Market Update There seems to be huge relief in the market already, just one week out from the general election. We have experienced a sit and wait mentality in the real estate market for the last few months but now we have certainty of a new direction; it’s like the tap has been turned back on. We have experienced huge lift in activity in this first week post election. With some recent research, we have concluded that over history of a new National government being voted in, average property prices increase over the first 3 year term under National by 20%. Based on this, the market will make up all of the loss in value experienced since the COVID price boom and some. This indicates there has never been a better time to purchase property than now. Interest rates have peaked and bank lending is freeing up and with the projected housing shortage we have supply and demand will push values up quite quickly in our view. There will be changes to the bright line test soon, back to two years, and with a relaxing of overseas buyer restrictions we are in for renewed activity from offshore also. We are already experiencing an increase in inquiry from overseas buyers. Listings have increased in the past week since the election also meaning our purchasers already have more choice so pick up the phone and call us to assist you with your future property requirements.

Finance Update

With the election results now in and a National coalition set to govern there has been a stir of activity in the market with a multitude of clients looking to enter the market or upsize. On the basis they follow through with their campaign promises mentioned, there could be a big lift in the housing market: (i). repealing the interest deductibility changes on rental properties (ii). allowing foreign buyers back into the market and (iii). rolling back the Brightline Test to two years. That being said, the current projection on interest rates has since changed with inflation being a fickle beast to tackle. The most recent OCR announcement on 04/10/2023 showed no change at 5.50% with the RBNZ now forecasting this could be raised by 10 bps by March 2024. In theory this shouldn't have too much of an impact on the overall interest rate spread given most banks have now factored this into their pricing. Stunning apartment used in Lucy Lawless detective show goes to Auction It starred in hit TV show My Life is Murder

A rare character-filled apartment in the former Ford factory so eyecatching that it featured as a backdrop in Lucy Lawless’ TV series My Life is Murder is up for grabs. The two-bedroom, two-bathroom apartment is one of eight residences in the original Ford Model T assembling plant on Augusta Terrace, in Parnell. The cobbled laneway leading to the entrance of the 1901 building was spotted by the producers of My Life is Murder when they moved production from Melbourne to Auckland during Covid-19. Ray White listing agent Ross Hawkins, who is selling the top floor Loft 7 apartment at 4/15A Augustus Terrace, in Parnell, said it was not surprising the exterior of the building and the car park continued to be used as a film set because there was nothing else like it. In 2015, Cheshire Architects were given the job of transforming the 100-year-old Ford factory into a boutique apartment block now known as the Ford Lofts. They carefully retained the heritage of the building complete with its red brick exterior while ensuring the unique residences still had all the modern comforts. Hawkins said the building was the result of clever architecture embracing the old with the new. Part of the building was demolished to make way for the neighbouring Ford Residence apartments and the materials were reclaimed and reused in the Ford Lofts to retain the original character. The red bricks were repurposed, and the big timber beams were remilled into sarking for the Ford Lofts. And while a lot of the interior is brand-new, he said it’s been carefully selected to complement the character building. The new oak flooring was chosen to resemble an old warehouse floor and looks like it’s been there for 100 years, he said. There are also custom-made bronze handles with leather coverings on them and leather granite used for the benchtops. “The attention to detail is just outstanding,” Hawkins said. “It’s quite stunning.” The property was on the market earlier this year and has now been relisted with Hawkins. Hawkins, who marketed all eight of the bespoke apartments in the Ford Lofts when they were first completed, said the lofts were popular with executives and downsizers who were often from large character homes.

“Quite often they were in character homes so wanted something quite architectural and special and different and unique. The fact you’ve got all these steel beams and things that were part of the original building and timber trusses incorporated – it’s character you can’t replicate. You can’t go around the corner and find another one like it that’s for sure.” The current owners Jane and Mike told OneRoof earlier this year they were downsizing from their Remuera home and were looking for something with a bit of character rather than a plain old white apartment. The distinctly beautiful materials and historic character encouraged them to buy it off the plans and they moved in when it was finished in 2019, they said. The couple decided on a change of scenery after four years so have put the property on the market.

‘I’ve got nine people with coastal properties who now want to go to market’ Luxury getaway in the $5m to $15m price range are being prepped for sale Real estate agents specialising in luxury coastal properties have noted an uptick in enquiries from buyers and sellers. Post-election, there appears to be more confidence at the upper end of the market, and agents expect National’s promise to overturn the foreign buyer ban could add to the momentum that’s been building since June. Ray White agent Ross Hawkins told OneRoof that his workload had increased since October 14. “Everyone knows we’ve got a new direction. I’m driving up north tomorrow and I’ve got nine people with coastal properties who now want to go to market, from Pakiri north to the Tutukaka coast,” he said.

“That’s quite a bit of stuff for a nice summer. The properties range in price from $5m to $15m, homes with nice architectural designs and beautiful, beautiful locations,” Hawkins said. He added that while it may be a while before the incoming National Government can implement their planned changes to foreigners buying properties worth over $2m, sellers’ moods have already swung. “It’s almost like they’ve opened up the tap. Everyone’s been waiting in the knowledge this was happening,” he said, adding that lifestyle properties he is marketing even closer to the city, in places like Coatesville or Clevedon, have turned the corner already. Hawkins said he expected that foreign purchases of coastal properties would still be subject to sign-off by the Overseas Investment Office, as they are sensitive assets, but buyers would still be keen. “New Zealand’s coastal market is so cheap, especially with the dollar exchange rate now. Americans would buy here if they could,” he said. Hawkins’ most recent luxury listing is a four-bedroom cedar-clad bach on 4434sqm on Great Barrier Island. The multimillion-dollar property at 112 Aotea Road is set for off-grid living and boasts a luxury finish.
