

MARKET SETTLING BACK INTO ESTABLISHED PATTERNS

Recent sales data for lifestyle and residential property shows that the market is beginning to reorient following a downturn last year, re-establishing long term trends.
We are generally returning to a ‘steady state’ situation, a market where results are possible, though generally hard earned. However, in some regions residential and lifestyle property is attracting elevated attention.
In the northern and central North Island, mortgage interest rates are putting pressure on some homeowners, reducing their cashflow, prompting some to preempt what could otherwise become a budgetary challenge by offering property to the market. While this effect is minor at present, if the predicted continuation of high interest rates plays out, residential and lifestyle listings may increase, potentially affecting sales values.
While buyers are active and reasonably motivated, many sales are conditional on purchasers first selling another property, which leads to complications and delay before transactions can be completed. In many sales purchasers are not facing great competition and are therefore not under pressure. Therefore, according to statistics from the Real Estate Institute of New Zealand (REINZ), the median number of days to sell a lifestyle property increased by 13 days in the three months to January 2024, compared to the corresponding period in 2023, and now sits at 65 days.
North Island regions with stronger property market activity include Horowhenua, where improvements to the national roading network have put the locality within easier reach of
Wellington. At present Horowhenua property prices represent excellent value. Dannevirke is similarly attracting attention. When completed next year the new Manawatu Gorge highway is set to ease the commute from there to Palmerston North. Dannevirke is one district where residential property is still available below $300,000. In Hawke’s Bay some insurance payouts for property damaged by last year’s floods are being re-invested in other properties, therefore activating the market.
In the South Island more positive market trends started to become apparent just prior to Christmas. North Canterbury, Ashburton, Timaru, Oamaru, Cromwell, and Te Anau are attracting particular interest, including from North Island buyers seeking to re-locate. While prices are steady, buyers want to know vendors’ pricing expectations, and will ignore anything that is over-priced.
Residential property sales volumes in the central and lower South Island are up on last year, which may well flow on to the lifestyle sector in the coming months.

CASUAL DRIVE TO CAMBRIDGE LEADS TO PERMANENT MOVE
For Auckland couple Mike and Linda Panther, taking a casual drive to Cambridge one weekend in August last year ended up taking them there permanently.
“We have contemplated retirement for a few years. Living in Auckland, relocating at this time in our lives was always a temptation. Mike worked at the airport, the traffic was becoming worse, our grandchildren were growing up, and even though we had a beautiful Dairy Flat property set up for them to visit, we were not as relevant in their lives as when they were younger,” says Linda.
Coming out of the second covid lockdown, a door knock from a real estate salesperson asking if they were interested in selling gave them pause for thought. Although that buyer was not prepared to pay what Mike and Linda’s place was worth, the offer prompted them to think further about a big move.
A few months later, one day after their drive to Cambridge, another knock on the door from another real estate salesperson, this one with a better offer, became a pivotal moment.
“That was it: we reached a point where we could think about what the next step might be.”
Another drive to Cambridge took them to a 310 square metre four-bedroom ex-Fowler show home on a large Pukekura Estate section. Listed for sale by Martin Lee of PGG Wrightson Real Estate, Cambridge, Martin described it as ‘a stunning, well thought out home that makes a perfect venue for entertaining a crowd at any time of the year.’
“We liked the area and we liked the house. Although now we’ve moved and we also like our neighbours, we like that they are not too close by, as they would be in the likes of St Heliers or Grey Lynn. So the size of the section appeals, as does the open-ness of the road, which will probably become a little busier in future, though not too much,” says Linda.
Having formerly worked in real estate herself, Linda is a fan of show homes.
“All the specifications were improved, such as an integrated air conditioning system, top of the range insulation and smart glazing for all window joinery. Those things ticked so many boxes for our personal preferences.


“While we are on the corner, on the north side of the road, it’s still relatively private.
“Although the landscaping was minimal, it has been well done, and having sold in Auckland we freed up plenty of capital to build another garage and shed, as well as planting plenty of trees, and because we are not as young as we once were, we won’t be digging the holes to plant the trees ourselves, we are paying someone else to do the actual planting,” says Linda.
They are also enjoying meeting new neighbours.
“It’s fascinating where people have graduated from to come to Cambridge. It’s a great location and so easy to go everywhere. Being hardened Aucklanders, having lived plenty of places, everything here is friendly: people are happy to see you come into their shop or café. Although Mike spent time when he was younger on his uncle’s Waikato farm, for me it’s a new place to live and experience, and when we want to, we can easily go to the big smoke in Hamilton,” says Linda.
Their move in early December has been the ideal start to Mike and Linda’s retirement.

Jointly with her sister Vera, Nora Van der Voorden bought her two-hectare Te Uku property in 2006.

Almost two years on from the completion of one of New Zealand’s most controversial infrastructure developments, Horowhenua is reaping the benefits of Transmission Gully, which has helped accentuate its appeal as an attractive and affordable place to live.
When the 27 kilometre motorway opened in March 2022 travel times from Wellington to Horowhenua dropped by as much as 15 minutes.
Levin based Craig Dias, PGG Wrightson Real Estate sales consultant, says the region’s housing affordability, coupled with its climate, community and recreational advantages, is drawing plenty of interest from people motivated to enjoy a more laid back lifestyle, while maintaining their links to the capital.
“We regularly take enquiry from Wellingtonians looking to re-locate, and in the past 12 months have assisted several to realise that dream.
“Particularly since the completion of Transmission Gully, Wellington is easily accessible, while at less than 50 kilometres, Palmerston North to Levin remains a comfortable commute. As business embraces the advantages of remote working, where your presence in the office is flexible rather than mandated, living in this region is a more viable option for many more people,” he says.
Justin Evans, a commentator for Trackside TV, recently moved from Dunedin to Foxton.
“My role covers the lower North Island, so I was looking for somewhere within easy reach of other centres. Foxton suits well. Although I could have gone closer to Wellington, at the same price point there was no comparison to what I’ve bought here. With the new motorway, it’s an easy drive. Statistics for September 2023 put the average house value in Horowhenua District at $566,658, which compares to a national average of $908,853.
Craig Dias says recent sales illustrate how affordable the region is.
“A three-bedroom 1920s renovated villa on 6000 square metres in Himatangi sold in mid-February for $740,500. We have sold Foxton Beach holiday homes for under $500,000, while the minimum recent sale price in Foxton was $380,000 for a 110 square metre three-bedroom home. For those with a larger budget, we recently sold a four-bedroom architecturally designed home at Foxton Beach for $755,000, value for money that you would struggle to match elsewhere,” he says.
Known as the North Island’s vegetable bowl, the Horowhenua district’s highly fertile and versatile land is the basis of a thriving food production industry, while locals take pleasure and pride in the region’s easy lifestyle and sense of community.
Construction is both a measure and an engine for the local economy, the second largest contributor to employment growth in the Horowhenua economy for the year to September 2023, after education and training. Residential consents are the highest on record, more than double the 10-year average, and well up on comparable figures for the rest of the country, where consents are dropping sharply. Meanwhile the Horowhenua region’s non-residential construction sector is also booming.

Wally Vaughan was born on the family farm, Beaconsfield in Woodend, North Canterbury in 1941, 26 years after his grandfather Henry Vaughan purchased the property, initially to farm sheep and beef.
Following on from Henry and his wife Harriet, then Wally’s parents Harry and Nonnie, Wally began farming there in the early 1960s, focusing on dairy as his father had. Wally took over Beaconsfield on his own account in around 1965. Having farmed the land all his life, watching the roads around the northern fringe of Christchurch becoming busier, Wally was ready to wind down. With no family members motivated to take it on, Wally needed to sell Beaconsfield, so brought in Nick Rattanong of PGG Wrightson Real Estate, Rangiora.
“After a part of the farm was sold in 1995, what’s left now amounts to slightly more than 16 hectares, divided into two approximately even sized titles, albeit one title, including the
original farmhouse with various sheds and garages plus an old dairy shed, is zoned as rural land, while the remaining portion is zoned prime Residential 4A,” says Nick.
That zoning gave Beaconsfield premium value for development, as Nick quickly realised.
“Even before it properly went on the market, we found an enthusiastic buyer. In fact, we found several, though one was particularly motivated.
“Our buyer is a developer from Selwyn, who expects a better return from Waimakariri than from a similar project to the south or west of Christchurch. He has purchased neighbouring property. He is counting on being able to reclassify the rural zoning across half of the property, which will enable subdivision of the farm,” he says.


After four days of negotiation, the purchaser and vendor agreed on a price that was approximately 40 per cent above the property’s present government valuation.
“While nearby Woodend Beach has not yet been fully developed, other formerly rural properties in the vicinity have, and the land use is changing. Since the motorway extension was completed, the proximity of this area to Christchurch, within easy reach of the city, provides outstanding opportunities for anyone seeking to develop a residential estate.
“In terms of the value we have been able to achieve for him, Wally’s timing with this sale was excellent,” says Nick.

We came up with a two-storey house in a wedge shape to fit the section while taking in as much as possible of the various views, particularly back to the mountains.
“Views aside, the proximity to a busy working port and the highway was another challenge. To mitigate that and insulate the inside as much as possible from the noise outside, we have built external walls of polystyrene and concrete, making them 300 millimetres thick, using hush glass for all the windows. In addition, showcasing a renowned local building material on a premium site in a slightly unconventional way, Timaru bluestone features throughout.
“For privacy considerations, putting the living areas on the



first floor was a logical solution, with a private courtyard downstairs. Linking them via the private lift provides longer term peace of mind for a purchaser whose mobility might decrease in the future. On the first floor the design seeks to create inside-outside flows to the decks, while ensuring plenty of shelter,” says Pat.
Presented to the market by Ricky McLeod of PGG Wrightson Real Estate, Timaru the townhouse is the third of three built on the property after the other two sold off the plans. Ricky describes it as expertly constructed.

THIS HOME TRULY IS THEIR CASTLE
In 1992, after Denise and Greg Powell bought a 13 hectare Portobello bare block overlooking Otago Harbour, they didn’t think they’d spend the next 30 years in medieval mode.
Making plans to build on the picturesque though hilly property took an interesting turn when they acquired threemetre-high doors no longer required by the parish of the old Beaumont Catholic Church, as Denise explains.
“Greg bought these huge doors and we decided we needed to use them in our new house, except to make that work we needed to change the plans and extend the height of the walls.”
By now on their third set of plans, the couple went all out, with the doors becoming a central feature.
“We hadn’t decided on cladding at that point, though with these doors, going for recycled brick was the only option. We also abandoned the traditional roofline we had planned, taking the roof higher and making the two corners at the left and right of the front taller.”
After that, going all in and adding battlements was a must to complete the castle look.




“Basically, a rectangular house and reasonably conventional inside; with no dungeon for instance, it looks much older than it is, and when we tell them, people can’t believe we built it in the 90s.
“We’ve had plenty of fun with it, with medieval themed Christmases, birthdays and parties. Friends always have ideas of gifts: ‘they have a castle, we’ll give them a sword!’ We’ve also picked up some interesting features, with a couple of sets of chandeliers in particular. Some friends suggested a suit of armour, and you can find them online, though they are heavy and difficult to freight so we haven’t quite gone that far,” says Denise.
