Why sell now?
New Zealand’s housing market has been remarkably unremarkable so far in 2025, which, following a turbulent period defined by surging interest rates, stubborn inflation, and subdued market confidence, is actually a good news story, says Ray White New Zealand Chief Executive, Daniel Coulson.
“Building that sense of stability has been crucial for both buyers and sellers to grow their confidence and re-engage with the market This has helped to support recent activity and promote renewed dynamism, which we’re seeing in increased opportunities on both sides of the transaction across the market.
“While forward-looking indicators are positive as we head into the second half of the year, the balance is delicate, and homeowners contemplating a sale in 2025 are acutely aware there may be a narrow window of opportunity here ”

Relief Has Arrived But For How Long?
After peaking at historically high levels in 2023, Coulson says interest rates have eased significantly in response to a softening labour market and a more contained inflationary environment.

“The Reserve Bank of New Zealand (RBNZ) has already trimmed the Official Cash Rate (OCR) to 3.50 per cent, and another rate cut is expected later this month.”
This downward trajectory has translated into more competitive mortgage lending offerings, supported by declining wholesale lending rates and a global financial easing cycle.
The average two-year fixed rate charged by New Zealand’s primary banks has fallen from around seven per cent at the end of 2023 to little over five per cent in March 2025. That dramatic shift has restored some affordability to the residential market.”

Here in New Zealand, the direction of travel for interest rates is down. However, inflation data can always surprise on the upside, as international pressure shifts and policymakers respond to global movements. Should this occur, it would diminish one of the key advantages of today’s market, providing some urgency to transact under currently favourable conditions ”
Bank Lending and Affordability
Coulson says that the most significant shift since the peak of rate hikes has been the improvement in housing affordability nationwide
“Mortgage payments as a share of disposable income have declined substantially, particularly in main centres including Auckland.
“Add this to stable housing values, and we have seen a genuine rebalancing of the residential property market Buyers are no longer stretched to the same extent, and banks are demonstrating greater willingness to lend amid reduced credit risk.
“Greater accessibility is broadening the buyer pool, especially among first-home buyers and movers, while allowing sellers to unlock liquidity ”

Coulson says it’s a far cry from the credit crunch and Credit Contracts and Consumer Finance Act (CCCFA) restrictions of recent years and provides a more secure foundation for transaction activity
A Rising Tide of Supply
New property listings across the country have surged. While this is largely welcome news for buyers, it also presents a growing challenge for sellers: competition.
“Data shows an expanding surplus of unsold properties, as sales volumes fail to keep pace with a flood of properties on the market for sale. Compounding this is a parallel trend of vendor withdrawals – properties pulled from the market after extended periods without result.
“However, the motivation to sell won’t have changed, and those listings haven’t gone away; they’re merely on pause ”
Coulson says this represents a hidden wave of supply that may return to the market at any moment, potentially increasing pricing pressure.
“Sellers who list now, before another swell of withdrawn stock re-emerges or winter listing lulls suppress buyer engagement, have a chance to stand out while demand and affordability remain intact.”
Complexity and the Global Economy
Geopolitical and economic uncertainty continue to cloud the global outlook
Coulson says US tariff policies, trade frictions, and political posturing influence currency movements and investor sentiment worldwide.
“Closer to home, Australia’s re-election of a centre-left government brings a more open immigration stance, potentially influencing trans-Tasman labour dynamics and capital flows.”
Meanwhile, the global slowdown, including a declining Gross Domestic Product (GDP) in the US, adds volatility to export markets and investment confidence. While Europe and Australia have reported stronger-than-expected growth, the broader picture is mixed
“This could shift risk sentiment in either direction. However, New Zealand retains a relative advantage: moderate inflation, falling rates, and a clear fiscal path.
“Sellers acting urgently before global headwinds become more pronounced locally may avoid the worst flow-on effects of potential volatility ”

‘Unprecedented’ wealth in one little street
Which Kiwi street has the most expensive houses?
We recently ran research from Ray White that named Victoria Avenue, in Auckland’s Remuera, as having the highest median street value A run of big sales elsewhere in the city makes the case for Marine Parade, in Herne Bay, and Ronaki Road, in Mission Bay

The agent noted that Karori Crescent’s appeal was its location, sitting out over Okahu Bay “It’s got pretty much unobstructed views due north straight out the channel
The seaward side houses, which are the highest value ones, have the road behind them, whereas on Paritai Drive you ’ ve got the road in front of you ”
The view takes in the shipping channel, Rangitoto and North Head and is “spectacular”.
While Paritai Drive also had wonderful views, Karori Crescent had fewer houses as it was a short street. “There are only a few waterfront houses along it, whereas Paritai is quite a long road that wraps right around ”

Luxury real estate agent Ross Hawkins has a tough assignment: selling his grandparents’ home
The four-bedroom property at 11 Tuhaere Street, in Auckland’s Orakei, has a clear view of the harbour and the city’s most expensive house
The house built by Bert and Hazel Barker backs onto the Hotchin mansion on Paritai Drive, which sold for a record $38.5 million in 2013 to Chinese businessman Stone Shi and now has an RV of $58m.


The house at 11 Tuhaere Street, Orakei, which has been in the same family since the late 1950s, backs on land that became part of the former Hotchin mansion.
The original house was finished in 1961 and modernised by the agent’s parents in the 1990s.
Buyers from the area like to move closer to the water and views, that grandfather Bert Barker boasted he preferred the position to Paritai Drive
Hawkins told OneRoof his grandfather had turned down the chance to buy the land on which the Hotchin mansion now sits “When we were younger, the old brick house below our own house came up for sale Grandfather went and had a look at it He came back and said, ‘No, I’d rather be where we are because we ’ re much more private here’,” he said.
“He decided we had the better spot, but that Paritai Drive house ended up becoming part of the Hotchin mansion ”
The neighbourhood of the four-bedroom home on 11 Tuhaere Street has always been one of the city’s most prestigious neighbourhoods, Hawkins said.
“It’s rare to be able to purchase on the seaward side, it’s a prime position, we look across the side of the Hotchin mansion ”
Hawkins said his family had lived on Tuhaere Street since the 1940s. “The house next door [number 13] was the first house built on the street It was a double section and was the prime position Mum and her brothers lived at number 15, but then in the late 1950s Pop talked his neighbour into selling the chicken run off his double section, and that’s where our family house is now, at number 11 ”
Hawkins said his grandfather was one half of Barker and Pollock, the famous textile retailers He travelled a lot overseas, and his mum was able to see him take off from Mechanics Bay and fly up the harbour in front of the house in the Teal flying boat

Barker’s stays in modern hotels and apartments opened his eyes to the latest in open plan design, so the house, finished in 1961, was way ahead of its time, Hawkins said
Hawkins’ parents remodelled the house in the 1990s after Bert and Hazel died, but his mother, who is 93, is now selling up to move on “Bert designed it like a big penthouse apartment All the living is on one upper level, that’s why Mum could be there so long It’s a flat site with close-up harbour views,” Hawkins said
“It could be modernised again because of its shape. It’s structurally sound.”
He added: “The house has seen five generations, right through to my generation’s kids’ kids That’s quite rare to be in family that long ”

Hawkins said redevelopment was rife on the blue-chip streets around Tuhaere, with homeowners undertaking multimillion-dollar renovations or building new structures
“Two doors down is a substantial build with a tennis court, three others on the street are underway,” Hawkins said
“You have houses worth $20m, $30m - the Hotchin house would be worth $50m now You could never over-capitalise on this location ”
Hawkins said that buyers for front-row properties tend to already have houses in the area, but want to get closer to the sea “It’s like Omaha People tend to move from the back and find their way to the front ”
The agent is marketing his family property with colleague Ben Sceats “It’s interesting being an agent dealing with something that’s been your whole life. It’s not until you go through it yourself that you realise how much it means after 60 years in the family,” he said
“It’s a big move, but there comes a time for everything in life ”
The four-bedroom two-storey house, which has an RV of just over $5m, sits on a 991sqm section and has a large flat north-facing lawn that, Hawkins said in the listing, “offers abundant space for a pool and pool house”
