Summer has arrived! Well, to be more precise, the summer real estate selling season. I continue to observe a return to pre-COVID cyclical housing patterns here in our local market. Now more than ever, timing is extremely important to maximize price and equity.

Since my last update, our local inventory has seen a much-needed increase. Though new listings are arriving gradually, we’re witnessing a significant uptick in homes for sale within the mid-range market. This influx has slightly tempered pricing and pace in this segment, despite ongoing robust demand. As predicted, the increase in the luxury market continues with a lot of cash offers and purchases. Interestingly, most homes are attracting multiple offers, undeterred by the recent fluctuations in interest rates. Open houses are drawing larger crowds, with attendees showing serious intent, a positive sign as we progress through this year’s cycle.

A particularly noteworthy trend is the resurgence of “desire-based” sellers, motivated by easing interest rates. We seem to be moving beyond the “hunkering down” phase, witnessing homeowners relocating locally in pursuit of space, amenities, and lifestyle enhancements—not merely relocating out of state.

The conversation around the NAR settlement has been ubiquitous, sparking discussions from grocery store lines to airplane seats. Currently, the real estate landscape remains unchanged as we await the DOJ’s stance and judicial approval of the settlement. Even with the proposed adjustments, I believe the essence of real estate transactions will remain largely unaffected. Changes may occur in terminology and procedure, yet the invaluable role of real estate professionals—in providing guidance through one of life’s most significant financial decisions—will persist.

In this ever-evolving market, the importance of local knowledge and experience cannot be overstated. Whether contemplating the best time to sell or buy, expert advice is crucial. As a 20 year veteran of the real estate industry, my commitment extends beyond staying abreast of market trends; it’s about ensuring our clients and team are prepared for what lies ahead.

There’s a little slice of flower heaven right here in North County; it’s Cal Pacific Orchids. When you step into the greenhouse, which is also the showroom and gallery, you are immediately transported. Beauty is everywhere. The air is filled with a light flowery scent and the humidity gently kisses your skin. You can’t help but drop your shoulders, breathe and soak in the meditative qualities of the orchids. The only challenge you’ll experience is choosing which orchid to take home.

This blooming business is owned by Kathy Desmond and her son, Patrick. Kathy has owned the company for more than two decades. We recently had the chance to chat with Kathy about what it’s like to work with flowers.

MOMSTOWN: Tell us a little about you and the history behind Cal Pacific Orchids.

KATHY: Cal Pacific Orchid Farm was started in the early 1970s as a wholesale plant nursery. Around the 1980s a client of the wholesale plant nursery couldn’t pay his debts with cash, but instead offered a large orchid collection in lieu of payment. The owner, at the time, agreed and that began his lifelong fascination and dedication to the education and production of various orchid species. In 2001, the Orchid Farm was put up for sale. For a while it seemed most likely that the property would be sold to a developer to build a housing development; the orchids and the greenhouses would be gone. Fortunately, the Desmond Family was looking for property in the area. Kathy Desmond, a local floral designer, toured the facility with her husband Pat and instantly fell in love with the exotic orchids. The Desmond Family purchased the property in 2001 and have continued its operation to this day.

MOMSTOWN: What do you find most inspiring about flowers, specifically orchids?

KATHY: Our biggest joy of working with orchids is the long-lasting joy they bring our community. Orchid cultivation can be therapeutic for some and can also teach life lessons like dedication and patience.

MOMSTOWN: What about the business brings you the greatest joy?

MOMSTOWN: You recently renovated and expanded the greenhouse. What are the plans for the future of Cal Pacific Orchids?

KATHY: Seeing people’s faces when they first walk in the door and their enthusiasm for the beautiful plants. Serving the San Diego area has let us foster decade-long relationships with our customers, creating a sense of community for the local area.

MOMSTOWN: Running a business also means overcoming challenges. What obstacles have you faced and how did you overcome them?

KATHY: Around 2019, the Desmond Family noticed that Mr. Desmond was exhibiting health issues. After a few years of trying to diagnose the issue, Mr. Desmond had to step away from the business. This was very hard

KATHY: After talking with our customers and other business leaders in San Diego, we found that people want an interactive program for the community to come in and learn about orchids in many different facets. We would like to expand our reach, but also keep our “oldschool” Leucadia vibe.

MOMSTOWN: What tips or advice do you have for other moms who have an entrepreneurial spirit and are thinking about turning their passion into a business?

KATHY: If you do have the passion, never give up. If you are persistent, and have a vision, keep going. Our mantra is when you do what you love, you’ll never work a day in your life

5 TIPS ON HOW TO CHOOSE & CARE FOR ORCHIDS

As the proud owner of an orchid farm, I'm delighted to share insights from my years of experience with these beautiful and diverse plants. Here are my top 10 tips for choosing the perfect orchid, followed by 10 essential care tips to ensure your orchid thrives Kathy Desmond

CHOOSING THE PERFECT ORCHID

1. ASSESS THE PLANT'S HEALTH:

Look for vibrant, green leaves. Avoid orchids with yellowing or brown leaves, which could indicate poor health or aging.

2. INSPECT FOR PESTS & DISEASES:

Check under leaves and around roots for signs of pests or disease, such as sticky residue, spots, or damaged foliage.

3. ROOT HEALTH:

Healthy orchid roots should be firm and green or silver. Avoid plants with mushy, brown roots.

4. BLOOM STAGE:

Decide if you want an orchid in bloom, or if you'd prefer one that's yet to flower. Orchids in bloom give immediate gratification, but those not in flower will offer a longer flowering period once they bloom.

5. HYBRID VIGOR:

Hybrids are often more adaptable and easier to care for, making them great for beginners.

6. LEAF TYPE:

Note whether the orchid has thick, leathery leaves or thin, delicate ones, as this can indicate the amount of light needed.

7. FRAGRANCE:

If scent is important to you, smell the flowers. Some orchids have no fragrance, while others can fill a room with their aroma.

8. SIZE & SPACE:

3. HUMIDITY:

Orchids thrive in 40-70% humidity. Use a humidifier, or place a water tray near the plant to increase humidity.

4. TEMPERATURE:

Maintain a temperature between 60-85°F (15-29°C), with slight variations between day and night to mimic natural conditions.

5. FERTILIZING:

Use a balanced, water-soluble fertilizer every other week during the growing season, and reduce frequency in the winter. Hybrids are often more adaptable and easier to care for, making them great for beginners.

6. REPOT:

Consider the mature size of the orchid and the space you have available. Some can grow quite large.

9. ASK FOR HISTORY:

If possible, learn about the orchid's origin and care history from the seller. This information can be invaluable for ongoing care.

10. TRUST YOUR INSTINCT:

Choose an orchid that speaks to you. The best choice is often the one that you feel most drawn to.

CARING FOR ORCHIDS

1. LIGHT:

Provide bright, indirect light. East-facing windows are ideal. Too much direct sunlight can burn the leaves.

2. WATERING:

Water once a week or when the potting medium is dry to the touch. Avoid

Repot every 2-3 years or when the potting medium breaks down. Choose a potting mix specific to orchids.

7. CIRCULATION:

Ensure good air flow around the plant to prevent disease. A gentle fan can help in stagnant areas.

8. PRUNING:

Consider the mature size of the orchid and the space you have available. Some can grow quite large.

9. SPECIAL CARE FOR DIFFERENT TYPES:

Research specific care requirements for your orchid type, as needs can vary widely.

10. PATIENCE & OBSERVATION:

Orchids have their own pace. Watch your plant's response to care and adjust as needed. Patience is key to growing a healthy, flowering orchid.

FOR A LOT OF WORK-FROM-HOME PARENTS, THE START OF SUMMER BRINGS BOTH EXCITEMENT AND CHALLENGES AS WE TRY TO FIGURE OUT HOW TO BALANCE OUR PROFESSIONAL RESPONSIBILITIES WITH CHILDCARE.

This struggle brings up the all-too-familiar MOM GUILT. But, with a little prep and a few mind-shift strategies, we can do our best to keep that mom guilt at bay and make the most of our summers with the kids, while also working from home.

First and foremost, it's crucial to set realistic expectations. Accept that you won't be able to have the “quiet hours” you have during the school year when the kids are home this summer. Interruptions and distractions are inevitable and will happen, and most reasonable employers and/or clients will get that...or be in the same boat! Embrace the flexibility that remote work offers and go with the flow.

To that end, communication with your employer, team and clients is key. Give them the heads up about your circumstances and, if you can, set clear boundaries regarding your availability and working hours. Being transparent about your situation can alleviate some of the pressure and guilt associated with juggling work and family life, and also limit the shock factor when some “sibling joy” noise makes its way into the Zoom call.

Create a dedicated workspace where you can focus and minimize distractions. Try to set boundaries with your kids, explaining the importance of uninterrupted, quiet work time when you’re in your space, while also taking a few breaks to check in and be present with them when you can.

Practice self-compassion and let go of perfectionism. Accept that we can’t excel in every aspect of our lives simultaneously, and that's normal whether the kids are home or not! Remember that taking care of yourself is essential for your well-being and ability to care for others. While it may sound counterintuitive, it’s in these chaotic times that it’s imperative to schedule regular self-care activities. Whether it's 10 minutes of reading, a run/gym/yoga lunch break, or a quick walk in the gorgeous San Elijo hills. Pause. Fill your cup. Dive back in.

Try to stay organized. Download project management apps, calendars, and task lists to prioritize and track your tasks effectively.

Set realistic goals & celebrate each box checked, no matter how small the task. A win is a win!

small business corner Combatting Mom Guilt this Summer

Finally, embrace the concept of quality over quantity when it comes to spending time with your kids this summer. Be present and engaged when you can and let go of any guilt about work. A fully present 30-minute chalk art break, best-out-of-five Connect Four battle with a teen or run to Froyo with the crew beats hours of distracted, physical presence!

There will be times when it feels overwhelming. There will be times when the mom guilt is so strong, you feel like you’re failing at work, life, parenting, partnership and everything in between.

JUST REMEMBER:

1) You are NOT alone. The struggle is WAY too real for all of us. 2) You’re not failing. You’re crushing it. You are one tough mother. And I’m cheering you on every day!

My tax education started with my first job. I had a great mentor, who saw that I was frugal and saved big chunks of my paychecks, and advised, “Try to save as much as you can into your 401K!” I took that advice, maxing out my contributions as much as possible with each job. That was the start of my education on tax-planning the more money I deferred into my 401K account, the less I paid in taxes. How wonderful!

I LOVE WHERE WE LIVE, AND ONE OF THE KEY REASONS IS FOR THE WONDERFUL ELEMENTARY, MIDDLE, HIGH SCHOOLS AND COLLEGES AROUND US.

Now is the season when many families are receiving the news for the college admissions of their children into the Class of 2028. How exciting! I certainly remember how happy we felt when Sean got into UCLA (2017), Jayne got into UCSB (2020), and last year Jayne graduated from UCSB (a year early) and got into the Graduate School at NYU.

I also remember feeling grateful, and at peace, that we saved money for their college education. The money we saved helped keep both of them away from student loan debt that I’ve seen burden so many people, sometimes decades after graduation. I still remember, as if it were yesterday, my first trip out of the house, when Sean was just two weeks old, driving to a Charles Schwab office, and depositing $2,000 into an Education Savings Account. We had just received his social security number the day before.

Yes, I was eager to get started and take advantage of the soaring stock market and compounding growth. On top of that, none of the growth in the ESA was taxable, since we didn’t touch it until Sean went to college. A couple of years after that, I learned about 529 plans and opened automated deposits with my employer for money to be taken out of my paychecks directly into 529 accounts set up for both kids.

If you have young children, here are a few tips for saving for college. And if your kid(s) are already in high school and you don’t already have a ton saved up? Talk to a qualified professional to find out what your options might be.

essential summer tips for high-schoolers navigating college preparation

Do you have a high schooler (or are you a high schooler) gearing up for college? It's never too early to start planning your journey to higher education. From academics to extracurriculars, there's a lot to consider. Here's a comprehensive list of things you should be focusing on right now to ensure a smooth transition to college life.

Applications open August 1st, so let's dive in! Here are the top 10 things high-schoolers should be doing right now:

1. Get grades as high as possible. Be realistic about what schools you apply to.

2. Visit colleges. Also take virtual tours of tons of schools!!!!!

3. Study for (& take!) either ACT or SAT three times prior to August 1.

6 BENEFITS OF AN EDUCATION SAVINGS PLAN (SUCH AS A 529)

1. Grows tax free. Yes, the money going in was taxed already, and what comes out has to be used for qualified education expenses based on IRS definitions. Though nowadays you can also use them for K – 12 tuitions, up to the IRS annual limit.

2. Can be transferred within the family. So, what if a kid decides not to go to college? You can transfer the beneficiary to another family member another child, a cousin, or even yourself!

3. Counts as parents’ assets for FAFSA purposes. I always suggest parents of college-bound kids apply for FAFSA (Free Application for Federal Student Aid). In this application, 529 assets are counted under the parents; thus, a smaller percentage is applied to calculate it into the EFC (Expected Family Contribution). That means a higher possibility of qualifying for Federal Financial Aid, compared to the assets under the kid’s name.

4. Family members can help. Grandparents, uncles, aunties, or even friends, can set up a 529 plan for anyone. And when that happens, you don’t even have to report that asset on the child’s FAFSA application, so it has no impact to their eligibility for financial aid.

5. Be mindful when you use the money. Since a 529 setup by others (not the parents) are not counted in FAFSA, you may consider the sequence when you use which 529 asset to enhance the kid’s chance for possible financial aid.

6. Additional possibilities and benefits. Secure Act 2.0 opens a door for 529 to ROTH conversion. So for those parents who wonder what if we saved too much into 529? Or the kid decided not to go to college, or got scholarships? Now you can convert that money leftover in a 529 plan to a ROTH IRA, as long as you follow the rules set by the SECURE Act 2.0!

7. Volunteering/community service. Get involved with a cause you are passionate about.

8. Develop detailed spread sheets for application deadlines, letters of recommendations and all portfolio submission deadlines.

9. Look up past essay prompts and work on essays in a Google Doc.

10. Detail all activities/involvement in a Google Doc for Activity Sections on all applications.

Plan to apply to several schools that you realistically have a chance of getting into and can afford. Grades, involvement, work experience, community service, ideally four years of a language, test scores, rigor of schedule all of these are important from freshman year on. Good luck!

This is one of the most common questions I get from my personal styling clients. I work with a lot of busy moms, both professionals and stay- at-home warriors. One thing all of them are looking for are easy and comfortable outfits that work with their lifestyle but aren’t their usual sweats.

Here are four alternatives to the most common go-to mom pieces I come across as a personal stylist:

YOUR WAY TO BETTER HEALTH

1. Joggers One go-to a lot of busy moms reach for is the jogger. There’s nothing wrong with joggers; however, if you’re looking to elevate your style then swap these out for a pair of jeans, a faux leather legging or a wide leg/flare pant. Mother is a quality denim brand that is also extremely comfortable. Try their Insider or Kick It jeans for school drop-off and running errands. For a more stylish “sweat” pant, look into Spanx’s Air Essentials line. Take it a step further and do a set or jumpsuit. A walk is not just good for your body, it’s also good for your soul. Physical activity, like walking, is one of the best ways to reduce stress and boost your mood; however, reports show walking rates are declining steadily in the United States.

On average, 1 out of every 4 U.S. adults sits for longer than eight hours each day, per research from the Centers of Disease Control and Prevention, which can have negative consequences on physical and mental health. Regular exercise improves mood, boosts energy and can even help you sleep better. Staying active is one of the best ways to keep your mind and body healthy.

National Walking Day, established to encourage people to move more throughout the day so they can feel, think, sleep and live better. Try these suggestions:

Lowering disease risk Getting the recommended amount of physical activity (at least 150 minutes of moderate, 75 minutes of vigorous or a combination of those activities per week) is linked to lower risk of diseases, stronger bones and muscles, improved mental health and cognitive function and lower risk of depression, according to the U.S. Department of Health and Human Services.

Living longer Healthy life expectancy can be positively impacted by increasing activity. According to research published in the “American Journal of Epidemiology,” swapping just 30 minutes of sitting with lowintensity physical activity reduced risk of death by 17%.

A little creativity can go a long way to make your walk more fun. You might think of walking as a solo activity, but a companion makes it even more enjoyable. Ask colleagues, friends or family to join you.

A walk is a perfect excuse to take a break from a long day at your desk. If you work remotely, take a conference call on the go or plan your walk as a reward for completing a project.

MOMSTOWN: Tell us a little about you and how you started Khara Collective. What inspired your idea?

KHARA: Hi! I'm Khara Serrato, founder of KHARA COLLECTIVE! My family and I have lived in SEH since 2011. My husband is a San Marcos Fire Fighter. I started my business, formally known as Chic Mommy, in 2010 after working for a spa products start-up. I began selling candles along with the spa items and continued when the spa line closed its doors. I started to grow my database by attending fundraisers and local shopping events. As I began to grow, I started working on various gift wrapping presentations, as I found so many of my customers came to me for the ease of gift-giving, in addition to finding amazing fragrances for their own homes and offices! Fast forward, I now run KHARA COLLECTIVE out of a warehouse space near Bressi Ranch and have expanded my offerings to include something for truly everyone and every occasion!

MOMSTOWN: What is the best part about running your own creative business?

KHARA: The absolute best part about running a creative business is that no two days are ever the same! We also get to exercise our creativity muscles when presented with a new event, gift theme or corporate gifting client!

MOMSTOWN: Tell us a little about you and how you started That Cheesy Mom. What inspired your idea?

PATRICE: I had actually just shut my doors on my meal prep company because it was taking me away from my children more than I felt comfortable with. So, while working from home, I felt my love for creating in the kitchen tugging. One day, I was asked to do a charcuterie grazer. I took on the challenge and it kinda just spread from there! Giving me the ability to still create and not be away as much when I do!

MOMSTOWN: What is the best part about running your own creative business?

PATRICE: Other than having the flexibility as a solo mama and being present for all the moments with my two kiddos, working with my amazing clients from being able to come into their homes and set up beautiful displays to the incredible women who come in for my workshops! I really am so blessed to work with such amazing clients and I appreciate them so much.

MOMSTOWN: Mother’s Day is quickly approaching. What tips can you share with us on how we can create a great celebratory charcuterie board.

PATRICE:

1. Don’t be afraid to mix it up! Get all the things! Meats, cheeses, nuts, sweets, vegetables, dried fruits and dips!

That Cheesy Mom, Patrice Thompson, is a perfect example of a mom who is turning her creativity and passion for beauty and food into a fabulous business. 2. Goat cheese logs rolled into multiple balls make for the perfect addition on a board! To keep it simple, grab a blueberry flavor. If you want to go a little more complex;

♦ Use a plain or honey flavored goat cheese log and roll into multiple little balls

3.Fly repellent fans are a lifesaver and amazing! They make them super chic no eyesores like the big net covers!

1 pound regular-sliced bacon (not thick-sliced)

10 eggs

1/2 cup shredded cheese

1/3 cup half-and-half or milk

1 tablespoon garlic pepper

BaconMuffinswrapped

1/3 cup chopped fresh or frozen spinach

Preheat oven to 400 F.

Using muffin tin, wrap bacon around inside of each muffin hole. In bowl, whisk eggs, cheese, half-and-half, garlic pepper and spinach. Pour into each hole, filling about halfway to avoid overflowing while cooking. Cook 40 minutes, or until eggs are golden.

Bake about 15 minutes, or until golden. Let cool then add provided icing.

PRO TIP: To make icing extra special, add 2 tablespoons creamer and mix well before icing muffins.

PRO TIP:

Place muffin tin on cookie sheet lined with aluminum foil to catch grease and make cleanup easier. If you want bacon taste without lining muffin holes, mix fried bacon pieces into eggs.

SUBSTITUTIONS:

Line each hole with hashbrowns then add egg mixture. Use broccoli instead of spinach, if desired.

An exciting twist on a breakfast classic, it’s hard to beat this French Toast Casserole when putting together your brunch spread. FRENCH TOAST CASSEROLE

1 loaf French bread (about 1 1/2 pounds), cut into 1-inch cubes

5 large eggs

1 1/2 cups unsweetened milk

2 tablespoons brown sugar

2 teaspoons vanilla extract

1 teaspoon cinnamon

1/4 teaspoon nutmeg

1/4 teaspoon sea salt

maple syrup, for serving

GREASE 9-by-13-inch baking dish

Place bread cubes in baking dish.

TOPPING

2 tablespoons unsalted butter or coconut oil, melted

2 tablespoons brown sugar

1/2 cup chopped pecans

1 cup frozen strawberries

1 cup frozen blueberries

confectioners’ sugar, for dusting

PREHEAT oven to 350 F

In large bowl, whisk eggs, milk, brown sugar, vanilla, cinnamon, nutmeg and salt. Pour mixture evenly over bread cubes.

If making casserole ahead, cover baking dish and refrigerate overnight. If baking immediately, let stand 30 minutes at room temperature to allow bread to soak up egg mixture.

Drizzle casserole with melted butter and sprinkle with brown sugar and pecans. Top with strawberries and blueberries.

Cover and bake 35 minutes. Uncover and bake 10-20 minutes, or until topping is browned and egg mixture has mostly set.

Remove from oven, cover loosely with foil and let stand 10 minutes.

Dust with confectioners’ sugar. Serve with maple syrup.

2 teaspoons canola oil

1 small red onion, diced

1 red bell pepper, seeded and diced

1 can black beans, drained/rinsed

1/4 teaspoon red pepper flakes salt & pepper to taste

4 eggs

4 egg whites

1/2 cup shredded pepper jack cheese nonstick cooking spray

4 flour tortillas

1/4 cup sour cream

1/4 cup salsa

1 large tomato, seeded and diced

1 avocado, sliced hot sauce (optional)

In large skillet, heat canola oil over medium heat. Add red onion and red bell pepper; cook 8 minutes. Add black beans and red pepper flakes; cook 3 minutes. Season with salt and pepper, to taste. Transfer to dish.

In medium bowl, whisk eggs and egg whites. Stir in cheese until combined. Heat large skillet over low heat, add egg mixture and scramble 3 minutes, or until cooked through.

Breakfast Burrito

Spread sour cream over tortilla. Spread salsa over sour cream. Spoon 1/4 bean mixture over salsa. Spoon 1/4 scrambled eggs over bean mixture. Top with diced tomatoes and avocado. Drizzle with hot sauce, if desired. Roll-up burrito. Repeat three times with remaining ingredients and serve.

2 cups all-purpose flour

1/2 cup unsweetened cocoa powder

1 teaspoon baking soda

1/2 cup C&H Light Brown Sugar, packed

1/2 cup C&H Granulated Sugar

3/4 cup sour cream

1/2 cup vegetable oil

1/2 cup whole milk

1/2 teaspoon instant espresso (optional)

2 teaspoons vanilla extract

2 tablespoons flaked sea salt (optional)

Preheat oven: 350 F. Line mini muffin pan with mini cupcake liners.

In large mixing bowl, use whisk to combine flour, cocoa powder, baking soda and salt. Add chocolate chips and stir to ensure chocolate chips are coated in flour mixture.

In separate large mixing bowl, use wire whisk to whisk eggs and sugars until ingredients are combined and sugars are dissolved. Add sour cream, oil and milk. Whisk again to combine. If using espresso powder, add to vanilla then add to wet ingredients. Whisk vanilla espresso mixture into other liquid ingredients.

Bite-sized Chocolate Delights

Pour liquid ingredients on top of dry ingredients. Using rubber spatula, mix until just combined, being careful to not overmix. Batter should be thick and shiny.

Using tablespoon or two spoons, spoon muffin batter into liners. Batter should be filled almost to top of each liner. Top each muffin with flaked sea salt before baking, if desired.

Bake muffins on center rack 6 minutes. Rotate pan and bake 6 minutes, or until toothpick inserted in muffin comes out clean. Once muffins finish baking, place muffin pan on cooling rack to cool completely.

3. Use empty plastic water bottles or clear milk jugs to fill the bottom of large pots. They reduce the weight of the pot and require less soil to fill.

4. To test your seeds to see if they’re still viable for this planting season, place a wet paper towel inside a zip-top bag, drop in 3-4 seeds and wait a week to see if anything grows.

5. One way to help prevent weeds is lining your garden with a layer of newspaper. Just top two or three sheets of newsprint with a layer of pine needles, grass clippings or dried leaves for an eco-friendly and inexpensive weed barrier

6. Keep gardening twine handy. Nail a funnel to your potting bench with the spout pointing downward, feed the twine through and your string will never go missing. For a more portable solution, place a ball of twine inside a canning jar, make a hole in the lid and feed the end of the twine through the hole. Now, you can take twine anywhere, tangle-free.

7. No need to buy expensive potting systems for starting seedlings. Place several cardboard toilet paper rolls inside a clean plastic clamshell, like those used for premade salads. Fill each cardboard tube with potting soil and plant. Once your seedlings grow too tall for the clamshell, simply tear off the top lid.
