you’ll miss out on are the frequent flyer miles.
Il Buco al Mare
Transport yourself to the Italian seaside with a trip to Amagansett’s Il Buco al Mare. With a dedication to seafood and produce, this restaurant replicates the simple pleasures of the Italian seashore. A whole branzino with shaved fennel, herbs, and cracked buckwheat recalls fish caught from the nearby shoreline, the briny air in Italy, the licoriceinflected bulbs pulled from the hot midday soil. Close your eyes and you’d swear you were there. Charred octopus, charred prawns: were these plucked right from the Italian mare today, or is it best left up to the imagination? Travel is a play between memory and imagination when dining at al Mare. It’s an adventure of the palate, and it’s not too far off to envision oneself in a small, slippery
boat, hauling in the day’s saline treasures. If a trip to France isn’t in the cards this year, head directly to Bridgehampton instead, where Pierre’s can offer up a taste of the country’s most iconic dishes. Inside, a stark white interior plays at East End décor, but the food holds nothing back. A crock of practically overflowing onion soup with a brûléed top is one of the most stunning things to come out of the petite kitchen. Don’t stop there. Burgundy escargots, set ablaze with a hint of Pernod and served with garlic-parsley butter (and bread, naturally) are the pinnacle of French dining. Thin, salty, and divine French fries go with practically everything on the menu. Dive into a bowl of mussels, cooked in shallots and cream; a plate of beef tartare; or a rare and tender hanger steak, served with Sauce Béarnaise. No jetlag suffered, you’ll find yourself ready for the world again after a nightcap. (Pierre’s has those, too.)

IN THE PINES AT MAINE’S QUISISANA, THE JOY IS IN THE TURNING OFF AND TUNING OUT BY HANNAH SELINGER
I
t’s rare, in the world of travel writing, that a writer is afforded the opportunity to return to a place more than once. For all the luxury and mystique of the job, there is one thing we are frequently denied, and that is the familiar. Jetting back and forth to the newest, shiniest, and most exciting destination is our bread and butter. What’s next? Whatever is new and different, naturally. In the summer of 2022, my family and I headed up to Maine for a week, to a resort that my father had visited decades before, when he, too, was in his early 40s. My husband, kids, and I sank into the analog comfort of a week in the pines at Quisisana, a family-owned spot on Kezar Lake, a nexus of activity that is not at all like the activity back home. There, the social scene is dominated by waterski boats and evenings with fellow travelers, commiserating over sunset on a porch that stretches into dusk. Adults eat peanuts and drink glasses of wine. Kids play Skee-Ball and are afforded the rare freedom to run unattended in the woods. When we were invited back, in July of 2023, we leapt at the chance. The rustic green and white cabins of Quisisana are joyful — the understated luxury that someone who has gone to camp without hot water will appreciate in adulthood (Quisisana does have hot water, and alcohol, and candy, some of the things you may have been denied as a camper, but can now have as a “just visiting” grown-up who still wants to have camp

memories at arm’s-length). Maine burrows itself in the soul. The blueberry bushes that line the pathways are a signature part of the state’s experience. Is this a hotel? An opportunity to commune with nature? Why not both. Each day, meals are served in the main dining room. Guests sit at an assigned table and are served by the same rotating team of servers. If there’s a birthday, the staff — most of whom have come to Maine to perform in the finely honed series of weekly operas, musicals, and shows — will sing. They come from all over the country to perform in this summer stock, of sorts. By day, they are servers, or waterfront attendants, or housekeepers. By night, they strap on knee-high pleather boots and kick back and belt out the tunes from Kinky Boots. There’s a Borscht Belt feel to Quisisana. You could be in the 1950s, the 1960s, the 1980s, the 1990s. Every family’s cabin and address is recorded by hand, stored in a plastic index card box holder. Your reservation will exist there, for safe keeping, for life. The Orans family, who runs Quisisana, will be able to let you know where you stayed last year, or the year before, should you have a preference, say, for a cabin with a living room and a fireplace, or a cabin that faces the lake directly. Up in the main lodge, there are board games and books for borrowing. There are computers, should you need
to check an email or remind yourself that the real world exists. Every once in a while, I did this, though I shouldn’t have; whenever my inbox replenished, at alarming speed, I felt the pang of the real-world return, the suffocation of it. There’s a reason that Quisisana encourages its guests to disconnect, to recover from digital overload in the comfort of tall pines, ice-cold lake water, and evening performances in the company of new friends. New England had its rainiest summer perhaps ever, but we didn’t mind. My sons waterskied daily, on a particularly glassy lake. In the evenings, they marched off to Treble Hall, the children’s activity room, where they readied their own talent show for a last night performance. We, too, were busy, eating chef Andrew Vogel’s food: steamed lobster one night, lamb saddle another. A week goes by too fast. That’s one thing we discovered during our second visit to Quisi. The rituals — and they had, in fact, become rituals at this point — felt settled into our bones. Pretty soon it was Wednesday, Thursday, Friday. Then, it was time to say goodbye all over again. For all the trips my husband and children and I had taken across the world (villas perched on pristine beaches; elephants tearing across the plains), this was one we were so sad to let go of. What if we didn’t make it back again? The thought of that was almost too heavy to bear.

hen Feng Shui comes up in conversation, there’s a familiar assumption that it’s a “move your furniture, change your life” practice. CHRISTMAS AT WHITEHALL On display from late November through early January, the decorations at Whitehall (better known as the Flagler Museum) transform the already-marvelous space into a festive wonderland with historically accurate greenery, trimmings, and ribbons, plus a 16-foot-tall Christmas tree adorned with traditional Gilded Age-style ornaments. HRES recently sat down with Lawrence Ingolia and Jonathan Smith of Sotheby's International Realty to talk about their renovation of an historic home on Division Street in Sag Harbor. HRES: Renovating an historic property can be challenging. What can you tell us about the process? Lawrence: Jonathan and I have been real estate agents in the Hamptons for more than 30 years combined. Over the years, we have been collecting ideas and inspiration and when we saw the property at 205 Division Street, we knew it was the perfect project for us. The house was built in the 1860’s and had many great historical qualities but the previous owner had basically abandoned it. We saw that with a combination of bespoke design and quality workmanship, it would be perfect for intelligent buyers who understood the Sag Harbor market. Working with the preeminent architect John Himmelsbach, who has designed many of the great homes in the Hamptons, we set about rebuilding this historic property.
HRES: What contemporary features have been incorporated to complement the historical charm of the house? Jonathan: We incorporated more modern elements like the striking, loft-like, metal and glass wall alongside historical details like Victorian push-button electrical switches and cast-iron vent covers. The contrast really works, elevating the house into the modern era while maintaining a charm that’s in keeping with the coastal aesthetic of the village. HRES: How did the collaboration with Kristin Kamp Design and Mabley Handler Interior Design influence the overall aesthetics of the property?
is beyond the standard for this price point. The cabinetry features elegant walnut accents and a large butcherblock slab which complement the designer appliances, like the Bertazonni range. We really wanted this project to shine and, to that end, we decided early on to make the investment in the highest quality finishes. HRES: Why is this listing a good investment? Jonathan: This property is an excellent investment. Sag Harbor Village real estate is always in high demand, whether for sale or rent, and this house is a rare turnkey offering.
Jonathan: It was such a gift to be able to consult independently with both of these fantastic designers. With years of design experience in the Hamptons, Jennifer Mabley and Austin Handler guided us through many of the decisions for details and finishes, including the luxe unlacquered brass fixtures and the coastal design elements. Kristin is a master of color, and her stamp is clearly witnessed in the cohesive palette throughout the house. Both designers are experts of the transitional style, helping us to navigate the fine line between historical preservation and contemporary spirit. HRES: Specifically, what modern conveniences or unique features distinguish this house from similar properties in the area? Lawrence: As one example, we engaged Bakes & Kropp to build the custom kitchen and their quality of construction

DOMINICA THE CARIBBEAN'S UPSCALE DESTINATION FOR 2024 BY MARIETTE WILLIAMS

n my recent flight into Dominica, there was a moment when the clouds parted and gave way to a rugged mountain landscape ringed by the deep, cobalt waters of the Caribbean Sea. As a frequent traveler to the Caribbean, I’ve had my sights set on Dominica for a while, and my first impression flying into the island cemented why Dominica is such a coveted travel destination. Just 29 miles long and 16 miles wide, Dominica’s under-theradar reputation, well-heeled accommodations, and natural attractions position it as the Caribbean’s next luxury destination. As you start to make your travel plans for 2024, here are a few reasons why Dominica should top your list. THE NATURE ISLAND Nicknamed “The Nature Island”, Dominica is a gorgeous combination of lush mountains, volcanic beaches, and majestic waterfalls. Home to just over 70,000 Dominicans, Dominica still feels unspoiled and wild, but travelers still have access to amenity-filled resorts with top-notch service. To get to Dominica, American Airlines operates two convenient direct flights from Miami per week, and there are connecting flights several times a week from San Juan, Puerto Rico, Barbados, and St. Maarten. NATURE MEETS LUXURY Two-thirds of Dominica is covered in rainforest, and the island is home to several sophisticated resorts like the InterContinental Cabrits Resort & Spa,
located on the edge of Cabrits National Park. The newly opened property is just under an hour from the airport, and upon your arrival, you’ll be handed a Dominican rum punch and welcomed into a grand lobby that looks over the property’s garden and pristine pools. The beachfront resort has a combination of modern details alongside natural elements that reflect the property’s tropical setting. Inside, the guest rooms have sleek floor-to-ceiling glass bathrooms, polished wood floors, and dark wood furniture, and outside drinks are served under a thatched roofed open-air restaurant. The upgraded guest rooms have balconies with direct views of the beach and resort infinity pool, and select suites come with outdoor bathtubs and private plunge pools. The food at the resort was both diverse and delectable, and during my stay, I enjoyed coconut shrimp, tender steaks, and crispy samosas. I also sipped on a Dominican herbinfused bush rum made on-site that was some of the smoothest rum I’ve tasted. A resort highlight is the Cabrits Spa and Wellness Center. The nature-inspired spa center has several wellness huts where guests can experience the island's natural bounty from the mineral-infused mud wraps to the coconut sugar scrubs - both sourced from local ingredients. Between my spa services, I enjoyed fresh coconut water and freshly picked Dominican fruit.
OFF RESORT ADVENTURES You could spend your days sipping cocktails at the hotel’s infinity pool, but the off-resort activities deserve attention too. From the InterContinental Carbrits Resort & Spa, head about an hour to Dominica’s capital of Roseau for a few of the island’s main attractions. Start with a trip to Trafalgar Falls, one of the island’s most recognizable landmarks. The hike to the top is a quick 15 minutes, and you’ll be rewarded with panoramic views of the falls. Be sure to stop at River Rock Cafe and Bar at the base of the waterfall for a homestyle Dominican meal of peas and rice, stewed chicken, or fish. TiTou Gorge is another natural wonder, and it was also one of the filming locations of Pirates of the Caribbean: Dead Man’s Chest. The best way to explore the gorge is via an inner tube (and a local guide). I took a lazy river ride into the mouth of the gorge which led to a thundering waterfall. For a relaxing end to your day, head to Ti Kwen Glo Cho Hot Springs, a unique garden full of natural hot springs, warm baths, and mud pits. I’ve visited nearly every island in the Caribbean and fell in love with Dominica’s gorgeous natural landscape and low-key charm. It’s the ideal location for a restful getaway or a few days of hiking and exploring. My advice? Visit the island while it’s still uncrowded.

e had come from three days in Santorini, battling crowds to look over cliffs at Oia’s famous blue-topped roofs, and, to be honest, we weren’t sure what to expect next. The first time I had heard of Ios, our next destination, had been in 1999, when two friends of mine had taken a ferry over during the summer between my sophomore and junior years of college. They had returned with a thrilling tale: somewhere between the island’s main towns of Chora and Ormos, they had partied hard, forgotten everything about the night, and ended up in the company of two Australian strangers. That was a long time ago, yes, but Ios, over two decades later, has not quite lost its reputation as a party island. And yet, the first thing I noticed, as our car crept up from the port in Ormos and through the extraplanetary landscape — barren and beautiful sandstone boasting not a single home, unlike the overdeveloped and neighboring islands — was how quiet it was. There are no homes built across the island, but there are many, many churches (one for each day of the year, our driver told us, and a cursory factcheck confirmed that there are, in fact, 365 churches and chapels on the island that is a mere 42-squaremiles big and that is home to only 2,000 year-round residents). On our drive to Calilo, a 30-suite bespoke luxury hotel opened by Angelos Michalopoulos and Vassiliki Petridou in 2019, I saw only herds of goats, and, once, a passing car. Of those goats: there are over 3.6 million of them, dotting the landscape, climbing the hills, and, sometimes, interrupting traffic on the roads. They belong to individual farmers but are allowed to roam free; travelers will note their large bells, worn around their neck. Eventually, each goat makes it back to its native home. The island is small enough. Ios is home,
too, I later learned, to a petite and beautiful cheese museum, Diaseli, where owner Dimitris Haros, an Ios native, continues his family’s tradition of making cheese from the milk of his wandering goat flocks. One hot morning, my husband, sons and I stopped in for a tour and tasted yellow (aged) and white (fresh) cheeses alongside a fresh tomato and foraged caper salad, beneath a pergola draped with vines. Wine, slightly oxidative and ice-cold, sat in a ceramic pitcher. We could pour liberally at our own pace. Much of the Greek isles is suited to one’s own pace, I discovered. Care to lounge on the beach? The time belongs to you. Wish to belabor the point of lunch? Such is the will of August’s sun-drenched days. Ours felt long. Even sunset felt like an enchanting, drawnout event, stretched out like taffy after a honeysoaked day in the sun. Cheese, tomatoes, plump capers, homemade wine, honey that tasted of lavender. It was as thrilling
as the 8-course Cycladic dinner my husband and I enjoyed at CHES, Calilo’s degustation menuonly restaurant, which leans into each island and its native fare. Burned into my memory: a dish of fat mussels and clams in a seafood and bergamot broth, paired with Retsina, and recalling Mykonos; a gelatinous terrine of mackerel; and a play on cacio e pepe, a miraculous and satisfying carb-rich course that made me wonder why Greece is not better known for its pastas. One evening, my husband and I left our children to lounge by our room’s multitude of saltwater pools, all of which seemed to overflow seamlessly into one another (my favorite was the heart-shaped one, which overlooked the beach below). You don’t go to Ithaka, in the port, to party; you go for the restaurant’s pristine seafood, local goat, and reimagined spinach pie. And although you might go to Pathos Club & Restaurant, a club with a sunset view, for the more traditional Ios experience, a restaurant and sushi bar awaits upstairs. There, on a blushing pink and warm Greek summer evening, my husband and I ate through an omakase plate highlighting local fish — bruléed squid, caviartopped scallops, thick planks of mackerel — as well as some of the most exquisite lamb chops I’ve ever tried. The orange globe of the sun sank into the water. Below, throngs of young dancers, their silhouettes highlighted in neon, bopped to the trance of electronic music. But we were long gone before the party even began.

n summer, the Hamptons is THE place to be. But off-season, Hamptons habitués who don’t decamp for warmer climes want serious winter with snow and challenging slopes. They’re also looking for chic destinations like these with see and be-seen cachet, luxury spas, designer boutiques, first-rate restaurants, and lively bars for après ski. COURCHEVEL, FRANCE There’s nothing like skiing in France where highend cuisine is an expected perk. Apparently, the French don’t loosen their boots for just a lunch time sandwich. Eight Michelin star chefs ride the range here. Six villages offer a wide variety of terrain from beginner to extreme in over 100 ski runs, many dotted with moguls. Snowboarding and snowmobiling are also popular. There are 17 five-star hotels and three in the palace category. You’re in the lap of luxury here always with magnificent Alpine views. VAIL, COLORADO They say Vail is like being in the French Alps without the international plane ticket. Powder, powder, powder covers its vast 5,200-acre groomed terrain plus seven legendary back bowls. • The Marsh Billings Rockefeller National Historic Park, a 550-acre forest park that offers miles of trails for hiking, cross-country skiing, and snowshoeing. Also passed down from the Rockefeller family, the scenic park — the only such national park located wholly in the state of Vermont — draws focus on conservation, land stewardship and the understanding of the forested landscape. • The Middle Bridge, an all-peg constructed wooden bridge that spans the Ottauquechee River. One of three in the area, it offers stunning views and is a great place to snap some photos. • The Paul Revere Church Bells, manufactured at the Massachusetts foundry owned by America’s most famous Midnight Rider. There are six of them in Woodstock — spread throughout the town: at the Congregational Church, the Woodstock Inn, the Masonic Temple, the St. James Episcopal Church, the North Universalist Chapel Society, and the Woodstock Country Club.

hen most people think of Woodstock, that famous music festival probably comes to mind. Unless, of course, they’ve been to Vermont.
Anyone who has been fortunate enough to visit or stay at “the other Woodstock” won’t soon forget it. A quaintly scenic locale, located on the banks of the Ottauquechee River and the base of Green Mountains, it’s brimming with charm. Rustic yet also quite sophisticated, the “Shire Town of Windsor County” was named “The Prettiest Small Town in America” by the Ladies’ Home Journal and has been lauded as one of the “Great Places in America” by the American Planning Association. Home to artists and artisans, shopkeepers and skiers, the 3,000-strong village was chartered in 1761 and owes much of its appeal to painstaking preservation of its 19th Century architecture, a wonderfully scenic ridgeline, and pleasing rural surroundings. Adding to the backdrop of breathtaking mountain scape and picturesque covered bridges, the totally wireless village is dotted with gorgeous Georgian-, Federal-, and Greek Revival-style homes and buildings, all clustered around a central square, called the “Green.” The wealthy tourist town, curated and cared for by members of the Rockefeller family for generations, also offers plenty of shopping, dining, cultural stimulation, and a multitude of outdoor activities. It’s also not too far from neighboring resort areas such as Killington,
Ludlow, and the Quechee Gorge. A year-round destination that’s sure to inspire no matter the season, the idyllic country village really shines during the winter months. Colder season events include a Wassail weekend in December, plus skiing, sledding, snowshoeing, fat tire biking, snowmobiling, ice skating, ice fishing, ice climbing and sleigh rides as long as the weather allows. FUN FACTS: • Broadway star Gwen Verdon and actress Daphne Zuniga are both from Woodstock. • The Chevy Chase movie Funny Farm was filmed here, as were a handful of others. • The Academy Award-nominated film A Place in the Land highlights the community and its sustainable farm.
• The Norman Williams Public Library, located in a grand circa-1883 stone building, the library is a cornerstone of the community. Located on the “Green,” it’s host to more than 400 public programs a year. PLACES OF INTEREST: • The Suicide Six Downhill Ski Area, which is a 10-minute drive from the village Green. The site boasts the use of America’s first ski-tow rope, which was powered by a Ford Model T engine. A family-friendly resort, it offers a mix of terrain for beginner, intermediate and advanced skiers on three lifts and 24 trails. • The Billings Farm and Museum, a 150-year-old working dairy farm and museum. Formerly owned by Laurance and Mary Rockefeller, née Billings, the landmark farm is host to cows, sheep, horses, oxen, and chickens. There’s always something to do there, from farm-to-table
