As we wrap up another year here in San Elijo Hills, I want to take a moment to reflect on what has been one of the most unusual—and in many ways, defining—real estate markets in recent memory. If you’ve felt unsure about what’s happening or where things are headed, you certainly aren’t alone. This has been a year of mixed signals, resilient homeowners, and a market that never quite sped up or slowed down completely.

This year gave us a little bit of everything:

• Higher mortgage rates that rose and dipped with every rumor of a Fed decision.

• Increased inventory, giving buyers more options than they’ve had in several years.

• Cautious demand, as affordability kept many buyers on the sidelines.

• Strong homeowner equity, thanks to years of responsible lending and stable ownership.

Values did adjust from the major price run-up during the pandemic, but the majority of North County sellers still walked away with healthy equity, and buyers finally had room to breathe, negotiate, and make thoughtful decisions.

As we enter the new year, the overall sentiment is one of cautious optimism. If rates soften—as many expect—they could reignite demand. And locally, homes that are priced strategically and show well continue to find their buyers.

An award-winning producer, journalist, and film director, Susanna’s passion for the arts has shaped more than 25 years of leadership, advocacy, and innovation. As founder and executive director of Vanguard Culture, she’s built a powerhouse nonprofit that uplifts San Diego’s creative workforce and celebrates cultural excellence. With deep roots in arts education, curation, and collaboration, Susanna continues to champion the local creative community — proving that when we support the arts, we enrich not only our culture but the heart and soul of our city.

Q: You’ve worn so many creative hats — producer, journalist, vocalist, and arts administrator. What first sparked your lifelong passion for the arts, and how has that passion evolved through the years?

A: I come from a large family of creative professionals including singers, musicians, actors, models, and architects. From a young age, they’ve always held a deep respect for the creation of joy, beauty, delight and provocation. It was instilled in us from a very young age that the arts could serve both as a mirror to society and to disconnect us from the stressors of the everyday. This philosophy gave me the permission to seek out a career as a creative — first as an actor and jazz vocalist, then as a curator and now as a producer and arts journalist. The essence of why the arts matter, has never changed for me. It brings joy during times of uncertainty and instills a sense of wonder and hope for when we need it most. I truly believe that the arts community is doing very important work right now.

Q: Vanguard Culture has become a respected force in the San Diego arts scene. What inspired you to create it, and how has it grown into the award-winning organization it is today?

A FORCE FOR ART Susanna Peredo-Swap Inspires a More Beautiful San Diego

A: In 2012, after over a decade of working with professionals in film, theatre, dance, visual arts, music, and fashion, I had come to the realization that creatives were often stuck in silos and not talking to one another. It seemed like such a missed opportunity. Vanguard Culture began with the premise that if we could get creatives across industries to meet one another and invite them to share resources, collaborate and inspire one another, not only would their costs go down, but the quality of the work would be elevated. So, we started bringing them together very organically in a series called The Foodie Soiree. It was basically a potluck except instead of only sharing food, guests were also invited to share their talent. This diverse group of arts leaders was now enjoying quality networking across industries while also being treated to live music and dance, spoken word, theatre, fashion shows, art installations and more. The series jumped around to various people’s homes but one of my favorite moments was when it took place in our home and the California Ballet performed in our living room with a museum director (among the many in the crowd), sitting on a couch pillow on the floor watching the show.

By 2016 we had built a vibrant and diverse community of arts leaders that were invested in doing more together. It was a promising start, but we realized that creatives needed more than just connection, they needed skills, training, networking and visibility to help them make a living doing the thing that they love. It started to shift our understanding of what it meant to succeed in the arts, and we realized that there was much more work to be done. By May of that year, we became a 501(c)3 nonprofit.

I’m so excited that next year will be our 10th anniversary of becoming a nonprofit and through this journey we have provided over 75 of free or low-cost professional development courses for creatives that are now streaming on our YouTube page. We’ve also won over 80 awards for Excellence in Journalism and built partnerships with over 9,000 creatives across all industries from both sides of the US/Mexico border. Our cultural events serve not only as inspiring experiences for arts patrons, but also as a catalyst for creative collaboration.

We are very intentional about bringing together creative communities that never intersect and inviting them to share resources, collaborate and work together to create something completely new. Vanguard Culture has since been featured on the National Geographic Channel for its innovative approach to programming, won two prestigious Gold Anthem Awards, presented by the Webbys and has grown a reputation for unforgettable, oneof-a-kind experiences.

The most satisfying part of my job is seeing hundreds of careers flourish and dozens of new partnerships develop because of our programming. It has been an incredible and very inspiring journey.

Q: 82 journalism awards and two Gold Anthem Awards are incredible milestones. What do these recognitions mean to you, and what do they say about the strength of San Diego’s creative community?

A: I love bringing visibility to the region’s creative virtuosity. Often, San Diego is seen as just a sleepy beach town but what visitors don’t realize is that we have a very vibrant and eclectic art scene. Our strategic positioning between Los Angeles and an international border, provides an influx of visionary ideas and programming that is unlike anywhere else in the world. We try to bring attention to that via the Vanguard Culture WEEKLY newsletter which highlights the week’s most interesting, unique or innovative cultural events.

Q: You’ve curated over 80 exhibitions and performing arts events at San Diego International Airport. What did that experience teach you about the power of public art in unexpected spaces?

A: The best part of that experience was getting to share our local story with the visitors to our region. With over 25 million passengers deplaning in San Diego each year, we had the opportunity to curate exhibitions and live performances that were welcoming, engaging and created a sense of place for those experiencing San Diego for the first time. That’s the power of public art — it helps tell the story of the community you are stepping into. Our community is one that is tethered to the beauty of nature, the vibrant cross-border culture, naval history and deep roots with the Kumeyaay community.

Q: You’ve served on numerous arts boards and cultural councils. How important is community service and advocacy in sustaining a vibrant local arts scene?

A: Advocacy for the arts is essential, especially now. The current administration has cut funding for the National Endowment for the Arts, National Endowment for the Humanities, Institute of Museum and Library Services and the Department of Education, not to mention the funding cuts to the arts locally and regionally. It is our responsibility to voice our support for the arts on every level if we want the arts to survive. Unfortunately, we tend to take for granted the importance of the arts are until we no longer have them. If we look back at the height of COVID for example, many of us were desperately scrolling through the internet with the hopes of encountering something beautiful. From zoom ballet performances, to choirs singing across the world, many of us even picked up a guitar, a paint brush or a baking sheet for the first time in years, just to be

reminded of what it felt to be truly human again. Art was an essential part of that story, and it is essential now.

Q: How can moms, families, and everyday San Diegans better support local artists and cultural programs?

A: I think about the future that my children will inherit, and it means so much to me that they continue to live in a city with world-class museums, theaters and concert venues. I want them to live in a city that values the work of creatives and empowers them to see the beauty in the everyday and feel hopeful for the future. That is the engine that inspires me to continue this work. Regardless of your financial capacity, every action in support of the arts is needed right now. Whether you are attending an arts event, or donating to organizations that bring you joy, or writing a letter to your legislators in support of the arts. Every bit helps.

Q: Looking ahead, what’s next for Vanguard Culture — and for you personally? Any upcoming projects or dreams you’re most excited to bring to life?

A: Vanguard Culture will celebrate its 10th Anniversary Season in 2026 with several exciting events and programs including a heightened version of our Artist @ the Table series featuring an immersive installation by sound, light and multimedia artist Ben Guerrette and Chef Flor Franco in March, a great multi-disciplinary storytelling event in April, an Arts Nonprofit Summit in August, and of course a one-of-a-kind event in October to celebrate over a decade of visionary programming with the community. I know, it’s a sassy question. But stay with me.

I promise, this isn’t about dieting.

This week was heavy — emotionally, mentally, and physically. My dad, dealing with ongoing complications from chronic kidney disease and congestive heart failure, was in the ICU with fluid in his lungs and starting emergency dialysis.

I spent the week helping him stabilize into a new and strange routine including hospitals, logistics, worry, exhaustion — and drove no less than twenty-five hours shuffling him to and from appointments. It was the kind of week that could have left me depleted, running on adrenaline and prayers.

Normally, I’d spend all the in-between moments replaying every conversation, every what-if, every could-have-been. However, every time I got in the car, I pressed play on The House Witch by Delemhach. On those long drives, just for a while, I disappeared into someone else’s imagination.

How Much Do You Weigh?

THIS WEIGH-IN IS NOT WHAT YOU THINK!

When I got home one Friday, a friend asked, “How are you doing mentally?”

I said, “Great, actually.”

She looked at me, puzzled. “How?”

I paused for a second before realizing, “I don’t know. I just don’t feel stressed.”

That’s when it dawned on me.

All week I’d been listening to the story of a sassy male house witch and how he transformed a kingdom with his cooking and shenanigans. Rather than being weighed down by stress, looping in rumination, I was buoyed by imagination. Sometimes howling with laughter, sometimes tearful, and always hopeful.

Somewhere between the nurses’ check-ins and the endless waiting, something unexpected happened. I started to feel lighter. Happier. Even in my body.

It reminded me how much weight we carry when we keep looping the past — our worries, regrets, what-ifs. It’s like lugging sacks full of old versions of ourselves — maybe our parents, old bosses, or the crappy bully from childhood. But when we step into imagination, we set it all down for a while.

Imagination doesn’t just allow us to explore new worlds; it creates relief. It gives the brain somewhere else to go besides the same old stories. It stretches us open to possibility again.

Sometimes it’s just about listening to a fun story, letting your mind play, and remembering the weightlessness you crave might just be found in the lightness of wonder.

Before our son was born, even after reading the book What to Expect When You’re Expecting, I still felt a significant amount of uncertainty. I had no experience caring for a newborn, and I was unsure what our new budget would look like. Everyone knew expanding your family would cost money, but to what extent, we had no idea.

When I started my first job, I quickly noticed that unlike my friends at graduate school, most of my new colleagues owned their homes, whether they were houses or condos. As an immigrant from China who arrived in the early 1990s, the idea of owning a home hadn’t really occurred to me until then. However, my in-laws were very encouraging, nudging us to think seriously about purchasing our first home. It felt like the right move; after all, buying a home seemed like such a “grown-up” thing to do, and the housing market was getting really competitive. So, one month after my husband started his new job, we jumped into the fray, participating in a bidding war, and managed to buy our first home just weeks before the year 2000 rolled in.

For many, purchasing a new home — especially the first one —marks a significant milestone in life. One of the key aspects of this intricate journey is finances.

So here, I want to share some tips for anyone considering a property purchase, especially if it's your first home purchase.

Plan well in advance As full cash payment isn’t in the cards for the most of us. Starting early in these areas can help you tremendously!

a. Keep your credit score in shape Aim for good to excellent, as higher scores can lead to better mortgage rates.

b. Tackle your debt, especially those high-interest loans This helps lower your Debt-to-Income ratio, which is crucial for qualifying for a mortgage.

c. Boost your emergency fund Home ownership can bring additional unexpected expenses, so having a solid emergency fund will ease you into your new financial situation.

d. Ensure stability A consistent income is essential not just for the initial purchase but also for managing ongoing monthly mortgage and other expenses.

Define your home-buying budget

a. Clarify your needs and desires regarding the house Think about location, size, and must-have features.

b. Assess your willingness to take on potential renovations If the house isn’t brand new, expect to invest time and money into updates and upgrades.

Take your time to research your new home

a. Location is key Consider factors like proximity to work, school districts, neighborhood vibe, and amenities like parks and trails — they can greatly influence your enjoyment of the area.

b. Think through the specifics What kind of home do you want, how many bedrooms and bathrooms do you need? Identify what's nonnegotiable and where you might be flexible to stick to your budget.

Understand your mortgage budget and cash flow

a. Save for your down payment It's generally advisable to aim for a down payment of 20% of the home's purchase price. However, there are exceptions like VA loans that may have different requirements. Also, don’t forget to set aside funds for closing costs, which can be significant as well.

Whipped Ricotta Toast with Prosciutto di Parma & Hot Honey

Yield: 3 toasts (6 halves)

3 large slices thick-cut sourdough bread

1 container (16 ounces) whole milk ricotta cheese salt, to taste pepper, to taste hot honey

6 slices (3 ounces) Prosciutto di Parma PDO

In toaster oven, toast bread to desired doneness. Set aside.

In large bowl, with electric mixer, beat ricotta until whipped and creamy, about 2 minutes. Add salt and pepper, to taste.

Spoon ricotta onto each toast evenly. Drizzle each with hot honey, as desired. Top each with two slices prosciutto.

Grana Padano and Nutmeg Cheese Puffs

Servings: 4

1 3/4 cups milk

1 cup unsalted butter

1 teaspoon salt

1 2/3 cups flour

1 cup, plus 1 tablespoon, grated Grana Padano PDO cheese, divided

6 medium eggs

black pepper, to taste nutmeg, to taste canola oil, for frying

In pan, boil milk, butter and salt until butter is dissolved.

Add flour and stir using wooden spoon over low heat until mixture doesn’t stick to bottom of pan. Add 1 cup cheese and stir 1 minute. Remove from heat.

Put mixture in mixing bowl and add eggs one by one until mixture is smooth. Add black pepper and nutmeg, to taste.

Let mixture cool and form dough into small, round parcels. Fry parcels in hot canola oil, about 325 F, until golden. Dust with remaining cheese and serve.

1 Coleman Natural boneless pork roast (3-4 pounds)

1/2 cup diced celery

1/2 cup diced carrots

1/2 cup diced onions

2 large eggs

1/2 cup milk salt, to taste pepper, to taste

1 tablespoon fresh sage

1 tablespoon fresh rosemary

2 cups cubed fresh bread, crust removed

1 apple, diced gravy, for serving

Preheat oven to 375 F.

Butterfly the roast.

In large skillet over medium-high heat, heat oil and butter. Add celery, carrots and onions; cook until softened, about 5 minutes.

While vegetables are cooking, whisk eggs; milk; salt, to taste; and pepper, to taste, until well combined. Mince sage and rosemary.

In large bowl, combine bread, vegetable mixture, liquid ingredients, apples, sage and rosemary. Gently toss until bread absorbs most of the liquid.

Cut three pieces of butcher’s twine about 4 inches longer than the longest side of butterflied roast. Lay string on cutting board horizontally and lay roast on top of string to cover.

Place half of the stuffing mixture onto butterflied pork loin and press down firmly. Roll roast up and tie with butcher’s twine to hold it together, taking care not to tie too tightly, and press any stuffing that comes loose back into ends of roast.

Place stuffed and tied roast, fat cap up, on rack over baking sheet. Season liberally with salt and pepper; roast until meat thermometer inserted into roast registers 140 F, 75-90 minutes.

Place remaining stuffing in a small ovenproof casserole dish and cover with foil. After roasting 30 minutes, place extra stuffing in oven to cook alongside roast.

Remove foil from extra stuffing and remove roast from oven. Let rest for 10 minutes then remove the extra stuffing from oven.

Cut twine from roast and discard. Cut roast into six thick slices, taking care not to lose stuffing. Serve with extra stuffing and gravy.

CHERRY OVERNIGHT OATS

2 cups rolled oats

4 tablespoons chia seeds

1 1/2 cups milk

2 teaspoons pure almond extract

4 tablespoons pure maple syrup

1/2 cup Northwest Cherries, roughly chopped, plus additional for serving (optional)

Greek yogurt (optional)

sliced almonds (optional)

In mixing bowl, stir oats and chia seeds to combine.

Add milk, almond extract and maple syrup. Stir to combine until uniformly mixed.

Using 1/4 cup measuring cup, divide oats mixture among four small jars, adding layer of cherries between scoops. Top with remaining cherries.

Remove 1 cup dough and set aside. Add red food coloring to remaining dough.

From red cookie dough, make one 1-inch ball and five 1/2-inch balls. From plain cookie dough, make one 3/4-inch ball and five 1/4-inch balls.

On prepared baking sheet, place red 1-inch ball and gently flatten until 1/2-inch thick. Attach four red 1/2-inch balls for arms and legs. Attach plain 3/4-inch ball for head and gently flatten until 1/2-inch thick. Attach plain 1/4-inch balls for hands and feet. Shape remaining red 1/2-inch ball into triangle for hat and attach. Repeat with remaining dough, arranging cookies 2 inches apart on baking sheet. Add chocolate candies for eyes and buttons.

Bake 12-15 minutes, or until lightly golden.

To make frosting: In medium bowl, beat butter and cream cheese until light and fluffy, about 3 minutes. Add vanilla and powdered sugar; mix until combined.

TO DECORATE: Place half of frosting in piping bag with small tip to line Santa’s arms and legs. Place other half in second piping bag with small star tip to add Santa’s beard, hat and hands. Put small dot of icing between eyes and beard and place red mini chocolate-coated candy on face for nose.

GINGERBREAD DIP

Servings: 8-12

4 ounces cream cheese, at room temperature

1/4 cup brown sugar

1/4 cup powdered sugar

3 tablespoons molasses

CLARIFY PRIORITIES

One of the most empowering steps is to decide in advance what truly matters to your family. Consider:

• Which traditions or gatherings are nonnegotiable?

• Are there holiday events you can skip this year without regret?

• What obligations are you taking on out of habit rather than genuine desire?

By reducing the number of “must-do” activities, you can avoid overextending your family. It’s OK to decline invitations when your calendar is already full.

ESTABLISH A BUDGET

Holiday spending can weigh heavily on your mind. Create a family holiday budget that includes gifts and activities, then stick to it. Use the opportunity to teach your children about responsible spending and gratitude. Remember, the most meaningful gifts are often those made with time, attention or creativity, not the highest price tag.

SET BOUNDARIES

Stress often arises when family dynamics, expectations or traditions clash. You can reduce this by setting boundaries and communicating them early. Speak openly with the relatives and friends you’ll see about what’s comfortable for your family and what isn’t (e.g., physical space, travel, topics to avoid). Let your children know what to expect, as the lack of routine during this time can be particularly challenging. Modeling clear boundaries helps your children learn to express their own needs, too.

PRIORITIZE YOUR PHYSICAL AND EMOTIONAL HEALTH

Amid the hustle, your own basic care often slips, but your wellbeing is key to being present for others. Consider establishing routines, such as:

• Sleep: Aim for 7-8 hours per night whenever possible.

• Nutrition: Keep healthy staples in the mix, even if treats abound.

• Movement: A short walk, stretch breaks or gentle exercise may help reset your nervous system. Stepping outside can be especially helpful.

Also, if illness strikes, listen to your body and give yourself permission to pause. Pushing through tends to backfire.

DESIGN A STRESS RESCUE PLAN

Even the best-laid plans don’t prevent tension or unexpected emotional triggers. Anticipate stress by creating fallback strategies. For example, plan to use a playlist, a quick breathing exercise or a sensory object to help you regroup when your stress escalates. These strategies work for children as well.

If you’re worried about unwanted questions – such as a family member asking about politics or your plans to have another child – rehearse your response in advance with a friend. When these stressful moments arise, having a toolkit gives you a sense of control.

UNPLUG AND BE PRESENT

Screens are omnipresent. While they serve a purpose, they can be an unwelcome distraction, especially when you’re spending time with loved ones you don’t get to see often. Try to designate screen-free times, such as during meals, after dinner or when gifts are being exchanged. Use screens intentionally, such as video calling out-of-town family members, rather than passively scrolling. Focus on in-person connection by playing games, telling stories, making crafts or taking walks. Remember to lead by example, as your children are watching. Being fully present at key moments is the one gift your family will remember above all else.

As the holidays approach, the pressure to do it all can loom large. By clarifying priorities, setting boundaries and safeguarding your health, you can minimize stress and maximize joy. That said, even with careful planning, things can go off course, and that’s OK. Practice selfcompassion and allow for imperfections. Enjoy every laugh, surprise and even the occasional moment of calm.

LAST CHANCE TO SAVE Leverage tax credits for energyefficient home upgrades

Homeowners still have time to take advantage of a federal tax credit of up to 30% of the cost of eligible energy-efficient home improvements. The Energy Efficient Home Improvement Credit (also known as the 25C tax credit) can help offset the expense of updating or upgrading major home systems while also lowering energy consumption.

UNDERSTANDING THE 25C TAX CREDIT

Homeowners in the United States may be eligible when they install qualifying energy-efficient equipment in their primary residence such as all-climate electric heat pumps, insulation, windows and other improvements. The credit is subject to some limitations; for example, a homeowner can only claim up to $2,000 per year for a heat pump. The installation must be an addition or improvement to an existing home, not a new home, and can be used in combination with other tax credits or incentives such as local, utility and federal incentives and IRA programs.

The current version of this tax credit was implemented Jan. 1, 2023, and expires Dec. 31, 2025. In addition, rising energy costs and potential regulatory changes in 2026, such as updated guidelines on refrigerant, make late 2025 a strategic time to upgrade systems.

SMART WAYS TO USE THE TAX CREDIT

Generally, energy-saving upgrades are some of the most common home improvement projects because they enhance the home’s overall function while increasing the potential for cost savings on energy bills.

Some qualifying upgrades do double-duty by enhancing the home’s curb appeal while reducing energy requirements. Common examples include windows, skylights and exterior doors.

Insulation and air sealing materials such as caulk and weatherstripping are also common choices, especially in older homes where insulation may be below current standards and settling has created gaps for air leaks.

Another common selection for homeowners looking to take advantage of the 25C tax credit is climate control systems, and an increasing number are turning to all-climate, all-electric heat pumps. One major reason is their high performance when it comes to energy efficiency. According to the U.S. Department of Energy, today’s heat pumps can reduce electricity use for heating by 65% compared to electric resistance heating. In fact, Mitsubishi Electric all-climate, allelectric heat pumps have an efficiency rating at 260-490% compared to traditional systems at or below 100%.

In addition to their proven track record, contrary to a popular misconception that all-climate heat pumps are only for milder regions, the systems can operate quite effectively in both high heat and extreme cold. As a result, they provide homeowners with greater comfort and control of their indoor climate.

TAKE STEPS TO BEAT THE DEADLINE

If you’re a homeowner planning to make upgrades and claim 25C tax credits, now is the ideal time to get your project underway.

• Choose qualifying equipment. While some brands’ complete product lines meet the qualification criteria, others do not. Do your homework to ensure the model you’re installing is eligible for the credit. Your salesperson may be able to provide information, or you can visit the manufacturer website or contact the manufacturer directly for details.

• Work with a certified contractor. Many reputable brands, including Mitsubishi Electric, offer a contractor network with highly skilled, knowledgeWable and reputable installers.

• Save your receipts to file. When you prepare your 2025 tax forms, you’ll need to complete IRS Form 5695. Specifically, you will need to provide the manufacturer’s pin number and other details about your purchase, including proof of purchase.
