Welcome to the last edition of my Portfolio for 2025.
It’s been a very interesting year and very challenging in most segments of the market.
We have experienced a consistent improvement in the lower end market under $2 million over recent months with the easing of interest rates and bank lending rule opening the door to first home buyers and investors again to enter the market.
More recently the announcement from the Government around the easing of the overseas buyer rules using the investor plus criteria has stimulated the high end market over $5 million and especially over $10 million.
The local buyers have become active and are out there looking and purchasing now before these rules come in and open the doors to those who have already invested in New Zealand business and are now ready to go.These overseas buyers are actively looking and getting prepared for 2026 when these new rules come into play
This activity has many sellers who have been sitting waiting for better times considering selling in the New Year

“New Zealand is for sale, bring your buyers.” That was the message sent out to international real estate agents ahead of the Government's loosening of the foreign buyer ban.
After weeks of speculation, the Prime Minister, Christopher Luxon, announced on Monday that wealthy foreign investors would be able to buy or build a New Zealand home worth at least $5 million. Kiwi agents believe the lifting of restrictions for "Golden Visa" holders will boost the top end of the housing market, and lead to new price records.
Ross Hawkins, a Ray White agent who specialises in the high-end market, says buyers will be looking online and getting ready to jump on planes
The rule changes would create more competition and encourage some homeowners to list. “I think it will encourage more stock on the market, and it will encourage more buyers into the market.”
Hawkins did not expect prices to rise by massive amounts because the kind of people who would be coming were smart and would do their homework

“If you’re spending in pounds or US dollars, then New Zealand seems cheap compared to other countries I think a sale like this will definitely feed through into the higher end,” he told OneRoof
He noted that the sale would set expectations for the upper, upper end of the market. “If $40m is the magic number, once it is cracked, then I suppose overseas people or expats will want to know what else is for sale at that level. It sets a benchmark.

Builders report high demand for bespoke builds, with construction costs reaching up to $20,000 per square metre. Strong demand exists for architecturally significant properties, but available stock is scarce, leading to more projects Waiheke Island is swarming with tradies and big-name architects, but good luck finding them
Many of the experienced building crews on the island are working on multimillion-dollar projects hidden from public view. Scores of luxury homes – designed by some of the country’s leading architects – are in the works in locations around the island.
One high-end builder told OneRoof that he was working on several jobs at once, and noted that some of the bigger sites were running with as many as 18 tradies at any one time. “There are $10m, $20m, even $30m builds here. About 70% of our work is on Waiheke and I feel there’s actually a bigger market for super-high-end construction on the island than in Auckland,” he said

“Being in the business, you get wind of buyers who are thinking of selling or would sell if they got the right money. If you are working as a buyer’s agent, the other agent does not have to pay you any [commission], the buyer pays.”
