Buying a Foreclosure at Auction

After a property is foreclosed on through a judicial proceeding, the court orders the property to be sold at a public online auction. A Force for Good… That’s Who We R® By: Jeff Arakelian, RASM CEO

T

his December will mark the three-year anniversary of the formation of the RASM REALTORS® Charitable Foundation (RRCF). The RRCF has exceeded all our expectations of having a positive impact on our two-county region. Making a difference in our communities through charitable efforts requires funds, which requires fundraising. To date, we have run many fundraising events, which include REALTOR® Day: Name Your Game, an art auction, golf tournaments, and a clay shoot tournament, to raise funds for the Foundation. In turn, to make an impact we need to give away funds raised to accomplish our goals. We formed the RRCF with three purposes in mind:

1 | To provide scholarships to local students pursuing higher education, 2 | To provide financial support to local, real estate-related charitable organizations, and 3 | To provide financial support to members experiencing significant hardship due to an emergency or a natural disaster. So far, in 2023, the RRCF granted 20 scholarships of $2,000 each, totaling $40,000, more than ever before. In support of our community charitable organizations, we have donated $75,161 to ten local charities with a real estate-related purpose. Lastly, in assisting our members experiencing hardship we have granted $43,880 to multiple individuals within our real estate community. In just three years, our RRCF has begun to produce the greater impact that we had expected it would. Through the support of our generous members, Realtors® will be a growing force for good in our communities because “That’s Who We R®.” •

On a mission to make a greater impact in the community, the RRCF launched a Grants Task Force this year to help identify and encourage local housingfocused non-profits to apply for a grant. These organizations are making a significant impact in our local communities, and the grants awarded will further their missions and support their requested projects. Awarding more than $37,300 in grants, the 2023-2024 grant recipients are:

Each year, the Foundation Scholarship Committee awards scholarships in the amount of $2,000 each. These scholarships help our local students and the parents and grandparents who are members of the Association. HOUSING-RELATED CHARITIES In the state of Florida, over 1.2 million low-income households pay more than half their income towards housing. Florida also has the third-largest homeless population in the United States, with over 27,000 individuals and families experiencing homelessness. As housing experts, it’s a natural fit for the RRCF to support non-profit organizations that create

FUNDRAISING EVENTS

Fundraising efforts at the following RASM and RRCF events helped bring in $110,121 to the Foundation.

The RRCF Fundraising Committee hosted the 2nd Annual REALTOR® Day: Name Your Game fundraiser where 100% of proceeds ($72,967) went directly to the RRCF. With the fundraising events where 50% of proceeds go to RRCF Beneficiaries, the other 50% goes directly to the Foundation. CREA’s Sporting Clays event brought in $6,221, YPN’s Celebrity Bartending contributed $14,640, and CREA’s Golf Tournament raised $12,000 for the RRCF. CREA’s Summer Social supported the RRCF, bringing in $1,330. At the RASM Conference & Expo in September, attendees helped “fund a need” by raising $2,149, enough for one college scholarship. RASM’s Business Partners hosted a Fall Tailgate in October with a Wine Toss game bringing in $814.

Another way that the RRCF generates income is through membership dues. With $4 allocated from the investment of each member, $36,788 has been collected for the Foundation as of August 2023. At the time of renewal, members also have the option of contributing a voluntary $20 donation which helped generate $17,076 from the 2023 membership renewals, for a combined total of $53,864.

RASM extends its deepest gratitude to our esteemed members for their unwavering dedication to the Foundation’s mission. The transformative impact we’ve achieved throughout the year is a direct result of the incredible generosity, both in terms of time and financial contributions, from our dedicated members. Your support is the cornerstone of the work we do in our community, and we are truly thankful for your ongoing commitment.

Time at Which Modification to Offer of Compensation is Communicated is a Determining Factor By: National Association of REALTORS® Interpretations of the Code of Ethics Agreement Case 22-7: (Revised Case #22-7 May, 1988. R

ealtor® A listed Seller X’s home and entered the listing into the MLS. The relevant MLS data field indicated the compensation that Realtor® A was offering to the other Participants if they were successful in finding a buyer for Seller X’s home. During the next few weeks, Realtor® A authorized several Participants of the MLS, including Realtor® C, to show Seller X’s home to potential buyers. Although several showings were made, no offers to purchase were forthcoming. Realtor® A and Seller X, in discussing possible means of making the property more salable, agreed to reduce the listed price. Realtor® A also agreed to lower his commission. Realtor® A changed his compensation offer in the field in the MLS and then called the MLS Participants who had shown Seller X’s property to advise them that he was modifying his offer of compensation to cooperating brokers. Upon receiving the call, Realtor® C responded that he was working with Prospect Z who appeared to be very interested in purchasing the property and who would probably make an offer to purchase in the next day or two. Realtor® C indicated that he would expect to receive the compensation that had been published originally in the MLS and not the reduced amount now being offered to him, since he had already shown the property to Prospect Z and expected an offer to purchase would be made shortly. Realtor® A responded that since Prospect Z had not signed an offer to purchase and no offer had been submitted the modified offer of compensation would be applicable. The following day, Realtor® C wrote an offer to purchase for Prospect Z. The offer was submitted to the Seller by Realtor® A and was accepted. At the closing, Realtor® A gave Realtor® C a check for services in an amount reflecting the modified offer communicated to Realtor® C by phone. Realtor® C refused to accept the check indicating that he felt Realtor® A’s actions were in violation of the Code of Ethics. Realtor® C filed a complaint with the Association’s Grievance Committee alleging violation of Articles 2 and 3 on the part of Realtor® A citing Standard of Practice 3-2 in support of the charge.

During the hearing, Realtor® C stated that Realtor® A’s modification of the compensation constituted a misrepresentation through concealment of pertinent facts since he had not provided Realtor® C with specific written notification of the modification prior to the time Realtor® C began his efforts to interest the purchaser in the listed property. Realtor® A defended his actions by indicating that timely notice of the modification of compensation offered had been provided to Realtor® C by telephone prior to Realtor® C submitting a signed offer to purchase. Realtor® A also indicated that his modified offer of compensation had been bulletined to all Participants, including Realtor® C, through the MLS in accordance with Standard of Practice 3-2 prior to the time that Realtor® C had submitted the signed offer to purchase. Realtor® A also commented that had Realtor® C submitted the signed offer to purchase prior to Realtor® A communicating the modified offer, then Realtor® A would have willingly paid the amount originally offered. Based on the evidence presented to it, the Hearing Panel concluded that Realtor® A had acted in accordance with the obligation expressed in Standard of Practice 3-2 based on changing the offer of cooperative compensation in the MLS alone, even without the courtesy phone calls, and consequently was not in violation of Articles 2 or 3. • Published with the consent of the NATIONAL ASSOCIATION OF REALTORS®. Buying Property at Foreclosure Auctions: Avoiding Post-Foreclosure Liens & Expenses By: T.R. Smith, Berlin Patten Ebling, PLLC, Attorney

A

fter a property is foreclosed on through a judicial proceeding, the court orders the property to be sold at a public online auction. Buyers can obtain foreclosure properties at a reduced price, but they must be aware of liens and expenses that may still be attached to a property even after the foreclosure sale. In most instances, liens and expenses that survive the foreclosure become the responsibility of the buyer. Therefore, it is important for prospective buyers to perform their due diligence prior to the foreclosure auction.

PRE-AUCTION DUE DILIGENCE Foreclosure auction buyers are often surprised to learn that the property they purchased remains subject to liens or other expenses that were not extinguished in the foreclosure proceeding. This can greatly reduce the buyer’s anticipated return on their investment. To determine which liens and expenses may survive the foreclosure, a prospective buyer should obtain a title search report, municipal lien search, and, if the property is subject to a homeowners or condominium association, an estoppel certificate for the subject property prior to the auction. A title search report shows liens recorded against the property. By analyzing the relevant foreclosure lawsuit with the title search report, a buyer can determine which liens will remain after the foreclosure sale. The municipal lien search identifies outstanding real property taxes, open or expired permits, code enforcement issues, and outstanding utility bills, each of which can also result in postforeclosure expenses for the new owner. An estoppel certificate is a document issued by a governing association and discloses outstanding association assessments, potential future assessments, litigation affecting the association, and whether there are outstanding violations of the association’s rules.

POST-FORECLOSURE LIENS AND ISSUES After obtaining the necessary searches and documents related to a foreclosure property, a prospective buyer should be on the lookout for the following items: SUPERIOR AND JUNIOR LIENS:

A foreclosure lawsuit includes the foreclosing lien holder, the borrower, and all junior lien holders. If the first position lien is foreclosing, all junior liens should be included in the lawsuit and will be extinguished by the foreclosure. However, if a junior lien forecloses and a superior lien does not join the foreclosure proceeding, the property will remain “subject to” the superior lien after foreclosure. REAL PROPERTY TAX LIENS:

Real property tax liens are superior to most other liens. Therefore, outstanding property taxes will become the obligation of the buyer after a foreclosure auction. MECHANIC’S LIENS:

Mechanic’s liens, or construction liens, are recorded by contractors, subcontractors, or material suppliers who have not been paid for work or materials in relation to improvements on a specific property. If such liens are not included in the foreclosure, they will remain attached to the property. HOMEOWNERS ASSOCIATION (HOA) AND CONDOMINIUM ASSOCIATION ASSESSMENTS:

Florida law provides HOAs and condominium associations with great power in relation to the collection of unpaid assessments. Association liens can remain attached to a property after foreclosure. In addition, if the association has not recorded a lien but there are unpaid assessments, the buyer at a foreclosure auction will likely be responsible for those outstanding assessments.

BE PREPARED When a property goes through foreclosure in Florida, various liens and issues can survive the foreclosure, making it crucial for a prospective buyer to research the property prior to bidding at the foreclosure auction. Failure to do so could result in a buyer taking title to a property with liens and expenses that outweigh the property’s value. As we reflect on the past year, it’s clear that our collective efforts have not only raised over $174,000 but have also created a profound impact on the communities we serve.

Florida REALTORS® Townhall & GARD By: Max Brandow, RASM Vice President of Advocacy and Member Programs

our Florida REALTORS® public policy team will be hosting a Virtual Legislative Town Hall on November 7 at 9:00 a.m. to gather feedback from members about public policy issues affecting the Realtor® profession. Many times, we get asked, “How do we set policy positions?” “Why did the Board support/oppose this?” It’s meetings like this where Realtor® members can add to the policy discussions and positions that our state and local board take. September 2023 Home Sales Increase From Last Year’s Hurricane By: Gina McCarthy, RASM Vice President of Communications and Engagement

A

midst the lingering impacts of Hurricane Ian’s disruption to Florida’s housing market last September, the latest data from Florida REALTORS® paints a contrasting picture for September 2023. While closed sales registered an unusually high yearover-year growth, median prices stayed relatively stable. In stark contrast to an irregular report caused by disruption from Hurricane Ian in September 2022, this September marked a striking departure, with remarkably high year-over-year increases in closed sales. However, the number of closed sales this month hovers around the same level of sales as the two previous months. The total number of closed sales across the North Port-Sarasota-Bradenton MSA was 1,770 in September, a 40.1 percent increase from last year and a 0.7 percent decrease from last month. Median sale prices in September decreased slightly across all markets except for condos in Manatee County. For single-family homes, the median sale price in Sarasota decreased year-over-year by 0.7 percent to $494,000 and decreased by 2.6 percent to $503,495 in Manatee County. In the condo market, prices in Sarasota decreased by 1.1 percent to a median $395,750, while Manatee County condos increased by 3.9 percent to $350,000. “Despite the current market fluctuations, median sale prices in Sarasota and Manatee counties remain relatively stable,” said Brian Tresidder, 2023 RASM President and Strategic Growth & Sales Manager at William Raveis Real Estate. “Home prices are maintaining their value and only experiencing a marginal decrease from previous highs.” Combined for both property types in the MSA, there were 5,886 active listings at the end of September, a 35.4 percent increase from the same time last year and a 7 percent increase from the month prior. Across the two-county region, there were 3,920 active listings reported for single-family homes and 1,966 listings reported in the condo market.

Notably, Sarasota County reported the highest months’ supply of inventory in 2023, with a 3.5-month supply for single-family homes and a 3.8-month supply for condos. These figures reflect year-overyear increases of 66.7 percent and 137.5 percent, respectively. In Manatee County, single-family home supply increased by 7.4 percent to a 2.9-month supply, while condo supply increased by 73.7 percent to a 3.3-month supply. At the end of September, there were 2,214 new listings combined for both single-family homes and condos in the MSA, a month-over-month decrease by 2 percent. There were 1,545 new listings for singlefamily homes, representing a slight 2.9 percent decrease compared to the previous month. In the condo market, 669 new listings in September showed no change from the previous month, indicating a somewhat static trend. “The real estate market in the North Port-SarasotaBradenton MSA is a constant ‘tug-of-war’ between new listings and pending sales,” said Tresidder. “This dynamic is contributing to a slow but steady rise in the month’s supply of inventory.” The number of properties that went under contract this month increased from the previous year. In Sarasota, pending sales for single-family homes increased by 8.2 percent year-over-year, and increased by 8 percent in Manatee. For condos, pending sales increased year-over-year by 7.1 percent in Sarasota and by 11 percent in Manatee. When compared to last month, pending sales decreased by 7.3 percent for condos and by 12.3 percent for single-family homes. RASM Team Member Update

ASM happily recognizes the workplace anniversaries and promotions of our professional staff. Stevi Murphy, RASM Member Services Coordinator, celebrates her first year with the Association this month. Stevi came to RASM from the Aiken Association of Realtors® in Aiken, South Carolina, a small-town association, where she served as Office Coordinator for four years. Stevi enjoys the challenges of working with RASM, a mega association with an innovative and busy office, and she looks forward to another year of learning and assisting our members. Originally from Florida, Stevi grew up on Marco Island and is happy to have relocated back to the Sunshine State. She looks forward to exploring the Sarasota area and getting to know our members. Stevi is a happy wife whose husband is a golf course superintendent, rebuilding the Bobby Jones course in Sarasota. Stevi is also a mom of one middle schooler, two adult children, Gam Gam to one precocious granddaughter, and a dog mom to a fun but very obnoxious dog.

Cynthia Small, North Office Manager, is moving to North Carolina after nearly six years of dedicated service to the Association. We greatly appreciate her hard work and wish her well in all her future endeavors! Ashleigh Dykes has been recently promoted to Association Services Manager for the RASM North office. Her new responsibilities include managing the north office staff, ordering, and maintaining office and building supplies for both offices, as well as ordering and managing the Realtor® Store inventory at both offices. She will continue to work with membership and processing applications, as well as managing room rentals at both our Bradenton and Sarasota offices. Andrea Decker was promoted to has been promoted to Member Services Coordinator. In this position, she processes applications and answers general membership questions. She handles reciprocal listings, office transfers, and also supports and assists the education department with classes. •

rowing up in South Africa was an absolute privilege for me. The wide-open spaces, safari trips to the Kruger Park to see the wildlife, family holidays to one of many beautiful coastal beaches, and visits to neighboring Mozambique and Zimbabwe. I loved the smell of the first rains of summer on the dry earth, the call of the countless birds in our garden and the flowering spectacle that is the Cape Fynbos floral kingdom. However, navigating the housing market in South Africa is not without its challenges. The South African real estate market, like many others around the world, is subject to fluctuations in property prices. Housing prices in South Africa have seen some adjustments in recent years. Economic factors, political instability, and the impact of the COVID-19 pandemic have led to a degree of uncertainty. This makes it essential for potential investors to understand the market dynamics and do a thorough analysis before making a purchase.

RECENT TRENDS IN SOUTH AFRICAN REAL ESTATE: 1 | Luxury Property Boom: The luxury real estate

market in South Africa, particularly in Cape Town, has been booming. High-net-worth individuals from around the world are investing in premium properties for both personal use and as incomegenerating assets. Traditionally, the Germans and British have always led the charge in buying up gorgeous homes in the Cape area, but now investors from other parts of the world also want to own in this little slice of paradise! 2 | Suburban Resurgence: The COVID-19 pandemic has influenced a trend of moving away from crowded urban centers, particularly up north, leading to increased interest in suburban and coastal properties. 3 | Green Building Initiatives: South Africa is increasingly embracing environmentally friendly building practices and sustainable architecture. There are no separate buyers and sellers agents: the agent with the mandate to sell the property usually does both sides of the deal at a commission rate of around 5-6%. 3 | Partner with Reputable Agents: Engage a trusted local real estate agent who understands the market, can provide market analysis, and assist with the property search and purchase process. 4 | Consider Property Management: If you do not plan to reside in South Africa, consider hiring a property management company to oversee the maintenance and rental aspects of your investment. t’s official, the Holiday Season is here, and the year is nearing a close! As I reflect on this year, I am so thankful to have been selected to be a part of the RASM YPN Committee. Exchanging ideas and planning our events has been the best way of connecting with each other and our real estate community.

2023 YPN EVENTS Our Trolley Tours and Lunch & Learns continue to be a great way to learn about the real estate markets in our areas and how to become an educated professional in this industry. Real estate is a dynamic field with constantly changing market conditions and regulations, and the knowledge we aim to share can be a valuable asset in your real estate endeavors. We are proud to say that our annual fundraiser, the Celebrity Bartending event, raised nearly $30K for two local charities, the Everyday Blessings Springboard Program and the RASM REALTORS® Charitable Foundation, which is the charitable arm of RASM. Our commitment to fundraising for local charities is a testament to the sense of community and social responsibility within our community, and we are already planning next year’s fundraiser!

IMPORTANCE OF GETTING INVOLVED As I continued getting involved in the local real estate community, it opened doors to new friendships and networking opportunities, helping me grow both personally and professionally. Participating in committees and associations like RASM YPN provides an opportunity to grow both personally and professionally. Through these interactions, you gain knowledge, skills, and experiences that can be applied to your real estate career. Whether it’s through educational events, mentorship opportunities, or simply learning from peers, these experiences can be transformative. It opens doors to potential

ith captivating names like “Marlin” and “Tarpon,” you quickly begin to visualize where the streets on Snead Island take you. Then there’s both the “Mangrove Point” and “Heritage Bay” neighborhoods, and you REALLY start to get intrigued. But wait a minute... where are you? Don’t feel alone; a lot of folks have never heard of Snead Island and probably are not exactly sure how to get there. Situated on the northern banks of the Manatee River, bordered by Tampa Bay and the Gulf of Mexico, of course, this unique slice of undiscovered Old Florida is a mecca for boaters and fisherman but simply put, it’s “absolutely a paradise,” according to real estate Agent Jordan Chancey, one of the Island’s top sellers who has sold numerous properties on the Island. With quality of life being the top priority for today’s buyers, Snead Island offers countless opportunities for residents to enjoy the best of waterfront Gulf Coast living in a laid-back tropical setting that many only dream about. “Actually, Snead Island properties don’t frequently come on the market,” according to Chancey, so locals looking to move on the water are eagerly awaiting any new listings that pop up. Also, he’s seeing a lot of newcomers to the area who are just discovering the coveted locale and seriously considering a move. At a recent Open House,

he hosted numerous couples, coming from Sarasota, St. Petersburg, and Parrish, who had never been to Snead Island but were waiting on a chance to see the properties first-hand. Having personally owned one of the Island’s historic Key West-style homes and living there for over seven years, Chancey is an expert on Snead Island and a big fan of the casual lifestyle and unique property styles that the area offers. Ranging from luxury waterfront estates on several acres, a gated neighborhood of grand homes, and blocks of great vintage, new, and refreshed canal homes, only about 500 residents call the Island home. Prices in the area range from around the $600,000 mark to well over $3 million. Lots of residents own golf carts and get to know their neighbors with fun activities like the annual Christmas Children’s Golf Cart & Bike Parade, community fish fry, holiday luminary night, and a well-attended annual 5K Trail Run at nearby Emerson Point Preserve. Managed by Manatee County, the 365-acre preserve occupies the westernmost tip of the Island and boasts nature trails, boardwalks, perfect sunsets, and one of Florida’s most ancient temple mounds created by the Timucuan Indians over 1,000 years ago. Today, Snead Island is home to the Bradenton Yacht Club, a members-only club offering a fun array of activities, including dining, special events, dockage, a deep-water basin, a pool, tennis, and pickleball. The grounds also house the Bishop Sailing Center complex, home to a community of Pram Fleet and Youth Sailing programs. The area is just a short drive to St. Petersburg to the North and Sarasota and Bradenton to the South, and within an hour’s drive time to three International Airports. •

Understanding the Florida Loan Approval Process By: Mariah Miller, Esq., Associate Attorney, Berlin Patten Ebling, PLLC

A

s a Realtor® in Florida, it is crucial to have a comprehensive understanding of the loan approval process. This knowledge will not only help you guide your clients through the home-buying journey but also enable you to provide them with accurate and reliable information.

PRIOR TO SIGNING THE CONTRACT Obtaining a mortgage prequalification will decrease the amount of work that needs to be done under the pressure of the loan approval period and help manage expectations for the buyer. During pre-qualification, the loan application, and the loan processing process, Realtors® can assist their clients by recommending reputable lenders and helping them gather the necessary documents, such as income statements, bank statements, and credit reports. In addition to gathering this information, choosing an appropriate time span to put as the loan approval deadline will help the closing process go smoothly.

UNDER CONTRACT Once a buyer signs a contract contingent on loan approval, it is important to pay attention to the loan approval deadline in Section 8(b) of both the “AS IS” and the “Standard” FR/BAR Contracts (“Contract”). Prior to the expiration of the loan approval period, the buyer must (1) have the appraisal completed so the lender can determine if the value is satisfactory for their purposes and (2) obtain the loan approval from the lender, which is the portion focus on qualifying the specific buyer for the loan. The Contract requires that the buyer use good faith and a diligent effort to obtain loan approval. This includes complying with lender requests in a timely manner and paying for the appraisal and other associated lender fees. If the loan approval deadline is approaching and the buyer is not sure if they will obtain loan approval, the buyer will need to immediately speak with the lender to see what is required and consider requesting an extension to the loan approval deadline through an amendment to the Contract. It is important to note that “conditional loan approval” is not loan approval. In order to satisfy the loan approval requirements in the Contract, the buyer must receive full loan approval. If

the buyer does not obtain loan approval and provide the seller notice in writing, or it is discovered that the buyer did not use good faith and make a diligent effort, the seller may be able to cancel the Contract, and the deposit can be paid to the seller, as long as there is no default by the seller or the loan approval has not been met due to property related conditions. It is imperative that the buyer provide written notice of their intention to terminate or proceed by the end of the loan approval period.

AT THE CLOSING TABLE Realtors® should ensure that their clients are well-prepared for this stage by coordinating with the lender, attorney, title company, and other parties involved. It is crucial to have the closing agent review all closing documents with the clients and have the lender review their documents and loan-specific terms with the clients to ensure they understand the terms and conditions of the loan. Loan packages will require notarized documents, such as the mortgage. It is important to schedule a signing on the closing date with an attorney or title company to ensure the access to a notary. If the buyer is going out of state or unavailable to sign in person on the closing date, the Realtor® and the buyer should let the lender and title company know as soon as possible so other arrangements can be made.

CONGRATULATIONS, YOU’RE CLOSED! After closing, it is important to explain to buyers that their mortgage payments may increase after closing due to an increase in property taxes and homeowners insurance from year to year. Their lender may require an escrow account to make the payments when either or both of the aforementioned increase, thus increasing the buyer’s monthly payments. Understanding the Florida loan approval process is essential for Realtors® to provide valuable guidance to their clients. By familiarizing themselves with the pre-qualification, loan application, loan processing, underwriting, loan approval, and closing stages, realtors can effectively navigate their clients through the home-buying journey. Remember, clear communication, prompt responsiveness, and attention to detail are key to ensuring a smooth loan approval process for your clients. It is also important to ensure that your buyers are obtaining information from qualified sources, such as their licensed loan officer for any loan-related questions or an attorney if they have legal questions through the closing process. •

Can you provide an overview of your brokerage’s mission and values when it comes to community involvement and giving back? Nancy: At the core of Wagner Realty’s Culture is the commitment to give back to the communities that we serve in both Manatee and Sarasota counties. “Wagner Cares” is not just a logo within our marketing materials, it is truly the heart of the locally, and Veteran-owned organization. Wagner Realty is all-in within the communities that we serve. Giving back is demonstrated not only financially, but with time and talents of our entire Wagner Realty family. Sharon: At Michael Saunders & Company, we profoundly respect the philanthropic spirit that defines the Gulf Coast region, and for over 47 years, giving back to the communities who have supported us has been an essential part of our core philosophy and culture. Our Founder & CEO, Michael Saunders, grew up on the North end of Longboat Key and knows and loves this area. Drayton Saunders, our president, shares the same fervor for making a difference, actively participating in various leadership roles and board positions within the community. What specific initiatives or programs does your brokerage have in place to contribute to the local community? Nancy: Wagner’s signature event is the Wagner Realty Annual Golf Classic that is held at Tara Golf and Country Club. This initiative directly affects the quality of life for all of our citizens by supporting those who protect and serve us daily. Sharon: Following Michael and Drayton’s tradition of giving back, they formed the MSC Foundation in 2011 with the mission of “improving lives in the communities we serve by providing funds to organizations that offer shelter, sustenance, education and a path to self-sufficiency.” Today, it serves as the philanthropic arm of Michael Saunders & Company. Completely funded by donations from the company’s agents, employees, and leadership, the MSC Foundation supports charitable organizations in Sarasota, Manatee, Charlotte, and Lee counties. Aside from the MSC Foundation, many of us, whether agents or staff, volunteer our time and energy in a myriad of different ways. From volunteering for local Chambers of Commerce, serving on the EDC, helping fundraise for the many charities that need support, cleaning beaches, helping neighbors impacted by storms, or just reaching out a helping hand when it is needed, we foster an environment that celebrates giving and positive involvement in the local community. How does your brokerage support local charities or nonprofits that have a direct impact on residents? Nancy: Currently, we are in the middle of our Annual Food Drive benefitting the Food Bank of Manatee. This Food drive is supported by both [ Continued on page 31 ]


our agents and clients for local families in need. In addition, we are currently collecting supplies for our Holiday Pet Food and Supplies Drive, benefitting the Humane Society of Manatee County. This is our 10th year in supporting this cause! Driving out hunger in our community is vital to our residents - from children who need nourishment to succeed and focus in the classroom, parents and adults who struggle with the cost of living and can barely get by, to the pets who provide comfort and unconditional love to our residents. It is our goal to be a part of the solution to driving out hunger in our community! Sharon: Through its two grant cycles a year, the MSC Foundation helps provide support throughout Sarasota, Manatee, Charlotte and Lee counties. We mostly support grassroots organizations, so we know our grant funds are reaching individuals directly. Here is a sample of some of the organizations we have supported over the years: Sarasota Medical Pregnancy Center, ALSO Youth, Sarasota Coalition on Substance Abuse, Back Pack Kids, Child Protection Center, Forty Carrots of Sarasota, Inc., Community Youth Development of Sarasota County, Family Promise Sarasota, Sarasota Council of Concern, Boys and Girls Clubs of Sarasota County, and many more. Can you share examples of recent community projects or events that your brokerage has been actively involved in?

Sharon: Recently, our Anna Maria office partnered

with the Special Olympics and sponsored a beach clean-up. Our Young Professionals group spent a day weeding and beautifying the Bayfront Gardens for everyone to enjoy and also clearing a home impacted by the last storm. Our Siesta Key office sponsors the Crystal Classic Sand Castle event. In my own office on Longboat Key, we are busy! We sponsor and volunteer at the MOD house tour event, the Savor the Sounds Music Festival, and the 4th July Freedom Fest Parade – my favorite as I get to dress up with my dog and husband and walk in the shortest parade in the country! I also sit on the board of the Longboat Key Chamber of Commerce. How do you encourage your agents and employees to participate in community volunteering or charitable activities?

Nancy: Involvement in community events starts

from the top down! Wagner Realty’s owners and management team lead by example. From sitting on the Board of Directors of local colleges and private schools, to originating drives for Toys for Tots, Men Wear Pink of Sarasota and Manatee (American Cancer Society), or bowling in the Greg LaPensee Bowling tournament to benefit the Anna Maria Island Community Center. Opportunities are presented, and needs are met. Its really a part of the Wagner Realty culture, and agents embrace this to get to know the community that we serve more intimately.

Sharon: Giving back to the community is at the

heart and soul of the company. Apart from the MSC Foundation, we have many agents who, at a grassroots level, are actively involved with charities that inspire them and are part of their passion for making our world a better place. They talk about their involvement in meetings, on MSC Waves, our Facebook group. We celebrate and support each other because that is who we are. As a manager, if we mention something to Michael or Drayton that an agent is doing, they will often pick up the phone and ask how they can help. However, I really think you attract people with the same values and philosophy to work with you. Volunteering and giving seems to come naturally to our people. I am blessed to work with some of the most thoughtful, committed, and purposeful people I have ever met. Do your clients have any influence on your brokerage’s community involvement activities?

Nancy: Certainly! Over the years of serving the real

estate needs of our community, we have become more than a provider of services to our clients and customers, we are their friends! It is through these relationships that different needs of the community have been identified, and through the efforts of Wagner’s agents’ time, talents, and resources, needs have been met. Friends take care of friends! Sharon: We have many philanthropic customers who are just as passionate about helping our community as we are. Some of our agents ask their customers what charity they would like to support and donate a percentage of their commission to the customer’s chosen charity. We are always happy to have our customers submit a grant request through one of our agents for the MSC Foundation. Our agents are very connected to their local communities, so sometimes they will find out about an opportunity to help through a customer and get involved. Can you share a memorable experience related to your brokerage’s community engagement efforts?

Nancy: One of our agents was selling a home to

a Disabled Veteran who had just returned home from Afghanistan. It was his first home, and they were preparing to close when our agent recognized that he had no furnishings to bring and that there was still a need to prepare this home for him to live independently. So, she jumped into action and sent out a “need” to Wagner agents, and when this Veteran walked into his new home, he was met by a welcome party of Wagner agents! He quickly realized that his new home was fully furnished, including kitchen items, bedding, and some handicap-accessible items installed as well! •
