Welcome to the August edition of the Ross Hawkins Property Portfolio.

With an apparent change in stance from Adrian Orr in his last interview following the July Reserve Bank announcement to hold the OCR rate the same, this time around it does appear there is light at the end of the tunnel for interest rates to start easing There is continued pressure on him to ease the rate in August with inflation now getting under control and many businesses and the general public now struggling to make ends meet

Based on this indication it would appear that now is the perfect time to purchase a property before this process starts If you wait until the rate cuts you may just find that values will start to lift as many of those who have been waiting will then start to purchase Our advice would be get in before the rush

With supply and demand that drives the process, those listing now before the flood gates open will benefit from less competition as it’s likely that as rates ease many will also decide to sell giving buyers a lot more choice As we come into spring there is generally more property that comes to market so again the advice would be to be on the market before the rush

There is talk out there that some restrictions on overseas buyers may also start to ease in the fourth quarter of this year which is likely to be around new builds and the upper end of the market For this reason also now would be a good time to upsize if you are in the upper end of the market or again if you have been waiting to purchase then do it before any restrictions are eased In regard to new builds, if the rules around new builds do start to ease it suggests now is also a good time to purchase development land and start your planning process as there will be a shortage of new homes on offer moving forward.

The Monetary Policy Review on 10 July 2024 confirmed the OCR was being held at 5.50% causing a downward shift in Swap Rates with most Swap Terms decreasing by minimum -0.40% from announcement date. This was likely due to the RBNZ's May 2024 forecasts accounting for an increase to 5 60% by June 2024 and 5 70% by December 2024

The OCR being held, as well as improving June 2024 CPI and Inflation figures have likely caused this dip The banks have cautiously reduced their fixed rate spread but may be slow to pass on these decreases due to two reasons; (i) Under the directive of the RBNZ, flooding the market with 'cheap' rates may undo hard work to curb inflation (ii). Non-tradable is still 5.4% (0%-3% target).

However, comparing carded 12 month rates from July 2023 as 7.19% which are now 6.85% may indicate we have reached the peak.

Mansion on Paritai Drive sold for $21 84m, OneRoof can reveal

The Italian-style mansion on Paritai Drive, in Auckland’s Orakei, sold in a tender in March for $21.84m, a record price for this year.

An Italian-style stone mansion on one of Auckland’s althiest streets is this year’s most expensive home buy, h a local family beating off international buyers by ending a whopping $21.84 million.

“They had always admired the house and were pretty determined to buy it, as it ticked all their boxes. It was the right property at the right time,” he said. “It’s a delightful result for the owners who have treasured the place for the last 14 years. We were delighted at the response we got, both internationally and locally.”

The $21.84m price, while the highest so far this year, isn’t a record for the suburb, though. That title still belongs to the former Hotchin mansion on the corner of Paritai Drive and Huriaro Place, which sold 11 years ago for $38.5m.

Ray White agent Ross Hawkins, who is marketing a five-bedroom mansion on Pahoia Road, in the Western Bay of Plenty with an $18m-plus price tag, said vendors were adjusting their expectations in line with buyer feedback and current market conditions.

Buyers at the upper-end of the market also wanted to keep a low profile. “They don’t want to be seen splashing out when times are tough. It’s the same with people who are quietly selling, they don’t want people to know.” He added: “There are people quietly looking with that sort of money, but they’re very specific about and very private. Some are thinking it’s a good time to buy before the foreign buyers come in.”

“Philip immediately set about engaging a landscape designer and early on we planted a grove of kauri trees, which 20 years on look amazing. We were lucky enough to get Warren and Mahoney as our architects and wanted to build something completely different to the house in Palmerston, we also wanted to build something in keeping with New Zealand and our coastal landscape, maximizing the Harbour views.”

Sir John Logan Campbell’s home “Kilbryde” is today long gone. Completed in 1881 and purchased by the Auckland City Council in 1914. Used as a hospital to treat patients during the Spanish influenza epidemic of 1918-1919 and sadly was demolished in 1924.

The first salt water baths were built on the site in Judge’s Bay in 1914 by Auckland City Council.

Modifications and improvements were made from that time until the 1940s. A major redevelopment of the Baths was undertaken in the 1950s, to create a glamorous seafront bathing resort.

The design by the Auckland City Council’s Architects Office was awarded a gold medal by the New Zealand Institute of Architects in 1958.
