Dear Madam, Dear Sir, before you devote yourself to the property, let me say a few words about us, terraGon wohnbau GmbH, the company that raised the building. terraGon has been in the property development business for more than 25 years, either in its own right or as independent contractor. our clientele includes private buyers, foundations, and clerical institutions, among others. we realised more than 20 housing estates with a combined total of over 1,600 flats, and many social facilities in addition. our building concepts always aim for end-to-end harmony by bearing in mind the needs and the disposable income of the future tenants. equally important to us is that the future residents lead good lives and feel right at home in our apartments. in fact, we build apartments that we ourselves would not hesitate to move into. it is the very precondition for a great and lasting lettability of our apartments and thus a sound basis for your investment. find all the information that will factor in your decision to buy, including details on location, apartment floor plans, building quality and so on, on the pages below and on the property homepage at www.doerpfeldstrasse.berlin. accentro GmbH will support you in any issue associable with buying a condominium. Kind regards, Dr. Michael Held terragon wohnbau GmbH

BERLIN – CITY OF DYNAMIC DIVERSITY LOCATION

berlin is booming, and for some years now, more and more people have been attracted to the city. one reason explaining the trend is the city‘s economic upturn. the gross domestic product has been growing for years, and the labour market has developed favourably for the past decade. not least, these trends have also raised the standard of living in berlin. a recent study by the GfK consumer research society suggests that the purchasing power per resident will keep rising in 2015. However, berlin has so much more to offer than new jobs and a bustling business sector. local residents have a seemingly inexhaustible range of leisure options to choose from. Culture aficionados, for instance, have the choice of more than 170 museums of art, history and science. whether you fancy stage plays, literature or music, classical music or pop concerts, subculture or highbrow events, berlin‘s cultural spectrum covers it all. as for culinary delights, you will find that the city‘s gastronomic runs the entire gamut of regional cuisine, classic haute cuisine and experimental street food. expansive woods and parklands in and around berlin give locals and visitors plenty of opportunity to spend time outdoors and leave their cares behind. Berlin – a City of Cross-Generational Appeal with its wide range of possibilities, berlin has proven to be particularly attractive to young talent and high-skilled professionals. at the same time, though, the city‘s rich cultural life attracts many best-agers. since 2009, an average of 38,500 people have moved to berlin each year, and the local real estate market reflects the fact. while the demand for housing is steadily rising, small flats for singles are favoured more than any other type. according to the latest accentro Homeownership report, berlin topped the list in terms of sales for the first time in 2014, taking the lead from Munich. berlin also outperformed in regard to the number of apartments sold.

Berlin-Adlershof – INNOVATIVE AND POPULAR ACROSS AGE GROUPS PROPERTY

adlershof is a district location in the borough of treptow-Köpenick in south-eastern berlin with a population of 15,700. in recent years, it has made a name for itself as an important science and technology research hub. in fact, adlershof is associated with high-tech r&D more than anything else. off campus, however, you will find that adlershof has a twee and tranquil town centre. the historically grown, tradition-steeped residential areas with their tree-lined streets and small retail businesses make adlershof a popular place of residence. local residents are mainly students, families with children as well as elderly people. Adlershof – a Research and Technology Hub over roughly twenty years, adlershof has evolved into Germany‘s largest science- and technology cluster, not least because it is home to the wista science- and technology park. about 1,000 businesses and scientific institutions employing around 15,500 staff are currently based in adlershof. those who work here are attracted not only by the high-tech hub‘s positive image and it‘s local synergy effects but also by its convenient transportation access, making it a great work place for commuters. berlin‘s rapid-transit circle line, a tram line and several bus lines put adlershof within easy reach of other parts of berlin. at present, about 9,500 students of six different institutes annexed to berlin‘s Humboldt University are enrolled at adlershof. the satellite campus is home to the university‘s institutes of Mathematics, physics and psychology, among others. this has made adlershof increasingly popular as a student place of residence. students have come to appreciate the short commute between this and other campus institutes. thanks to adlershof‘s great infrastructure, you can run your errands and do your shopping either on foot or by bicycle. the convenience of short distances is also appreciated by the elderly. Housing Demand Growing in Adlershof adlershof is developing quite briskly on account of its heterogeneous population structure and its high number of high-skilled professionals and students. the growth in jobs at the science- and technology hub is matched by a growing demand for housing. according to a poll for the latest “annual report adlershof,” every other employee stated an actual or potential interest to relocate here. it is safe to assume therefore that the housing demand in berlin-adlershof will keep going up for some time to come.

Adlershof is not only popular for being a highly rated center of science but is also known for it´s cosy and unhurried charming city center.

AttrActive cross-GenerAtionAl livinG PROJECT

at Dรถrpfeldstrasse 5 in berlin, a five-storey multi-dwelling unit is going up that will offer highly attractive studio- and two-bedroom apartments to young and elderly residents. the apartments will have compact and efficient floor plans, and will moreover be handicap-accessible (in accordance with Din 18040 part 2) and suitable for senior living. the studio- or twobedroom apartments with a footprint between around 29 sqm and 67 sqm will be perfect for students, singles, and commuters working at the science and technology hub at adlershof, whereas elderly residents will benefit from the central district location with its many shopping opportunities and an established service network right outside the door. in recent years, the rising number of single-person households has prompted a disproportionate increase in demand for affordable and handicap-accessible flats. the proximity of the adlershof business, media and science hub with its 10 campus-unaffiliated research facilities, six institutes of Humboldt University, and about 1000 resident companies also generates considerable demand for small and affordable accommodation. this offers advantages for buy-to-let investors because they have a more diversified target group to approach than would be the case with standard flats. an analogous range of options is open to owner-occupiers within their extended families. the condominiums will have high-end bathrooms and modern compact fitted kitchen of a highly attractive design. each apartment will feature a balcony, a loggia or a patio that will also be handicap-accessible. these amenities will be complemented by compliance with the German Kfw 70 sustainability standard in terms of energy efficiency, making condominium buyers eligible for tax allowances while also keeping the service charges low. in short, the property at Dรถrpfeldstrasse 5 combines affordable, cross-generational quality of living with the prospect of a high return on investment.

8

Comfortable and extremely high end: the 1 to 2room apartments convince due to their highest quality in every detail.
