While in the upper North Island listed drystock properties have been scarce, further south the market for sheep and beef farms is more active. In some regions, after a few years of activity, including sales of farmland to forestry, the cycle of farmers selling up to retire has ebbed. In others, encouraged by a productive season, more favourable interest and exchange rates, and better commodity prices, farmers have been motivated to buy land. These factors are likely to eventually play out more widely across the North Island, though possibly not until spring. Before moving
A recent market highlight was the sale of one of Central Hawke’s Bay’s most admired farms, 545-hectare Ashley Clinton property Middle Hills. Owned by Rural Equities Ltd since the 1980s, this immaculately presented, well-located, large-scale and productive operation attracted plenty of attention before selling to a local businessperson with strong farming interests.
As the autumn progresses, due to the shortage of listings, any good quality North Island sheep and beef farms listed for sale are likely to be welcomed by enthusiastic and adequately resourced purchasers.
After a long period of low morale, in recent months several factors have combined to encourage increased optimism among farmers. These include the dropping OCR, steadily lifting ewe and cattle prices, the perception of greater government support for agriculture, and favourable climatic conditions.
Since farmers generally prefer to have banked their returns before they start investing, the South Island marketing for sheep and beef property has been subdued, aside from a few notable spring sales, and signs for the autumn are positive.
Notable recent sales include 2337 hectare Waiau, Amuri District property Cheddar Valley Station, which sold consistent with recent values on a per stock unit basis; and 1181-hectare Moa Flat, West Otago property Elgin. Several others have also sold, subject to conditions that should be achieved in the near future.
Into the autumn, a variety of properties are set to become available providing purchasers with plenty of choice. Those of higher quality should meet ready demand. Among these Dunvegan, comprising 1507 hectares in Kuriwao, South Otago will attract particular attention.

David van Vught bought his 80-hectare Te Kohanga dairy farm in 1991. Situated 23 kilometres south of Pukekohe and 91 kilometres northwest of Hamilton, the farm averages production of 43,000 kilograms of milk solids. From the early 2000s, David has farmed it alongside his wife Rita.

Taking advantage of the character, and going in a slightly unconventional direction, in 2011 Rita started a farm park, featuring a variety of animals including the resident emu and donkeys, providing visitors with an up close and personal experience of farming.
“For seven years we would host two or three tours per week, mainly overseas visitors. We took them on a trailer ride into the milking herd, gave them a tour of the cowshed, and taught them about the dairy industry.
“Most were from overseas, and fascinated with farming life, though had no real idea what it was like. We had visitors who hadn’t seen hay, and others who didn’t realise cows had tongues.”

After four generations in the same family, a 105-hectare Morrinsville dairy farm sold in December.
For the past 22 years, along with his wife Wanda, Matt Gaddes has farmed the property purchased by his great grandfather John Henry in 1911.
“He started a Clydesdale stud, and ran a jersey stud, and the farm was mostly in sheep in his time. My grandfather Jack farmed it after his father, and when my parents Alan and Pat took over in 1981, they completed the dairy conversion. Dairy went very well from that point, and the district is fully heartland dairy now, among the most productive land in the country,” says Matt.
Matt always knew he would take on the farm, though it happened earlier than he expected.
“In the early 2000s Wanda and I were in our twenties on an OE. Dad had a manager on the farm who decided to move on. Dad asked me to come back and help for a year. I was happy to do that, though had then planned to go back to study. That plan

“Not too many people understand how straightforward it is to build an asset in this business,” Matt says.
While Alan and Pat were eyeing retirement, Matt and Wanda had accumulated enough equity to purchase their own farm, which meant the time had come to sell.
Initially Alan and Pat took the reins to market the family property
through another agency. Meanwhile Matt and Wanda sought out Ben Warren and Richard Thomson of PGG Wrightson Real Estate, Hamilton to help them look for a new farm.
“They took us over several other options, so we got to know the two of them. They knew all the details of the farms they took us to: all the paddocks, all the plant, all the production. We were impressed. They are straight talkers, have so much energy and are cool to deal with. We built trust there,” says Matt.
Progress for Alan and Pat with the other agency was slow. After several months with little to show for it, Matt and Wanda suggested the family take another tack, and the senior generation agreed: give these two guys a crack at selling the farm. It worked, as Matt explains.

Matt is delighted with the service he and the family received, and of course the result Ben and Richard achieved.
“They are amazing communicators, calling us daily, telling us who had been looking and what was being said. We were part of the process all the way through, we knew where the farm was sitting. It was an anxious time for us, which they appreciated: being involved in the process was the best, and now we are ready to move on,” he says.
With their equity in hand, Matt and Wanda, along with their three sons Jack, Oscar and Sam, are looking at 100-hectare plus dairy farms in Northland.

Ross McKee is a long-standing PGG Wrightson Livestock sheep and beef rep in Southland. When he started working for Terry and Nan Dennis in 1985, they were farming on the 485-hectare Waikaia farm that had been in Terry’s family since 1904.
After the couple downsized in 2017, moving east into South Otago and onto 220-hectare Haunui Farm, Terry called Ross.
