Founded in 1977 by Harley and Ronny Perry, Perry Plumbing has become a household name in the South Bay area. After an apprenticeship with a local plumber, Harley had the opportunity to buy the business. Though the business was not profitable at the time, Harley believed he could make it a successful family business.

Soon after buying the business, Harley started attending classes at Southwestern College to study business and basic engineering. He was driven to learn as much as he could about the industry. He earned a C36 Classification in plumbing and a Class A classification in engineering. This allowed Perry Plumbing to become a full-service plumbing company.

The Chula Vista Sunrise Rotary Club

The Chula Vista Sunrise Rotary Club recently announced their 20222023 recipients of their Community Benefit Fund Grants which totaled $25,000. Money for the donations came from their annual Trivia Night fundraiser, a community grant, and member contributions.

Congratulations to the local groups that were honored this year. South Bay Sustainable Communities and Just in Time for Foster Youth each received checks for $5000. This SBSC donation will assist them in getting closer to their goal of building a more

sustainable South Bay through education and community engagement in environmental conservation, composting, and urban farming programs. The support to Just in Time will help foster youth in transition to achieve self-sufficiency and well-being.

Two $4500 donations were given to support the San Diego Therapeutic Horsemanship, which works with military veterans and children with special needs, and to the San Diego Rescue Mission. This donation will assist SDRM with providing meals, shelter, clothing and hygiene items to

those without a place to call home.

Two $2500 donations were also given to the Chula Vista Animal Care Facility and Loving You Through It. Funds donated to the CVACF will help provide vaccinations to shelter dogs and cats. Loving You Through It funds will help provide complimentary services to women undergoing chemotherapy during cancer treatments.

The final donation is going to the Chula Vista location of the San Diego Blood Bank. Chula Vista Sunrise Rotary wanted the financial support to remain in their local community.

All of these non-profits make a powerful impact within our community. In the past Rotary year, the small but mighty Chula Vista Sunrise Rotary Club had a total outflow of donations, including funds to support high school service and leadership programs, of $34,800. CVSR is proud of the work they do and the impact that they make in supporting charitable groups which do such good work in the South Bay. Information on next year’s Trivia Night fundraiser will be available in January. It will take place on March 8 at The Venue. If you’d like more information on CVSR, please visit www.chulavistasunriserotary.org.

The Crucial Role of Transaction Coordinators in Streamlining Home Buying and Selling

In the intricate process of buying or selling a home, a transaction coordinator plays a pivotal role in ensuring a smooth and successful transaction. This article highlights the significance of having a transaction coordinator and sheds light on their responsibilities during the escrow process.

Real estate transactions involve numerous intricate steps and paperwork, making them a daunting undertaking for both buyers and sellers. From managing contracts and disclosures to coordinating with various parties, the process demands meticulous attention to detail. This is where a transaction coordinator becomes an invaluable asset.

A transaction coordinator is a licensed real estate professional who specializes in managing the administrative tasks and logistics involved in a home purchase or sale. Their primary objective is to facilitate a seamless transaction by ensuring all necessary documentation is completed accurately and in a timely manner.

During the escrow process, transaction coordinators play a vital role. They act as a central point of contact between buyers, sellers, agents, lenders, inspectors, and

other parties involved. They diligently track deadlines, coordinate inspections and appraisals, and maintain open communication channels throughout the process.

The importance of having a transaction coordinator cannot be overstated. Their expertise and experience bring several benefits to the table. Firstly, they alleviate the burden of managing paperwork, allowing buyers and sellers to focus on other essential aspects of the transaction.

Transaction coordinators possess a deep understanding of the intricacies involved in real estate transactions, ensuring compliance with legal and contractual requirements. They help minimize the risk of errors or omissions, thus reducing the chances of delays or potential legal issues.

Moreover, transaction coordinators possess excellent organizational and multitasking skills. They proactively assist the realtor to manage deadlines, follow up on outstanding tasks, and ensure all parties are kept informed throughout the escrow process.

In the dynamic world of real estate, a transaction coordinator serves as a critical link in the home buying and selling process. Their expertise, attention to detail, and commitment to seamless transactions

significantly contribute to a successful closing. Engaging the services of a transaction coordinator can make a world of difference, bringing peace of mind and efficiency to both buyers, sellers and realtors.

Putting Public Safety First

As Mayor, public safety and keeping our communities safe is my number one priority. I have always been a fierce advocate for Chula Vista’s First Responders and the employees that are a critical component in supporting our first responders in doing their job well. As a four-term City Councilmember and four-time Deputy Mayor, I made public safety a priority by voting to hire more police, increasing the number of officers from 200 to over 270. Under my guidance, Chula Vista doubled the number of police patrols and implemented police bodyworn cameras (increasing transparency), which has moved the City of Chula Vista into the Top 10 Safest Cities with a population of over 200,000 in the United States.

National Night Out

Ihad the honor of attending National Night Out. This annual campaign from the Chula Vista Police Department was hosted at their headquarters on Tuesday, August 1st from 4-8PM. However, several police departments across the nation host similar events in order to engage with the community.

The focus of National Night Out is to have residents engage with our police department in a positive and encouraging environment. At the free event, the Police Department gave guided tours, K9 demonstrations, drone demonstrations, and a Jaws of Life demonstration by the Chula Vista Fire Department.

The event was an opportunity for Chula Vista families to get educated on crime prevention, police operations, and speak with officers from the S.W.A.T., Mobile Field Force, and the UAS (Drone Team). I was also grateful to all the vendors and City departments that were at the event, like Tacos El Gordo, Raising Canes, the City of Chula Vista’s Homeless Outreach Team, United Lowrider Coalition, Home Depot, Dick’s Sporting Goods and more. It was a family friendly event, and children had the opportunity to take photos with police officers and engage with our protectors. It was my honor to speak alongside Chief Roxanna Kennedy and flip the switch on the lamp to show criminals that our City is united in fighting crime. The Chula Vista Police Department will also be illuminating their own porch lamp. It was wonderful to see so many residents care about our great City.

Becoming a Protector

Chula Vista is currently hiring dispatchers, police recruits, and peace officers. The City also has a lot of different opportunities, such as community service officer, property & evidence specialist, and police records specialist. There are several volunteer opportunities available like reserve police officers, the cadet program, senior volunteer patrol, and the citizen’s adversity support team. Lastly, if you have a calling to wear the badge, our Chula Vista Police Department is always looking for more people to be a law enforcement officer.

A NEW ERA OF COMMUNITY

The City of Chula Vista’s Parks and Recreation Division is embracing a new era of community enhancements as it unveils two major improvement projects, the newly constructed Loma Verde Community Center, and the revitalized Norman Park Senior Center. These transformative endeavors exemplify the City’s commitment to enriching the lives of its residents.

At the heart of these projects lies the Parks and Recreation mission statement, “to enrich the community through recreation opportunities and services.” Driving this mission for over two decades is Karina Craig, the Acting Principal Recreation Manager for City of Chula Vista Parks and Recreation. Her unwavering dedication and passion for the City and its wonderful community began when she started her career as a lifeguard and swim instructor in 1999. City Manager Maria Kachadoorian’s instrumental support for the Loma Verde Community Center project further highlights the City’s commitment to community empowerment through recreation.

The Loma Verde Community Center, a cornerstone of Chula Vista’s identity since its establishment in 1971, has undergone a remarkable metamorphosis. The once iconic facility, beloved by generations of Chula Vista residents, had gradually fallen into disrepair over the years. However, with the completion of the demolition and rebuild of the facility, the center will stand as a testament to the City’s commitment to progress and community enrichment.

The facility was a hub for a diverse range of activities and programs, catering to the interests and needs of residents from both the east and west sides of Chula Vista. Loma Verde was a thriving center of community engagement. It offered fitness classes, dance, art, and preschool programs. It hosted special events and prominent athletes such as Michael Phelps, Ryan Lochte, and Cullen Jones. Each year Loma Verde hosted swimming lessons for over 1,000 Chula Vista Elementary School District fourth students through the Kaiser Permanente Operation Splash Grant. In addition, Loma Verde also had over 7,000 participants annually

in its aquatic programs. The center played a significant role in promoting wellness and active living for Chula Vista residents. However, as the years passed, signs of deterioration became evident. The roof’s failure resulted in persistent leaks, while the game room amenities were broken, and the floors and drywall were crumbling.

By 2020, the center had become a shadow of its former self, limiting the community’s ability to fully enjoy the recreational opportunities it once offered. A failing asset in desperate need of rejuvenation, Loma Verde’s future seemed uncertain.

However, in 2021, Measure P funding breathed new life into the community’s dreams, making the transformation of Loma Verde Community Center a reality. With community support and dedicated efforts from City leaders, the center now boasts a brand-new gymnasium, dance room, crafts room, fitness room, game room, and an outdoor turf fitness area. The new multi-use gymnasium offers basketball, volleyball, and pickleball courts, catering to a wide range of sporting interests.

The ambitious project doesn’t stop there, as plans for the fall of this year include the completion of a 50-meter competition pool, a 25-yard recreation pool, a splash pad with water features, an aquatics classroom, and new changing rooms. No longer a failing asset, it now stands as a testament to the City’s commitment to its Parks and Recreation mission.

Karina Craig expressed her delight, stating, “This facility will serve the community for years to come. Our once failing asset will now be the jewel of our Parks and Recreation Department. It will continue to be the site that creates memories that live in people’s hearts for a lifetime.”

While the Loma Verde Community Center thrives as a symbol of renewal, the Norman Park Senior Center stands tall as an emblem of empowerment for Chula Vista’s senior community. With $2.4 million in Measure P funds and a generous grant of $450,000 from the Community Congregational Development Corporation, the aging facility underwent a comprehensive revitalization, ensuring a modern and comfortable environment for its patrons. Community

Services Director Tracy Lamb expressed his profound pride in this major improvement project. He remarked, “This project exemplifies our commitment to our mission statement. The center will continue to serve as a vibrant hub of engagement, connecting people of all ages and backgrounds in meaningful and fulfilling ways.”

The improvements at the Norman Park Senior Center leave no stone unturned. With new flooring, cabinetry, a remodeled kitchen, updated restrooms, and ADA improvements, the center is now accessible and inclusive for all seniors. Roofing and deck replacement, along with a new HVAC system, ensure the facility’s safety and comfort. Fresh coats of paint and new furniture bring a sense of vibrancy to the center, fostering a warm and welcoming atmosphere.

In addition to Measure P funds, the Community Congregational Development Corporation contributed $450,000 towards enhancing the senior center’s recreational offerings. This generous funding allowed for the creation of indoor pickleball courts, catering to the growing interest in this popular sport among seniors. Furthermore, the outdoor area now features bocce ball courts, providing a delightful

recreational option for seniors to enjoy friendly competition and social engagement. In an eco-conscious effort, the Norman Park Senior Center also received solar lighting for its outdoor fitness area. This green initiative not only reduces energy consumption, but also ensures seniors can engage in activities safely during evening hours.

Acting Parks and Recreation Administrator, Gil Contreras, emphasizes the importance of these improvements, stating, “These transformational projects are a testament to our dedication to community we serve. Both the Loma Verde Community Center and the Norman Park Senior Center have been revitalized to empower our residents and foster a sense of belonging.”

As Chula Vista celebrates these major improvement projects, the Parks and Recreation Department stands proud, embodying its mission to serve the community. The Loma Verde Community Center and the Norman Park Senior Center exemplify the City’s dedication to the community, creating vibrant spaces for residents of all ages to thrive, connect, and create cherished memories.

Altrusa Club Foundation Donates Books to Palomar Elementary School

It’s back to school week at the Chula Vista Elementary School District. The Altrusa Club of Chula Vista, Inc. Foundation, presented Palomar Elementary School with new books for their school library to promote diversity, equity as well as promote social emotional wellbeing for students. The books, selected by Palomar Elementary School staff, fosters not only a love of reading but also promotes collaborative conversations between students, teachers and parents. These conversations support the educational and emotional needs of the whole child to foster student success.

This grant is part of a larger initiative, “Active Learning in the South Bay.” Palomar Elementary School was previously selected as a grant recipient to fund educational support items/manipulatives for their Pre-K special education classroom in Spring 2023. Palomar Elementary School also provided an additional “wish list” to purchase new books for their school library to benefit all students. With the support of the Altrusa Club membership and community partner donors, the Altrusa Club of Chula Vista, Inc. Foundation, raised additional funds to complete Palomar’s library grant request. The foundation is the 501 (c)(3) fundraising arm for the Altrusa Club of Chula Vista.

As a literacy partner with the Chula Vista Elementary School District (CVESD), the Club/ Foundation previously awarded grants to support the CVESD District Innovation and Sound Stations. These local elementary schools include Harborside, Feaster Charter School, Central, Hazel Cook and Los Altos.

The Altrusa Club of Chula Vista celebrates 65 years of service in our community. In addition to literacy programs, the Club provides financial support for scholarships, grantmaking to international projects and other service projects that “build bridges that elevate, connect, and empower communities.” For more information on how you can be a part of Altrusa Club of Chula Vista, please visit https://www. altrusacv.club

Chula Vista University Efforts Move Forward

Last week, California Governor Gavin Newsom signed into law an exemption from the Surplus Land Act for the City of Chula Vista’s University-Innovation District (UID) 383-acre site. The law protects the City’s strategic, long-term vision of bringing a multi-institutional, binational university to Chula Vista and the South Bay region. “We are grateful for Assemblymember Alvarez and Senator Padilla for helping protect the City’s vision for a 21st century university in the South Bay,” said Chula Vista Mayor John McCann. “After decades of planning and work to secure 383 acres, we are now able to continue negotiations that will advance the University-Innovation District.” Since the adoption of the Otay Ranch General Development Plan in 1993, the City of Chula Vista has maintained a vision of locating a university within eastern Chula Vista and has taken incremental steps to work toward making the vision a reality. From 2001 to 2015, the City assembled and acquired 383 acres of land for the UID and in 2018, the University-Innovation District Sectional Planning Area Plan, Environmental Impact Report and related technical documents were adopted which completed entitlements for the city-owned site. The Plan envisions accommodating up to 20,000 students within 10 million square feet of an innovation district of mixed-use development, including academic space, commercial space for business innovation uses and development of student/faculty and market rate housing. Chula Vista is the only California city with over 200,000 residents that does not have a non-profit or state university within city limits. With the legislative exemption secured, the City can continue negotiations with a master developer to develop the infrastructure to implement the project entitlements, preparing sites for future university and industry partners.

Chula Vista Streamlines Adu Planning Lauderbach Park Re-Opens in Chula Vista

The City of Chula Vista has partnered with Symbium to launch Build for Chula Vista on their website at www.Symbium.com to streamline the accessory dwelling unit (ADU) planning process in the City. Often referred to as “granny flats,” ADUs are an affordable and sustainable housing solution. Using the Symbium tool, homeowners, contractors and others are able to visualize if an ADU is allowed on their property and provides detailed development standards and next steps to getting an ADU approved and built. This ADU feasibility tool aims to simplify and accelerate the process by incorporating Chula Vista’s specific ADU regulations directly into an intuitive map interface. Symbium includes a marketplace of ADU vendors making it easier for members of the public to visualize the allowed positioning of a particular ADU (based on local planning and zoning requirements) on any Chula Vista property. A video explains how to

use the site in an easy-to-understand format: 2-minute demo video. The primary users of this service include homeowners and contractors who are conducting preliminary site analysis and feasibility assessments for specific lots. In addition, City staff can utilize the tool to respond efficiently to public inquiries about ADU feasibility. “Symbium’s ADU feasibility tool will be an invaluable resource for the residents and stakeholders of the City,” said Laura C. Black, AICP, Director of Development Services. “We believe that by reducing barriers and providing transparent access to information, we can contribute to the growth of sustainable housing options and promote higher quality of living in our community.” Members of the public can view and explore the ADU tool and its features at www.Symbium.com, or visit the City’s website at https:// www.chulavistaca.gov/departments/ housing-and-homeless-services/ accessory-dwelling-units for more details.

Lauderbach Park, located at 333 Oxford Street in Chula Vista, was re-opened today after more than a year in which it received extensive renovations. Mayor John McCann, District 4 Councilmember Andrea Cardenas, neighborhood children and adults, representatives from SBCS, as well as local Chula Vista Futbol Club members were in attendance for the celebration.

The 3.9-acre park now features new basketball courts which can be converted to pickleball courts (players need to bring their own net), a new synthetic turf multi-purpose field with lighting, new sidewalks and enhanced landscaping. It also consists of two tot lots, restrooms and picnic areas. An adjacent building is leased by City partners SBCS to provide services to the local community.

The park was closed in March 2022 for the renovation project which was designed by Rick Engineering with construction by 3Sixty Innovations. In anticipation of the re-opening, the City’s Park Rangers and McAlister Institute (Work for Hope) painted the SBCS building, Park Maintenance crews prepared the landscaping, and Public Works staff repaved and painted the parking lot.

Funding for the project was provided by a $1 Million State of California Youth Soccer Grant and $820,000 from Measure P, the halfcent, ten-year sales tax passed by Chula Vista voters in 2016. Nearly $13 Million Measure P dollars have been spent on park renovations throughout the City. This includes park infrastructure (such as sprinklers and sidewalks), sports courts and fields, new restrooms at Rohr Park, Max Field and Loma Verde accessibility study, and now the Lauderbach Park rehabilitation.

Lauderbach Park is open daily from 7 a.m. to 10 p.m.

Arya Cleaners Cuts the Ribbon

ARYA Cleaners Celebrated its Grand Re-Opening of their 24/7 Store in Village Park in Eastlake.

Kicking off the summer of 2023, on June 22nd, after years long of updates and upgrades, ARYA Cleaners celebrated the reopening of its newest 24/7 store, at Eastlake Village Marketplace (Target shopping center) showcasing the newest technologies available in the dry cleaning industry. Most Chula Vistans have most likely visited one of the four branches of ARYA Cleaners here in East Chula Vista. But did you know that ARYA Cleaners actually serves all of San Diego County? You’re bound to see ARYA Cleaners storefronts and delivery vans all over Chula Vista as well as the rest of the county.

The ceremonies were set to spotlight Chula Vista Mayor John McCann as the guest of honor; unfortunately he was unable to attend due to his military deployment as a US Navy Reserve Officer. However, other community leaders, such as Mr. Kevin Marshall of Copy Link, Mr. Jim Biddle, Mr. Michael Monaco, Mr. and Mrs. Vincent Ferrer, and many other family and friends gathered to celebrate the success of ARYA Cleaners as it continues to grow

and serve this community for over 35 years. “It is a great honor for me to have become a part of the fabric, no pun intended, of the City of Chula Vista” said Rahimzadeh as he reflected on the new milestone. To officiate the traditional ribbon cutting ceremony, former City of Chula Vista City Attorney, Glen Googins, addressed the guests with an emotional speech that highlighted the commitment of ARYA Cleaners to sustainability and community engagement. “... Sassan has always led the way as Chula Vista has strived to promote environmentally friendly business models. He was instrumental on the Chula Vista Sustainability Commission that spearheaded this effort in 2010 with the city’s CLEAN business program, and has continued his leadership with efforts such as the upgrades applied to this store that we celebrate today…” said Googins.

ARYA Cleaners has always been leading the way in service, environmental sustainability, and social responsibility and has played a key role via its various engagements with Chula Vista sponsored environmental programs

as well as its Coats for Kids donation drive during the holiday seasons. During the ribbon cutting event, Rahimzadeh announced the upcoming launch of their Dress for Success Initiative where ARYA will amplify its efforts to help folks be best prepared for their job interviews. While ARYA already provides free Drycleaning services for anyone who needs an outfit cleaned for a job interview, the new initiative builds on this foundation by partnering with

other local clothing stores to provide professional attire for anyone that needs it. Details of this new initiative will be shared this fall as it gets launched.

For over 36 years, ARYA Cleaners has been a name synonymous with fashion consciousness, value based professionalism, environmental leadership and social responsibility. With its continued commitment to all these virtues, it is no surprise that they have become a household name in our home town.

“My

in Sacramento for 10+ years. Minnie was a dream to work with: attentive, caring, responsive, motivated, honest, professional and trustworthy. She listened as we described our style and location preferences, and always found 3-4 listings that matched what we wanted. It felt like we were her only clients. It’s been almost four years since we bought our house, I can text or email Minnie with a question and she responds quickly.” ~ Sharon
