The start of 2024 has seen an increase in positivity with transactions in the coastal and lifestyle markets and the higher-end home and apartments on the increase.

There is still an element of uncertainty when it comes to interest rates as the Reserve Bank is still trying hard to stall spending as a last push to curb inflation That being said those with a long-term view on the property market are buying now as it’s only a matter of time before the rates ease which will then drive prices across the board up. Building and replacement cost of housing is not going to come back so the smart buyers are seeing the value in purchasing quality existing homes and apartments.

With many projects cancelled due to a lack of margin for developers, there is a major shortage of supply just around the corner.

Buying now is a great idea and if you can handle a short period of higher interest on your borrowing you will reap the rewards in the months and years ahead.

2024 has started off with a hive of activity due to interest rates now signalled to have reached their peak and the new coalition starting to take action on their campaign promises.

Swap rates have been noticeably volatile with a huge dip over the Dec 23-Jan2 4 although the banks have held pricing given there has been instruction not to flood the market with 'cheap' rates and hamper the RBNZ's efforts to reduce inflation These are still lower comparative to December 2023 levels but further cuts in the immediate future are hard to predict.

DTI's have also been added to the RBNZ's quiver, however, these will likely only have an impact once the banks start reducing their test rates to the 5% mark. One thing to note is most banks are trying to incentivise longer term fixed rates (>3 years) which may signal how quickly they're forecasting for rate reductions (<2 years). Banks are still keen to lend with greater flexibility to negotiate rates and cash retentions upon fixed rate expiry

Orca surprise helps seal the deal: Helps seal the deal for off-grid bach eyeing $5m

Ray White agent Ross Hawkins was sitting on the grass with clients at their first viewing of a house on Great Barrier Island when orcas swam into the bay below, hung around for a while then moved on.

He’s not saying the appearance sealed the deal but the viewers did go on to buy the Awana Bay property. The cedar beach house overlooking the bay had been marketed in the $5 million-plus bracket and while Hawkins can’t disclose the sale price he said everyone was happy

The property is spread across three titles and looks out over Awana, one of “the most gorgeous white sand surf beaches” in New Zealand

There was huge interest in the property, Hawkins told OneRoof, partly because of the very cool property but also because building opportunities are limited in the area and this property had some options

Other than a house on the beachfront, the whole beachfront is reserve land so there will never be other houses built there, he said This house is one of the houses higher up and while it occupies three titles, it is actually spread across four lots. The main house sat on two lots which was one title and then there’s a garage with sleeping on another title and there’s a vacant title so it offered a bit of flexibility around what someone could do with it in the future

There’s very few places that people can buy in Awana and I think that’s why there was a lot of enquiry, because very rarely do they come up ”

The house has an industrial-type kitchen because previous owners used to cook meals for others on the island The last time the property sold, in 2018, was as a mortgagee sale, fetching $1 67m, Hawkins said

He is seeing big demand for lifestyle and coastal properties and said the good weather may have something to do with that.

“People have been away and have had a really good summer and fallen in love with places and wanted to buy there and things, and that’s the situation on the coast.

“When you have a good summer everybody gets recharged and focused on being there.”

Great Barrier takes a bit more getting to than Waiheke Island, he said, but that’s also the beauty of the more remote islands in the Hauraki Gulf “They don’t develop like Waiheke does and become almost like a suburb of Auckland

“It does mean you’ve still got a getaway from the big wide world, an unspoiled paradise, which is what people are looking for, so it’s pretty special.

“It’s a little bit like Stewart Island but warmer, and then when you go out from Great Barrier the eastern side of it, which is all white sand beaches and open ocean, South America is straight out there.”

Homes on Great Barrier are largely off-grid and this house is no exception. Once, being off-grid was a little sketchy but these days the solar systems and technology is much better

“In the old days it used to be quite challenging but now you’ve got such great systems and you’re actually environmentally friendly when you’re doing that sort of stuff, too.”

People like they can do their bit for the environment, he said, “it’s just all good stuff for the planet”

Digger Noise killed sale of multi-million-dollar ‘Fire Pit House’

Striking home taken off the market while construction work takes place next door.

A striking Auckland home that was put on the market late last year has been taken off again while building work is undertaken next door.

The four-bedroom property on Mainston Road, in Remuera, was designed by Chris Tate, one of New Zealand’s leading designers, and is known as the Fire Pit House.

Ray White agent Ross Hawkins also dubbed it the All Black House because Sir John Kirwan almost bought it (though not this time around) and because the College Rifles fields can be accessed out the back gate.

There was strong buyer interest and a deal was made – but then the machinery rolled in next door, Hawkins said. It backs onto College Rifles’ car park area and College Rifles have leased their car park area to a childcare centre and they are building a childcare centre right next door to the property, so they are drilling and piling,” he said

“It’s a major construction zone so while that’s happening with all the shaking and drilling and machinery and noise, they made a decision to take it off the market until the main groundworks are done at least ”

Hawkins said the building work did not affect the property but was putting off potential buyers.

“While all those earthworks and things are going on it’s not a very nice place to be to be honest so they [the vendors] thought ‘it’s going to affect our sale so let’s give it a rest’.”

An offer had been made that was conditional on due diligence but the buyer came round for a final preinspection the day the diggers arrived and went, “Oh, we don’t want to live next door to a construction site” so they pulled out.

The sunken firepit in the deck is a unique feature of the home

The house has a sunken fire pit in the deck and a 13 5m infinity pool and back when it was for sale previously, Kirwan “almost purchased it” but found a site in Mission Bay instead, using the same architect to design his home there.

Hawkins said it was a bit gutting to lose the recent almost sale which had been negotiated and which both parties had been happy with but the owners had not been notified about the construction, “so it was as much a surprise to the vendors as it was to the buyers” In a city with a lot of construction, sellers are sometimes inconvenienced by building work, he said

He said the council was looking at zoning changes in the city and he urged consideration be given to the impact on current owners “They are talking about this blanket zoning across certain areas They should be basing the zoning on topography and the lie of the land because people have bought on the top of ridges (for example) to get a nice view and then suddenly they are saying you may be able to go three or four stories below you, which will block your view and I don’t think it’s really the way zoning should be dealt with.”

Hawkins said if the property owner was lucky there could be a height restriction covenant on the property in front which is a very good thing when it comes to retaining value “That happened recently with a property he sold on Remuera Road where the house below had a covenant so it could not be built up We went to auction with that and the auction went absolutely crazy and we sold it for $7 1m because it had protected views ”

Sometimes owners who are wealthy enough buy the property in front of them, put a covenant on to protect their view and value and then resell

“”In the higher end it’s more common because they can afford to do that. Even if they lose a little bit on the house that they buy and put the covenant on it’s money well spent because it protects their main asset behind it.”

The only way to remove a covenant is to buy the property with the covenant and the one that the covenant is in favour of and then have the covenant removed, he said.

Hawkins said it was common enough in Remuera for owners to buy the house next door as well to protect their asset “It’s a bit like monopoly isn’t it You know, you buy the house and you buy the house next door and you are on the street and then you put hotels on it

“You’d be surprised how many people have brought their neighbour’s house in various Remuera locations, Parnell locations, we deal in ”

The suburb has a number of multi-owned houses in clusters, he said “I mean, your best investment really is your neighbour’s place if you’ve got a high-quality home and a high-end piece of real estate ”
