Meanwhile the median price for lifestyle properties in the three months to July 2024 was $968,000, also 1.9 per cent lower than the same period last year.

In 2019, when Tracy O’Connell first set eyes on the Edwardian era Parore homestead, the old kauri dame required plenty of work and restoration. Unoccupied since 2015 and receiving little love for several years prior, the 1910 built three-bedroom farmhouse villa was tired and dated inside, while the grounds were badly overgrown. Fortunately, rather than focusing on the dilapidation, Tracy only saw the allure, the high ceilings, timber detail and tranquil location. Without hesitation she bought the house, and the 13 hectares it sits on, then set to work to refurbish its faded charm.
“This was my ticket to escape from Auckland. It’s been a haven, and I love it. I love the countryside, the peace and privacy, and the space. As well as a lovely stand of native bush, the history, character and vintage charm of the property provide the magic formula,” she says.
Renovation included everything, inside and out: a new kitchen, laundry and bathroom, rewiring and insulation, two new heat pumps to go with the log burner and open fire, plus interior and exterior paint jobs. Outside, Tracy gradually tamed the wild, unkempt gardens, bringing out their serenity and calm.

“It still has plenty of unrealised potential, and maybe could be used to farm heritage breed animals, or horses, or breed dogs. With the privacy, there is plenty of scope.”

Reviving a kiwifruit orchard and renovating a classic rural home has been an 11-year labour of love for a Bay of Plenty couple, one that they have now successfully concluded by offering the property for sale.
When Katrina and Ian Gibbs bought the 13-hectare Paengaroa property in 2013, moving out from Papamoa, they wanted to experience rural life.
“We fell in love with it and could see what potential it had. We started off grazing the land, with over 50 ewes and lambs. Over time we cleared it and used the existing kiwifruit structures to plant and develop our crop of green kiwifruit. Although we had no experience, with great support and helpful neighbours we learned an incredible amount, which has allowed us to improve our production each year,” says Katrina.
Over several years they planted 1500 vines to create a 1.76 canopy hectare orchard in two separate plantings, with four metre spacings. In its first full production season, this year, the orchard produced 22,000 trays.
Katrina and Ian both have careers off the property, though also work on the orchard, which they manage in conjunction with Seeka.
“We work out what we want to do, and what they need to do. It’s a good partnership,” says Katrina.
Just finished, refurbishment of the home has been another longterm task that Katrina and Ian have greatly enjoyed.
“We’ve put in a new bathroom, kitchen, and laundry, and while the house didn’t have carpet for a few years, it does now.”
With the house renovation and the orchard revival largely complete, the Gibbs are ready for a new challenge so have engaged Dave and Karen McLaren of PGG Wrightson Real Estate, Te Puke to sell the property, which is 36 kilometres southeast of Tauranga and 14 kilometres southeast of Te Puke. In 2001 Michael and Janet Bryant came off the big Te Ākau
South sheep and beef farm where they’d brought up their family, and where Michael had farmed for 38 years. They found the perfect downsized version, much closer to town, on 17 hectares of productive, flat to easy rolling country at Te Kowhai, 10 kilometres northwest of Hamilton.

Joe Comins is most of the way to achieving his dream, to develop a park on 38 hectares of rolling Waikato country. Joe bought the property, then a grazing block six kilometres east of Cambridge with a couple of tracts of existing bush, in mid 2020.

If you buy fresh berry fruit in the North Island, chances are it has the Berryfresh brand on it and was grown on a 29.5 hectare Te Awamutu property. After 40 years, that property and the business it sustains are now for sale.
Berryfresh, also known as Te Awamutu Berry Fruit Exporters or Flays Berry Gardens was founded in 1984 by Murray and Anne Flay. Murray’s parents Gaidyn and Mabel started growing berries on the property five years earlier, as Murray explains.
“It was originally a run-off for the family dairy farm. We were initially in partnership with my parents, then took it over on our own account. We planted raspberries, blackberries, and boysenberries, which suit the climate and the soil. We also grew strawberries for a while. Although we have altered the product mix a little, including going with different varieties to extend the harvest season, raspberries, blackberries, and boysenberries are what we concentrate on,” he says.
Under the Berryfresh brand fresh berries go to supermarkets from Auckland to Wellington via MG Marketing and Turners and Growers, while frozen product is sold through commercial wholesalers. The Flays produce purees for their own use and for other commercial users, going into the likes of yoghurts and jams, and the property includes an onsite shop offering fresh berries, ice cream, and pick-your-own berries.
In the early days export contributed strongly to the revenue stream. Since then berries, have become much more popular among local consumers.
“We were geared more towards overseas, though now local consumption is huge compared to where it was, with a market for berries in every café, and on the menu in almost all restaurants. In the meantime, rising freight costs and offshore competition from countries with lower cost labour and less thorough health standards made exporting berries more difficult, so it evened out,” says Murray.

Cath and Gene Sandbrook took over their 23-hectare Halcombe property in 2013.
Gene had been farming deer for the previous 45 years, alongside his plumbing and drainlaying business. Buying the property was his opportunity to step away from the business and focus on his deer.

Anew Lower North Island east to west highway connection is set to open up lifestyle opportunities in districts previously considered too far to commute from.
Te Ahu a Turanga, the Manawatū Tararua Highway, is set to be a key connection between Woodville and Ashhurst, replacing the section of State Highway 3 that was closed due to a major landslip in April 2017. NORTH CANTERBURY
Afamily connection to Gore Bay, North Canterbury is set to come to an end after 120 years. In the early 20th century Judy Grigor’s grandfather Edmund Wilkinson owned a Heathcote Valley orchard and lectured at what was then Lincoln College. He also had a role inspecting school gardens throughout Canterbury.
“He was inspecting a school garden locally and found out that this Gore Bay property, Jed Vale, was for sale. He bought it on the spot, then went back to Heathcote and told his wife and five children that they were moving.
“They weren’t too pleased, though had no choice. He went on to set up a market garden on the property. In the First World War, because he was in a reserved occupation he wasn’t conscripted. However, straight after the war he died during the global influenza epidemic, which left my father, the oldest son, to take over the family market garden business at age 15,” says Judy.
Judy’s widowed grandmother became a teacher at Port Robinson Primary School, driving a horse and cart along Gore Bay’s steep and winding coastal roads to and from work each day.
By the time Judy was born, Gore Bay had its own school, built in 1929, where she was a pupil from 1943 to 1948.
When Judy left school, she became a teacher herself, teaching high school maths in various parts of the country, and marrying John, initially a chemistry teacher, later a school principal.
When she and John were teaching in Tauranga in the early 1990s, they would hook up the caravan each summer holiday to return to Gore Bay with their young family.
“By that time the local primary school was no longer used and the schoolhouse was offered for sale. We thought it would be more convenient for our holidays than the caravan, so we made an offer.
The only other buyer planned to use it for firewood, so we bought it for $500 and relocated it to what was then my father’s property,” says Judy.
A few years later the couple retired to Gore Bay and built their retirement home. When John died in 1999, Judy stayed put. Inheriting a love of plants from her father and grandfather, she has spent much of her time since nurturing the garden, which thrives in Gore Bay’s microclimate.
“Plenty of interesting trees and shrubs grow here, including fruit trees such as persimmon, passionfruit, figs, stone and pipfruit, all the citrus trees you could name including sweet and juicy oranges, macadamia nuts and tamarillos.
“I’m particularly proud of the tecomanthe vine, discovered in 1945 by botanists visiting Three Kings Islands. They found just one specimen and brought cuttings back to Auckland to propagate, then offered limited numbers to the public to see how they would go. When John and I applied for one, we were told it would die this far south. However, when we told them what else grows here, they reluctantly gave us one, asking us to send a photo each year until it died. Eight years later, by then in full flower on a huge, tangled vine, we gave up sending photos. It flowers through late winter, a cluster of flowers that look like fingers straight out of the vine, with no stem or stalk, and it’s still doing well, rambling over four or five metres up the surrounding trees nearly 30 years later.”
Such growing conditions also support plenty of bird life. Judy reports a large kereru flock, bellbirds, tui in increasing numbers, quail and one cock pheasant.
Meanwhile the old school stands firm, retaining its original chalkboard and hooks for school bags, reconfigured with living space, kitchen area, log fire, bathroom and two bedroom spaces.
Although reluctant to leave after such a long time, Judy is realistic, so has engaged Ruby Burney and Maria Rickerby of PGG Wrightson Real Estate, Amberley to sell the 1.73-hectare property, which is on two titles, seven kilometres southeast of Cheviot and 99 kilometres north of Rangiora. Ruby describes it as an idyllic retreat.

ANorth Canterbury home dating from the colonial era sold recently, changing hands for the first time in 40 years.
Purchasing the Loburn cob cottage directly after auction fulfilled a dream for Phil Good and Amanda Little.
A builder by trade and with renovations and restorations to several historic buildings to his name, Phil is delighted with the history of the cottage.
“With two layers of bricks cut from a clay quarry situated in either Glentunnel or Darfield, then filled in between with rubble, the cottage has excellent insulating properties, summer or winter, and as the clay swells when wet, it also serves to trap moisture out.
“As the clay is made from dust and lime, rock minerals eroded from the alpine faultline and pushed out over the plains through the millennia, the materials used to build the house carry an amazing local legacy,” says Phil.
Built sometime in the mid 19th century, at one point the cottage was a staging post for the coach to Oxford, which left plenty of discarded horseshoes in the garden. It also went through a period as a haybarn, and was badly damaged by fire in the 1960s, though restored in the 80s in keeping with its history, including replacement of the leadlights and rimu tongue and groove ceilings and floors.
Brought to the market by Jo and John Priebee of PGG Wrightson, Rangiora, the cottage sits on a 1,200 square metre section. Jo Priebee says the size makes it a rarity.
“Homes in the country on such a small piece of land seldom become available, and this property benefited from its totally authentic character and charm. A sun-drenched veranda deck overlooking a fully fenced cottage garden, surrounded by many mature trees add further to its appeal,” she says.

When Gary and Ali Jackson bought their six-hectare property overlooking the Cromwell Racecourse in 1999, it was a bare paddock with one horse.
Both teachers, Gary teaching art and Ali science, they’d met at Cromwell College, then moved away to Southland for nine years, returning when Ali was offered job at the college in 1999. A move back fitted for their family, by now including children Kenzie and Hunter, then aged six and four. Cromwell also appealed with the couple’s growing interest in cherries.
“We weren’t the only ones. Cherries were on the rise at the time.
“We knew Cromwell was ideal for growing cherries and historically this block used to be an orchard, though by the time we came in only a few remnant plum trees were left. We were fortunate to be able to buy the property, which others were also interested in,” says Gary.
In the first year Gary planted 868 cherry trees, all by hand, with a further 800 the following year.
“We had one old tractor, and flood irrigation with no dam. That meant you would spend the whole day shifting water. To keep the birds off the fruit we rode around the orchard on a motorcycle with a shotgun. Now we have a dam with full irrigation provided through the Ripponvale Irrigation Company, several tractors, Hi-Lifts for harvest and pruning, and nets for bird protection across the whole orchard, which now numbers 3000 cherry trees.
“From then to now a world of difference has developed in cherries. Back then the cherries were small. Now, for export, they must be a two-bite experience. We grow seven varieties, with plenty of emphasis on nutrition and sweetness. We have learnt a thing or two about how to grow them. Only the tastiest, ripest, largest and crunchiest cherries pass muster.”
As well as planting the trees, they needed somewhere to live. Not shy of a challenge, the Jacksons purchased what had been the Ripponvale Hospital nurse’s accommodation, relocated, replumbed, rewired, and renovated it, adding an extension to turn it into a six-bedroom, 260m² home.
During the initial years on the orchard, Gary did some relief teaching and building, though let that go after a couple of years, when the cherries began providing an income. Ali retired from teaching in 2015, once the cherries had paid off the mortgage.
They opened their roadside store ‘Off Our Tree Cherries’ in 2002, selling their freshly picked fruit. They also offer pick-your-own, and courier deliveries nationwide, while the bulk of their cherries go to export via a local packhouse.
While seasonal work on the orchard is strenuous, particularly around harvest and with pruning during the winter months, the downtimes and their large main orchard shed presented Gary with the opportunity to build a yacht, named Huia, which took him eight years. He’s also maintained his art, specialising in print making, while Ali has developed her own art practice making felt art. They both sell their work from the orchard stall.
Now however, with Kenzie working as a hydrologist in Taupo and Hunter as an aircraft technician in Christchurch, Gary and Ali have decided to pursue their art, and their sailing, and have engaged Kurt Snook and Robin Jenkins of PGG Wrightson Real Estate, Cromwell to find a buyer for the orchard.
Kurt describes it as offering boundless opportunities.
