As winter settles over the Prairies, there’s a peacefulness that invites us to slow down — to pause and reflect on the moments, people, and places that give meaning to our days. The sparkle of holiday lights, the comfort of familiar traditions, and the warmth of time spent with loved ones remind us how much we have to be grateful for.

In this Christmas edition of Refined Weyburn & Area, we celebrate the heart of our community — the stories, families, and local businesses that make this place so special. Our cover features Prairie Animal Health Centre, they are preparing to move into their beautiful new facility — a space designed to better serve their clients and care for animals with the same compassion and dedication they’ve always been known for.

This season, I encourage you to support local in every way you can. Each gift purchased, meal shared, or service booked close to home strengthens the fabric of our community and helps it thrive long after the holidays have passed. How Weyburn groups are building community, connection

and a better tomorrow

GENERATIONS OF GIVING: Young Fellows Club of Weyburn

weyburnyoungfellows.com

Since 1922, the Young Fellows Club of Weyburn has been a driving force behind countless community projects, from building parks and playgrounds to funding local causes that support kids and families. Their legacy is built on action, and their commitment to “service through fellowship” continues to grow stronger each year. Don’t miss their annual comedy night in November and grab a Christmas tree in December!

“From our early days helping build Weyburn’s first swimming pool in the

1930s, to supporting the second ice surface in the 1980s, the Don Mitchell Tot Lot, and countless scholarships and local programs, we’ve always focused on projects that touch families directly. In recent years, our support has expanded to record levels — from youth sports like hockey, lacrosse and swimming, to Big Brothers Big Sisters mentorship programs, to major community projects like the new Weyburn Theatre and Young Fellows Park. In 1999 the club celebrated our first million dollars raised and donated; by 2016 we hit our second million. Now, in 2025, we’ve proudly surpassed the $3 million mark. That growth reflects not only the dedication of our members but also the trust this community has placed in us to keep

building a stronger Weyburn for generations to come.” – Ryan Skjerdal, Young Fellows’ Club of Weyburn.

POWER IN PARTNERSHIP: Weyburn Young Fellows Wives weyburnyfwives.com

The Weyburn Young Fellows Wives bring community spirit and support to every corner of Weyburn. Whether they’re organizing fundraising events, volunteering at the Family Place or supporting initiatives like the Festival of Trees, their focus is always on making life a little brighter for local families. Their contributions often happen quietly, but their impact is anything but small. Watch for the 4th annual

Women of Distinction Awards Gala in 2026.

“The YF Wives Club, formed in 1960, are celebrating 65 years this year. We are a group of women who volunteer our time to make a difference in the community. Over the years, I’ve seen the group grow from simply helping with Young Fellows events to leading meaningful projects of our own. One of the best examples is the Women of the Year Gala, which has become such a powerful way to recognize and celebrate the incredible women in our area. Our next gala will take place on May 1, 2026.

At the same time, we’ve carried on longstanding traditions like providing teddy bears for children in the hospital, while also supporting a wide variety of youth programs and community groups. Our impact has grown by steadily expanding the ways we give back. Sixty-five years later, what stands out most to me is the heart of the group — women who come together, volunteer their time, and make Weyburn a stronger, more connected place.” – Patty Skjerdal, Weyburn Young Fellows Wives

WOMEN FUELLING CHANGE:

Weyburn Oilwomen Association

weyburnoilwomen.com

What started as a way to connect women in the energy sector has grown into a powerhouse of local philanthropy. The Weyburn Oilwomen Association

raises thousands of dollars annually for charities, scholarships and health care initiatives, all while creating space for mentorship and professional development. Their annual golf tournament and The Big Wow are mustattend events that bring fun, fundraising and female leadership together.

“The Weyburn Oilwomen have come a long way since our first fundraising golf tournament 18 years ago. What began as a single event has grown into a vibrant organization that empowers women, builds connections, and gives back to our community in meaningful ways. Over the years, we’ve proudly raised more than $160,000 for local causes, supporting everything from youth sports and education to inclusion and community wellness.

Beyond our fundraising, we’ve developed our own initiatives — including our Scholarship program, the Grad Initiative, Clear the List, Santa for Seniors and our Sled, Skate, and Pickleball Lending Sheds — all designed to create opportunities and remove barriers for others. Our WOW events have become a wonderful way for women to meet new people, try new things, and strengthen community ties.

Today, the Weyburn Oilwomen continue to grow in both reach and purpose, guided by our mission to drive positive change through empowerment, learning, and leadership. We are proud of what

we’ve built together and excited for what’s still to come.” - Carmen Sterling, Weyburn Oilwomen

ROOTED IN

TRADITION:

Weyburn Agricultural Society

weyburnagriculturalsociety.com

With over 115 years of history, the Weyburn Agricultural Society continues to connect generations through events like the Weyburn Fair Days and 4-H shows. Their focus on education, agriculture and community heritage helps preserve rural traditions while creating opportunities for young people to learn and lead.

“The Weyburn Agricultural Society has seen growth in both its role and impact within the community. It’s clear a strong, connected community is vital. We are proud to stand as a cornerstone of that connection, not only because our 44 acres and facilities are in the heart of Weyburn, but because we provide a central hub for countless events that bring people together and generate economic benefits for the region. For example, the Ag Pavilion at our annual fair has been instrumental in bridging the gap between our urban and rural community members. It has been incredibly rewarding for our board of directors to witness a fair horde of all ages engage with the hands-on displays, gaining a deeper understanding of how food is grown, raised and brought from farm to their table. This kind of firsthand learning not only educates but also fosters a stronger community, something we are proud to support and continue growing,” Lisa Vick, Weyburn Agricultural Society.

WEYBURN STRONG, TOGETHER

Each of these groups brings something special to the table, but they all share one goal: building a better Weyburn. Their dedication, fundraising and hands-on work make a real difference — not just during events or campaigns, but every day of the year.

So next time you see a poster, ticket sale or donation jar, know that it’s part of something bigger. These organizations aren’t just helping today. They’re shaping tomorrow.

Know your crops

Spot the signs, prevent disease and boost yields with smarter nutrient know-how

Healthy crops don’t just happen—they’re fuelled by the right nutrients in the right balance. Whether you’re growing a backyard garden or managing acres of farmland, knowing how to spot nutrient deficiencies and understand their impact on plant health can make all the difference. From yellowing leaves to blossom-end rot, nutrient clues are everywhere if you know what to look for.

Here’s a friendly guide to key nutrients, what happens when plants don’t get enough of them and how each one connects to common crop diseases.

Watch for yellowing, purpling and poor growth

Some of the most obvious signs your crops are missing something show up in the leaves. Nitrogen deficiency leads to yellowing in older leaves and stunted growth. Phosphorus-starved plants can turn a deep purple, while magnesium or manganese issues cause that tell-tale interveinal chlorosis (yellowing between green leaf veins). If new leaves are paling first, sulfur or iron might be the issue.

Staying on top of these early signs means fewer problems later—especially with diseases that can take hold in weakened plants.

How nutrients and disease go hand in hand

It’s not just about growth—nutrient imbalances also play a big role in how vulnerable your plants are to disease. For example:

• Too much nitrogen encourages powdery mildew

• Too little calcium is linked to bacterial soft rot and Sclerotinia

• Lack of manganese can lower resistance to Rhizoctonia and Take-all

• Boron deficiency weakens defence against Fusarium and Pythium

On the flip side, some nutrients like potassium can strengthen your plants’ natural resistance to troublemakers like Botrytis and Alternaria.

Tips to get your nutrients just right

Here are some friendly reminders to help you dial in your nutrient game:

• Nitrogen: Use nitrate-based nitrogen over ammonium to reduce disease risk

• Phosphorus: Always base your P application on a soil test

• Calcium: Lime, gypsum and consistent watering help avoid blossom-end rot

• Magnesium: Dolomitic lime or magnesium sulfate are go-to options

• Potassium: Sulfate and silicate forms not only feed but also fortify your plants

• Sulfur: Elemental sulfur or sulfate fertilizers can correct deficiency

• Manganese and iron: Chelated forms are best, especially in high pH soils

• Boron: Apply carefully—too much is toxic

• Silicon: Especially helpful in cereals and cucurbits, boosts resistance

Why it matters

Plants that get the nutrients they need are more productive, more resilient and a lot less likely to get sick. And with disease pressures and weather extremes on the rise, keeping crops strong from the inside out is more important than ever.

Taking a little time to learn the signs— and adjust your feeding plan—can mean fewer pests, better yields and a much happier growing season.

Whether you’re nurturing a few tomato plants or managing rows of wheat, healthy crops start with healthy soil and smart nutrition. Watch the leaves, test the soil and stay curious—your crops will thank you for it.

FOLIAR FEEDING FOR THE WIN

How timely nutrition from AG-Activ helps crops finish stronger and yield more

Every growing season is a race against time—and your crop needs every advantage it can get to finish strong. Fertilizer in the soil gives your plants a good start, but as the season heats up, roots slow down, nutrients get tied up and yield potential quietly slips away.

That’s where foliar nutrition comes in.

“Foliar feeding lets you give the crop exactly what it needs, exactly when it needs it,” says Andries Van Der Meulen, co-owner of AGActiv. “When your roots are under stress, your leaves are still working. So, we feed through the leaves to keep that momentum going.”

Andries Van Der Meulen PHOTO BY Big Dog Photography

Why foliar? Fast results when it matters most

AG-Activ’s foliar products are designed for rapid uptake through the leaf, delivering nutrients directly to the plant within hours—far faster than traditional soil applications. It’s efficient, effective, and often the difference between average and above-average yields:

• Mid-season push – Keeps crops green and photosynthesizing longer

• Reproductive stage support – Builds pod fill, kernel weight and seed size

• Late-season finish – Adds protein, oil content and test weight when every bushel counts

“Think of it as top-dressing insurance,” says Andries. “You’ve already invested in good seed, fuel and fertility. A timely foliar pass helps protect that investment and push it over the top.”

“We’re here to help you grow,” says Andries. “Our job is to listen first, and then bring you tools that are proven, practical and profitable.”
- Andries Van Der Meulen

AG-Activ is your partner in the field

From the roots up, AG-Activ is helping southeast Saskatchewan growers build stronger, healthier crops through better soil. Based in Weyburn, AG-Activ offers expert agronomy services including soil sampling, tissue testing, custom fertilizer prescriptions and carbon-based solutions that support sustainable, resilient farming. “Healthy soil leads to healthy crops, healthy livestock and healthier people,” says owner Andries Van Der Meulen. Whether you’re managing thousands of acres, feeding livestock or growing a backyard garden, AG-Activ is ready to help you get more from your soil—and more from every season.

Alrika Van Der Meulen
“Every crop has potential. The trick is making sure it has what it needs to reach it.”
- Andries Van Der Meulen

Local results and real return

Foliar feeding is more than just theory—it’s backed by research and real-world performance across the Prairies:

• Wheat trials from the University of Saskatchewan show yield gains of 3–7 bu/acre, along with higher protein and bushel weights

• Canola responds with 1–2 per cent higher oil content, improving both grade and price

• Pulse crops like chickpeas and lentils often gain 2–4 bu/acre from added zinc, manganese and boron

• Foliar potassium can bump up kernel weight and grain grade in cereals

• Crops with foliar support show 20–40 per cent less yield loss during drought or heat stress

“Even a small gain in yield or protein can add up to a big difference on your paycheque at harvest,” says Andries. “We’ve seen it again and again with growers right here in southeast Saskatchewan.”

AG-Activ is your agronomy partner

With deep roots in Weyburn and a strong focus on data-driven decision making, the AG-Activ team is more than just a supplier. They’re part of your farm’s success team. Whether you’re trying foliar nutrition for the first time or fine-tuning a high-performance program, they bring the expertise and local knowledge to make it work.

“We’re here to help you grow,” says Andries. “Our job is to listen first, and then bring you tools that are proven, practical and profitable.”

TESTIMONIALS

“Our family has been farming for over 40 years and this year we were introduced to Andries at AG-Activ through our agronomist and by extension, our hired man. We have been searching for a way to get more out of our crops and have tried a few methods. Nothing has compared to the results we have seen this year. We have seen above average yields with the help of his products. Not only have we had an incredible experience throughout this growing season, but we also have had an incredible experience with AG-Activ. It's a family-run business, and Andries, Alrika and Larika always make us feel like family.”

“Working with Ag-Activ and their products has helped strengthen our soil and fertility management. Their products are always delivered on time, backed by excellent communication and customer service that make working with them a smooth experience. Ag-Activ is very willing to collaborate with Green Acres Tech our agronomy team to make knowledgeable decisions and always take the time to explain the reasoning behind the product they are recommending, this gives us confidence in making decisions. The in-field live tissue testing takes the guesswork out of crop nutrition and shows what the plants could benefit from, while their custom blends are tailored to improve the results of our soil analysis. You can truly feel the passion they bring to their business, and we value them as a trusted partner.”

STAY AHEAD OF THE CHANGES to AgriInvest

What farmers need to know for 2025

Big changes have been made to AgriInvest starting in the 2025 program year, and farmers need to be ready. Whether you’re used to making matchable deposits every year or are just getting started with the program, it’s important to understand the new requirements— especially if your farm earns more than $1 million in sales.

“The earlier you plan, the better off you’ll be,” says Nancy McMahon, accountant and owner of Weyburn’s McMahon CPA. “These updates are manageable—but only if you’re aware of the new rules and timelines.”

Here’s what’s changing—and what you need to do.

The deadline to submit your 2025 AgriInvest form is moving up.

• Initial deadline (no penalty): June 30, 2026

• Final deadline (with penalties): September 30, 2026

“That’s earlier than many farmers are used to,” says Nancy. “If you usually file in the fall, you’ll need to shift your timeline. Don’t wait until the last minute— especially if you’ll also need to complete a new requirement like the AERA.”

New: Agri-environmental risk assessment (AERA) required for large operations

Starting with the 2025 program, any producer with average allowable net sales (ANS) of at least $1 million for the past three years must complete an Agri-environmental risk assessment (AERA) to receive the government’s matching contribution.

How to calculate ANS:

It’s the difference between your gross sales and gross purchases of eligible farm products. If you’re unsure how to calculate this, Nancy recommends reaching out early. “We can walk through your numbers together and determine if the requirement applies to your farm,” she says.

What is an Agri-environmental risk assessment?

The AERA helps identify environmental risks on your farm and gives you tools to manage them. It covers:

• Soil and nutrient management

• Crop and pest control

• Water use and biodiversity

• Handling and storage of farm inputs

• Waste and pollution

• Energy efficiency

• Livestock and feed management

“This isn’t just about paperwork,” says Nancy. “It’s about sustainable farming practices that protect your land and your bottom line.”

Already certified? Make sure it’s valid

If you already have an approved environmental plan, that’s great—but you’ll need to make sure it’s current and submit it through your My AAFC Account by the end of your fiscal year-end.

Accepted AERA programs include:

• Environmental Farm Plan

• Certified Organic

• CRSB Sustainable Beef Production Standard

• Saskatchewan Agri-Environmental Risk Assessment

• Nutrient Management Plans from 4R certified experts

“Check your expiry dates now,” says Nancy. “You don’t want to assume you’re covered, only to find out it expired before the deadline.”

When and how to declare your AERA

You must declare your valid AERA before you make any matchable deposit for the 2025 program year including:

• For incorporated farms: declare by your corporate fiscal year-end

• For unincorporated farms: declare by December 31, 2025

All declarations must be made through your My AAFC Account.

“This is a new step for many producers,” says Nancy. “But it’s not difficult once you know what’s required. Just don’t leave it until after your deposit—you won’t get your match if you do.”

BUYING AND SELLING FARMLAND IN SASKATCHEWAN

Protect yourself and your land

In today’s market, buying and selling farmland in Saskatchewan is more complex than ever. Demand is high, prices continue to climb, and a simple handshake is not enough.

“Whether you’re working with family, friends or neighbours, a verbal agreement just doesn’t cut it,” says Steve Schuck of Schuck Law Firm. “You need an agreement in writing that includes the property details (address and legal description), purchase price, possession date, the names of all parties involved as well as any important conditions like financing or a building inspection if there is an acreage on the land.”

Once an agreement is underway, a title search is crucial. “You want to make sure there are no caveats or registrations against the land,” says Steve. “The seller should agree to provide clear title to the property in the contract. Sometimes interests are registered against title from many years prior, and the seller may have forgotten about them. To avoid delays these searches should be done promptly.”

If the land has tenants, it’s important to know their lease terms. “Some farm leases are verbal, year-to-year, and others are more formal. Both have

selling,

specific notice periods. These must be respected, so if you’re thinking of selling don’t delay in notifying your tenant in writing,” says Steve.

Surface leases and oil wells also require attention—sellers need to clarify if they are retaining these interests or if they’re meant to be transferred to the buyer with the land as part of the purchase price

When it comes to selling, landowners can use a realtor, offer the land by tender, sell by auction or simply approach their tenant or neighbours. No matter how the deal is struck, negotiations should conclude with a written agreement reviewed by a lawyer.

Once the sale is completed, the agreement must be safely stored. The buyer should notify their accountant so the adjusted cost base for tax and succession planning is documented. The seller should ensure their accountant is notified so the sale price is properly reported to the Canada Revenue Agency.

“Whether you’re buying or selling, there’s a lot to think about—but you don’t have to figure it out alone,” says Steve. “We’re here to help make sure everything is done properly, so you can move forward with confidence.”

PLAN SMART FOR THE FUTURE OF YOUR FARM

Why now is the time for smart financial planning

For many farm families across Saskatchewan, succession planning isn’t just a financial decision— it’s a legacy decision. And with potential changes to federal tax laws looming, Nancy McMahon is encouraging farmers to take a proactive approach.

“Planning ahead gives you control,” says Nancy, owner, N.M. McMahon CPA Professional Corporation.

“Whether you’re passing the farm to the next generation, thinking about retirement, or selling land, you want to avoid surprise tax bills—and protect the value of what you’ve built.”

Capital gains: Why timing matters right now

If you’re considering selling farmland or transferring it as part of your succession plan, the end of 2025 may be more important than you realize.

Here’s why: the federal government has proposed changes to the capital gains inclusion rate, which could significantly increase the tax owed on farm property sales or transfers. While nothing is finalized yet, triggering a capital gain before December 31, 2025, could lock in today’s lower rate.

What is the tax on capital gains for farming?

When sold or transferred, tax on capital gains applies to the increase in value of a farm asset (land or equipment) over the acquired value. In farming, these gains can be substantial, especially for land held over generations.

The Lifetime Capital Gains Exemption (LCGE) for farmers can shelter part of this gain but the rules are complex.

“The exemption is generous, but it’s not automatic,” says Nancy. “You need to meet the right criteria, and the paperwork needs to be done correctly. That’s where good planning makes a big difference.”

Think long-term with succession planning

Whether your goal is to retire, slow down, or support your children in taking over, succession planning should start years—not months—before any decisions are made.

Some key steps include:

• Clarifying your goals (e.g., income, control, timing)

• Valuing your land and assets

• Exploring tax-efficient transfer options

• Coordinating with accounting and legal advisors

• Communicating with family early and often

“Succession isn’t just about taxes. It’s about relationships,” says Nancy. “Our job is to make the transition smooth, financially sound, and fair for everyone involved.”

Protect your farm with AgriStability

Succession planning also ties into risk management, and programs like AgriStability are an important part of that picture. Offered through the Saskatchewan Crop Insurance

Corporation (SCIC), AgriStability provides support to farmers when margins fall due to factors like:

• Low commodity prices

• Rising input costs

• Production losses

• Disease or weather-related challenges

Don’t wait—make your 2025 plan now

Nancy recommends that farmers and landowners act now if they’re even considering selling land or changing ownership structures in the next few years.

“Review your plans before the end of this year,” she says. “If legislation changes in 2026, it may be too late to take advantage of the current tax environment.”

Plan now for spring growth

Laying the groundwork for next year’s success

When the snow flies and the pace of business slows, it’s the perfect time to prepare for a busy spring. For local entrepreneurs, these months are more than just about staying warm — they’re about setting the stage for fresh opportunities once the thaw arrives.

BY TACKLING THESE STEPS OVER WINTER, YOU’LL BE READY TO HIT THE GROUND RUNNING WHEN CUSTOMERS ARE OUT AND ABOUT AGAIN. WITH THOUGHTFUL PLANNING, SPRING WON’T JUST BE BUSY — IT WILL BE YOUR MOST SUCCESSFUL SEASON YET.

Review and reflect

Before jumping ahead, look back at the past year. What products or services performed best? Which marketing campaigns brought in the most engagement? Take note of what worked and where there’s room to improve. This is also a good time to ask for feedback from customers and staff. Often, they’ll point out small changes that can make a big impact. A short online survey or a casual chat with your regulars can give you insights you might not spot in the numbers alone.

Tidy up your brand presence

From website updates to refreshed signage, now is the time to make your brand look its best. Ensure your online hours are correct, photos are up to date and any outdated content is replaced. Even small changes like improved menu descriptions or clearer service lists can make a big difference come spring. Don’t forget social media, too. A consistent, polished presence reassures customers that your business is active and ready for their support. Winter is also the perfect time to schedule posts ahead so you’re not scrambling once things pick up.

Plan your promotions

Think ahead to spring holidays, events and trends. Will you launch a seasonal menu, a spring cleaning special or a Mother’s Day promotion? Draft those ideas now so you’re not scrambling in April. Consider partnering with another local business on a joint promotion. It doubles your reach and keeps more dollars circulating close to home.

Strengthen your network

The quieter months make it easier to connect with fellow business owners, suppliers and community leaders. Join a local networking event, collaborate on a future promotion or simply check in with partners to keep relationships strong.

Invest in learning

Consider attending a workshop, webinar or conference to sharpen your skills. From social media marketing to inventory management, a little learning now can pay off in increased efficiency later. Look at online courses or even free resources through business development organizations. Think of it as an investment in yourself as much as your business.

Get your finances in shape

Review budgets, trim unnecessary expenses and set clear revenue targets. This is also a good time to explore funding opportunities, grants or small business programs that could support growth. Winter is also ideal for organizing receipts, digitizing records and setting up simple systems that will save time at tax season and beyond.

Seek professional advice

Even with the best planning, some decisions need expert eyes. Winter is a great time to book an appointment with your accountant or lawyer to make sure your business is on solid ground. Accountants can help identify cash flow trends or missed deductions, while lawyers can review contracts, leases or incorporation documents. Their insights now can prevent headaches when things get busy again.

By tackling these steps over winter, you’ll be ready to hit the ground running when customers are out and about again. With thoughtful planning, spring won’t just be busy — it will be your most successful season yet.

Preferred shares are often used in situations like:

• Rolling assets from a proprietorship or partnership into a corporation

• Bringing on a family member as a shareholder

• Freezing the value of the current owner’s shares

• Splitting income with a spouse or adult child

• Protecting future gains from capital gains tax

“Preferred shares can create options,” says Nancy. “They allow you to defer taxes to the future and assist with succession and estate planning.”

She adds that this kind of planning should always involve both your accountant and your lawyer to ensure everything aligns with CRA rules.

Corporate reorganizations

Even small or family-run corporations can benefit from a corporate reorganization. This might include:

• Freezing the current value of the business

• Introducing new shareholders

• Splitting classes of shares for tax planning

• Transitioning ownership over time

“These reorganizations help businesses grow and transition by deferring taxes,” says Nancy. “It’s especially useful for farms, family businesses and incorporated professionals.”

She emphasizes that timing is key. “Doing this early—before a sale, retirement or major investment— gives you far more control.”

Make your business work for you

At McMahon CPA, Nancy and her team work with businesses across sectors to plan smarter and build stronger financial foundations.

“Our job is to make sure your business structure supports your goals,” says Nancy. “Whether that’s growth, retirement, or passing it on—we help make it happen, tax efficiently.”

Now’s the time to explore your options. Talk to Nancy McMahon and her team for expert support in corporate tax planning, preferred shares and business reorganizations.

Legal essentials for buying, selling or expanding your business

Buying or selling a business is an exciting step—but it’s also a legal minefield if you don’t have the right guidance. Whether you’re purchasing commercial real estate, expanding your operation or bringing on new partners, Steve Schuck of Schuck Law Firm says a clear legal strategy can save you from costly issues down the road. “There’s a lot more to it than signing on the dotted line,” says Steve, who works with many local entrepreneurs. “We want to make sure our clients go in with eyes open and documents that protect them.”

Buying or selling a business

Whether you’re acquiring an existing company or preparing to sell your own, legal due diligence is key. That means reviewing financial statements, tax implications, contracts, leases, and more—before any money changes hands. “We look at what’s actually being sold—assets or shares—and

what liabilities might be hiding in the fine print,” says Steve. “It’s our job to protect you before you commit.”

For sellers, ensuring your company’s corporate records and minute book are up to date can make the process faster and more attractive to buyers. For buyers, it’s all about clarity and certainty—and knowing what you’re really taking on.

Purchasing commercial real estate

Buying property for your business? A commercial real estate purchase can be a smart long-term investment but comes with unique legal needs.

From reviewing titles and zoning to drafting the purchase agreement, Steve’s team walks clients through every step. “We make sure there are no surprises like liens, encroachments or environmental issues,” he says. “It’s not just about buying land. It’s about protecting your future use of it.”

The power of a unanimous shareholders agreement

If your business has more than one owner, a unanimous shareholders agreement (USA) isn’t just recommended—it’s essential. “A shareholders agreement outlines what happens if someone wants out, passes away, or disagrees with a major decision,” says Steve. “It protects everyone involved and prevents conflict before it starts.” Without one, even small disagreements can lead to serious legal complications.

Reviewing loan documents from the bank

When it comes to financing, most lenders require borrowers to sign detailed loan agreements, guarantees and security documents. “It’s important to have a lawyer review everything before you sign,” says Steve. “We make sure you understand your obligations, and that the terms are fair and enforceable.”

“Good partnerships are built on clarity and trust. Putting the right agreements in place shows respect for the business and each other.”
- Steve Schuck

Bringing on new partners

Expanding your team? Adding a partner is more than a handshake. You’re creating a legal relationship. Steve advises formalizing roles, responsibilities and exit strategies upfront. “Good partnerships are built on clarity and trust,” he says. “Putting the right agreements in place shows respect for the business and each other.”

Whether you’re buying, selling, or expanding, Schuck Law Firm is here to help you protect your investment and plan for long-term success. Contact Steve Schuck and the team today to get started on the right legal foundation.

AS IT CELEBRATES ITS 50TH ANNIVERSARY, SOUTHEAST COLLEGE HONOURS ITS PAST WHILE LOOKING AHEAD TO CONTINUED GROWTH AND INNOVATION IN THE YEARS TO COME.

over 4,000 students passing through its doors each year, it’s now a key educational provider in southeast Saskatchewan.

Jody Holzmiller, the College’s president and CEO has seen this evolution firsthand during her nearly 20 years with the school.

“Southeast College has always been a great place to work,” says Jody. “Our organization is small enough that we truly get to know one another on a more personal level. When I started, I immediately felt welcomed.”

Southeast College marks 50 years of learning, growth and community connection

Southeast College began on January 14, 1975, as Southeast Region College.

Its original location—tucked in the Simpson-Sears Store on Second Street in Weyburn—was modest, but its vision was big. Within months, the College relocated to a more suitable space on Government Road North and began offering an impressive list of more than 100 courses, from oil painting to income tax planning.

The programming was as diverse as it was community-focused. Delivered

in more than 70 communities, early classes included ballroom dancing, yoga, farm wiring, and even private pilot ground school. It was a hands-on, practical start rooted in accessibility and lifelong learning.

GROWTH BEYOND EXPECTATIONS

Over the decades, the College has undergone several transformations, including a name change to Southeast College and expansion into Estevan, Whitewood and Indian Head. With

She says technological change has played a big role, especially after the COVID-19 pandemic. “We were obviously more paper-based before. Now our Board of Governors and staff work almost entirely electronically. It’s a big shift.”

A FOCUS ON THE FUTURE

Sheena Onrait, vice president of communication and strategic enrolment, has worked with Southeast College for 18 1/2 years. Based in Estevan, she says program planning is now far more strategic and driven by community data.

“We look at what’s happening in our economy and in our communities,” says Sheena. “For example, SaskPower is building a small modular reactor in Estevan, so we’re already thinking about what programs will support that development.”

This approach ensures that programming remains relevant and responsive to the region’s economic trends and employment needs.

A MODERN INSTITUTION WITH COMMUNITY ROOTS

Today, Southeast College is a designated learning institution able to welcome international students. It offers full-time post-secondary programs that run from eight months to two years, as well as adult basic education, safety certifications, microcredentials for business and continuing education courses.

Strategic partnerships with the University of Saskatchewan, University of Regina and Saskatchewan Polytechnic allow the College to offer accredited programs locally. Centres like the Reconciliation Centre, the Centre of Sustainable Innovation and

the Teaching and Learning Centre reflect a commitment to inclusive, forwardlooking education.

As it celebrates its 50th anniversary, Southeast College honours its past while looking ahead to continued growth and innovation in the years to come.

“Congratulations to Southeast College on 50 years of serving the entire southeast region. As a former student, I experienced firsthand the opportunities the college provides to people across the southeast, helping them pursue their goals while staying close to home. Later, as MLA for Weyburn - Big Muddy, I saw how Southeast College’s impact extends far beyond the classroom. It continues to be a vital institution in the communities it serves, quick to respond to the needs of the local economy, while preparing scores of students for the trades, university or countless other vocation and avocational callings. I look forward to the next 50 years of Southeast College!”

A NEW CHAPTER FOR A TRUSTED CLINIC

Prairie Animal Health Centre’s new home is designed to serve pets, livestock and the community for decades to come

After more than 30 years serving Weyburn and the surrounding area, Prairie Animal Health Centre (PAHC) is opening a new chapter in its story. The veterinary team has long outgrown its original facility on 7th Street NW. Staff, clients and animals alike had been making the best of cramped quarters for years.

Now, construction is nearly complete on a brand-new 9,500-square-foot building at 327 5th Street NW—a space designed to offer next-level care for all species while reflecting the community spirit that has sustained PAHC for decades.

“We’ve been part of this community for a long time, and we’re incredibly grateful for the support people have shown us,” says Dr. Greg Douglas, owner partner

and veterinarian. “When the city began building a new hospital for people, we thought it was time animals had one too. This clinic is our way of giving back and planning for the next 30 years of care.”

BUILT FOR COMFORT AND CAPACITY

The new clinic was designed from the ground up with animals—and their

owners—in mind. One of the biggest changes is the jump from three exam rooms to eight, dramatically increasing the centre’s capacity for small animal care. With more space and better flow, PAHC’s team will be able to reduce wait times and spend more time focusing on each patient.

“It’s about making sure we can deliver the quality of care people expect for their animals,” says Dr. Douglas. “Our clients love and care deeply for their pets and livestock, and they deserve a facility that supports that.”

The new building also allows the team to offer expanded services. With two surgical suites, PAHC can perform multiple treatments or surgeries at once, boosting access to urgent care. A dedicated radiology suite will house the latest diagnostic tools, including AIenhanced imaging and ultrasound. The facility also includes a larger dental care

area for pets—an increasingly important part of preventive health.

DESIGNED FOR LESS STRESS AND BETTER CARE

Visiting the vet can be stressful for both animals and their owners, but the new PAHC building aims to change that. Separate waiting space and treatment areas for cats and dogs will make visits calmer and more comfortable.

Other thoughtful touches include heated kennels for recovery, better lighting and flooring throughout the facility, and new technology to manage patient records seamlessly. These upgrades will allow veterinarians to focus more on care and less on paperwork.

Outside, a specially designed area for horses provides comfort during treatments—a major improvement for large animal care. Farmers and ranchers

“In just a few generations the family pet has made its way from the barnyard, to the backyard and now in the bedroom. We all love our pets like family and we want our pets to have access to the best care.”

ATTRACTING NEW VETERINARY TALENT

The partners at PAHC—Dr. Greg Douglas, Dr. Jeremy Ross and Dr. Carol Ross—knew that building a state-ofthe-art clinic would benefit more than just the animals. It would also help

attract new veterinary professionals to Weyburn.

“A great community deserves great veterinary care,” says Dr. Douglas. “We’re building a facility that gives veterinarians the tools and space they need to provide exceptional service.”

This commitment is already paying off. Dr. Jena Thue, a new veterinarian, has joined the PAHC team, bringing fresh

expertise to support the clinic’s growing client base.

SUPPORTING THE COMMUNITY FOR THE NEXT 30 YEARS

PAHC’s expansion reflects the interconnectedness of animal and human health. By supporting livestock producers, the clinic helps sustain local agriculture. By caring for pets,

it strengthens the bonds between families and their animals. In both cases, the impact reaches far beyond the clinic walls.

“Healthy animals mean a healthy community,” says Dr. Douglas. “Our job is to support that by providing the best care we can. I’m so proud of our staff— they’re the heart of this clinic. They work tirelessly to make this a great place for our patients, our clients and each other.”

The City of Weyburn played a key role in helping PAHC acquire land for the new building. With that support, the clinic’s owners were able to create a space that not only meets today’s needs but is ready to grow with the community for decades to come.

LOOKING FORWARD TO OPENING DAY

The new Prairie Animal Health Centre is expected to open in fall 2025. For the veterinarians and staff, it’s more than just a bigger space—it’s a symbol of their long-term commitment to Weyburn and the surrounding area.

“We can’t wait to welcome everyone to the new facility,” says Dr. Douglas. “This building is a reflection of how much we value the trust people place in us to care for their animals. We’re building something special together.”

So, this season, skip the stress of long lines and crowded city malls. Pop into a local shop, explore a holiday market or grab a gift card from a nearby restaurant. Every purchase makes a difference. And what’s more festive than that?

A TASTE OF SOMETHING SPECIAL

Field & Flour brings gourmet flavour and artisan charm to the southeast

When Vicki Leas opened Field & Flour Fine Foods, she had one simple goal in mind—make it easier for Weyburn locals to access exceptional food, every day.

“As a proud Weyburn resident, I felt there was a need for a dedicated gourmet food destination right here in our community,” says Vicki. “People were driving to Regina or Saskatoon to find unique ingredients, artisan cheeses or imported goods. I wanted to bring that world-class selection home.”

Field & Flour is more than a grocery store. It’s a place to explore, sample and savour. With curated shelves and personal service, it’s a go-to for food

lovers looking to elevate their meals and entertaining.

Curated, not crowded

Unlike big-box grocery stores, Field & Flour doesn’t try to stock everything.

Instead, it focuses on the best of everything. “We hand-select every product for its quality, story or flavour,” says Vicki. “Our team is made up of food enthusiasts who love helping customers discover new favourites.”

Expect small-batch preserves, international oils and vinegars, highquality pasta and grains, premium spices, luxury chocolate and a rotating bakery selection that keeps things fresh and exciting.

A cheese lover’s dream

Field & Flour’s cheese counter is a true highlight, offering a global mix of artisan options—from Italy’s ParmigianoReggiano and French Bries to Canadianmade, award-winning cheeses.

“Our current favourite is Le Bouclier, a semi-firm goat’s milk cheese made in Quebec,” says Vicki. “It’s just one example of the quality and variety we’re proud to offer.”

Locally rooted, globally inspired

Supporting Canadian makers is a top priority. The store features Saskatchewan

honey, home-grown mustard and locally made preserves, alongside fine chocolates, sauces and crackers from across the country.

Located next door to Welsh Kitchen and its in-store bakery, Field & Flour offers a daily selection of fresh sourdough, pastries and scones—all baked with care. Plus, they also carry baked goods from exceptional local artisan bakers who deliver fresh daily, keeping an amazing and changing selection that you’ll want to take home.

A shopping experience worth savouring

Field & Flour is designed to be more than just a stop on your shopping list.

“We want people to feel inspired, not overwhelmed,” says Vicki. “Slow down, engage your senses, taste something new. Our staff is here to offer samples, share cooking tips and chat about food.”

For Vicki, the most rewarding part has been watching the Weyburn community embrace this new space.

“There’s nothing better than seeing someone light up when they find a product they’ve been searching for— or hearing how much they enjoyed something we recommended,” she says.

BUDGETING FOR THE HOLIDAYS without the hangover

Smart tips to spend wisely this season—and start the new year strong

The holidays are a time for giving, gathering and—if we’re not careful— overspending. Between gifts, food, decorating and travel, December can put serious pressure on your wallet.

But with a bit of planning and some good habits, you can celebrate the season without the January money hangover. Start by being honest with yourself about what you can afford. A good plan helps you enjoy the holidays without guilt.

Start early

Whether it’s September or early November, it’s never too late to start setting aside cash. Even $25 per week can build up enough to cover gifts or groceries come December.

“If you can, create a separate savings account just for holiday spending,” says Nancy. “That way, you’re not dipping into your regular budget—and it keeps things clear and controlled.”

Make a plan

Set a total budget, and divide it into categories such as:

• Gifts (with a set amount per person)

• Holiday meals or baking supplies

• Travel or fuel

• Decorations, cards and wrapping

• Donations or community giving

• Miscellaneous extras (event tickets, pet treats, you name it)

Apps can help track your spending, but even a notebook or spreadsheet does the trick. The key is seeing where your money is going before it disappears.

Shop smart and early

Starting early gives you time to hunt for deals, avoid rush shipping fees and spread out your spending. Make a list and stick to it. Using flyers, discount apps or price comparison tools can also help you get more value out of every dollar.

Ditch the credit

Credit cards are easy to swipe during the season, but not so fun to pay off in

January. Stick to cash, prepaid cards or debit wherever possible. If you do use a credit card, track your purchases daily to avoid surprises later.

Keep the long game in mind

Remember, the holidays are just one part of your financial year. Overspending now can derail savings goals or create a stressful start to the new year. Need help making a plan that works year-round?

Ask Nancy McMahon and her team how they can help.

From kitchen experiment to prairie craftsmanship

HOW MOOSE MOUNTAIN SOAP COMPANY BLENDS NATURE, PASSION AND SMALL-TOWN ROOTS INTO EVERY BAR

In spring 2021, Mike and Kim Johnston weren’t planning a business. They were just trying to fix a problem: their boys, aged three and five, were burning through liquid soap in rowdy “shampoo fights.” Half-joking, Mike said, “Make them a bar of Granny Clampett’s old-fashioned soap. It’ll last until they graduate high school.”

That joke sparked an unexpected journey. Kim had been learning about handmade cold process soap and decided to try it. A trip to Old Fashion Foods and a makeshift mould made from a Costco fruit cup box led to her first batch—thirty natural bars scented with lemongrass. The next batch followed a week later. Soon, the kitchen was full of soap.

Family and friends loved it. Requests rolled in. Before long, Kim was making soap regularly, and Moose Mountain Soap Company was born.

Rooted in the prairies

The name honours the Moose Mountain region of southeast Saskatchewan, where the family summers at Kenosee Lake and Mike’s roots run deep in nearby Kisbey. “Originally, we just wanted a

table at the Red Market Barn,” Mike says. “But demand grew, and so did the vision.”

Quality ingredients make the difference— beef tallow, hemp oil, oats and honey are sourced from trusted prairie producers. “We know where our ingredients are coming from,” Mike says. “It’s about quality, but also supporting our community.”

Beef tallow, once a staple in prairie homes, adds longevity and rich lather to their bars. For the Johnstons, it connects tradition with purpose.

Soap with personality

Moose Mountain Soap isn’t a faceless product. Every bar blends practicality with character. Pine Tar and Dead Sea Clay soaps are customer favourites, while Honey Oat features locally sourced oats and honey. Gardener’s Soap and Farmer’s Soap are loaded with natural grit for hardworking hands.

Their packaging ties it all together— custom labels and a vintage-style logo reflect a handcrafted yet professional feel. “We want to be approachable but highquality,” says Kim. “A product people trust and enjoy.”

Built by hand, growing with care

As demand increases, so does production, with bigger melters and more moulds. But the handmade quality stays central. “We could go

“Markets let us connect with people. They read the label, talk about the ingredients, and know we made it ourselves.”
- Kim Johnston

fully commercial,” Mike says. “But consistency and craftsmanship matter too much to us.”

Looking ahead, Moose Mountain Soap is refining its lineup and developing a wholesale program for retailers. White-label partnerships are also on the horizon, along with offerings for corporate gifts.

Soap that connects

The soaps appeal to all kinds of customers, with scents from fruity to masculine. People love their creamy lather and long-lasting feel—but they also love knowing who made them.

“Markets let us connect with people,” Kim says. “They read the label, talk about the ingredients, and know we made it ourselves.”

In every bar, there’s more than soap— there’s care, craft and a little prairie pride.

WHERE THE SOUTH COMES TO

Five Effortless Pieces for a Timeless Wardrobe

Build a closet you’ll love with versatile staples you can wear season after season.

When it comes to building a versatile wardrobe, investing in timeless, well-made pieces pays off. With just a few thoughtfully chosen staples, you can mix, match, and layer your way through the season in effortless style. Here are five essentials to keep your closet functional, fashionable, and ready for anything.

1. Neutral Knit Tops

A soft, well-fitted knit in shades like ivory, oatmeal, or taupe is a wardrobe workhorse. Perfect on its own or layered beneath a blazer or coat, it adds warmth without sacrificing style.

2. A Layerable Overcoat

Whether you’re dressing up for a night out or keeping it casual, a tailored overcoat pulls any look together. Choose a classic neutral like camel, grey, or navy to maximize versatility.

3. Linen Pants

One of the most effortless pieces you can own, linen pants offer comfort and sophistication all in one. Locally crafted by Cedar and Vine, these lightweight, breathable staples transition seamlessly from office to weekend brunch — making them a musthave investment.

4. Quality Shoes

Shoes set the tone for your outfit. A classic white sneaker is a modern essential — casual yet polished, it pairs with everything from linen pants to dresses. For something dressier, sleek ankle boots or timeless loafers are always in style.

5. Well-Fitting Jeans

Every wardrobe needs that perfect pair of jeans — the ones that make you feel confident and comfortable. Choose a flattering cut in a versatile wash, and you’ll reach for them again and again.

These five pieces form the foundation of a wardrobe you’ll love. Invest wisely, mix creatively, and you’ll always have something chic to wear.

A layerable overcoat, crafted by Cedar and Vine

THE ART OF PACKING: JO’S GUIDE

01 PACK WHAT YOU LOVE

Skip the “maybe someday” pieces. If you don’t reach for it at home, it doesn’t deserve space in your suitcase. Stick to clothes you truly enjoy wearing - you’ll feel more confident and avoid “packing guilt”.

02 THINK CAPSULE WARDROBE

Choose versatile items that can be mixed and matched. Aim for pieces that transition easily from casual daywear to an evening out with just a change of shoes or accessories.

03 LAYER, ALWAYS

No matter your destination, pack items that work together in layers. Even the sunniest climates can surprise you with a cool breeze or an overzealous air-conditioner.

04 COLOR STORY

Stick to a limited color palette so everything pairs seamlessly. I like to pack staples in neutrals and a throw in a color punch with smaller accessories.

NATURAL FIBRES WIN

Linen and other natural fabrics breathe better, layer beautifully, and feel effortless no matter the climate.

06 PACK FOR THE JOUNEY

Include one cozy piece (a scarf, cardigan, or tunic) for the plane or car ride. It doubles as a comfort layer on arrival.

07 SHOES WITH PURPOSE

Limit yourself to three pairs; comfortable walking shoes, a dressier pair, and one versatile “in-between.”

08 WRINKLE FREE TRICK

My secret weapon: a small spray bottle. I pack an empty one in all my bags because I usually travel carry-on. Fill it with water and a quick spritz releases linen’s wrinkles with ease—no ironing required.

09 LEAVE ROOM FOR TREASURES

Don’t fill your suitcase to the brim...chances are you’ll find something special to bring home!

HOW MUCH PROTEIN DO YOU REALLY NEED?

Protein isn’t just for bodybuilders — it’s essential at every age

weighing 65 kg (143 lb) may need 65–78 grams per day.

A DAY IN PROTEIN: SIMPLE EXAMPLE

Let’s take a look at a sample day for a 45-year-old adult who weighs 70 kg (155 lb) and needs about 56 grams of protein.

WHY PROTEIN MATTERS AND HOW MUCH YOU REALLY NEED

Protein is often linked to gym workouts and muscle gain, but it plays a much bigger role in everyday health. Whether you’re a growing child, a busy parent or enjoying retirement, protein helps build and repair tissues, supports immune function and keeps you feeling full and energized. Understanding how much you need can help you make better food choices and support your body at every age.

THE BUILDING BLOCK OF LIFE

Protein is made up of amino acids, which are the building blocks your body uses to grow and repair muscles, organs, skin and even hair. It’s also essential for producing enzymes and hormones that keep everything running smoothly inside.

Unlike fat and carbohydrates, the body doesn’t store protein for future use. That means you need a steady supply every day. It’s especially important during growth spurts, after illness or surgery, and as we age to help prevent muscle loss.

HOW MUCH DO YOU NEED?

Protein needs vary depending on age, activity level and overall health. Health Canada recommends a minimum intake based on body weight: 0.8 grams of protein per kilogram of body weight for most adults. However, that number shifts depending on your stage in life.

• Children (4–13 years): About 0.95 grams of protein per kilogram of body weight. A child who weighs 30 kg (60 lb) would need around 29 grams of protein each day.

• Teens (14–18 years): Need slightly less per kg—around 0.85 grams—but often have higher total needs due to rapid growth. A 60 kg (132 lb) teen would need about 51 grams per day.

• Adults (19–64 years): The general guideline is 0.8 grams per kg. A 70 kg (155 lb) adult would need about 56 grams daily.

• Older adults (65+): As we age, our protein needs increase to help prevent muscle loss and support bone health. Around 1.0–1.2 grams per kg is recommended, so an older adult

Breakfast: Greek yogurt with berries and a sprinkle of almonds (15g)

Lunch: Chicken wrap with hummus and veggies (20g)

Snack: Hard-boiled egg and a handful of mixed nuts (10g)

Dinner: Grilled salmon with quinoa and steamed broccoli (25g)

That adds up to about 70 grams— slightly above the minimum, but a healthy range for someone moderately active.

CHOOSE A VARIETY

Protein doesn’t only come from meat. Plant-based sources like lentils, beans, tofu, quinoa, nuts and seeds are excellent choices. Including a mix of animal and plant proteins helps balance nutrients, fibre and flavour.

Whether you’re fuelling a growing family or taking care of your health in retirement, paying attention to your protein intake is one simple way to support your body every day. It’s not about loading up—just getting enough, consistently, in a way that works for your lifestyle.

Little habits, BIG FUTURES

How small daily choices grow strong, healthy kids

Children truly are the heartbeat of tomorrow. Every hug, healthy meal and bedtime story is more than a moment—it’s an investment in the future. Helping kids grow into strong, happy and balanced individuals doesn’t need to be complicated. It’s the little habits that make the biggest difference.

At Old Fashion Foods in Weyburn, the focus is on supporting families in making everyday choices that nurture growing bodies and minds with natural products, expert advice and a genuine love for helping kids thrive.

Nourishing little bodies

A colourful plate filled with fruits, veggies, whole grains and healthy fats sets kids up for success. Add in a scoop of spirulina to smoothies or yogurt for a hidden nutritional boost—it’s flavourless but powerful.

The joy of movement

Kids were made to move. From playground time to living room dance parties, active play builds strong bodies and bright moods. Add a natural protein powder post-activity to support recovery and growth.

Sweet sleep

A calming bedtime routine and consistent schedule can make mornings smoother and moods lighter. Support restful sleep with magnesium bisglycinate, gentle and effective for growing bodies.

Big feelings, safe spaces

Kids feel deeply, and connection is key. When we create space for feelings, we help build emotional strength. Nutrition plays a role too—omega-3s high in DHA support focus and mood.

Less screens, more imagination

Swap screen time for crafts, books and creative play. It builds problemsolving and attention span. Help kids stay focused with high DHA omega-3 supplements.

Little habits, big impact

Washing hands, brushing teeth, and daily routines build lifelong self-care. Choose safe products like fluoride-free toothpaste, chemical-free body wash and gentle lotion for your little ones.

Learning by example

Kids watch everything. When parents eat well and take care of themselves, kids follow naturally. Making healthy habits visible—like supplement routines—helps model lifelong wellness.

At Old Fashion Foods, the goal is simple—to help your whole family be the best it can be. Whether you’re looking for the right supplements, natural products or custom wellness support, Jackie Denzin, board-certified holistic nutritionist, and Meg Duff, natural health consultant, are here to help.

And if your family is always on the go, the Nourish Bar is the perfect stop for before-and-after sports nutrition!

QUICK TIPS FOR HEALTHY KIDS

BUILDING WEALTH through home ownership in Saskatchewan

Start with smart ownership

The first step to building wealth through home ownership is choosing a home you can afford and paying it off as efficiently as possible. One popular strategy is making accelerated payments—either weekly or bi-weekly instead of monthly. This small change means you make one extra full payment each year, helping you chip away at the principal faster and saving thousands in interest over the life of your mortgage.

ANOTHER HELPFUL APPROACH IS ROUNDING UP YOUR REGULAR PAYMENTS

+ $50 EVERY TWO WEEKS

SMART STRATEGIES LIKE SECONDARY SUITES, ACCELERATED PAYMENTS AND RENTAL INVESTMENTS CAN TURN

YOUR HOME INTO A LONG-TERM WEALTH BUILDER.

Owning a home in Saskatchewan isn’t just about having a place to live—it’s one of the most reliable ways to build wealth over time. With steady property values, relatively affordable prices compared to larger provinces and plenty of room to grow, Saskatchewan offers homeowners the chance to turn their property into a powerful financial asset.

Even an extra $50 every two weeks can significantly reduce your mortgage balance over time.

Add value with a secondary suite

Adding a secondary suite is another excellent way to build wealth. These secondary units not only increase the value of your home, but also generate rental income that can be used to cover mortgage payments, save for future investments or tackle renovations.

There are clear guidelines for developing secondary suites available from the City of Weyburn to learn more. As housing affordability becomes more of a concern across the country, demand for wellmaintained rental units continues to rise. Creating a space that’s attractive to tenants—whether it’s students, newcomers, young professionals or seniors—can provide stable income for years to come.

Use equity to invest and grow your portfolio

As your mortgage balance goes down and your home’s value goes up, you build equity—the difference between what your home is worth and what you still owe. This equity can be used in more ways than one.

Many homeowners refinance their mortgage or open a home equity line of credit (HELOC) to unlock this builtup value. These funds can be used to invest in a second rental property, but they can also support other investment opportunities such as stocks, RRSP topups or starting a small business. When used wisely, home equity becomes a low-cost borrowing option that fuels your financial growth without having to sell your home.

Think long-term

Home ownership is a long game, but it comes with lasting rewards. Beyond building equity, you gain more control over your living space, protect yourself from rising rental costs and benefit from property appreciation over time.

BY MAKING SMART UPGRADES, PAYING DOWN YOUR MORTGAGE FASTER AND LEVERAGING YOUR HOME’S VALUE TO EXPAND YOUR INVESTMENTS, YOU’RE NOT JUST LIVING IN YOUR BIGGEST ASSET—YOU’RE USING IT TO BUILD A STRONGER FINANCIAL FUTURE.

In Saskatchewan, where space, opportunity and community values come together, home ownership continues to be one of the most practical and powerful tools for longterm wealth.

BUILD YOUR WEALTH with CONFIDENCE

At RE/MAX Weyburn Realty, we understand that purchasing a home is one of the biggest investments you will ever make. That’s why our team is here to guide you every step of the way—helping you make the right decisions, finding the best value, and ensuring your home purchase fits both your needs and your budget.

We do the work for you, so you can focus on what matters most— turning a house into your home and an investment into your future.

RE/MAX Weyburn Realty

As we celebrate this holiday season, we want to extend a heartfelt thank you to our clients and community.

It’s been a successful year at RE/MAX Weyburn Realty—not only because of a strong market, but because of the trust you’ve placed in us and the professional service we strive to provide every step of the way.

We’re grateful for the opportunity to serve you and look forward to continuing to help families and individuals find the right homes for years to come. From all of us at RE/MAX Weyburn Realty, Merry Christmas and best wishes for a season filled with warmth, joy, and treasured moments in the place you call home. May the New Year bring happiness, health, and many more memories made under your own roof.

Built better together

Over 40 years of building, evolving and leading with DSI Contracting

DSI Contracting isn’t new to the scene. In fact, the Weyburn-based company has been part of the southeast’s construction industry for over four decades. But under the leadership of co-owners Justin and Kristen Iversen, DSI has taken that legacy and pushed it further, offering clients a modern, innovative and streamlined experience.

“DSI has been in business for more than 40 years,” says Justin. “Kristen and I officially took over ownership from my parents in 2020, but we’ve both been deeply involved in the business for a long time.”

Their goal? Continue what Justin’s family started, while evolving the company to meet the growing needs of today’s clients, especially through their commitment to design-build construction.

What is design-build— and why does it matter?

If you’re new to the concept, designbuild construction is a project delivery method where a single entity like DSI manages both the design and construction phases from start to finish. Unlike traditional construction, where design and building are separate (and often conflicting) processes, design-build unifies everything under one roof.

“Bringing a contractor in at the start can make a world of difference,” says Justin. “We can help clients design their project around their budget, create the blueprints, source the right materials and equipment, select finishes, and manage every part of the build.”

That means no confusion between teams plus streamlined communication, faster project timelines and fewer cost overruns and surprises.

He says the design-build method also allows DSI to get creative, tailoring each build to fit the client’s needs without unnecessary complications.

Faster timelines, fewer delays

One of the biggest advantages of the design-build approach is how efficiently it moves from concept to construction. Because preconstruction planning happens alongside the design phase, it’s possible to get a shovel in the ground much sooner.

Design-build also streamlines the permitting and building code process. With one team navigating every step from initial drawings to municipal approvals, projects avoid common delays and stay on schedule. It’s a smarter, faster way to build with fewer surprises along the way.

Big ideas, even bigger capabilities

DSI doesn’t just stick to one lane. Over the years, the company has expanded

its expertise to include a wide range of construction projects—from custom acreage homes and renovations to commercial builds such as vet clinics, ag retail facilities, tenant improvements, municipal buildings like firehalls, offices and shops, childcare centres and full civil site developments.

“No matter the project, we have the expertise to make it happen,” says Justin. “If a client brings us a unique vision or a challenging site, we know how to bring all the pieces together to make it work.”

That confidence in their capabilities has earned DSI a reputation for being both resourceful and reliable. With a skilled team of draftspeople, engineers,

tradespeople and trusted subcontractors, they have the flexibility and experience to deliver successful results on projects of all shapes and sizes.

A client-first mindset

What sets DSI apart isn’t just their technical skill. It’s their commitment to the people they work with.

“Each project we take on is tailored to the client,” says Kristen. “Whether it’s a family building their forever home or a non-profit trying to bring something meaningful to the community, we listen first and build second.”

That means working within comfortable budgets without sacrificing quality or

function. It also means helping clients make smart decisions, from layout and design to permitting and project management.

“Our goal is always to make the process stress-free,” she says. “We handle the difficult parts so clients can actually enjoy bringing their project to life.”

Making an impact in the community

While every project matters, Justin says DSI is especially proud of its work with local non-profits over the past year.

“We’ve been involved in two major projects with not-for-profit organizations—one we just completed, and one that’s currently underway,” he says. “Both have been completely

different, and both have challenged us in new ways.”

What stood out most was the passion of the people involved. “It’s been really rewarding to get to know the volunteers behind these projects and to help them create something that will benefit so many people in Weyburn and beyond,” says Justin.

Weyburn roots, Saskatchewan reach

Working in southern Saskatchewan comes with its own set of challenges and opportunities. Kristen says she and Justin love the variety that comes with working in a region as dynamic and close-knit as Weyburn.

“Because of the size of our city and the surrounding area, we get the chance

“We help design projects to match your budget from the very beginning. We walk you through everything such as costs, materials, layout and equipment, and then we manage the build so everything flows smoothly.”

to work on so many different types of builds,” she says. “There’s a real sense of responsibility and opportunity that comes with being part of that.”

That diversity also pushes DSI to be flexible, innovative and communityfocused while always finding ways to blend budget with big ideas.

If you’re building, start here

Whether you’re building a home or commercial space, Justin says the most important thing you can do is bring in a contractor early—especially one with design-build experience.

“We help design projects to match your budget from the very beginning,” he says. “We walk you through everything

such as costs, materials, layout and equipment, and then we manage the build so everything flows smoothly.”

That single point of contact can eliminate common headaches and ensure that every part of your project works together the way it should. “It’s all about setting you up for success,” says Kristen. “With our experience, we can help clients avoid surprises and end up with exactly what they need.”

Advice from the experts

Thinking about building or renovating in southern Saskatchewan? Justin’s advice is simple: “Start with the contractor. Their knowledge of cost and construction

is how you get exactly what you want— without blowing your budget or dealing with setbacks.” DSI’s process is catered to everyone they work with. Every build is different, and they take pride in finding smart, creative ways to make it all come together.

Building differently, building better

DSI Contracting is more than a builder. It’s a partner. With a collaborative mindset, deep community ties and a team that loves a challenge, Justin and Kristen are changing the way people think about construction in southern Saskatchewan.

Whether you’re dreaming of your first home, planning a major renovation, or taking on a one-of-a-kind community build, DSI’s design-build approach offers the creativity and confidence you need to get it done right.

HOME SALES, TAX CREDITS AND WHAT TO KNOW BEFORE FILING

The financial side of buying, selling and renovating

Buying or selling a home is more than just a big life event. It’s a financial milestone that comes with important tax responsibilities and potential savings. Whether you’re stepping into home ownership for the first time, upgrading to a larger space or preparing to sell, understanding how these transactions affect your taxes is key.

From capital gains rules to valuable tax credits available to Saskatchewan residents, being informed can help you avoid penalties and take full advantage of what you’re entitled to come tax time.

Selling your home? Don’t forget to report it

If you sell your principal residence, you must report the sale on your tax return—and designate it as your principal residence— even if it’s tax exempt.. Since 2016, the CRA requires homeowners to disclose details like the year of purchase and sale, and the address. Not reporting it could lead to penalties or denial of the principal residence exemption which would then make it a taxable capital gain.

Capital gains may apply if you own more than one home or under certain circumstances. There are a few circumstances that would make your principal residence ineligible for tax exempt status or limit the period it could be designated as tax exempt.

Tax credits for first-time buyers

There are two valuable tax credits for firsttime home buyers in Saskatchewan:

• The federal First-Time Home Buyers’ Tax Credit allows you to claim a nonrefundable credit of up to $10,000, resulting in approximately $1,500 in federal tax savings.

• The Saskatchewan provincial First-Time Home Buyers’ Tax Credit provides a nonrefundable credit of $15,000, resulting in approximately $1,575 in provincial tax savings.

These credits help offset costs like legal fees, land transfer taxes and moving expenses.

Save money with home renovation credits

If you’re improving your home, the Saskatchewan Home Renovation Tax Credit offers a non-refundable credit of up to $4,000 for eligible expenses like new windows, flooring, roofing, bathroom upgrades and more. Be sure to keep receipts and claim the credit on your return.

Understanding the tax implications of homeownership helps you stay compliant and make the most of available savings. Always speak to a tax professional if you’re unsure what applies to your situation.

BUYING OR SELLING A HOME?

HERE’S WHAT TO KNOW BEFORE YOU SIGN

From reviewing contracts to clearing title issues, Schuck Law in Weyburn offers trusted legal guidance to help you navigate home ownership with confidence.

Buying or selling a home is one of the biggest financial decisions you’ll ever make, and it comes with important legal steps that should never be overlooked. Whether you’re purchasing your first home or preparing to sell, working with a real estate lawyer ensures the process is smooth, secure and stress-free.

Buying a home: Tips to protect your purchase

A home purchase isn’t just a handshake deal. It’s a legally binding agreement that needs to be handled with care. Before signing an offer, have it reviewed to confirm that conditions such as financing, inspections and possession dates are clearly defined.

“Having a lawyer review your offer helps ensure your rights are protected and you’re not agreeing to something you don’t fully understand,” says Steve Schuck of Schuck Law Firm.

One key step is the title search, which confirms there are no outstanding claims, liens or easements on the property. Your lawyer also checks

property disclosures, helps calculate closing costs and ensures all documents are signed and filed correctly.

If you’re buying a condo, your lawyer can review condominium bylaws and financials to spot red flags early. When it comes time to close, your lawyer makes sure the property is legally transferred to your name and that all financial obligations are met.

Selling a home: Steps to close with confidence

Selling a home also involves critical legal details. From creating a complete property disclosure to reviewing the offer, a real estate lawyer ensures your sale goes smoothly—and that you’re not liable for anything after the fact.

“Disclosing known issues up front protects sellers from legal disputes down

the road,” says Steve. “It’s about being transparent and covering all your bases.”

Your lawyer helps you understand the terms of the sale and makes sure the conditions work in your favour. If you still have a mortgage, they’ll handle paying out your mortgage and getting the net sale proceeds into your hands as soon as they’re releasable. They also manage any other title issues, like liens or outdated encumbrances, and ensure funds are properly distributed once releasable.

While your real estate agent handles the negotiations and marketing, your lawyer handles the legal side—including registering the transfer of ownership, paying commissions and adjusting taxes or fees.

With expert legal support from Schuck Law, you can focus on moving forward, knowing every legal detail is covered.
