“Taking a slightly unusual property to auction is a sure fire way to heighten market enthusiasm. In this campaign we put particular

emphasis on social media,” he says.

That approach gained a strong response, reaching more than 25,000 people, which resulted in almost 12,000 checking the listing online and 18 groups taking the next step to view the property in person.
When auction day came around, one bidder was in the room and two others attended by phone. The prevailing bid was $1.72 million.



Back in the 1970s the Hunua property was purchased by Grahame Pole. Initially he used it as a thoroughbred stud. One of the horses he bred, named after the stream that runs through






the property, Whisky Creek turned out to be a useful hurdler. Grahame Pole drained an old kauri swamp that also bisected the property, converting it to pasture, building stables and re-fencing suitable for horses.
PGG Wrightson Livestock representative Andy Person has a long relationship with the Pole family. When Phil Pole, Grahame’s son, spoke to Andy about selling, he suggested contacting Kane. Phil says they were pleased with the marketing campaign, especially the clear and open communication around it.
“The whole PGG Wrightson Real Estate team pulled together to do a fantastic job. They exceeded our expectations, identifying potential buyers and dealing with them very professionally throughout,” says Phil.
PGG Wrightson head auctioneer Sloane Morpeth conducted the sale. He says now is a particularly good time to offer lifestyle property by auction.
“There’s never a ‘wrong’ time to stage an auction. At present, with the market tending more positive than it has done recently, an auction creates a clear, transparent competition that encourages purchasers to reach a fair value and settle on an optimum price. That is exactly what happened on this occasion,” he says.

For a lifestyle property, an auction demonstrates the owner’s serious intent to sell, while a marketing campaign with an agreed auction date establishes a focus for anyone interested in buying, giving them a deadline to complete feasibility studies and arrange finance.
Sometimes the prospect of an auction will motivate an enthusiastic buyer to make an unconditional offer, giving the vendor the option to accept, or to hold out until auction day.
On auction day, for those selling an auction’s major advantage is the degree of authority they maintain. While the buyer sets the price, the seller controls the process.
For the vendor, an auction works best when two or more motivated buyers come into the auction room with sufficient equity to compete. Once a bidder meets the reserve the auction is live, then when the auctioneer’s hammer falls, the sale is unconditional.

COROMANDEL
An ancient Coromandel pa site that left iwi ownership over a century ago is now back in the hands of whānau with traditional ties to the whenua.
Brett Shepherd (Ngāti Tamaterā, Ngāti Maru) has a career in finance in Auckland. He has had his eye on the Te Puru property, the site of a pa dating back six generations, for several years.
“Before they each died, my grandfather and my mother were both determined to return the land to family ownership. For this opportunity to arise, and for me, my partner Raewyn and my children to be able to take it, is immensely satisfying,” he says.
In recent years the property has been the site of La Casa, an award-winning Mediterranean style lodge used as a thriving accommodation and functions business.
North of Thames on the west side of Coromandel, the property was placed for sale with Emma Muir of PGG
Wrightson Real Estate, Morrinsville, who describes it as the perfect venue for weddings and events.

One initial change will be the name: reverting from La Casa to Te Āputa, the original name of Te Puru, referencing the flat open land on the Firth of Thames.
The land or whenua on which the lodge sits was also one of the pa sites for Taraia Ngakuti Te Tumuhia, a prominent chief of Ngāti Tamaterā. Taraia was the cousin and companion of Tukukino Te Ahiataewa, the paramount chief of Ngāti Tamaterā. Brett and his whānau are direct descendants of Tukukino.
Tukukino and Taraia were fierce opponents to gold mining in the region, as well as confiscation of land for government use. In the mid to late 1870s both were subjects of Gottfried Lindauer portraits.
“This connection is so special and sacred to our whānau” Brett said.
Brett and the whānau also intend to work with DOC, which maintains a small whare on reserve land in front of the lodge, where old photos and artistic renditions of the pa are displayed.
“We have cousins all around, neighbouring Te Āputa. It’s a very important site for us,” says Brett.
Into the current generation, Brett’s nephew Callum and wife Aliesha are excited to relocate from the Bay of Islands and take over managing the lodge. While continuing it as a commercial events venue, their plans include the talents of wider whānau and increasing the presence of traditional values in the business.
“We want to revitalise the connection with our Tukukino heritage. Many family members are gifted in arts and crafts. We see the opportunity to use the space for exhibitions and seminars featuring that knowledge, which in turn will grow profitability,” says Callum.
Reinforcing the significance of the place itself is their focus.
“Once upon a time on the pa site just below, our tupuna were wandering these exact hills and land. Bringing māoritanga and tikanga, our history back into this beautiful building is an amazing opportunity. We want to share that feeling with our guests, showing them and teaching them what this whenua means, giving them that experience so that they feel just as much at home as we do,” he says.
Brett wants to take it another step, using Te Āputa as a model for others to follow.
“I hope we can set an example for other aspiring Māori. You always ask yourself ‘how can we give back?’ Whenua is an important part of our identity. I’m very proud to be able to do this, to purchase this property, bring it back to the whānau and influence where it goes from here. I’d like to inspire others to do something similar, and re-connect with their own land,” he says.

Joel Hart and Emma Francis had been looking at property in North Canterbury for a while. Together as a couple for the past two years, they wanted something small, near the beach, with a big garden.
“I’m interested in permaculture and herbal medicine. We want to incorporate that more into our life, to be able to live more sustainably off the land,” says Emma.

In the Palmer family since the 1870s, the most recent inhabitant Peg Palmer had lived all her life there, apart from 18 months when she worked at Cholmondeley Children’s Home in Governors Bay.
Peg had six brothers and sisters who all grew up together in a cottage made of sod, daub and wattle. When her father died at the age of 92 in 1972, Peg inherited the property. Her plans to restore the original dwelling proved an ongoing challenge, so she purchased the Keith Hay cottage and had it moved onto the property.
Lovingly maintained since then by Peg, who had countless happy hours in the cottage garden enjoying the local bird life, the well-established, generous size section has long served as a tranquil oasis, providing peace and serenity.

They engaged a real estate agent to sell their beloved home. Looking for a new place, they found and agreed a contract on a North Canterbury property listed by Maria Rickerby of PGG Wrightson Real Estate, Amberley. However, with the Fairlie market apparently flat, they eventually had to forego
the property Maria was selling, at which point she gave them some frank advice, as Fiona explains.
“She said we should seek a second opinion in South Canterbury. Since our initial marketing agreement was coming to an end, with no sign of a result, we took up Maria’s suggestion and called her colleague Lyz Palmer.”
When Timaru-based Lyz offered some innovative recommendations, Stu and Fiona decided to switch the agency.
“Lyz is a good listener, straight up and forthright. She was clearly motivated to do the best job possible to sell our property,” says Fiona.
Lyz takes up the story.
“While Fiona and Stu’s home was being marketed as residential,



to me it was in the lifestyle category. Changing that gained us extra enquiry,” she says.
On two titles, the Wrights were told that the rear of the property, an approximately 0.5-hectare bareland block, was landlocked, requiring them to offer it to the market as a single property. Lyz sought advice from a surveyor, who suggested an easy solution, therefore opening up the option to subdivide.
Alongside a 3D walk through, this change of emphasis helped uncover enthusiastic buyers previously unaware of the property.
“Such a recent build, with impeccable presentation and immaculate attention to detail made the home essentially flawless,” says Lyz.
Well designed, finished to a high standard and with nothing out of place, it offered an inviting lifestyle at a value a purchaser wouldn’t match if building again from scratch.
In due course the interest transformed into multiple offers, with a couple returning to the district from the West Coast tabling the one that Fiona and Stu accepted. Meanwhile
TVNZ show ‘Find My Country House New Zealand’ had come across the purchasers’ story, and decided to tell it in their next series, set for broadcast in January 2026, which is helping Fiona farewell the property she and Stu had put so much of themselves into.
“This was our dream house, where we planned to start our retirement, so we were sorry to leave, though it is a big compliment to see it now on TV, and a fitting way to say goodbye,” says Fiona.

If greens traditionally keep children healthy, for Otago couple Hannah and Dale Jordan, greens have also provided family prosperity and happiness, in their case not by eating their greens, but by growing their greens.
In 2012 and with three young children the couple was interested in going into business: something food related, which also needed to fit around family life.
They found out about an existing Mosgiel hydroponics operation growing lettuces and spinach for distribution throughout the lower half of the South Island.
“We hummed and hawed for several months, then decided to jump in. At first it was a huge learning curve, though turned out to be really good for family dynamics,” says Hannah.
While she had grown up on a dairy farm, Hannah was working at Otago University, and Dale was an operator in a civil engineering firm. Starting the company they named Saddleview Greens, once they quit those jobs, as well as learning how to become growers, with several part time staff they also had to learn how to be employers.
“Looking after staff was our biggest new responsibility. That and learning how to run the three waste oil boilers that
regulate the temperature in the hydroponic system.”
They also introduced kale to their repertoire of produce, and found a market for it.
Having learnt the business, it’s been stable, provided solid income and served as the basis for family life they were looking for. Now, with the children grown, working and making their own way, Hannah and Dale have decided to step away, bringing Paul Thomson of PGG Wrighston Real Estate, Dunedin on board to find a new owner for Saddleview Greens. Paul, who has jointly listed the property with his colleague Paul Urquhart, reckons it is an attractive family business.

Customers ranging from Timaru to Invercargill include supermarkets, restaurants and cafes, mostly via strong relationships with well-established distributors. For Hannah, seeing their produce for sale in the local Mosgiel New World always gives her a buzz.
“I’m so proud of our product, and when I go to the supermarket, to stand in line while something we’ve grown goes through the checkout in someone else’s trolley is just so satisfying to see,” she says.
Another important legacy that the Jordans will hand on to a new owner is the six new tunnel houses they added, completed in 2014, almost doubling the capacity of Saddleview Greens, plus the replacement oil boilers and the back-up generator, which has paid for itself a few times over when they’ve suffered power cuts.
