WORK THE ROOM Serenbe Hosts Atlanta Homes & Lifestyles Showhouse This Fall
I
n 2014, it was Swann Ridge. In 2015, it was on the lake in Grange. And this year, the Atlanta Homes & Lifestyles Serenbe Designer Showhouse takes visitors to the three-bedroom penthouse in Grange’s new Textile Lofts. “This is the third designer showhouse Atlanta Homes & Lifestyles has produced at Serenbe, and the Textile Lofts are a definite departure both in size and aesthetic,” AH&L Editor-in-Chief Elizabeth Ralls told The Editor At Large website. “What ultimately drew us to this project is the way this building lends itself to creativity.”
The building is modeled after a turn-of-the-century textile mill and the penthouse features 16-foot Roman arched windows providing unparalleled birds-eye views of Serenbe Stables, Serenbe Farms and Grange Lake. The space includes three spacious bedrooms, a gourmet kitchen with top-of-the-line appliances and a series of shared and private outdoor living spaces that include a copper spa. Designed by J. Ryan Duffey and built by Morgan Construction, the Textile Lofts pair the textile-mill structure and modern amenities to create the ultimate urban
residential experience in Serenbe. Featuring 15 designers, including Susan Hable Smith, Melanie Davis Design and Steve McKenzie, the showhouse benefits the Art Farm at Serenbe, which sponsors and hosts artist dinners and cocktail events. It is also where The Serenbe Institute’s first two artist cottages live, designed by Rural Studio and programmed by AIR Serenbe. Proceeds from this year’s showhouse will go toward building another artist cottage at The Art Farm.

Seven New Retailers Put the “Good” in Goods and Services Forage & Flower – The Crossroads The beauty of nature is a large part of the Serenbe lifestyle, and thanks to Forage & Flower, Serenbe’s new botanical design studio, it no longer stops at the front door. Owners Melanie Deyton and Kathryn Davenport, who met while working at The Cloisters on Sea Island, offer fresh-cut flowers and plantings, indoor container plantings like succulent gardens and orchid compositions, outdoor container gardens and flowers for private parties, events and weddings. “We source our flowers from several places, but utilize Serenbe Farms’ organic flowers as often as available,” said Kathryn, who ran her own floral company in Charleston. “We are also in the process of growing – no pun intended – our own flowers to use in the shop. Melanie comes from a gardening background and it’s a real passion of hers. We have a greenhouse going and row of flowers starting to pop up.” Photo by J. Ashley Photography.
Gault Designs – The Textile Lofts at Grange Steel yourself: This fall, the Textile Lofts at Serenbe will be home to the first showroom for Gault Designs, a designer and manufacturer of inspired industrial décor and furnishings. “We visualize and create unique, modern-raw metal furniture,” says co-owner, co-founder and lead designer Christina Gault.“From wine racks, tables, bar tops, wall art and fixtures, Gault Designs is the only industrial design company fully dedicated to the modern-raw style.” The difference is clear: The company created a clear coat unlike anything else on the market. “It allows for steel’s natural diversity to be exhibited and creates a unique finish for every piece designed. No two pieces are ever the same.” Gault and her husband, Chris, the company’s master machinist, were inspired to visit Serenbe after their photographer, Serenbe’s own Jessica Ashley, mentioned how well their company would fit the community. “We weren’t looking for a retail location, but it felt like this was the right path for our company.” In addition to their manufacturing warehouse in Peachtree City, the Serenbe location of Gault Designs will be “a place to talk with our experts about how you can incorporate a Gault Designs product into your home, office or other space,” she says. The Ballog - Selborne Much like Serenbe itself, The Ballog is a family business. “My mother, Kathy, is the owner, my sister Lindsay does events and marketing and my sister Shelby created BE Designs, one of the shop’s most popular lines,” says Kelsey Edwards, who manages and buys for the shop. Opened this spring, The Ballog is “a carefully curated shop and artisans market,” Kelsey says. “We feature eclectic, handmade items with an emphasis on local makers and companies that give back to a greater cause.” The shop started as a pop-up market at Serenbe. “Once we opened, we knew we had something special here,” Kelsey says. “It became the perfect place for introducing new artists to residents and visitors of Serenbe.” What’s in a name? More like “who.” “Our grandmother, Mary Ballog, was the daughter of an immigrant family from Eastern Europe and wife of a steel worker. She lived a humble life, but we found an abundance of love, encouragement, optimism and creativity in her home,” Kelsey said. “She painted beautiful works of art but did not pick up a paintbrush until she was 40 years old. SERENBE HAMLET Hills & Hamlets Bookshop – The Textile Lofts at Grange “The best bookstores today — and ever, really — are about the experience of a bookstore,” says Josh Niesse, co-owner of Serenbe’s first independent bookstore, Hills & Hamlets Bookshop. “The magic, serendipity, sense of discovery, creation of community and connection with other readers, book-lovers, dreamers and thinkers.” Josh, who opened Underground Books in Carrollton in 2011 with his wife, Megan Bell, has learned two key things from the experience: “One: We’ve learned how to be a community hub where people enjoy gathering. And two: Creating a unique and memorable atmosphere that actively evokes the magic and serendipity we imagine when we think of the best bookstores we’ve ever experienced, whether first-hand or in fiction,” he says. Coming this fall to the ground floor of the new Textile Lofts building in Grange, Hills & Hamlets will focus on new fiction and non-fiction books in genres including the arts, architecture, design, town planning, agriculture and food, green living and business, spirituality and “indie bookstore staples like literary fiction and books for children and young adults,” Josh says. “We’ll also feature selections of vintage, rare and antiquarian books for which Underground Books has become known.” With the help of Serenbe resident and movie-set designer Peter Clemens, who Josh calls “our secret design-guru-magician,” Hills & Hamlets aims to be “a bookstore that evokes the fantasy novels of our youth combined with what we imagine a 19th-century London bookstore might have felt like, only airier and brighter.” Photo Provided by Serenbe. Combs and Collars - Selborne “I was born and raised in Chattahoochee Hills and live in Palmetto, so it seemed natural to start a business in an area that is home,” says Emily Ewing, owner of Combs and Collars, Serenbe’s first store for pets and the people who love them. Opened last fall, the Selborne store offers high-quality pet food, supplements and treats, plus collars, leashes, bedding, toys for cats and dogs. Their services include grooming, pet walking, pet sitting and the K9 Social Club, their version of doggie day care. Emily, who has more than 16 years’ experience in the veterinary industry, started as a small animal veterinary assistant and became a Registered Veterinary Technician — much like a registered nurse in human medicine — five years ago. Though she speaks highly of her staff groomer, Chynna Davis, Emily’s favorite coworker is Forrest, the rescue Yorkie who comes to work with her every day. Peachtree Bikes – The Crossroads The Silk Sheets cycling route is one of the top rides in the Southeast due to the smooth, rolling hills, fantastic views and minimal traffic – a cyclists dream.With so many people visiting the area to ride, Mike & Elexa Wagaman saw the importance of opening a South Fulton location of their famed Atlanta shop: Peachtree Bikes. Chatt Hills Gallery with Typo Market & Chatt Hills Artist Co-op – Selborne The arts are a defining feature of Serenbe, and now there is a gallery to celebrate Serenbe’s own.The Chatt Hills Gallery, formed in June 2016 by photographer Carla Royal, was founded to encourage the work of local artists in all media. The gallery predominantly features members of the newly-formed Chatt Hills Artist Co-op, and artists’ work have flourished already because of their collaboration and the opportunity to exhibit locally. Typo Market, owned by Susan Hartford and operated by her three daughters, will also occupy a portion of The Chatt Hills Gallery’s space. Susan’s girls grew up borrowing office supplies to play and she has always dreamed of creating and running a business with them so Typo Market, offering greeting cards, journals, calendars and more, allows their interests to culminate. In addition to exhibiting their artistic abilities inside the gallery, co-op members are proving the power of community by working together to promote each other’s work and Chatt Hills Gallery itself via promotional campaigns. WINNING A WEDDING Makes Memories for One Lucky Couple
K
nown for creating gorgeous outdoor weddings against nature’s beautiful backdrop, Serenbe now also offers brides- and grooms-to-be an intimate, indoor ceremony and reception location. The Oak Room, completed last July, accommodates up to 75 guests. “This space features plenty of natural light, romantic backdrops of green pastures and magical sunsets,” says Katie Harrison, Event and Conference Manager of The Inn at Serenbe. “The Oak Room opens up to its own front porch where you can savor the fresh air and frame views of the beautiful gardens and landscape.” Katie oversees Serenbe Weddings and event vendors who “ensure that every couple’s special day is executed seamlessly, from site tours and event design to food and beverage and accommodations,” she says. Though she never plays favorites, Katie and her team were “incredibly excited” to help Claire and Jason Dozier, the couple chosen in the “Win A Wedding at Serenbe” contest, which included a ceremony and reception for 50 guests with floral and décor by on-site floral studio Forage & Flower; cocktails and a plated dinner from The Farmhouse; photography by J. Ashley Photography; music by Elegant Bachelors; and a wedding cake by the BlueEyed Daisy Bakeshop. But no one was more excited than Claire, who deserved some good fortune — her parents passed away
recently within months of each other of different forms of cancer. We spoke with her about traditions, old and new. What inspired you to enter the contest? A friend who knew we were undecided on wedding plans shared the information about the contest via Instagram. Though we’d never visited Serenbe, we knew enough to associate it with beauty, intentionality and other great things. And we are just crazy enough to think that getting married with only a month’s notice, with someone else at the reins, sounded pretty good. Something just felt right. What was your reaction to winning? We were on our way out the door to see Captain America. It was May 16th, my dad’s birthday, and I’ve made a tradition of going to a movie on my dad’s birthday because he loved movies, especially a good action flick in the theater. I checked email on my phone and saw Katie’s message: “Congratulations, you’re getting married on June 26th.” We couldn’t believe it and were so excited to call people, but we still went to see the movie. It was actually very sweet that we found out on my dad’s birthday. He was proud of many things I did in my twenties, but I think he was also always hoping (and maybe worrying?) for me to marry a good guy. It felt like a birthday gift for him.

What was the theme of your entry? Our shared experiences, what we’ve been through and why we were thrilled by the notion of being able to pretty much just show up and get married in such a beautiful and intimate setting. Once we met or spoke with the Serenbe Wedding Team, we felt very known and understood. We had complete trust in them. What are your favorite memories from your wedding day? 1 I loved hearing guests’ reactions as they took in the beauty of Serenbe. They gushed about their rooms and seeing the animals in the fields; about courtyards and spaces around the Inn. The general consensus was, “This place is magical!” 2 There was something so special about getting married in The Oak Room, under the gorgeously decorated chandeliers, with our families and friends right there around us. Forage & Flower décor made all the difference. 3 Realizing I really was happy and enjoying myself. I turned to Jason during dinner and said, “I really didn’t know if I wanted a (traditional) wedding. THE SERENBE INSTITUTE How Far It’s Come
D
eveloping an urban, walkable neighborhood in the middle of the woods could be daunting, especially when your goal is to conserve 70% of your 1,000 acres. Add in an arts beneficiary that will hold conservation easements to protect the undeveloped land and some would say impossible. But not Steve Nygren. The arts are part of the core foundation that Serenbe is built on; along with agriculture, education and wellness; because Serenbe’s founders believe surrounding yourself with art makes a well-lived life. From that belief came a desire to ensure art was incorporated in all aspects of the community, and from that desire came The Serenbe Institute for Art, Culture & Environment. The Serenbe Institute is a non-profit acting as an incubator and support system for arts, cultural and environmental programs in Serenbe, Chattahoochee Hills and South Fulton as a whole, according to current Institute Chairwoman Dianne Cohen. Serenbe’s first residents funded Serenbe Institute through transfer fees, and each resident since continues to contribute 1% of home sales or 3% of lot sales to nurturing the arts and providing environmental education and programming at Serenbe. Institute beginnings were small, but moved forward quickly once John Graham came on in 2005 as a consultant to implement Steve Nygren’s vision of the Serenbe Institute. He then moved to the community in 2006 and by 2007 had Serenbe Institute’s

first incubator program running: The Serenbe Artist-inResidence Program (now AIR Serenbe). Since its inception, The Serenbe Institute has raised more than $1.4 million through property transfer fees for the arts. Today the Institute supports three units: AIR Serenbe, Serenbe Playhouse and Serenbe Film; one incubator program, Chatt Hills Music; and three Institute programs: Serenbe Fellows, Serenbe Environmental and The South Fulton Initiative. Individual programs and The Serenbe Institute have hired staff and continue to grow at a rapid pace. Serenbe Development partnered with The Serenbe Institute to fund a design-build collaboration with Auburn University Rural Studio, resulting in two cottages that were then donated to the Institute to house visiting artists. Serenbe Playhouse, which started as an incubator program with a grant of $20,000 in 2009 and now has a budget of $800,000+, has won several awards including the American Theatre Wing grant from the founder of the Tony Awards. Serenbe Film has partnerships with Atlanta Film, which has held events in Serenbe the past two years, and Sundance, which will be in Serenbe on October 1 as part of their 2016 Short Film Program Tour. Serenbe Fellows has seen esteemed guests such as Chris Lineberger of the Urban Land Institute; Stan Meiburg, Acting Deputy Administrator of the EPA; and Col. Mark ‘Puck’ Mykleby, USMC

(Retired) and Former Special Strategic Assistant to the Chairman of the Joint Chiefs of Staff. Chatt Hills Music, Serenbe Environmental and The South Fulton Initiative are all new programs that will further advance the Institute’s mission. All of these have allowed Serenbe to enjoy more than 200 days of arts per year in the community, and it’s only the beginning. The Serenbe Institute Board of Directors accepts proposals and reviews programs annually. Programs begin as incubators and, ideally, evolve into full units with their own operating boards and full autonomy. Dianne Cohen is excited for what the future will bring Serenbe Institute because of the immense success to date. “Programs at The Institute have been created by individuals with passion in virtually every case,” she said. “A young graduate student, Brian Clowdus, with stars in his eyes and a burning desire to create a regional theatre. Artists and Serenbe residents Tom Swanston and Gail Foster envisioning an artist residency program in their backyard. Julie Klappas, a New York transplant who wanted to bring films and filmmakers to Serenbe. Ron Simblist, a resident who has spent his life seeking ways to expose music to a larger group of people. It has been the individual who has started us down each road, and every day we look into the future to search for the next opportunity, the next visionary, the next passion that is a fit for the Serenbe Institute.”

GROWING HEALTHY COMMUNITIES W
e know that farmers grow food and somehow that food gets to our tables. People eat fruits and vegetables, and theoretically understand where they come from: The Grocery Store (only kidding). In reality, however, most of us have no idea which orchard our apple came from or how far our carrots had to travel to make it to our plates. And most of us don’t know why we should care about such a thing, which is no laughing matter. Enter “the agrihood.” Gone are the days of fences keeping neighbors at bay and homes backing up onto golf-course greens. The new trend, according to Urban Land Institute researcher Ed McMahon who was recently quoted on CBS Sunday Morning and in The New York Times, is to integrate farms and agriculture into the community as wellness amenities. “[Placemakers] have figured out that unlike a golf course, which costs millions to build and…maintain, [farms] can provide green space that actually earns a profit.” “But what does this mean for me and my family” you might ask? Living at Serenbe, you can walk to your sidewalk and pick blueberries for a pie. Maybe you wander out your back yard and see your farmer harvesting shares of his bounty, which you take home without those vegetables ever seeing the inside of a car. Or, hang out Saturday mornings with your neighbors at the farmers market…that you walked 10 minutes through preserved forest to enjoy. Serenbe is leading the way in mindful community development centered around agriculture and wellness. Founder Steve Nygren grew up on a farm in Colorado and came from a long line of farmers, so it was only natural when he envisioned Serenbe that he would center the community around farming, local food and edible landscaping. “Our family has always valued fresh food and knowing where it comes from. We came from the restaurant industry, always had a kitchen garden at home and know how a great meal can bring people together,” said Steve. “When visioning Serenbe, we knew food and agriculture had to be key aspects of building the community and encouraging healthy residents.” And Serenbe’s organic farm is growing more than just vegetables in the fields. Young farmers are trained at Serenbe Farms and encouraged to use what they’ve learned about

the organic-growing process in future farming jobs. Past Serenbe Farmers worked at Anne Quatrano’s Summerland Farm, Cumberland Island, Martha’s Vineyard and the original farmers have their own farm in the North Georgia Mountains. Serenbe Farms’ current Farm Manager is a 4th-generation farmer from Wisconsin who moved here to continue the family tradition with his wife and two young children.

Serenbe is leading the way in mindfully developing a community centered around Serenbe Farms. Their weekly CSA offers a share of their certified-organic produce to members April-December. The Annual Spring Plant Sale is one of Serenbe Farms biggest fundraisers and aids in spring planting for summer and fall veggies. erenbe has been a leader and model for sustainable development and wellbeing since plans began in the early 2000’s. With the development of their newest neighborhood Mado, the 10-year-old, multi-generational community will be able to further expand their cultural and wellness offerings to include something for everyone: A destination hotel and spa, a resort-style pool, a fitness center, yoga and Pilates studio. Texas A&M Hosts Semester Away at Serenbe
A
t Texas A&M University, undergraduate students in the College of Architecture are required to intern or study outside Texas for one semester. Their choices include Tuscany, Barcelona and — thanks to professor Phill Tabb — Serenbe. Tabb, who is the master land planner for Serenbe, brought a group of students to Serenbe to study thoughtful design and architecture for the first time last fall. “Steve Nygren and I began talking about this ten years ago,” he says. “The idea of a university-level study program was interesting to both of us and we thought it would be a rich experience for students to actually live within a sustainable, environmentally oriented community.”

This fall, Tabb will bring a second group of students for 12 weeks between the end of August and Thanksgiving. “Everyone stays in the community for the entire semester,” he says. “All classes are delivered here, which involves 12 credit hours of work in three courses.” Every Sunday night, Tabb and his students have dinner together to discuss the coming week’s activities. They have design studio three afternoons a week; a Theory of Placemaking class twice a week; and a drawing and painting class on Tuesday afternoons. “Other times are for community walks, site visits and etceteras in support of their experience at Serenbe,” Tabb says.“They have enjoyed going to Serenbe Playhouse shows,

taking cooking classes at the Bosch Experience Center and participating in community potlucks.The weekends are for quick trips to Atlanta, school work or hanging out in the community.” Tabb also takes his students on two field trips during the semester, “the first to Charleston and Savannah and the other to Seaside, Florida, and Rural Studio in Alabama,” he says. “In addition, we have about four organized day trips to Atlanta. The students thoroughly enjoy their time here and especially love the community.”
