POST EVENT COVERAGE HAPPY HEALTHY HOME SHOW 2024

The Happy Healthy Home Show was launched in 2024 in both British Columbia and Ontario, building on the successful foundation of the South Asian Health Expo, which Rina Gill and her partner, Dustin Sidhu, have organized for the past 13 years in Surrey, BC, and 5 years in the Peel Region of Ontario. This year, they introduced a new twist by incorporating the real estate element, with a clear goal: to equip families with the resources they need to thrive both personally and professionally.

Special thanks to the incredible sponsors and businesses in both provinces that supported this community initiative. What inspired you to become a realtor® , and how long have you been in the real estate business?

My journey into real estate was sparked by a personal experience. There were two separate occasions in which I was involved in real estate transactions, and certain critical information was not fully disclosed to me. These oversights had a significant impact on my investments, and it made me realize how crucial it is for clients to have access to the right knowledge and transparency when making such an important decision.

I primarily specialize in strata properties, which includes condos, townhouses, office units, and any real estate governed by strata regulations. Strata properties can be complex, but I thrive in understanding the intricacies of this sector and find it fascinating.

What do you think sets you apart from other realtors in the industry?

What sets me apart is my deep knowledge of strata properties and the unique brand I’ve developed around this expertise—StrataQueens. Strata properties can be complicated, and many realtors don’t fully understand the specifics of managing such deals, but this is where I excel. Another key aspect that sets me apart is my approach to working with clients. I’m not just a salesperson or order taker; I’m an agent with a strong, informed opinion. I believe in guiding my clients, providing them with advice based on what makes sense for their long-term future and investment. I consider myself a trusted advisor, not just someone who facilitates a transaction. Understanding my clients' needs and delivering personalized service is what truly differentiates me from others in the industry.

How do you build trust and maintain relationships with your clients?

Building trust is at the core of my business. I believe that the real work starts after the sale. While the transaction itself is important, maintaining long-term relationships with my clients is even more so. One of the ways I build trust is through regular follow-ups, especially after a sale has closed. This shows my clients that I am still invested in their journey and that I care about their satisfaction. I make sure to stay in touch, whether it's to offer advice, check in on how things are going, or provide updates on the market. By remaining a consistent point of contact, I demonstrate that I’m there for my clients beyond the initial deal.

How do you help first-time buyers navigate the complexities of purchasing a home?

Purchasing a home for the first time can be an overwhelming process, and it’s important to me that my clients feel empowered and informed every step of the way. I take the time to sit down with first-time buyers and walk them through the entire process, from start to finish.

I go over each document they’ll need to sign, explaining in detail what they mean and how it affects their purchase. I want them to feel confident in every decision they make, so they’re not just relying on me—they understand the process and the impact of each step. My goal is to demystify the process and ensure they feel completely supported and informed throughout.

How do you leverage technology and social media in your work?

Technology and social media are an integral part of how I work, and they are actually one of my strongest suits. I regularly create educational content, such as videos and posts, to keep my audience informed about the real estate market, strata properties, and other relevant topics. Being part of a forward-thinking brokerage gives me access to cutting-edge technology, allowing me to offer the best tools and resources for my clients. I use social media platforms to engage with my followers, offer insights, and build a community around my brand. I believe that leveraging technology in this way not only makes me more accessible but also helps provide valuable information to my clients at their fingertips.

What do you love most about your job?

What I love most about my job is the flexibility and variety it offers. No two days are the same, and I thrive on the dynamic nature of real estate.

From the constant movement of properties to the creative problemsolving that each deal requires, every day presents new challenges and opportunities. I enjoy being able to think on my feet and wear my "creative hat," finding unique solutions for my clients. The unpredictability keeps me engaged and passionate about what I do. It’s a profession that always keeps me learning and adapting, and that’s what excites me.

What do you enjoy doing in your free time outside of real estate?

Outside of real estate, I enjoy spending time with my fur baby and my family. I also host empowerment events, meditation gatherings, and vision board workshops, where I get to connect with people on a deeper level and help them unlock their potential. I’m passionate about motivating others and creating spaces where people can grow. Additionally, I create educational and motivational content, such as videos, which allows me to combine my love for real estate with my desire to inspire others. My son, who lives at UBC, is also a huge part of my life, and I cherish the moments when we can spend time together, even if it’s not as often as I would like.

Where do you see your real estate career in the next 5–10 years?

In the next 5–10 years, I envision growing my business into a larger organization. My goal is to mentor and coach the next generation of realtors, sharing the knowledge I’ve accumulated over the years and helping others succeed in this industry.

Are there any upcoming projects or initiatives you’re excited about?

I have several exciting projects in the works right now. I’m currently planning a series of seminars focused on presale properties, where I’ll be sharing my expertise and guiding attendees through this often-misunderstood market. Additionally, I’m working on a self-development seminar, which will focus on empowering individuals to take charge of their personal and professional lives. Another exciting project is my podcast, where I bring real stories and real people into the conversation, offering insights not just about strata and real estate, but about life, growth, and success. Through these initiatives, I’m aiming to educate, inspire, and build a community of individuals who are ready to take their lives and careers to the next level.

Mona has been more than just a Realtor to us. She has been with us since we got our first home in Canada. Once she is on it you can just sit back and relax. Everyday she would call us with new listings and we have seen tons of listings with her until we found the one right for us. Its surprising how she never gets demotivated no matter how long it takes. Infact, she ensures that we don't settle for anything but the best although that might mean putting in more time and effort from her end. There were times when she highlighted the shortcomings herself, that her expert eyes could notice and our amateur eyes couldn't, just to ensure that we made the right decision. We first met Mona when she came to show our condo, which was listed for sale. CREA Updates Resale Housing Market Forecast for 2025/2026

Ottawa, ON January 15, 2025 – The Canadian Real Estate Association (CREA) has updated its forecast for home sales activity and average home prices via the Multiple Listing Service® (MLS®) Systems of Canadian real estate boards and associations and expanded the outlook to include 2026.

CREA’s latest forecast is little changed from the fall 2024 outlook. The assumption remains that the combination of two and a half years of pent-up demand and lower borrowing costs, together with the usual burst of spring listings will lead to a rebound in market activity across the country in 2025. There was a good preview of what that might look like during the fourth quarter of 2024.

In addition to lower mortgage rates, the expectation the Bank of Canada may soon signal that interest rates are about as low as they are likely to go in this easing cycle could spur even more demand from those who have been waiting for the right time to lock in a fixed-rate mortgage.

This rebound in demand is expected to play out differently across Canada, with British Columbia and Ontario expected to see bigger rebounds on the sales side owing to how low sales are there currently, together with more plentiful inventories, and less scope for price gains in these already expensive parts of the country.

By contrast, increased demand is expected to play out more on the price side in Alberta and Saskatchewan where sales were already near record levels in 2024, inventories are currently near-20-year lows, and prices are still relatively more affordable.

Manitoba, Quebec, and the Atlantic provinces are all expected to fall between these extremes, with both more sales and higher prices in 2025.

While the main upside risk that years of pent-up demand could all show up at the same time as opposed to being more spaced out is still very much a possibility, a significant new downside risk has appeared in the form of a potential major trade war with the United States and the implications this could have on the Canadian economy.

With little way of incorporating either of these into the forecast numbers at this point, these risks will be evaluated based on incoming information and data between now and CREA’s next forecast in April 2025, and incorporated into that outlook accordingly.

Some 532,704 residential properties are forecast to trade hands via Canadian MLS® Systems in 2025, representing an 8.6% increase from 2024. This represents an upward revision to the previous forecast for a 6.6% increase, based primarily on the surprising strength of markets across most of Canada in the fourth quarter of last year.

The national average home price is forecast to climb by 4.7% on an annual basis to $722,221 in 2025, little changed from the 4.4% gain forecast last October. Outside of British Columbia and Ontario, these kinds of price gains and some even larger ones are already well underway.

In 2026, national home sales are forecast climb a further 4.5% to 556,662. The national average home price is forecast to rise by 3.3% from 2025 to $746,379 in 2026.

Each quarter, CREA updates its forecast for home sales activity and average home prices via Multiple Listing Service® (MLS®) Systems of Canadian real estate boards and associations. CREA’s next forecast will be published on Tuesday, April 15, 2025.

1) Tell us about your upbringing and childhood. My parents moved from Punjab, India to Canada in 1976 and I was born and raised in Quesnel, BC. Growing up, my parents were always supportive and there for me. This had a big impact and I grew up believing I could do anything. During the summers, I worked with my father in the sawmill, experiencing tough, physical work. I think this helped establish a solid work ethic and I learned to respect diverse types of industry. My father was an educated man who was also an author - he had a passion for writing and he played a variety of musical instruments and sports. I believe observing him pursue his interests ignited the spark in me to set high goals for myself.

2) What do you think are some of the drawbacks and benefits of growing up in a small community?

In a small community, everyone knows each other and gossip travels at the speed of light. You cannot go anywhere without running into someone you know, so I learned to stay on my best behavior when in public. Small towns may mean everyone knows your business, but it also means they will be there to support you through your successes and failures. One thing you learn in a small town is how to be a good neighbor, and in a small town, everyone is your neighbor! It can feel like your whole town is your family. Everybody helps one another and learning to be compassionate as a kid stays with you for a lifetime. In addition, when your town does not have much in the way of entertainment, you learn how to make your own fun and find your people, such as like-minded friends who really understand you. While these things may seem insignificant during childhood, they can actually play a significant role in shaping how we see the world as adults. Some of the values instilled in me growing up in Quesnel include humility, accountability, hard work, confidence and resilience.

3) Tell us about your background as a Scientist and what intrigued you about health sciences.

In high school, I did not like math or physics and I was not interested in the arts. I found biology and chemistry to be my most intriguing classes. I was interested in the molecular basis for changes occurring in cells and the chemistry of living organisms. Therefore, I chose to play to my strengths and decided to pursue a Bachelor’s degree in Biochemistry & Molecular Biology at UBC. A few years later, I completed a Master’s degree in Analytical Chemistry / Toxicology from Pace University in New York. I had the opportunity to work in various labs in different cities and travel throughout the USA for almost 4 years. I have 16 years of experience as a laboratory Scientist.

4) What inspired you to start Health IS Wealth Group Inc.?

In 2004, my father was diagnosed with Alzheimer’s disease at the young age of 62. This was shocking and life altering news for the whole family. Seeing my father decline over many years was one of the hardest things that I have gone through. The doctors prescribed him a few different prescription medicines but all had harsh side effects and were minimally effective. As a Scientist, I noted that there were not many decent options of natural health solutions on the market to address early memory issues and cognitive health. Therefore, in 2017, I founded Health IS Wealth Group Inc. 11) What are your thoughts on the SOS (Save Our Supplements) movement?

This is a very crucial campaign for all businesses in the NHPs industry. The changes that Health Canada is forcing on NHPs will require this class of products to bear an unnecessary amount of regulation. Specifically, new labelling requirements and new user fees for regulatory activities are set to come into effect in 2025 Health Canada’s proposed changes will financially decimate many Canadian businesses, will increase prices for consumers, and limit the amount of product choice you see on store shelves. New, innovative products will not launch on the market because the regulatory burden will be too severe. Small, local

Our company continues to explore the latest scientific research and developments in the “anti-aging” (healthy aging) space. We are currently creating preliminary formulations for supplements that support liver health, mitochondrial health and those that target certain enzymes and proteins to help delay the aging process and increase human longevity. Can you tell us about your background in home staging and interior design?

I have always had an interest in creativeness and designs, whether it was my younger years in running a fashion boutique or later in life enterprising in an Interior Design business

I started my passion of interior design and specifically staging homes in 2010. We are currently staging homes in the Lower Mainland, Fraser Valley, Sea to Sky and Vancouver Island and have over 120 homes staged actively on the market.

I have always had an interest in creativeness and designs, whether it was my younger years in running a fashion boutique or later in life enterprising in an Interior Design business. The fashion business and interior design/home staging both have to do with being creative, sales and marketing and of course, working with people.

My passion for design and putting things together have always excited me, I love working with colors and textures. The fashion business was a great foundation for me to build on my interior design career. As I learnt business ethics at an early age and still implement those ideals in day-to-day business.

Right timing and place were a major factor as the business soared, being the first Indo-Canadian to open an Interior Design company specializing in Home Staging. Construction in the Lower Mainland was booming, and the concept of home staging was introduced. There were a few companies in this business but catering to major developers. Builders and Homeowners had never been introduced to Home Staging and took the role of not only staging these homes but educating the importance of Home Staging.

What is your approach to creating a staging plan for a home and how do you determine the style/design elements that will appeal to potential buyers?

When it comes to new builds, I always chuckle, a home is the builder’s “nine-month baby”! They have put forth a lot of effort to construct a quality product and my approach is to carry the builder’s vision forward.

As far as occupied homes are concerned, we try to use as much of the homeowner’s pieces as possible. However, there may be a need to freshen the linens, add updated artwork, or even switch out some of the furniture pieces if too dated or bulky or not in proportion with the room.

We have many factors in staging a home; Firstly, the design of the build (modern, contemporary, transitional, modern farmhouse etc.) Second would be demographics, is this home going to attract executives, young families, extended families or empty nesters. Location is also a key point, as a home we stage in Richmond would look very different then a home we would stage in North Vancouver.

You may have a certain ethnic taste, you may not need a formal dining room and would like to use the space a kids play area, you may have some heirlooms or antiques that you would like incorporated... our job is to make the space cohesive but with your personality.

Home Staging is decorating with a neutral taste and nothing specific. It is more of a marketing strategy to sell the home. Everyone walking through the home must fall in love regardless of age, race and gender. We stay away from any personal items, religious items, political items etc. Therefore, when it comes to occupied homes, we always ask for all personal items (photos, religious, certificates etc.) to be removed. Some may have particular personal views and we need to be mindful and respectful.

A potential buyer needs to see themselves living in the space, not feel like they are walking through someone else’s home.

Therefore, as mentioned above, Home Staging is a very powerful marketing tool.

Most potential buyers are looking at homes online before doing the walk through. They will tend to see homes that are staged and have professional photos. Those homes will stand out of the rest and will choose to see first.

Home Staging also gives the potential buyer a clear idea of room dimensions and furniture placement and takes the guessing away. It helps them to visualize their own furniture and decorative pieces.

How do you stay updated on current trends in home staging and interior design? What steps do you take to continuously improve your skills and knowledge in home staging?

Design is constantly evolving… we have seen many trends in my career from dark espresso wooden finishes to chrome metals, then black metals and now gold finishes are in trend. Boho styles and modern farmhouse styles are very popular right now as well. Again, we strive to complement with the property and stay consistent with the build.

In addition, we keep close relationship with our vendors who update us with current trends and try to attend design shows as well.

Can you share some success stories or examples where your staging made a significant impact on the sale of a property?

There are honestly many success stories with the common theme that a home has been on the market for months and hasn’t sold… we go in and stage and now home is sold within a week! Sometimes with even multiple offers and over asking!

I always say, at the end of the day, a home will always sell, but key is how fast and how much. Our goal is to sell the home for top dollar and minimum time on the market.

What guiding principles or philosophies do you follow in your work?

My passion drives my work ethic. I always strive to grow and improve in all business areas from customer service to designing the packages. I believe that integrity and hard work are the foundations of any successful business. It’s important to be honest with your clients and helping them achieve positive results.

My work philosophy is centered on taking risks and learning from my mistakes. Taking calculated risks is important to open new opportunities. Opening this business was a risk as Home Staging was a concept unheard of back in 2010. Not many people were using it and did not understand the logic of preparing a home for sale. Home Staging was only used by developers who needed presentation suites or show homes.

We are one of the pioneers in this industry and brought Home Staging to builders and occupied homeowners in BC.

What are your future plans with An Elegant Touch Home Staging and Design?

Recently we have expanded taking projects on Vancouver Island and has been very successful by taking on that market.

We have also extended our Interior Design business where we have taken on residential and commercial properties for design in construction and furnishing.

My passion drives my work ethic. I always strive to grow and improve in all business areas from customer service to designing the packages. I believe that integrity and hard work are the foundations of any successful business.

Furnishing packages for rental properties have also been recently very popular, where we prepare your property with all the necessary components to rent short term or long term.

Do you have any future personal aspirations?

I wish to inspire young women to take initiative and take risks. I brought young Indo-Canadian women on fashion ramps and fashion covers of magazines and newspapers, which in the late 80s and early 90s was unheard of. And now I would like to train aspiring Interior Designers. I would also like to inspire “stay at home” mothers, as I entered my current business after having spent few years at home raising my family.
