





What a wonderful three weeks – HX2023 in Durban, South Africa then a week later in Christchurch, New Zealand and then a week after that on the Gold Coast in Queensland, Australia! Three simply outstanding events –over 2,400 Harcourts team members came together to learn, to recognise and to celebrate – and that we did!
Congratulations to Cameron Bailey – number one sales consultant for both Harcourts New Zealand and for the group internationally as well as being inducted into the Harcourts International Hall of Fame. A huge achievement and incredibly well-deserved recognition for all that Cam has contributed to the group.
A special congratulations to Mark and Sam Forde, inducted into the Harcourts International Hall of Fame at the Australian HX. A very special couple who have contributed so much to the group over the years.
Congratulations to Kate Smith, number one consultant in Australia and Maureen Nel, number one sales consultant in South Africa. A special congratulations to Dane and Kym Atherton, number one office internationally for Harcourts and to Martin, Mitch, Rob and Andrew –number one franchise for the Group – another spectacular result given the tough market.
What was most exciting though was the strength of culture and the overwhelming positivity of our entire team. The last few years have been challenging, the last 12 months have seen a total market turnaround from the strong market we experienced through 2020 and 2021, to a much more subdued environment. It is so exciting to see how strongly we are positioned as we start to head out of the current slower market.

Passing through the town of Donnybrook on most days, Harcourts Heartland owners Oliver and Angela Kietzmann realised that it was missing a visible, community minded, passionate, and results-driven real estate agency, and so opened Harcourts Heartland Donnybrook. Joining Harcourts Heartland Bridgetown and Harcourts Heartland Nannup, this third office in the Heartland group reflects the latest part of a journey to bring passion and results to the region. Amongst the third office expansion, the Kietzmanns have completely overhauled their personnel structure, introduced modern marketing strategies, upgraded IT and Telecommunication systems, re-organised and renovated their Bridgetown office.
A new Harcourts office has opened in the Canterbury town of Prebbleton, thanks to Harcourts
Four Seasons. Co-owned by Business Owners Penny Lovell, James Twiss, and Greg Roberts, the three are excited to be in the quickly developing area. For James Twiss, the main focus is building key relationships and he expects lots of foot traffic in the area. “We enjoy working with people and want to fit in with the communities we live and work in. We are here to do a job well and be a big part of the community.”
The country life has much to offer, particularly in the grassy plains of Feilding, so business owner’s Justine & Richard Jensen knew that they needed to be right in the center of it all, and they made the decision to move their provincial Feilding office of 21 years onto the main street of the local town. ‘Keeping it real’ by maintaining the original 1950’s ‘small town New Zealand’ charm in the space, the Jensen’s wanted to create an office that was both warm and welcoming for their community, clients and team alike. The Jensen’s are looking forward to seeing their team succeed in their new environment and lifting the Harcourts brand presence in the area. “We want to be the heart of real estate, here in the hub of Feilding”, says Richard.
Local knowledge and national resources have combined in a special way with the opening of Harcourts Barossa Real Estate. Opportunity knocked in mid-April this year, and the resulting combination of two values-driven businesses means the colour blue is back in the Barossa. Harcourts Barossa Real Estate will be led by Julie and Dennis Thring, long-term business owners of Harcourts Gawler Property Management, and will continue to operate out of Tanunda. Peter Fairweather, who founded and has operated Barossa Real Estate since 1984, will remain part of the business, continuing his excellence in real estate sales and relationships in the Barossa region, now under the blue Harcourts banner.
Alan Kuss and his award-winning team have re-branded as Harcourts Refined in Yarrabilba. Since swapping his tools for a suit in 2016, Alan has won various sales awards and prides himself on providing a great experience for everyone involved. Heavily involved in their community, Alan and his team sponsor local sport and support local Yarrabilba businesses. Alan, executive assistant Lucy Boland and the rest of the Harcourts Refined team live the Harcourts value ‘Putting People First’. Harcourts Refined look forward to assisting even more buyers and sellers achieve their real estate goals.
Rudy and Alma Grommen are excited to announce that they have joined the Harcourts family after 23 years of being a part of another franchise, with the opening of two new offices: Harcourts Greater Springfield - Augustine Heights, and Harcourts Redbank Plains – Great Ripley; known collectively as Harcourts Greater Springfield Group. They said that the decision to move over to Harcourts was an easy one, as Harcourts values are in line with the way they like to operate their successful real estate business. The two new Harcourts offices in Augustine Heights and Redbank Plains will better service the rapidly growing Greater Springfield and Greater Ripley regions in southeast Queensland.
Harcourts Signature has become synonymous within Tasmania as one of the most trusted brands in real estate. Now, this success is set to continue with the opening of office number five: Harcourts Signature New Norfolk. Harcourts The Garner Group – Redmond, Central Oregon
Harcourts The Garner Group has opened it’s new location at 444 SW 6th Street in downtown Redmond. Graphic Designer, Harcourts International started out my career designing mock-ups and die-cut artwork for apparel and custom merchandise. I then moved on to a Digital design role at the Streetwear brand Culture Kings, where I was responsible for in-store digital screens, marketing collateral and all website and social media assets. The core focus was to create an emotional connection to the brand that was authentic and represented the customer. My passion as a designer is to utilise design methodologies to problem solve, connect and increase revenue. I strive to embrace artistic expression to support data driven approaches to generate dynamic outcomes and add maximum value. At Harcourts I am responsible for delivering innovative and engaging creative solutions for projects across all Harcourts Business units.
Erin MacVicar
Executive Assistant to CEO, Harcourts Australia
Erin MacVicar has joined Harcourts as the Executive Assistant to the CEO, Australia, Adrian Knowles. She ensures Adrian’s day runs smoothly from start to finish, whether he is in the office or travelling. An accomplished Executive Assistant with over 12 years’ experience, Erin loves that no two days are the same in her role and is not afraid of whatever may be thrown at her, whilst remaining professional and having a laugh along the way. Erin is people oriented and approaches all relationships with kindness and empathy and believes excellent communication and building and developing relationships with all stakeholders, consciously acting as an extension of the CEO, is key to a successful work environment.
Aimee Nowland has recently joined Harcourts Australia as the Culture Ambassador. Aimee will lead the Culture & Recognition Program - “Our Harcourts Our Best” for all key stakeholder groups as well as support the Head of Events. Aimee brings a wealth of knowledge and experience in the events space and will help provide the finest experience in Culture & Events for the entire network. Throughout his tenure, Cameron has served as a mentor to multiple new sales consultants and willingly offered his time to aid those striving to accomplish their objectives. Cameron possesses impressive endurance and works extended hours. According to his colleagues, his very presence in their business makes everyone stand just a little bit taller.
Upon starting his journey with Harcourts Gold, Cam initially came across as shy but approachable and clearly had a natural empathy for others. In the early days, he managed to quickly get a good handle on things and had no fear in tackling challenges on his own. His career really took off when he teamed up with renowned sales consultant Mark O’Loughlin.
Cam worked incredibly hard alongside Mark learning the tools of the trade through sheer graft, the partnership which Mark and Cam developed was exceptional, lasting four years. Cam had been content flying under the radar until 2008 when he began to shine as an individual and started to receive awards individually.
Throughout the following years, Cam worked at a blistering pace and during this time he was identified as a potential business partner and bought into the Harcourts Gold business in 2010.
Cam’s success had led to many accolades, number one sales
consultant eleven times for our Christchurch region, number one Harcourts New Zealand seven times, REINZ residential sales consultant of the year twice and Harcourts International number one sales consultant six times. In 2022, he became the first person to reach annual Titanium award status and most recently in 2023 he was named as the first person in Harcourts history to reach $1.4billion in settled career sales.
Cam showed everyone what he was made of during the Covid pandemic. He was involved across our network internationally as a webinar contributor assisting others to thrive in a very difficult situation. Respected when he gives a market snapshot from the Papanui whiteboard, he brings approachability and credibility to the fore. He has the best dialogue, never cliché. He is raw on occasion, but very real.
He and his fellow shareholder partners at Harcourts Gold have a close bond both in business and personally and it shines through their combined business success. Cam is giving of his knowledge, contributes to others’ success, has no secrets and really does thrive from seeing others do well. His drive to stay at the top and help others along the way is unparalleled.

For only the third time in the history of the Harcourts Hall of Fame, 2023 saw the induction of two people into this prestigious family – Sam and Mark Forde from Harcourts South Coast Real Estate Group.
These two are excellence and commitment personified. They are symbols of strength, uniqueness, and impeccable presentation, that combine to forge an irresistible force in the marketplace.
Sam and Mark present as an inseparable partnership – they dream big, they work hard, and they set standards that many aspire to. They are very sharp dressers too!
Mark grew up and raised a family in deepest rural South Australia. A stock and station agent in Bordertown, and then Clare Valley, Mark’s two children grew up with solid country values. The stock and station business evolved into real estate, as can happen in rural areas. It was in Clare Valley that Mark met Sam, and one small office grew into, at one point, eight franchises across South Australia.
In 2010 Sam and Mark acquired a franchise in Victor Harbour, ‘Harcourts South Coast’. Now, having grown the business to an award-winning team of almost 40 real estate professionals, their combined efforts under the Harcourts banner have earnt industry accolades and vendor and buyer respect – resulting in Harcourts having the lion’s share of the South Coast market. They have created a fantastic workplace culture and work together
to ensure the business prospers, and their people are supported.
Complimenting each other’s styles and strengths, Sam and Mark live and breathe blue. Sam, who recently gained a MBA, works across all matters financial, HR and administration, and oversees the Property Management department. Mark’s extensive experience is strongly sought by vendors, appreciated by buyers, and highly respected within the community.
This respect has translated into both Sam and Mark being invited onto industry boards – Sam with the Real Estate Employers Federation, and Mark many years in The Society of Auctioneers and Appraisers.
Although obviously a great team, both Sam and Mark are fascinating individuals.
This truly inspiring couple are part of the fabric of Harcourts’ rich history because they demonstrated their vision, determination, passion, and unwavering enthusiasm to go the extra mile and make incredible things possible. They encapsulate the very spirit of the Harcourts name and the 2023 theme “One Team, The Finest Experience!”

The team at Cooper & Co live and breathe their motto of ‘Better Never Stops’, and despite a challenging market in 2023, the ever-growing and ever-eager team based on Auckland’s North Shore have continued to be a force to reckon with, no matter what the year has brought.

When Cameron Bailey, Harcourts Papanui was asked how he felt about his 2023 award success, he said, “It shows you how wonderful Harcourts is as a brand. You can start at the bottom and move to the top.”
So, fittingly in the same year that the veteran sales consultant has achieved the Top International Sales Consultant accolade for the sixth time in the past seven years, he has also been inducted into the elite Harcourts Hall of Fame.
Harcourts New Zealand’s Managing Director Bryan Thomson said of the awards, “We are immensely proud of Cam’s achievements. He is giving of his knowledge, contributes to others success, has no secrets and really does thrive from seeing others do well. At the recent Harcourts International Awards celebration, Anna Keys from Harcourts Rata and Co in Thomastown Victoria, Australia won International Property Management Listing Individual for 2023. Anna has worked in the real estate industry for many years, in which time she has developed an outstanding reputation as a passionate Senior Property and Business Development Manager. She has lived and worked in the Northern Suburbs of Melbourne, Victoria all her life and as a result knows the area well, ensuring she can confidently attend to the needs of her landlords and tenants.
Anna goes the extra mile for her landlords, she understands the importance of sharing her experiences with them to minimise their risks and maximise their returns
Being a landlord herself, Anna understands all aspects of owning an investment property and ensures that her clients have a positive experience when dealing with her and the Harcourts Team.

When started in October 2022 with Harcourts International, lots of people said to me “it’s #betterinblue” - truth be told, didn’t know what they meant. Why was it better in blue?
Well, having just experienced my first HX conference in both New Zealand and Australia, I now know.
Mike and Steve in their keynotes spoke to the fact that ‘people won’t remember what you say or do, but they will remember how you made them feel’ - and the reason why it is #betterinblue (having spent some time in another real estate brand) is because this business, this network puts people first with genuine care, empathy, excitement and celebration for each other in everything they do.
There was countless displays of this across HX2023 in New Zealand and Australia, but for me, there was two moments where this felt very real, very genuine - they were
• when our latest Hall of Fame recipients were inducted. The emotions visible for Cameron Bailey (NZ) and Mark & Sam Forde (AU) were a physical demonstration of the power of the brand, its values, its people. Nothing was contrived. Everything mattered. Everyone cared.
• when Dane Atherton, Managing Director of Harcourts Coastal accepted one of many awards on the night, and whilst showing sincere gratitude towards those in his team who had helped them achieve what they had, paused to specifically call out how Harcourts was simply different - better - for the genuine care that everyone showed and shows for every single award winner in the room, no matter how close they may be as friendly competitors, or whether you’ve ever met them before. Certainly for mine, none of the latter mattered for everyone in the room, there was sheer elation for everyone who was on stage being recognised for excellence across many parts of the network.
And whilst it’s unique and certainly advantageous for our network to operate every day with the values as the cornerstone of our mindset,
there remains an innate desire to get better, to continuously improve, to be the best in our street, suburb, community, state and country - just not through the prism of WIIFM (what’s in it for me) but more from the view of how can we get better, so we help others get better - or more specifically, how we help others achieve success.
But - what does this mean? How do we capture it? How do we share it with others? How do we leverage the value of it - the value of our values, our vision, our purpose?
For some of you reading this who attended #HX2023, you may have been in the sessions where I shared a high-level digital marketing strategy around how we will be working hard to add value back into your businesses and our network.
Much of this is around getting the basics right - content creation, content amplification and ensuring that we do the fundamentals well so that we have a systemised, consistent and performance focussed plan that positions you to capitalise on the opportunities available. But more than getting the basics right, for me, it’s clear that we need to work with you to tell our story to create a wedge between Harcourts and the industry that tells our story. Because at Harcourts, we do it differently - we do it because we care, because we genuinely want to help others achieve success and we do so by putting people first, being courageous, doing the right thing and having some fun and laughter along the way - because life is definitely too short to not. At Harcourts, it is #betterinblue - and with your help, together we can show the world.

As always, the Harcourts Auction Competition was a highlight of HX 2023, showcasing the skills of the competitors to an enthralled audience. Battling some leftfield bidding sequences but navigating them with flair and wit, cumulated in a close, but welldeserved win for Ned Allison from Harcourts Christchurch City, who was crowned as the winner of the Harcourts NZ Auctioneer of the Year.
Ned who has won the competition twice before, was thrilled with this win and quickly jumped on stage to raise funds for the Harcourts Foundation upon hearing his name announced. He has been part of the team at Harcourts Grenadier since 2013 and has been calling auctions for the past 8 years. During that time, he has sold over 2000 homes for people. He has competed in seven REINZ competitions, making the final three times and winning twice, so it really is no wonder he serves as an inspiration to those coming through the ranks.
We were also thrilled to see the guidance of Chris Kennedy pay off as Daniel Pengelly, Harcourts Parklands won the Senior Division Auctioneer of the Year. Huge congratulations to Daniel and everyone who has invested their time and energy in your development. And most certainly, last but not least our highest praise must go to Harsh Kathuria, Harcourts Papatoetoe who won Most Promising Auctioneer of the Year. This award in particular is the one which excites me the most as we have so often in the past seen our top auctioneers in the Harcourts stable start their career with this win. So well done Harsh, there will be many sets of eyes fixed on you from now on!

Was HX2023 only last month? This huge happening still sits significantly in our minds. Words can hardly express the HX experience, yet it was words that made HX2023 so very, very special. This year’s Harcourts conference had by far the most impressive line-up of Keynote speakers ever!
Leading off with Neha Rajebhosale, Practice Director with The RitzCarlton Leadership Center, it was two solid days of amazing stories of inspiration, challenges, determination, and success.
Josh Phegan, internationally renowned go-to speaker, trainer and coach for high-performance real estate agents and agencies; leading expert in trust and authority Julie Masters; Tim Jack Adams, expert advisor on wellness for corporations; James Tostevin, and other real estate experts and trainers from around the world, to name but a few of the 38 (yes! 38!) speakers who presented their ideas and shared their stories.
Of course, Harcourts own leading lights were there to share: Mike Green, Steve Caradoc-Davies, Megan Alexander, Tolemy Stevens, Jesse Salas from San Diego, and more besides.
And in closing Samuel Johnson took no prisoners! We loved his passion, energy, and dedication because we too at Harcourts have passion and energy and dedication. HX is about recognising and celebrating our passion for our people. HX is about networking and energising each other to go that extra mile. And this year’s HX was about our dedication to providing this year’s theme: the finest experience in real estate.
A very special moment during the Annual Awards on the last evening of HX was, of course, this year’s induction into the Harcourts Hall of Fame: Mark and Sam Forde. Shining examples of going the extra mile, having gotten the last mile right, these 2023 Hall of Famers pride themselves
on providing the finest experience in real estate. There are no better examples of our brand and culture. Congratulations to them, and all the night’s award winners.
What a remarkable HX! And I haven’t even spoken about the Under The Sea Networking Party.
For 2023, we’re going the extra mile. ‘One Team: The Finest Experience’ is the global focus for the network. HX2023 has solidified the One Team, and a collaborative journey with The Ritz-Carlton Leadership Center has helped us identify and apply even more ways that we can deliver the finest experience for our customers.
I leave you with a challenge. I challenge you to create and action an Implementation Plan. What are 3, or 4, or 5 implementations that you’ve identified from HX2023? Put them in your plan. Put them into action, and kick the rest of your year into gear.

With a strong focus on ‘The Finest Experience in Property Management’ our sessions covered a wide range of topics all aimed at upskilling our property managers. We started the day with our opening keynote speaker Shane Kempton, Harcourts WA CEO and mindset coach. Shane shared amazing stories about his time in the SAS and what it takes to get your mind in the game. With an increasing number of our businesses choosing to acquire rent rolls as part of their growth strategy we had a fantastic panel with Troy Pullar from Harcourts Carrum Downs and Janelle Bagley from Harcourts Property Centre share their experience with the process of acquisition. A big focus for us this year is also surveying our landlords and tenants to find ways to improve our service levels, which will be rolled out as a PM CX Project over the coming months. We had a power panel discussing their experience with implementing these programs including Johnny Lin and Dani Cowell from our Pinnacle Aspley office along with Jodie Stainton and Jess Calvert from Harcourts Solutions. Despite rising interest rates, the Australian real estate market has experienced a surge in demand, with buyers keen to secure their dream homes amidst low inventory levels. Against this backdrop, Harcourts auctions have provided a platform that enhances competition, to achieve premium prices for sellers, yet doing so in a transparent environment.
Given the volatile market conditions, buyers have become increasingly price-conscious, making transparency essential. This is why auctions are thriving. Auctions provide buyers with a crucial sense of confidence through their inherent transparency. Unlike traditional sale methods, such as private treaty, auctions are conducted in an open and competitive forum. This transparency assures buyers that the property’s value is determined by market forces rather than undisclosed negotiations. Thus instilling confidence in their purchasing decision. This renewed buyer confidence has resulted in a significant increase in bidder numbers across the Harcourts group, with an average of 3.8 bidders per auction property.
The strong bidder numbers have been instrumental in bolstering our impressive clearance rate.
As a group we are selling 73% of our auction properties by auction day. Significantly outperforming the market average of 57%.
Furthermore, an impressive 86% of our auction properties are sold within two weeks of auction day. These are impressive numbers.
These numbers show that auctions are delivering the highest clearance rates, in the shortest time frame, making it an easy decision for sellers and agents wanting to maximise their results.

Our National auction training is well attended every month with agents constantly refining their skills around vendor management and buyer work. A lot of our teams have also implemented auction stock boards, which monitor key metrics for each auction campaign, ensuring agents stay on track for a successful sale and providing solutions to course-correct if needed. The value of these stock boards is immense, as our most consistent offices now boast clearance rates exceeding 90% month after month.
Last but not least, our group has experienced a significant shift with the mass adoption of in-room auctions. In-room auctions take the concept of creating structure and control to the next level, enabling entire offices to operate more efficiently, while eliminating variables, to deliver an enhanced customer experience. The feedback from buyers and sellers regarding in-room auctions has been overwhelmingly positive, reinforcing their position as the future of auctions.

Harcourts South Africa held our HX in the beautiful coastal resort of Zimbali in Kwazulu-Natal. For the first time in our history, we were fully booked and had to turn people away. This made for a bumper event. Right from the opening which saw the Springbok rugby player, Eben Etzabeth, tower over the rest of us on stage, to the last Award, it was action-packed. We were incredibly fortunate to have a large number of people from Harcourts in New Zealand and Australia at HX. Apart from the senior leadership of HIL in the form of Mike and Irene Green and Steve Caradoc-Davies, we also had some real legends. John and Lynette McFadden and Robert McCormack were all kind enough to share their stories and knowledge with the delegates. Our keynote speakers were particularly strong this year. The highlight for most people was probably Dr Imtiaz Sooliman, the CEO and founder of Gift of the Givers. His message of resilience and hope was particularly relevant to the South Africans in the audience.
The Beach Party theme evening provided an opportunity for everyone to let their hair down and really have fun. We also had an Amazing Race team building which was enjoyed by even the most sceptical of participants. It created an opportunity for people to get to know each other outside of their own office groupings.
HX finished on a high note with the gala dinner and annual awards. As always, it was a glittering affair, with some surprises amongst the winners. Although the time flew by, many memories were made and new friendships formed. The culture in Harcourts South Africa is at one of its highest points thanks to events like this

Adina’s journey as an agent stands out as a true testament to the power of perseverance and hard work. As a novice agent, she worked tirelessly and earned a reputation as a professional with an unyielding commitment to excellence.
Over time, her tireless efforts began to bear fruit as her growing clientele started to recommend her to others. With an unwavering focus on delivering exceptional service, she continued to rise through the ranks of the industry, earning accolades and respect for her exceptional work.
Adina and her business partner at the time, Pam Smit, joined Harcourts late in 2009 when they opened Harcourts Achievers in Rustenburg. Within just 5 years of joining Harcourts, they catapulted into the top 10 with an ever-growing team. When the area was shaken by the Marikana massacre in 2012, the team stood firm under Adina and Pam’s strong leadership, and although the market got a lot tougher, they managed to continue to perform at a high level.
After the partnership split in 2019, Adina showed tremendous courage and determination and was the rock that her team tethered themselves to during the COVID pandemic. During this time, she went from strength to strength, and this past year their revenue was 40% higher than any previous year in the company’s history.
Adina exudes warmth and kindness, and if you have ever had a hug from her, you will know that you always feel better. She is 100% guided by her faith and draws from that to give her great inner strength. Adina always seems to get through even the hardest of times.
Today, she is a true inspiration and a shining example of what is possible when passion and hard work are combined with strategic thinking and a deep understanding of the industry. As she looks back on her journey, she remains grateful for the challenges she faced early on, recognizing them as critical learning experiences that helped her become the successful businesswoman she is today. We know that there are still many miles to go on this journey together, and the Harcourts family is exceptionally fortunate to have someone of Adina’s calibre as a colleague, leader, and most of all, friend.
What a fantastic first quarter we have had from the Harcourts North America network. With the continued changing status of the market and inventory levels in most marketplaces sitting very low, we are proud that our agents have been able to continue to build on the success that they built in 2022. By focusing their business on obtaining listings, our agents have been able to position themselves in their marketplace to thrive in their business and not be caught out with just buyer representation to get deals done which we see as an incredible testament to their ability to navigate a changing marketplace and adjust their business accordingly.
February saw our coveted Harcourts Hype and Annual Awards evening being hosted in Nashville, Tennessee. This two-day event brings together our business owners and top performing agents to hear from several guest speakers covering off on topics to do with the real estate industry, business growth and mindset in the business. Everything culminated to our Annual Awards evening that recognized the incredible success of our agents from the previous year. This was an amazing evening that was put together by our whole team and could not have gone as well as it did without everyone’s support. I want to thank all the business owners and agents who came out to celebrate with us and the hundreds of agents who joined the live stream to make the celebration one to remember.
Lastly, we are excited to announce the continued growth of our Harcourts North America network with the opening of two new offices in Oregon, Harcourts Home Oregon Coast and Harcourts The Garner Group – Redmond. We welcome Taj Richardson to the network who will be heading up the team at Harcourts Home Oregon Coast in Lincoln City. Taj has been a broker on the Oregon Coast for several years now and saw the opportunity to join the Harcourts network as one that could not be passed up, especially with the ability to utilize the non-distressed auction process as a revolutionary tool for the business. Secondly, we want to recognize and congratulate The Garner Group on
their newly opened expansion office in Redmond, Oregon under the continued leadership of Sara LaFaver, Erica Davis and Shelley Griffin. The team saw the area as an incredible opportunity to continue to break into new marketplaces and build off their already successful business in Bend. As a network, we could not be any happier for both Taj and The Garner Group and congratulate them on their new ventures. We are excited to see the continued growth and success of the Harcourts brand in Oregon.

It was especially encouraging with new faces walking up the podium to receive the award. The night was a great success with over 130 participants sharing fun and laughter.
The market is somewhat quiet, which is reflected by the lower mortgage volumes. However, we are confident the market will pick up in the fourth quarter like what we experienced last year. The Bali market is recovering fast, especially with the influx of visitors coming from Eastern Europe. The high demand provided a strong support for the market for both the land price and the rental market.
A meeting took place in Bali in early May for business overview and synergy opportunity with One Team spirit. We are looking at the commercial opportunities there as we have more diverse expertise within the Harcourts group. This will include identifying commercial properties including villas and hotels for sale. Another opportunity in coordinating development of small scale of villas to be sold and managed both in leasehold and freehold. This is also an opportunity to create more ecofriendly and inclusive development by engaging the local community. This includes the development of the local handicraft skills. It is an opportunity for Harcourts International to be part of this process. The office for Harcourts Pulau Dewata in Bali has just being completed. It is a unique local traditional design with material mostly made of bamboo and locally sourced.
The 131st “Sales. The Harcourts Way” training was held in May 2023. It is one of the most comprehensive training modules available and well recognized in the market. Our technology team is busy redesigning the website to be more accessible and mobile responsive. The BDM is constantly assisting sales consultant’s activities through on line whiteboard monitoring in real time. It is important that we constantly creating the best experience for all in dealing with Harcourts.

Commercial Markets were reported around the country as being off by about 40% from prior calendar year, and most notably Q4 was the slowest in a decade.
Despite the increased cost of capital, it has been a lack of new supply, along with increased delivery costs, that continues to bolster demand. Rents have risen substantially across most markets (national Prime weighted index indicates around early 20%)
Volumes are slower overall (largely stock driven) but smaller investor and owner occupier activity remains buoyant. Secondary markets are benefitting as a result of this type of activity.
The NAI Harcourts offices around the country in a similar fashion have done well from this trend because of strong focus in fringe and regional marketplaces. Many of the offices have a distinct skew toward industrial, which has been the consistent outperformer over the past couple of years in particular.
Summary Highlights
• Strong Victorian Industrial marketplace continues to shine.
• Business sales on the rise around the country but particularly strong in VIC and WA
• Lifestyle and Leisure sectors are driving the sale of Hotels, accommodation and other related property offerings
• Exciting numbers coming out of NSW Coastal areas with the Team at Port Macquarie reporting high levels of activity.
We have recently run some Commercial Property management workshops in Queensland and New South Wales and looking to continue the education series as we roll through the rest of the year. Focus should be given to the integration of Commercial Management and the rest of the Commercial Leasing team as the market pivots to higher levels of Leasing activity against the backdrop of higher lending costs.
Revered as one of the best HX events in recent years, the fantastic lineup of speakers did not disappoint from the commercial side of our business.
With the half day event specific to NAI Harcourts held on the Monday morning of HX, we were lucky enough to be joined by Jason Luckhardt - National Manager NAI Harcourts Australia, Jimmy Rattray - Property Finance team at BNZ, Tom Chatterton – Director & Quantity Surveyor, Rider Levett and Monit Sharma – National Commercial Business Development Manager, realestate.co.nz. Each of whom delivered relevant, and inciteful content to our NAI Harcourts team. Thank you to each of you.

15 YEARS OF PROVIDING SUPPORT THAT HELPS, GROWS, AND ENRICHES OUR LOCAL COMMUNITIES.
Fifteen years ago, the world was a different place to what it is today. Aside from the obvious technological advancements, it was a world where community groups and charities would have to fight to keep their doors open and with only themselves to rely on for fundraising.
Then in 2008, after asking our Harcourts team if there was a better way to invest in the communities where we work, live and play, their overwhelming response led to some brainstorming with Irene Green and The Harcourts Foundation was launched internationally.
Driven by Harcourts International Executive Director, Mike Green, both then and now, the promise of the foundation remains unchanged; to provide support that helps grow and enrich our communities. Mike says, “The Harcourts

Through a combination of giving grants, donating to crisis’ developing national scale partnerships, the Harcourts Foundation has gone from strength to strength and now has the highest number of Harcourts office’s contributing than ever before.
Foundation is the embodiment of what it means to be part of Harcourts.”
With 100% of the funds raised going straight to the charities who need it most, we’ve been able to provide grants to support local community groups and charities throughout Australia, New Zealand, South Africa and Fiji. We’re incredibly proud of the work the Harcourts Foundation and its many supporters are doing to help to change lives and make dreams come true.
Over the years, Harcourts Foundation has raised in excess of an astonishing $7.8m with 1157 charities, community groups and crisis funds having benefitted from the Harcourts network generosity.
Quarterly grants are distributed to community and sporting groups as well as other not-for-profit organisations who need a helping hand. Driving the relationships with local Harcourts offices and enriching their local community, everyone involved with the grant rounds is hugely supportive of how the Harcourts Foundation makes a tangible difference on their doorstep.
Having partnered with the Halberg Disability Sport Foundation and Plunket New Zealand in previous years, now in 2023 it is the Hospice NZ Grants Programme and Gumboot Friday initiatives who the network currently supports.
In response to crisis, in January 2017 off the back of the devastating November 2016 earthquakes, Harcourts Foundation gave $62,600 directly to the people of Kaikoura Coast to ease the stress surrounding the expensive time of sending their children back to school and in March 2019, a donation was made in response to the shocking shootings in two Christchurch mosques. The shootings, which killed 50 people at the Al Noor Mosque and Linwood Islamic Centre sent shockwaves around the world and has left the people of New Zealand and further afield in a state of shock.

Since 2008, Harcourts Australia has built a long and enthusiastic legacy of supporting thousands of community initiatives to benefit tens of thousands of our neighbours. Whether it is an office, business owner, sales consultant or personal assistant, members of Harcourts all over Australia are donating to the Harcourts Foundation. Examples range from one of the very first Foundation grants to Royal Childrens Hospital, to the 2009 Red Cross Black Saturday Bushfire Appeal, through the 2011 Melbourne to Gold Coast Charity Challenge for Cystic Fibrosis, to the 2012 Harcourts Foundation Kokoda Challenge for Beyond Blue.
2013 saw our first Walk a Mile initiative for White Ribbon, and in 2018, Harcourts National Partnership with Orange Sky Laundry. The list goes on, grants for big organisations, small, communities and individuals.
Launched in 2011, the South African arm of the Harcourts Foundation is already making a significant difference helping communities right across South Africa.
Astonishingly, 100% of Harcourts South Africa sales offices donate to the Foundation with the sale of each and every property, and other Harcourts team members are contributing through salary sacrifice and through specially organised events. Supporting groups such as The New Jerusalem Children’s Home, The Character Charity, Jumping Kids Prosthetics and Give A Child A Family, the impact of the work the foundation does is felt in multiple levels of the community.
From helping organisations pack school lunches for disadvantaged kids in South Australia to the over $40,000 donation to Red Cross recently providing immediate financial relief to those affected by the disastrous flooding in QLD and NSW, the Harcourts Foundation is the embodiment of Harcourts values. Now, as in 2008, all Harcourts members remain committed to helping their neighbours and making a difference.
Team Harcourts in Fiji enjoy an intimate relationship with the charities the Harcourts Foundation supports locally. For example, the Treasure House Christian Children’s Home in Nadi have developed a meaningful relationship with the team and expect and enjoy visits to their home. Thank you to each and every one of you who has contributed through the years, most notably the franchises who have contributed since our inception in 2008. We are so immensely proud of what we have achieved and excited as we join together to embark on the next 15 years!
