S

ocial media platforms offer an amazing opportunity to get your business in front of thousands of people every day for free. Whether you love it or hate it, property managers really need to be part of social media to grow brand awareness. Let us explore some key elements in making your social media marketing successful.

SOCIAL MEDIA PLATFORMS There are several social media platforms to choose from. Facebook, Twitter, Instagram, LinkedIn, and Tic Tok are currently the most popular. I find Facebook is the most favorable for real estate. In this article, we will focus on Facebook.

BUSINESS PAGE VS. PERSONAL PAGE Some people prefer to keep their business page and personal page separate. I tried it and did not prefer it. People tend to want to know more about who they are doing business with. They want to know the “personal” side of the individual. This can be counterproductive if

you are sharing too much. If you have strong opinions on hot topics, then having both a personal and professional page might be a better option. If you share just enough to keep people engaged, then one page should be sufficient.

FRIENDS LIST & GROUPS You need Facebook “friends.” Some people get hung up on personally knowing everyone on their “friends” list. If you are trying to grow your business, then you need all the “friends” you can get. If you are doing a business page on Facebook, then they are called “followers”. Send a friend request/invite to whomever you meet to grow your audience. You also need to join Facebook “groups”. There are thousands of groups on Facebook. Choose groups that are relevant to your business. An example is the group “Homes for Rent/Sale Manatee County and Surroundings.” There are groups for annual rentals, vacation rentals, a combination of sales and rentals, and Sarasota/Bradenton/ Venice groups. You can search for groups just by entering keywords and choosing the “groups” option. When you post one of your rental properties, you will want to share it with these groups.

SHARE, SHARE, SHARE When you enter a new listing in the MLS, you should share it to your social media accounts. If your company has a website, then you will want to include the link to the listing in your post. You want to drive as much traffic back to your website as possible. Share it on your page and then share it to all the relevant “groups” as referenced above.

CONSISTENCY The key to brand awareness is consistency. You want to be in front of people all the time. People need to be constantly reminded that you are the person they need to do business with. As with anything, too much can be detrimental. Posting a listing a day is sufficient. Social media is FREE advertising. If you are not getting involved on social media, you are missing out. Realtors® and Property Managers are taking advantage of this marketing, why aren’t you? •
