Buying Real Estate on Aruba By Jan Falcone, Aruba Palms Realtors Even though things are looking up globally for the housing market since the international crisis, it is still a buyer’s market, meaning that there are more objects for sale then there are buyers. This gives buyers an advantage, however there are a few pitfalls you might want to avoid when buying the home of your dreams, says Jan Falcone, owner of Aruba Palm Realtors. With her expertise featured on House Hunters International more than once, with successful deals, she is a known Realtor and a proven track record of buying and selling buying real estate on Aruba. With almost anyone in possession of a Smartphone, tablet, laptop or otherwise connected to the World Wide Web, some people think they can find the information by themselves, by just keying in home for sale, Aruba. A Realtor knows the process and the market. More communication tools make the information more readable available, but not always complete. Even though you can look up how shoes are made, this doesn’t mean you are actually making them right?

Curtain Call

The solution for your windows. Close your eyes and think of light flowing from crisp white curtains framing the view of our beautiful azure blue ocean. Or think of modern shades made of those clean materials that keep out the heat, yet filter the light to a delightful ambiance. Curtains or the current virtually endless options in fabrics or materials, window solutions, are essential to creating atmosphere, whether it’s at home or in your office. It’s funny how a window solution can set the mood for a whole room. Roman, honeycomb or rolling, horizontal or vertical shades will add a touch of simple efficiency. Lush long embroidered drapes will instantly add warmth and coziness to an empty space. Yes, the ruffles from the past have moved on to rich washable fabrics that complement a room rather than smothering it. with the right window solution a living room feels more like home and your children’s room more a magic recluse, then just as room.

And of course, at Curtain Call you can find anything that accents window dressing, like bars, trims, tabs and tiebacks. Achitecting your House Building the Home of Your Dreams Sometimes it seems like everything that’s available to you isn’t what you are looking for, says Leo Ponson, architect &owner of Archiosa. It’s just not right. And when it comes to your home, a very good alternative to buying a home is building your own. On Aruba it’s been tradition for young couple to build their first home before they even got married. In Downtown Oranjestad, the famous green and white building of Dr. Eloy Arends, located on the oldest street of the capital, is a lovely monumental reminder. Build for his bride to be, she only set foot in their home after they tied the knot. Of course if you buy a home, you can move in virtually right away, whereas constructing one means a longer stretch of time before you can enter the palace of your dreams. And the possibilities are endless. Of course, for most amongst us, most of the possibilities boil down to budget. Roughly put the size of your plot and home is your budget dived by the cost of building. As a rule of thumb, most banks give you a mortgage based on roughly 30% on your monthly income for a period of 30 years. For a detailed explanation, stop by your bank or mortgage lender. Most people have a kind of idea in mind, and an architect can help you put these ideas into reality. Architecture is the art and science of combing space, material and functionality. Anyone can draw a basic square and divide it into a living room, kitchen and a few other rooms. But to make it work inside and outside, that’s a different ball game. That’s why I also can accompany prospect clients to their future lot.

In the United States it’s common to have a separate laundry room. In the Netherlands, it’s customary to have the washing machine in the bathroom. On Aruba we traditionally have separate laundry room outside.

“The way you are defines the way you envision your dream home ”

You might love the view or the natural elements, like stones or cacti, but is it still as attractive if that rock will be the mayor focal point in your future living room? When you have decided on your piece of paradise, the next phase is to design the home of your dreams. As an architect I can help you plan your future.

in a walk-in closet or a bigger living room.

tertaining at night? Most people do not realize that your habits define your home. Let me give you an example.

If you built a home, you’re not constructing just for now, but for years to come. Perhaps now you need two bedrooms for the kids, but in 5-10 years you can turn one of them

Do you prefer taking your coffee in the morning on your porch or en-

When building your home, you can choose where to place your appliances. Do you prefer to have your laundry room outside close to the lines or would you rather throw your dirty clothes straight into the washing machine before showering? How about the living room layout or very basic your front door location. I try and match budget, taste, materials, space and surroundings into that perfect fit for you and your family. That’s why I

don’t like to work with predesigned models, because each client and lot is different. Of course it’s easier to have a model, but in my experience most clients want something just like that, but only with this feature and without that feature, resulting in a completely different design, uniquely matched to its owner. When designing a new home, I follow a few basic principles, such as making most use of our tropical climate. For instance, placing the bedroom on the eastside, they receive less sun exposure and not allowing direct sunlight onto the windows, can help you save on cooling costs.

Designing a brand new home is like a five dimensional jigsaw puzzle, each part has to fit logically into the next. Take for instance electric wiring and plumbing. Usually only after you start living in a home you notice that it could have been wiser to install the switch somewhere else, since one socket for your home entertainment center won’t cut it. That’s why I can connect my clients with professionals that can advise you before the cement is poured. Another example; Are you planning on re-using your septic tank water to water your garden? If so it might be wise to allow for guides to guide the hoses before paving the patio. Scrubs and trees provide shade that can help you keep your home cooler. When starting constructing, keeping in mind further work, like outside painting, it could be wise to also start landscaping, so when your home is finished, your yard is not still busy catching up. So if you are think of building the home of your dreams, planning is a big part. With the help of professionals you can avoid common pitfalls and avoid disappointments later. Remember that you are building your future, not just your present dreams. And if you have any questions on how to achieve this, I’m more than happy to help. After you have bought a plot of paradise and you have made a design of what your future dream home will look like. Dow will need to review the design before you can start building. If you want you can choose from several standard models that DOW has available. Just pass by our office for more information. This is not only required for a new construction but also for remodeling or the addition of a( few) apartments on your land. After the design has been submitted to the department, the building plans are checked to see if it fits in the surrounding urban construction master plan and least but not last the design must be approved by the aesthetics commission. Also the safety of the design is checked against the security standards. After the building plans have been approved, you’ll receive a white card which signifies that you are allowed to start construction. At Home in the Fields Coba Lodo

A great example of building your own home is the monument at Coba Lodo, in the lush green hills on the outskirts of Santa Cruz, close to the Arikok National Park.

Since the trade winds almost constantly blow North East, Cunucu homes were located with mayor ventilation (doors and windows) away from the sun’s daily path and into the wind. And even in“ The Cunucu homes were constructed to the needs of side the homes the bedrooms Built around 1941, this home is their inhabitants & the surrounding nature.” a typical Aruban Cunucu style were located on the east home. Aloe became a sought after export product in the prevent the home from burning down and the smoke clouding the late 1800’s, so more and more Arubans took up the aloe farming. home. Sanitary provisions were also outside, as was customary around the world, until a home had access to running water. As a reminder of the past, we just celebrated Dia di Dera Gai, St John’s Day. On these days the harvest festivities, like bonfires are lighted, Another thing that was indispensable was the “mangasina” or shed, those similar to Midsummer night in Sweden to honor the abundance where tools, seeds and crops, plus other materials needed to work the of the earth. fields were kept. Back in the old days it was customary for a young man to build a home for his bride to be. Depending on his budget, this could be a lavish town house or a simple Cunucu home to which rooms could be added, when the need arose, like more children. This lovely home was built traditionally, “paga lomba”, paid by back, no money, only materials changed owners. It took around three weeks to construct the original part of the home. Mind you there were no building regulations, no safety regulations, just trial and error ways of building and since this home has stood the test of time we can assume it had a good builder.

Later on the home expanded, to the needs of its inhabitants. The original interior door openings were enlarged, the corrugated zinc roof plates were replaced and a gallery, with a pent roof was added to the south of the home. When first constructing the cement was poured, later readymade cement blocks were used. The occupant of this cunucu home still uses the cunucu to cultivate corn, aloe and beans. Paint Quality Comolux by Arvefa

There are three components that influence a great paint job, says Fred Arts, director of Arvefa. Number one: The surface you’re going to paint. Whether you’re painting wood, metal, or stone, the surface should be it clean, without cracks, blemishes and prepared, for instance by using a primer. Number two: Your material. Use clean brushes and look for brushes that fit the job. Clean your brushes after use and keep your cans sealed to prevent the paint from going bad. Number three: Your paint. Most paints consist of various ingredients, centered around color. All the other ingredients make sure the paint does not dry out in the can, is easy to mix and leaves with your desired result. Simply put, paint is a “glue” to attach the color to an object. Like most people, when we talk about paint, we talk mostly about color and quality, how quick it dries and how it finishes. Paints can be separated into oil or water based paints. The basic nature depends on the object they need to stick to. rea

Oil is commonly used for word, whereas water based or “acrylic” paints are more common for stone. Right now, we are introducing a line of high quality alkyd enamel, Comolux, perfect for wood and metal. Comolux is an oxidative drying enamel based on a modified alkyd,

possessing good weather resistance properties. Comolux is standard available in ten basic well sought after colors. Of course on demand, we are happy to mix any color for you; we can mix virtually any color. Some people write down the color of their walls on the back of the light switch, but if you have ordered that terrific light blue to match your favorite chair, we have saved the “recipe” so you can paint the wall in your new home if you ever decide to move. For all your color and paint question, feel free to stop by. We are happy to help.” Arvefa L.G. Smith Blvd 144 Tel: 582-2519 -Tel: 582-6501Cel: 730-0326 -Fax: 582-7225 Email: arvefa@setarnet.aw

The Center Of Your Home Finding the right kitchen.

Home is where your heart is. For most people, the heart of their home is centered in their kitchen. It’s the place where recipes get tested and tried before they turn into family traditions, the location that feeds the home. And like almost everything, there is no great result without the right tools. A kitchen made to your wishes, custom made to fit the space you have allocated to become the center of your home. A well-designed kitchen will save you time and money. To me, and most people, a well-functioning kitchen is a basic necessity, says Gerard Spijkers, owner and founder of BBS Kitchen Cabinets & Granite Tops, “You can put off decorating that guest home or trimming your yard but a house without a kitchen is not a complete home.” Located in Bushiri, just outside Oranjestad behind the karting track, you can visit the showroom where various cabinets and model kitchens are displayed. He and his wife have a vast experience in building custom made cabinets, creating kitchens that have become the heart of several homes on the island. We are proud to say that we have become a household name for people looking to find their dream kitchen. Since we build every cabinet ourselves, we can virtually create any style or shape with almost every thinkable finish to match your home and style. I believe that if you are good at something you should stick to it, make it better and improve. Our cabinets will give you the quality that you are looking for, simply because we have put our heart and

soul into them.” “The secret of a great kitchen is the combination of good quality mate“A home is not really complete rials, like real non-pressed without a kitchen” wood, top quality granite and great planning. For instance, if your kitchen is small, you might want to optimize the way the cabinets are positioned to create the maximum amount of space. If you like entertaining in your kitchen, a granite counter-top can double as a preparation space or as the centerpiece while serving. We choose to buy high quality materials and create a local product that lasts for years. Our kitchens are steady fixture in your home that you can rely on for the years to come. And of course besides cabinets we carry a selection of European sinks, faucets, handles and much more. Feel free to come take a look and perhaps find your dream kitchen.
