It’s finally spring! Didn’t it feel like January was about six weeks long this year? Thank goodness for daffodils and tulips and forsythia, I say.

Spring, of course, leads inexorably into another summer season here. According to agents we spoke to, demand is quite strong this year for rentals. A quality medium-priced property, well presented with amenities, is eagerly sought-after, with some tenants already wanting to lock in for summer 2026, too. Publicly listed rentals range from a high of $2.5 million, Memorial Day to Labor Day, on Cobb Lane in Water Mill, with quite a few more $1 million plus rentals than usual.

Jaffe is well known as a midcentury architect; his most famous design is probably Gates of the Grove at the Jewish Center of the Hamptons. He was well known for loving natural stone and wood inside his designs, with over 50 of them remaining out east.

The Bridgehampton barn style property includes 1.5 private acres of land and an architectural landmark in original condition. Asking price is $9 million.

Close to the ocean, the property is located on a quiet dead-end street off Jobs Lane. It was built in 1977, for Jack Whitaker, the TV sportscaster who covered the first Super Bowl, Secretariat’s Triple Crown victor, and so on. The next owners renovated the place, adding a two-card garage and another bedroom, making for a total of 5,000 square feet. In the peaceful green farm fields of southern Sagaponack, close to the ocean and not far from Wainscott, a 1775 house is for sale. Original charming features combine with new luxuries to create a knockout of a house, set on one acre of land and facing 83 acres of agricultural reserve. Jeremy Morton, already the owner of Ruschmeyer’s and Rick’s Crabby Cowboy in Montauk and the now-gone Morty’s Oyster Stand in Napeague, has purchased two large pieces of Sag Harbor real estate for $30 million. Hal Zwick and Jeffery Sztorc of Hamptons Commercial Real Estate at Compass represented both buyer and sellers.

The shopping complex, which was once mooted as the future home of Bay Street Theater, will undergo extensive renovations and the addition of a second floor. 2 Main Street, which is currently 4,600 square feet, currently houses K Pasa, Espresso’s, Yummylicious, and the UPS Store. The land is 0.27 an acre.

22 Long Island Avenue includes a 15,000-square-foot, mixed-used building and a large parking lot for 26 cars, all set on 0.67 of a waterfront acre. It had been purchased in 2020 by the Friends of Bay Street for $13 million. The group envisioned a new home for Bay Street Theater but eventually decided to give up on the idea.

Right now, there are 12 units in the building, with some retail as well as offices on the partial second floor. A 7 Eleven had been the largest tenant, with 3,075-square-foot, but the store left after the building was sold to Friends of Bay Street. The most notable current tenant is Cluckman’s, a chicken-oriented restaurant with tasty sandwiches and shakes, owned by veteran restaurateur Michael Gluckman.

It’s a new year, and the Hamptons sales market is ready. After the election, fourth quarter 2024 sales on the South Fork rose 25% with the Corcoran Group year-over-year and 76% at Douglas Elliman, according to reports from the brokerages.

“With limited quality inventory keeping sales prices up, buyers and sellers who know what they value, have reasonable and informed expectations, and are willing to listen to guidance were able to successfully achieve their goals,” said Cutter Koster, a real estate agent

Looking ahead, experts expect a robust market as demand meets limited inventory Out East.

ACTIVITY THIS WINTER

“Based on the reports that I receive from all our offices, we have seen unusually early pick up in the number of customers visiting open houses, entering into negotiations and signing contracts in December and January,” said Judi Desiderio, partner with William Raveis, adding that these “are historically slow months.” Formerly, Desiderio was chief executive officer at Town & Country Real Estate, which sold to William Raveis in December. “If this is an indication of sales activity for 2025, this will be a good year,” she said.

Koster noted that his team, under Associate

, landed more than $100 million in contracts signed this winter. A notable recent deal was 1431 Meadow Lane in Southampton, a 3,500-square-foot fivebed, five-bath with views of Shinnecock Bay through floor-to-ceiling windows, which sold for $12.7 million.

The property reminded him of his childhood in the area, Koster said. “I grew up in Southampton and spent my youth fishing and sailing around Shinnecock Bay, climbing over the dunes of Meadow Lane with a surfboard under my arm chasing a wave, and hitchhiking with my friends,” he recalled. “I love Meadow Lane deeply and I’m excited to help others capture the same feeling.”

His team recently went into contract with Millstone Hill Farm, a 12,400-square-foot Bridgehampton estate with an inground pool and a tennis court listed for $14.95 million. “Here, one can find homes overlooking beautiful equestrian estates, tranquil farm fields, or surrounded by nature preserves,” he explained. “This locale also provides the coveted Hamptons commodity of space and privacy.”

2023 in Bridgehampton in the fourth quarter of 2024 and 33% in Sag Harbor, according to the Corcoran market report. They were down 50% in Water Mill.

“The bayfront communities are also a great value play,” Koster added. “Waterfront, water views, water access, clubhouse or marina amenities will not only make you love life there but will certainly also increase the value of your investment.”

Anywhere on the fork, “oceanfront properties are always in high demand,” agreed Harald Grant

an associate broker with Sotheby’s International Realty. “It’s a competitive market with limited inventory,” he said, “so those seeking luxury living and beach access are actively searching year-round, knowing the right property can be hard to come by.”

ADVICE FOR SPRING

Buyers and sellers who delayed taking the plunge for the last two years should seize the moment, Desiderio advised. “The time has come,” she said. “You can only put your next chapter of life off for so long.”

For sellers, list your home at market value, Grant said. “Properties that are priced correctly are more likely to move quickly in a competitive market,” he explained.

Buyers should be willing to compromise, Koster added — regardless of their budgets. “Even if you build your dream house from scratch, you’ll likely wish at least a few details were different in the end,” he said. “Fall in love with a room, a special home feature, a view, a lot, or a location and create your long-term dream from there.”

Sellers, meanwhile, should know the expectations of their target buyers. “The market will speak very loudly when you listen,” Koster said.

A designer fine-tunes a new build in Southampton

It’s a myth that a new-build house is a cinch to decorate. Yes, it’s true that you know exactly what you’re getting. And no, you’re not dealing with other people’s interior design mistakes or bad architectural gambits. But while each element betokens a fresh start, the reality is that new builds can be awfully bland. How, then, to bring style and flair to a property that was conceived to please everybody? That was the challenge Emma Corner, a New York City-based interior designer, came up against when a married couple with two children brought her on to design the interiors of their twostory, six bedrooms soon-to-be-built weekend house on a quiet cul-de-sac in Southampton.

“They were looking for an easy house, one they could put their own twist on,” says Corner, who is originally from the UK. The place they chose was built in a contemporary-traditional style by a well-known developer and it included an expansive basement that now houses a movie theater, a gym, a guest bedroom, and a children’s play area. Corner was in their corner, so to speak, before the house was completed. Thus she was able to choose the finishes, the trim, the flooring, and the components in the open kitchen – a big win for the homeowners. Once construction was finished, she set about furnishing what was essentially an empty shell. Luckily, her tastes were very much in synch with those of her clients. The wife, says, says Corner, “had a great eye and we shared a similar design philosophy.” The two women also gravitated toward the same colors, and they decided to liberally employ navy blue, a favorite, throughout. “I popped blues and warm tones into fabrics and wallpaper wherever we could so that it wasn’t just another white box in the Hamptons.”

Her other moves to avoid white box-syndrome included paneling the double-height entrance hall and kitchen, “framing out those spaces to give them personality” Corner says. She introduced lighting that’s a bit of a wow such as the Apparatus Studio pendants in the entrance hall and in the formal dining area, respectively. The first, The Cloud, is made of silk-wrapped brass, porcelain, and cast bronze, and, she says, “provides wonderful ambient lighting”. The other, The Tandem, is a dream of brass and gray calfskin and makes the room glow. In all her projects, Corner gives a lot of thought to lighting, which she believes should highlight the features of a room rather than constitute a focal point in its own right.

To wit, the adjoining kitchen features a pair of imposing twenty-four-inch blackened brass pendant lights by Allied Maker over the island, which cast a lovely glow over the white Danby marble countertops. A white oak round table with bronze detailing that seats eight is used for casual meals. Corner topped the table with a Nero Marquina lazy Susan and paired the assembly with ultra-modern Gubi chairs.

The living room projects a similarly laid-back vibe with its outsize custom sectional upholstered in performance velvet by Holly Hunt and two sets of doors that open to a bluestone terrace, a covered porch with a second L-shaped sectional, and a grilling area. Also in the living area, she designed a fireplace surround that was “a little more modern than what the builders intended” – a wood mantlepiece that is minimalist in its simplicity.

Corner positioned a second dining area for more formal gatherings off the entrance hall. “The only things my clients moved in with were a set of walnut chairs and a matching

home.” To make these pieces more beach house-y, Corner had her millworker bleach the table and chairs and sand and refinish the sideboard, which is now stained navy blue. She also reupholstered the chairs in navy Holly Hunt leather for the back and a cream boucle for the backs.

“It’s always nerve-wracking when a client says, ‘We need to make this piece work,’ says Corner. “Somehow, I always do.”

Hotel-fanciers generally fall into one of two categories. Some would be happy living in a hotel suite for the rest of their lives. Others dream of owning a house that looks just like a hotel. Needless to say, neither option is terribly practical. In the first case, unless you're a committed minimalist, there's the problem of tight quarters. In the second, fantasy interiors apart, there's no escaping the headache of home maintenance.

Gregg and Mitchell Rechler, of Rechler Equity Partners, business partners and cousins, aim to bridge that gap with a pair of properties overlooking the Shinnecock Canal in Hampton Bays. One is the historic Canoe Place Inn, now Canoe Place Inn & Cottages, which they rebuilt in high style in 2022. The other is Canoe Place Boathouses, a collection of thirty-seven three-story, twoand three-bedroom townhouse condominiums, some with boat slips and floating docks. The townhouses come fully furnished and equipped, down to the last bath towel (and not just any furniture – the interiors are the work of the decorator Benjamin Noriega-Ortiz, and each unit is slightly different).

What's more, residents are encouraged to avail themselves of the Inn's amenities, including a fullservice spa, bar, and restaurant. The Boathouses also offer a slew of other niceties. On request, the on-site property management team can arrange to have someone stock your fridge, walk your dog, wash your car, look after your house plants, and cook dinner in your own home or aboard a chartered yacht – in short, all manner of luxury services may be obtained. And when you're away, management will look after the place too, should you wish them to. "We call it 'lock and leave'" says Gregg Rechler.

The Canoe Place Inn came first. Gregg and Mitchell bought the property in 2005. By Gregg's account, it was in a sorry state, a far cry from its glory years from the 1920s to the late 1940s, when members of New York's upper-crust, film stars, politicians, and others of note passed through its doors.

"The place was in horrible shape," says Gregg. "People said it could never be brought back to life. Mitch and I would stand outside the inn and people would honk their horns as they drove by and yell 'Tear it down!'." That was in fact their plan, but as the partners sifted through old photos, and they learned that Theodore Roosevelt, Babe Ruth, and Albert Einstein had once stopped at the inn, which had operated as a speakeasy during Prohibition, they had a change of heart. "It was so rich in history that we fell in love with the place," Gregg says. "How could you not? It became a passion project."

And what a project it was. Once the restoration phase was complete, Gregg and Mitchell brought in the brilliant multi-disciplinary design studio Workstead to reimagine the interiors. Gregg says they were

aiming for the look of an inn that had "lived for a hundred years," with styles of many different periods commingling in an aesthetically-pleasing way.

The discovery of a brick-herringbone floor (typically used outdoors) in the reception room beneath old wall-to-wall carpeting was the jumping-off point for the new boutique hotel with its 20 guest rooms and five cottages. Given that they couldn't salvage the brick, the Workstead team, came up with the idea of putting down new herringbone-brick floors that now extend through the hotel lobby to the library. They also installed a latticework ceiling in the lobby to further blur the boundaries between indoors and outdoors.

The rest of the project took shape organically, through a combination of diligent research and inspired guesswork. "Workstead came up with the concept 'garden by the sea', says Gregg, "and that set the tone for what we did throughout." The furniture is a mix of pieces that were custom-designed by Workstead (such as the angular reception desk fashioned from reclaimed pine found on the premises), and carefullyselected pieces sourced from auction houses and artisanal workshops and which take their stylistic bearings from the mid-20th century French design team Guillerme et Chambon as well as nautical and Wiener Werkstätte influences.

Vibrant contemporary artworks by Doug Aitkin, Tony Tasset, Jeremy Dennis, and others also set the tone.

"It was important to us to have world-class artists who align with the ethos of the new Canoe Place," says Mitchell Rechler. "Art is part of our DNA."

The Art of Brendan Johnston.

In the fine art world, you will be delighted to discover Brendan Johnston, a young artist with an old master approach. While many credit “talent,” Johnston emphasizes the importance of training. Johnston earned a rigorous, classical art education at the Grand Central Atelier (where he subsequently taught) which has an aesthetic sensibility motivated by works from Michelangelo to Sargent. The renaissance approach is to master drawing, painting and sculpture from real life. In a world where a duct-taped banana sells at auction for $6 million, this level of skill and mastery is especially appreciated. “All of this is learning,” says Johnston of his artistic prowess, “It educates your eye to see.” While his family has been in Southampton since the 1920s it was not a day at the beach but the Metropolitan Museum which captivated him early in life, and he is still a “museum junky.”

Johnston went on to study in Florence with his wife Katie Whipple who is also an accomplished artist. He learned how to sculpt stone, birthing human form from inanimate rock. The result is stunning in its realism, a result even more impressive given the use of ancient tools like chisels. “Completely hand-made stone carving is at death’s door with a couple of exceptions,” comments Johnston, “I found a teacher who studied in Sienna in a free program for those remaking sculptures inside cathedrals. There used to be thousands making hand-made stone carvings both copies and originals and now there’s 3D milling.” But just as a poem written by AI will never match Emily Dickinson, neither will machine-made match the human touch. Johnston comments, “I love as much of the artist’s hand that I can get. The more the artist’s hand is there, the more I get a sense of who the artist was and what they felt.”

Stone becomes not only a medium to carve but a canvas for painting for Johnston where he also inlays mosaics. He sources his stone everywhere from Italy to Oklahoma with a purveyor who grew up in Hampton Bays. “I look at huge panels of stone and say, ‘These are some of the most beautiful abstract paintings I have seen.’ It’s nature’s most beautiful creations.” Some of the natural lines in the stone may come from sediment in an ancient riverbed. “They are unpredictable,” says Johnston, “But that’s the fun of it, letting nature have a little bit of say over the outcome.”

One would think this artist who spends months and months on each work would be the

embodiment of patience but Johnston admits with a laugh, “Not at all, just ask my wife.” Growing up he had difficulty with traditional learning and reading and it was only when he discovered first art history and art that he became laser focused. “I usually work in my studio each day from 9am to 6pm without taking breaks. But put me down with a book and I can barely make it through a page or two.”

Johnston has hit his aesthetic stride, and his work has been exhibited everywhere from the Salmagundi Club in New York to the National Portrait Gallery in London to the Galerie L’Oeil du Prince in Paris. Paton Miller and Christina Strassfield also tapped his work for the current East End Collected 8 exhibit at the Southampton Arts Center and he will be on a panel discussion April 5th.

Johnson sees a budding movement of young people wanting to learn the old school technique. Yet they still want to be part of a vibrant art market. “You can have a hard time finding a footing in the contemporary art world so working on stone has been a way in for me with an original take,” he says, noting the interior design world has caught up the huge taste for stone.

“Hand made objects may become even more valuable with more of the world being processed through a computer,” says Johnston, “It’s the difference of a poster of a Monet and an actual Monet. You feel this presence when you’re near the work — life laid bare on the surface.”

Spruce up your home with this year’s latest design trends.

Spring is around the corner. At least, that’s what we’re telling ourselves. To get in the mood for sunshine, warmth and a break from this unrelenting snow, it’s time to plan your decor update (and your garden, if you’re into that sort of thing).

We asked experts for this year’s design trends plus tips to include them in our spruce-ups. Just don’t go overboard, they said.

“Trends are fun and keep things fresh but your home should always reflect you first,” advised Susan Strauss, founder of Susan Strauss Design. “I love weaving in small touches of current styles without losing comfort or myself in the decor.”

NATURAL TEXTURES

One big trend for 2025 is the return to natural textures. Think warm woods, rattan and linen fabrics, Strauss said. For spring, “playful new pastel tones, like sunny yellows and sky blue, add a fresh pop of energy,” she added, while “organic shapes in furnishings make spaces feel soft and inviting.”

To incorporate these ideas, add a rattan chair or woven basket for texture, with pastel cushions or throws to brighten things up. “Swapping in a rounded coffee table or arched wall decor creates a softer, welcoming vibe,” Strauss added, “and let’s not forget pretty florals that make us smile.”

BIOPHILIC DESIGN

Plants are having their moment, said Magda Callery, a United Kingdom-based designer and founder of Style by Magda who’s had projects Out East: “Bring on the fiddle leaf figs and monsteras.” Lacking a green thumb? “Fake plants have come a long way — just dust them occasionally so your secret stays safe,” she said.

Libby Langdon, founder of Libby Langdon Interiors, calls the look “a nod to nature, and bringing the inspiration of the outdoors to your interior.” For an update to the traditional coastal vibe, she suggested pairing a modern area rug with shades of slate blue, white, and cream with mixed metals in the furniture.

STATEMENT LIGHTING

Every home has that one spot that feels like nothing more than a path of egress. To dress it up, try adding a double-height fixture, Langdon said. Go for a multi-pendant with an adjustable height that hangs tight or loose “for a dramatic look,” she said.

“Make guests say, ‘Is that art or a light?’” Callery agreed. If a full lighting overhaul is a little much, a dramatic floor lamp in the corner can do wonders. “Plus, it gives your reading nook maincharacter energy,” the designer said.

BOLD COLOR ACCENTS

“A trend we’re seeing is painting your fifth wall, which is the ceiling!” Langdon said. A bold color overhead instantly draws your eye up, she explained, while neutral walls and trims maintain balance.

Pops of color like cobalt blue or mustard yellow in throw pillows, vases and wall art are stepping up as the life of the party, Callery said. “In Spring 2025, the goal is to keep things fresh, fun, and a little bold while still maintaining that Hamptons chic vibe,” she noted, “so update your home, enjoy the compliments and pretend you didn’t just steal all these ideas from the latest trends!”
