In the three months to December 2024, the Real Estate Institute of New Zealand (REINZ) reports that lifestyle property sales rose by 3.8 per cent compared to the previous quarter, and by 19.4 per cent compared to the same period in 2023. Residential market activity is also on the rise, with buyers becoming more confident.
For both residential and lifestyle property we are in a buyers’ market. Listings coming forward in both categories are at a higher level than any other time in the past ten years. Dropping interest rates should provide further stimulus for anyone considering buying. If so, the market will likely go up a gear.
What we hear from our nationwide sales team is that in some districts demand is strong and the market buoyant. It appears that canny purchasers are able to identify excellent value in certain pockets. Cambridge, Raglan, Central Hawke’s Bay and Te Anau are among these districts that appear to be anticipating the upward market trends that look set to take off elsewhere in the coming months.
Improving morale in the rural sector will also play a part. Farmers who in recent years have held off retiring and downsizing will now be more motivated to do so, knowing that the value of their land is rising and they are therefore likely to cash out more favourably. This increased positivity should flow through to lifestyle markets in many districts, and also likely to residential markets in some provincial towns and cities.
Although for many buyers proximity to the metropolitan centres is desirable, as technology increasingly connects the globe this is no longer such a crucial consideration. In most areas, on many budgets, opportunities to purchase an existing developed property, or a bare land block on which to build your dream, are there to be uncovered, especially for those prepared to be patient.

Lynne Donaldson and her late husband Ian bought their Northland grazing block in 2014. Situated at Whareora 14 kilometres east of Whangārei, it comprises a mix of flat and easy rolling country, mainly in pasture, with some native trees and wetland.
“Ian was Whareora born and bred, though we lived in several different places throughout the years, including Australia. He wanted to come back to the area. When we originally found this place, we never intended to live here. It had previously been a dairy farm,” says Lynne.
Ian grew up on a farm. After leaving school he worked with heavy machinery, then he took the opportunity to join the army, stationed in Singapore. Lynne was a registered nurse.
“We have run stock on the property, mainly beef cattle, and currently have 100 heifers, including 60 in calf. When we bought it, it needed new fences, and Ian subdivided it into 15 paddocks, also putting in a stock water system. We lived on a Waikato lifestyle block back then, and commuted. Initially when we stayed here, it was in a caravan. Back then we intended to build a tractor shed with living space above that.”
In 2019 they came up with a better option: a three-bedroom bungalow style longhouse built by students on a Tauranga Polytechnic construction course as the practical part of their apprenticeship.
“It’s an excellent house, though when we found it we needed to relocate it. Transported by road in early 2019, it arrived on a truck at 2.30 one morning. As the construction course was based on the highest standards, when they built it, the tutor and his students didn’t leave any stone unturned. It was built with a high velocity wind rating, which makes it ideal for the top of a hill. It has everything you could ask for. Ian was meticulous: he did the site works himself, so the house is perfectly positioned, with 360-degree views. When the sun rises, first thing in the morning it gives warmth to the kitchen and dining room, then continues to shine around the house throughout the day,” says Lynne.
With the later addition of a mud room, laundry and generous double garage, the house is now fully fit for its rural location.
Ian died in 2023, and Lynne has decided the time has come to sell. She has engaged Dennis Wallace and Barry Banicevich of PGG Wrightson Real Estate, Whangārei to sell the property. Dennis says it has varied appeal.
“Set up to be farmed totally independently, with abundant grass growth and its own set of yards, what Lynne and Ian have established has plenty to offer. Moving from Maungatapere to Matakohe in September 2019, Duncan and Jacqui Findlay’s new home had an interesting history: it was originally the Ararua Primary School.
“This site was a school from way back. At its peak it had 38 pupils, and in 1964 two separate smart new classrooms were built, replacing the original school buildings.
“It was built to high standards, ‘old school’ you might say, with beautiful native wooden floors, insulation, wooden joinery and a north facing aspect perfectly aligned to make the most of the summer and winter sun,” says Duncan.

What was once one of the school ablution blocks is now a large family bathroom and laundry, while the other block was converted into a bedroom and separate office, ideal for working from home. Megan’s personal part in the community has brought joy to many this summer. Mid last year, looking out over her five hectare block on the Waipawa town belt, she saw more than just bare soil.
“It wasn’t the best for grass, so I thought ‘Why not plant something that makes people happy?’”
With help from PGG Wrightson’s agronomy team, and several others in the wider community, she planted a paddock of sunflowers, in a spot many locals pass while taking their daily exercise.
“It was amazing how quickly people started stopping me to say how much they loved seeing the sunflowers on their walks. This was about more than just growing flowers, it was bringing joy to the community.”
Along with her colleagues Janeane Strawbridge and Marlene Honings, Megan decided to share the sunflowers more widely, delivering blooms to local rest homes, giving every resident a flower for their room, as well as walking the streets of Waipawa and Waipukurau, handing them out to strangers, spreading happiness one sunflower at a time.
Many asked if the sunflowers were for sale: they are not.
“This was never about money. It was always about bringing people together and making them smile.”
That said, she is taking donations, with every dollar raised going to Starship Children’s Hospital, and Megan is planning to take the sunflower project to another level next summer.
While wider Hawke’s Bay is renowned for the conditions that enable the sunflowers to flourish, and that also support the vines producing the region’s world famous wines, Megan says CHB has a broader range of delights to tempt discerning palates.
“As well as boutique wineries, our district is home to cheesemakers, and other craft producers that fly under the radar.”
Newcomers drawn to the district’s charms are generally from wider Hawke’s Bay.
“By moving here, parents seeking to slow the pace and expose their children to a more rural lifestyle will find what they are looking for. There is so much to do, with the local river fishing, hiking, biking, the beaches, farmers’ markets, and community concerts. An appealing four-bedroom home, desirably located in parklike grounds on a four-hectare Springlands property four kilometres west of Blenheim stands as a legacy to a late local couple, Sue and Russell Rhodes. Beyond the property, their legacy also lives on in the lives of the many young people they introduced to and mentored in the love of horses.
Sue, who died in July last year, dedicated her life to training young people to ride. Russell, who pre-deceased Sue, supported her at every turn. Their property, now for sale by Greg Lyons of PGG Wrightson Real Estate, Blenheim and his colleague Joe Blakiston was established around a lifetime’s commitment to equestrian sport, as son Rob Pears explains.
“Mum started with horses when she was younger, living in Picton and Takaka. Then, after she married and moved to Christchurch, she got into German Shepherds. She was one of the founding members of the South Island German Shepherd League. When she and Russell moved to Marlborough, she was able to get back into horses.”
That move from Christchurch to Marlborough was in 1978, and they bought the block that became their home in the mid 80s. Initially it was bare land.
“Russell was at the Christchurch Industries Fair when he spotted a large display shed, which apparently had no purpose once the fair was over. He put in an offer, dismantled the shed, and trucked it to Blenheim where they reassembled it like a Meccano set. That’s where they lived for the next few years, while they set about building their house, which was completed in 1989.
“Jack Broughan, the original owner of their land, was still farming on a neighbouring property. He took Sue and Russell under his wing, guiding them in developing the block and making it work as a farm,” says Rob.
His contribution is still acknowledged in the name the property bears: Jacksfield.
After the house was finished, they built the stables, enabling Sue to introduce many young people to the life she loved.
“She had a real passion for it, and was never happier than when she was out there with the kids. She was always off at pony club events with them, in Nelson, Marlborough, Christchurch or Golden Bay. Afour hectare North Canterbury property, sold at auction in November, turned a dream into reality for both the purchasers and the vendors.
When Wendy and Simon Stokes bought the Swannanoa property 31 kilometres north of Christchurch in 2009, it was one of six lifestyle blocks subdivided off existing farmland.
“Back then it was a bare paddock with 30 old man pine trees and a couple of fences.
“First off, we constructed a four bay kitset barn, including a granny flat on the back, and moved into that with our two pre-teen children. With concrete floors and bare lightbulbs, to begin with it was basic,” says Wendy.
After the Canterbury earthquakes struck, and construction in the region became much more complicated, their longer-term building plans were delayed by a couple of years. By Christmas 2012 however, their four-bedroom character-style home was completed, since then planting trees, finishing landscaping, and grazing Dexter cattle and Wiltshire sheep has given them the good life, and an ideal environment to finish raising their children.
Although they still love the rural aspect, looking at what was now an empty nest, last year Wendy and Simon decided it was time to downsize, calling in Jo and John Priebee of PGG Wrightson Real Estate, Rangiora to offer their property to the market.
Jo realised immediately that what the Stokes had created had almost unlimited X factor.
“This is a well located, exquisitely presented property. Meticulously developed by Wendy and Simon, it ticks so many boxes: contemporary, spacious, finished to the highest specifications, and with the separate standalone dwelling providing numerous additional options.
“We were confident it would attract plenty of interest,” says Jo. She was right: the market responded emphatically. After one open home they received an offer substantially above the appraisal value. On a hot market like that, Jo and John suggested Wendy and Simon bring the auction forward.
Meanwhile, another Simon, Christchurch-based builder Simon Forsey and his partner Abby Oliver were looking to shift to North Canterbury, though it was Abby’s mother Sandra Rutherford who first spotted the listing.
“Although we loved the look of it, it was well beyond anything else we were considering: way out of our price range. However, just for the sake of it we went to the open home. At that point we realised: ‘this is the one.’ Although she had only seen it online, Abby’s mum was excited too, and flew down from Auckland, where she lives, to come to the second open home,” says Simon Forsey.
From that point events moved swiftly. Sandra offered to help Simon and Abby financially, and to move into the property’s second two bedroom dwelling in the next few years. Encouraged by the financial assistance, and a promise to help out in the garden when she comes to stay, the couple decided to go for it. Sandra and Abby sent Simon to the auction.
“My brother and I went in our work clothes, so hi viz vests and steel toe cap boots. Everyone else was in suits. We looked right out of place. That worked. When the bidding started, we were the underdogs and nobody took us seriously.
“To study up I’d Googled ‘auction tips’ the night before. What I found out was if the other party shows weakness, you’ve won. If they start bidding in smaller amounts, so raising the price by $1000 rather than $5000, you know they are starting to flag. I kept consistent, that’s what happened, and the property was ours.
“It was a great day. As soon as I realised the vendor had the same name as me, that gave me the boost of confidence I needed. I knew then that we were going to win the auction,” he says.
Jo says once bidding started, the initial offer that persuaded them to bring the auction forward was soon left behind by Simon and another bidder, meaning that three cash ready buyers participated in the auction. Several conditional buyers were also present and motivated to purchase should it not have sold under the hammer.
With the auction price exceeding the property’s rateable value by almost 30 per cent, it was also a great day for Wendy and Simon Stokes, on top of which, they were able to pass on what they had built from scratch to a like-minded couple.
“It’s been a fantastic family home. We are thrilled to be able to hand it on to a young couple like Simon and Abby, who are planning to make a family home of it themselves, and look set to cherish the property as much as we have,” says Wendy.

Charles Halstead was a surgeon and general practitioner in Timaru in the mid twentieth century.
He was a Fellow of the Royal College of Surgeons, delivered more than 3000 babies, and had a distinguished career
as a military doctor during World War II. He was also instrumental in saving South Canterbury charitable institution the Bidwell Trust Hospital, which ran into difficulties in the 1970s, though after Dr Halstead’s timely intervention kept it in business, remains in
operation today. He built his general practice living in a house overlooking Caroline Bay that also served as his consulting rooms.
In 2007 Jenette and Bruce Borrell became just the fifth owners of Dr Halstead’s house. They have loved living there.
“After Dr Halstead, the house belonged to an obstetrician, Dr Smedley, who also had a surgery here. Patients would come in through a separate entrance, and for a period it was used as a nursing home. From its days serving the medical fraternity and the community, the care and attention to detail the house obviously received is still evident. When Dr Smedley was here patients would give his wife seedlings and cuttings, the likes of rhododendrons and camellias, many of which are still growing in the garden,” says Jenette.
