Real Producers Celebrates Hispanic Heritage Month

This month, Real Producers helps celebrate Hispanic Heritage Month. Each year, National Hispanic Heritage Month, is observed from September 15 to October 15. It celebrates the histories, cultures and contributions of American citizens whose ancestors came from Spain, Mexico, the Caribbean and Central and South America.

The observation started in 1968 as Hispanic Heritage Week under President Lyndon Johnson and was expanded by President Ronald Reagan in 1988 to cover a 30-day period starting on September 15 and ending on October 15. It was enacted into law on August 17, 1988, on the approval of Public Law 100-402.

The day of September 15 is significant because it is the anniversary of independence for Latin American countries Costa Rica, El Salvador, Guatemala, Honduras and Nicaragua. In addition, Mexico and Chile celebrate their independence days on September 16 and September18, respectively. Also, Columbus Day or Día de la Raza, which is October 12, falls within this 30 day period.

My reason for wanting to showcase Hispanic Heritage was quite simple...Greater Boston not only has high Hispanic populations in many towns, Lawrence (81%), Chelsea (67%), Lynn (36%), to name a few, but also some of the highest producing real estate agents, particularly here in the North Shore. plus, the growth of Hispanic communities along the North Shore and Merrimac

Valley are some of the fastest in the country and have been for many years. Hispanic growth in Massachusetts has gone from 428,728 in 2000 to 945,000 now.

As things change so does the real estate landscape. according to NAHREP (The National Association of Hispanic Real Estate Professionals), Hispanic homeownership Nationally has reached almost 50% representing 9.5 million households. Ironically, this year’s Hispanic Heritage theme is Pioneers of Change: Shaping the Future Together.

This month’s cover and feature represents that change. Starting with Michelle Fermin, who is Team Lead of the number 3 Global team to all of the top tier Hispanic real estate professionals we have profiled, change is not only happening in many local communities, but also in the real estate landscape, by agents who often times fly under the radar but have huge impacts in their respective communities as well.

Stay up to date on

local zoning proposals, legislation and REALTOR advocacy efforts by visiting the North Shore REALTORS (NSR) Advocacy Blog

NSR is one of many associations that advocate on behalf of agents and homeowners. The National Association of Hispanic Real Estate Professionals (NAHREP) is another, focusing specifically on Hispanic community and the real estate professionals that serve them.

Amongst their many efforts, NAHREP produces an annual Hispanic Homeownership Report, which provides critical insights about the community’s homeownership experience. In the 2023 report, the national homeownership rate has reached 49.5%, the highest recorded by NAHREP since 2006-2007. The report also found that Hispanic homeowners are typically younger with the largest share of new homeowners between 25-34. The 2023 report is out and available to download for free. Look for the 2024 Hispanic Homeownership Report around March of next year.

NAHREP’s 2024 Policy Priorities are:

1. Housing Affordability

2. Access to Credit

3. Industry Best Practices

4. Macroeconomic Issues

Many of these priorities overlap with what NSR is focusing on locally. To boost homeownership accessibility in the Spanish speaking community, NSR launched our CHAPA approved Spanish First Time Homebuyer Course in 2024. This live instruction course avails attendees the opportunity to utilize the One Mortgage from MHP. The One Mortgage allows as little as 3% down, a low interest rate, no PMI, and possible financial assistance.

Over the last several years, REALTORS® across Massachusetts have been advocating for the inclusion of mandatory Fair Housing education in pre-license training and license renewal. Though it was included in the Senate side of the Housing Bond Bill, much to the credit of our REALTORS® working with Senator Tarr, it was unfortunately not included in the final bill.

NSR will continue to promote efforts to support our local Hispanic community. If you are interested in NAHREP, the local chapter out of Boston is an outstanding organization that regularly holds events, education, and advocacy efforts.

From obtaining charitable grants to hosting fundraising drives to rallying volunteers, North Shore REALTORS® is proud to support charities across the North Shore.

Linda Turcotte, Keller Williams Realty Evolution, has been participating in the Jimmy Fund Walk since 2012. That year, her late sister-in-law Maurine Turcotte was team captain for Every Step for Emma. Maurine passed away in April 2013 from breast cancer. Linda was her “chemo partner” at DanaFarber Cancer Institute. Linda ultimately formed her own team in 2014 - Maurine & Patrick’s Troopers.

Since 2014, Maurine & Patrick’s Troopers has raised over $180,000 for DFCI and the goal for 2024 is to exceed $200,000 in funds raised. The fundraising efforts are already going strong and NSR is confident the team will hit their goal by year’s end.

Luisita PUMPHREY

Luisita Pumphrey’s life may not be a fairytale, but it is close enough to one for her.

A member of the Fermin Group at Century 21 North East, she has a wonderful husband and family, and she is grateful for a profession that allows her to help others. She is grounded by her faith and even enjoys her own superpowers.

“It’s been an incredibly rewarding journey, helping clients find their dream homes and guiding them through one of the most significant decisions of their lives. Every transaction is a new experience, and I am grateful for the opportunity to be part of so many important moments in my clients’ lives.

Originally from the Dominican Republic, where most of her family still lives, she learned she had a knack for sales early on, while living and working in her home country as well as Puerto Rico and Panama. Getting to know different cultures was a blessing to her, and she learned much – eventually shaping the person she is today.

Everything changed, she says, when she met her husband during a visit to the U.S.

“Finding “The One” turned my life upside down (in the best way possible!) I ended up moving to the U.S., and now we enjoy this beautiful life together.” With much of her own family still living in the Dominican Republic, she hit the jackpot with her husband’s fam ily. Their love and support has been a valuable asset to her life. Of course, their good boy dog, Finn, is the cherry on top; he brings so much joy to their lives.

Luisita is characterized by habits that she refers to as superpowers. She is an early riser, and that quiet time in the morning is one of her favorites. She enjoys working out, and the adrenaline that comes from a good exercise time keeps her sanity secure. Pumphrey is also, trilingual, and the ability to switch from one language to another opens many opportunities.

Luisita and her family was actually featured on the TV show, Renovation Rekindle, while remodeling their kitchen a few years ago. It was fun to be on the show, and they love their new kitchen. Pumphrey’s mother was the one who ignited her desire to enter the realm of real estate sales. She has been working successfully in commercial real estate in the Dominican Republic for the last seven years.

John and Luisita have been married for ten years, and she has a son, Jonathan (31), who lives in the DR and works alongside family in real estate. He loves the work and is very passionate about it. The family loves to entertain at their home, but going out for dinner is one of their favorite ways to unwind. She enjoys Zumba, the friends she makes at the gym, and

she loves to sing in Spanish as she works out. She also relaxes by crafting, something that is satisfying since she uses her hands to create. Reading and her book club are vital to her survival, and she volunteers at Uncommon Threads in Lawrence, MA.

Regarding her impact in the real estate community, as the future Vice President of NAHREP Boston for 2025, she is deeply committed to helping her community become empowered through homeownership and building generational wealth. She notes that her job is so fulfilling; the idea of seeing people’s faces at the closing table or when she can help them move to the next phase of life or perhaps and seeing a renovated property that her clients have worked on is more than enough payment for her toils.

Professionally, she says she is focused on growing her business in a way that inspires and educates others on how to achieve their own goals in real estate. “I want to be a resource and a guide for people looking to make their dreams a reality,” she observes. Luisita might make sales look easy, but one reason is because of her incredible passion to impact others that she touches.

Andres Castaneda was one of the most genuine, sweet and inspiring souls you will ever meet. His love for people, real estate, development, cars, motorcycles and most importantly life was incredibly special.

He was one of the top producers not only on his team, The Fermin Group, at Century 21 Northeast, but was an industry leader. More importantly, he was a mentor, a cheerleader and a true friend to all. His passion for his clients went well above just a real estate transaction. You see, Andres understood that being that special type of professional meant finding the perfect home. He would go above and beyond, often following up and pitching in with renovations, ideas and labor. He had an amazing work ethic, because of this, he befriended everyone that he helped.

As his young career blossomed, we watched him motivate others to achieve their own goals. Young adults like Mike McLaughlin, Joe Abdou, Kayla Mendoza, Frank Guzman, Matt Tran, Jason Martinez and so many countless others are in this business because of Andres. You see, when someone reached out to Andres and asked about what he did, he not only would 100 percent make himself available to them, but he would also mentor them. He would invite them to shadow him, he would push them to success and always push them to the next level. Andres held back nothing to make sure that they, too, were successful.

I heard someone say at his vigil that Andres did not have a jealous bone in his body — that is the absolute truth. He knew that by helping others, he was also growing himself spiritually and emotionally. It truly made him happy. He gave them 100 percent of himself, never holding anything back.

I first met Andres when he was a freshman in high school. He was a bright-eyed, skinny kid that had a smile bigger than life. Even as a young man, he was infectious, radiant... He possessed the type of light and energy that you wanted to be around. He was relentless, motivated, goal driven way beyond anyone that I had ever met — especially at such a young age. He was always looking for mentorship and guidance.

When Andres turned 18 and graduated from Central Catholic High School, he said, “Momma [because that is what he would affectionately call me], I want to be like you. I know what I want to do with my life.” He knew he wanted to not just sell homes, but he wanted to help people achieve their dreams of home ownership and build wealth. After enrolling at U Mass Lowell, I had no choice but to let him in, making him the youngest person to have ever joined our team. That’s who he was — he set a goal and would not stop until he achieved it. He was relentless.

Within our own real estate family, Andres was the first to congratulate someone on a sucess, the first to yell “LET’S GO”! He was genuine about it, and he was truly happy for them. He was the first to reach out when he noticed that someone was not “present” in chats, asking how they were. Not just, “Hey, how are you?” but “How are you, really?” He was always looking out for others first.

I personally witnessed dozens of times when Andres met someone for the first time — you could just see in the other person’s demeanor that they were instantly drawn to him. He was the type of man that you would walk away from — and just say, “Wow, what a beautiful being.” You

see, his kindness and love for others just oozed out of him. It was contagious; it was just him.

Andres knew everything that he wanted to achieve in this world, and he wanted it TODAY. He could not wait until he made that first million; he could not wait until he had those hundreds of properties — everything was go, go, go, and he wanted it now. He was very hard on himself about it but yet always pushed himself forward. Even a car ride with Andres was how fast can I get from point A to point B. He would talk about things like leaving a legacy behind. At 26, he was talking about leaving a legacy when most 50 years old that I know can’t even begin to comprehend that. There is no doubt in my mind that Andres would have been able to achieve every one of these goals and just crush them.

Andres, at such a young age, managed to touch hundreds of lives, if not thousands. He managed to live his life every day to the absolute fullest, and he did it with the biggest smile. He managed to show us a love that was so pure, so real that we will carry it with us forever.

I asked our team to use one word to describe Andres, and this is what they

instantly came up with: special, vibrant, kind, fearless, welcoming, influential, pure, inspiring, genuine, passionate, motivated, loving, driven, go-getter, caring. I heard them say that Andres taught them how to not only push themselves to success but to make sure that they enjoyed the fruits of their labor and just live life. He reminded us to express how we felt about one another and do it often. Saying things like I love you, I care about you and want you to succeed. We do that every day now in honor of him.

Andres’s family was incredibly special to him. His mother, Iris, sister Gabby and brother Emanuel were a huge motivating factor in his life. He wanted to be a provider for them, a rock, someone that they could always count on, and that is exactly what he did. His friends were an extension of his family. He included them in all of his successes. He made sure that they all knew how much he loved them and he believed in them. He was a true leader in his group of friends. His two boxers were like his children, Apollo and Sophie. They were constantly loved and looked after by him.

Andres’ presence in the car community was well respected. Alongside Matt Tran, he hosted two big car

shows in Lawrence that were a huge success. True to his character, he made sure that everyone enjoyed themselves and were able to just smile. He loved to see people happy.

While mentoring at the Vocational Technical High School, Andres would go out of his way to connect with each and every one of the young adults that participated. Often having field trips to different projects, he was working on and allowing them to shadow his showings. He would teach them how they, too, can not only get into real estate but build wealth. There were 17- and 18-year-old kids that he knew he could make a huge, positive impact in their lives. He looked for nothing in return but the satisfaction that he had made a difference. He was always giving back.

Andres was very proud of his hometown, Lawrence. He wanted to help develop it and change the stigma that it once had. He supported young developers and projects that were changing the face of the city.

Andres is someone that has forever changed the lives of those who knew him. His work ethic, positivity and amazing character will never be forgotten.

In real estate, there really are no problems – according to Jessica Martinez. She prefers to concentrate only on the solutions. “It is not helpful to worry about who created the undesirable situation. We will put our heads together and solve our way out of it,” she notes.

For over six years, Jessica has owned a company called Real Estate TC services. Although the words “transaction coordinator” are found in her title, those who have worked with her know that she is all about relationships. She works with about 150 real estate professionals and conducts about 200 – 250 transactions a month. Still, her favorite thing is to spend time with her professional friends, whom she thinks are like family.

Jessica started her professional journey by taking a training program in preparation to become a Medical Receptionist. She worked in that profession until 2003, when she saw an ad in the newspaper for a position with a real estate office. She applied, received an offer, and worked there in administration for one agent. A few years later, the agent became a broker, and Jessica followed him – working the typical 9-5 job. She needed to handle many facets in the process of transactions, so she obtained her real estate license and worked a few more years.

Later, Jessica took a job as a paralegal in an attorney’s office, and it was there that a friend told her that she had the potential to do so much more. She ventured out on

her own in 2017, but for over two decades, she has been helping real estate agents spend time where they need to work the most – selling, listing, getting business, etc.

Martinez says that she can save an agent 10-20 hours on each transaction. That gives them the resources needed to grow their business. As an entrepreneurial business creator herself, Jessica is well versed in creating a business from the ground up with a solid foundation and superstructure to attain new heights. She notes that she has always been the kind of person who loves paperwork, but her assistance to agent professionals is so much more. She can look up deeds, determine a clean title, and a host of other skills.

Clients love Jessica’s tenacity to get the job done. She is not now a 9-5 person, but rather she is there to “get it done.” She owns any mistakes if they ever happen, and she wants her clients to build their business as she has done. She has learned what works and what does not work, and people appreciate her hustle. For her, success is not something she has attained – yet. “I cannot relax, as I need to make my business good then better and finally best. Someday, I would like to travel more, but for now, I work on my business and not in business,” she quips.

Taking her friend’s advice and going out on her own was a game-changer for her, and she knew that her drive, ambition, and discipline would carry her. She hopes that someday, people will think of her as a

great person and as someone who was the best in the busi ness. She does not have any regrets, though having started the business earlier in life is a tempting thought. In the end, she knows that everything in life happens for a reason and that her earlier circumstances and journey was preparation for later accomplishment.

Jessica has a daughter (28) with two daughters, and a son (23). She trusts that they too will be hard workers, and she taught them that nothing in life is given free. In her spare time (ha ha) she loves to dance, go out to dinner, travel, and develop friendships. ERIC PEREZ –PUERTO RICO

I was born in Aguadilla, Puerto Rico. I was fortunate to have been raised in a beautiful town where most of my neighbors were family and friends that were like family. Aguadilla is located in the northwest coast of the island of Puerto Rico, and I might be biased, but it has the most beautiful beaches in the world. At age 20, my parents decided to come to USA, I moved to Massachusetts where I met my wife and where we still reside together with our 2 daughters. After 20+ years working in the telecom industry I decided to make a career change which led me to where I am today. I’ve been a Home Inspector with RJ for 5 years now and my only regret is that I wish I started sooner. I love what I’m doing as a Home Inspector, especially knowing that I can help others by providing valuable information they need to make their decision on their potential new home.

JERSON “JAY” DEPENA – DOMINICAN REPUBLIC

Mi hombre es Jerson but only call me that if you’re angry at me, my friends call me Jay. I was born in Brooklyn NYC in the late 80’s to 2 immigrant parents from the Dominican Republic. Both my parents immigrated to the US about 2-3 years before i was born and landed in NYC but when they heard Dominican’s were taking over Lawrence, we were instantly teleported here or at least that’s how it felt to me just being 5 at the time. My mother was a stay-athome mother of 4 and my father opened a small hardware store on Broadway right below where we lived. Through the hardworking example of both my parents in running a small store and raising 4 kids, I quickly learned the value of every dollar and treating each customer that walked into that door as your first. That customer service still sticks with me today when it comes to home inspections.

I’m a homeowner and an investor with several rentals under my belt. My journey of becoming a home inspector began when I was in the process of buying my first rental property. I was amazed at how much I had learned in the process and how much I didn’t know actually know. I was completely and quickly interested in one day becoming a home inspector to not only help myself in my own future investments but also to bring all my knowledge throughout years of training/buying/fixing these old New England homes to new homeowners or investors.

I joined RJ quite a number of years ago, I’ve seen it all… mobile homes in the middle of nowhere, million-dollar condo closets in Boston, multi-million-dollar mansions on the coast, and everything in between. By the grace of God and my parents, I’m out here doing faithful work with complete loyalty to my customers who place so much trust in me while navigating the wildfires of the inspection process. My favorite part of inspecting is bringing doctor grade level jargon down to 3rd grade level English (or Spanish) so every client can understand.

This month, North Shore Real Producers is featuring just a handful of the many high-profile, and impactful real estate agents in the North Shore. Although, the state of Massachusetts is well represented by many more outstanding Hispanic realtors, who are mainstays in their respective communities that we could have featured, it wasn’t possible to include them all.

As mentioned in my Publishers Note, our special section this month is a nod to Hispanic Heritage in the real estate Community in our area. Where I feel very good about our representation of agents this year, it is certainly not all encompassing and opens the doors for profiling the Hispanic realtor community more down the road.

That said, this group of agents are prolific, with a combined sales volume close to $160 million last year alone! So let’s honor those included here, while taking the time to not only appreciate their respective contributions to the communities they serve, but also to the strong fraternity/sorority that is the real estate community in Greater Boston and Massachusetts overall.

Growing up in Puerto Rico instilled in me a deep sense of pride in my roots, a strong connection to my family and community, and an appreciation for the warmth, resilience, and diversity that characterize Hispanic culture. Although I visited the U.S. many times during my childhood, it wasn’t until my mid to late 20s that I moved permanently to the

United States. This transition allowed me to fully appreciate the unique blend of Taínoindigenous, African, and Spanish influences that shape my Puerto Rican identity.

This heritage isn’t just a part of my past; it’s a vital aspect of who I am today. From participating in the Lowell Puerto Rican Festival in 2024, to the music I enjoy—whether it’s Spanish rock, salsa, reggaeton, merengue, or bachata—my culture remains ever-present in my life. I savor traditional dishes like lechón, rice and pigeon peas, pasteles, and mondongo, and my favorite a Medalla. My Hispanic/Puerto Rican heritage is a source of pride and a driving force behind my commitment to my family, friends, and community.

In our family, it’s common to have full family gatherings during holidays, birthdays, and sometimes just for the joy of spending time together. It’s always a lively atmosphere, often filled with Spanglish—where conversations flow seamlessly between English and Spanish, creating a unique mix that’s both fun and familiar. We enjoy listening to music that reflects our cultural roots, preparing and savoring traditional dishes, and playing games like Brisca, a beloved Puerto Rican card game that always brings out our competitive spirit.

My mother and sisters moved to Lowell in the early 2000s from Yabucoa, Puerto Rico. My dad moved to Boston in the mid-1980s, also from Yabucoa; a small, picturesque town in the southeast of Puerto Rico, known for its beautiful beaches, and stunning mountain views. The town’s charm and natural beauty have always been a big part of our family’s heritage.

My ancestry most definitely influences how I view my job and life. Growing up in Puerto Rico and being deeply connected to my Hispanic heritage has instilled in me values like hard work, resilience, joy, and a strong sense of work ethic—values that I carry into my professional life. In my job, I approach challenges with determination and creativity, always drawing on the resourcefulness that’s a hallmark of

Daysi Quiles

My name is Daysi Quiles, and I’ve been passionate about real estate since I became an agent in late 1998. My career began with a bang when I earned the Rookie of the Year in 1999. Helping people, especially within the Latino community, achieve the dream of homeownership has always been a driving force for me. I took a pause to volunteer in the Dominican Republic but returned to the U.S. in 2012, where I immediately resumed my work in real estate.

Hispanic Heritage is a celebration of the rich cultures, histories, and contributions of people from Spanish-speaking countries. For me, as a 1st generation American, it’s a time to honor the traditions, languages, and stories that have shaped our communities. This heritage is woven into daily life through the foods we enjoy, like arroz con pollo and tostones, which bring the flavors of our culture to the table. Language plays a key role, with Spanish spoken at home and engagement with both English and Spanish media preserving our linguistic roots.

Family is central to Hispanic culture, with a strong emphasis on spending time with loved ones and respecting the wisdom of elders. Our home reflects this heritage through art and decor, featuring symbols of our culture like paintings by Candido Bidó or Frida Kahlo. Reading works by Hispanic authors and supporting Hispanic artists also keeps our culture alive.

In my book “Breaking the Glass Ceiling,” I discuss how code-switching is a daily practice for me, navigating life with a compass rooted in the values and traditions of my ancestry. These practices provide guidance and advantages in many circumstances. My husband, who is also my best friend and business partner, and I raise our four children with the belief that life is a playground, and every day is game time, ready to embrace our heritage with pride.

Patricia Valley

I was born in the Dominican Republic and relocated to the United States in March 2000. I am a devoted mother of two children, David and Leah, and a proud mom of two Pomeranians, Chub and Diego. I am happily married to David Valley.

With over 20 years of experience as a Licensed Real Estate Broker in Massachusetts and New Hampshire, I was honored to receive the Rookie of the Year award in 2001 from the Northeast Association of Realtors. From 2004 to 2008, I successfully operated my own brokerage in Lawrence, MA. In 2005, I co-hosted the radio show Mirada de Mujer. Additionally, In 2023 I made history as one of the first two Hispanic City Councilors elected in Methuen, MA.

My Hispanic heritage is a direct reflection of my work ethic and desire to serve my community in various ways whether it’s real estate or on a personal level. Heritage is part of my everyday life. I carry it with me through food, music, family gatherings and even through conversations with others.

Both my parents came to this country from Dominican Republic. In my professional field

Hispanic Heritage means everything to me from food to beliefs to idiomatic expressions, cultural jokes and nuances and family traditions. Yes, we eat Colombian food and have specific ways we celebrate Christmas and gatherings. Colombia in the 70’s and I am first US born generation, my children being 2nd generation.

I feel an innate responsibility to educate, support and enable my Hispanic customers in leveling up their real estate portfolios and teaching them about how to better prepare for their financial future and retirement. Being Hispanic in Real Estate back in the late 90’s when I began my career definitely gave me an edge because I knew the culture and the language and was better able to serve my community. In life, I feel that have a diverse way of thinking that helps me negotiate and view situations differently because of my Hispanic Heritage.

I grew up in the city of Boston and am the mother of three children, Sophia 19, Joshua 25 and JJ 17. I am divorced yet still flip and own property with my ex- husband. ? FREQUENTLY ASKED QUESTIONS

I often get a lot of compliments about North Shore Real Producers content, our quality of photography, professional design appearance, and overall, the positive nature and influence that our publication has brought to the real estate community here in Essex County and the North Shore.

But like anything, not everyone agrees. I also get notes and calls about why we decided to feature some of the people who we've featured. How did they get in the magazine, and oftentimes, how can I be included in your pages? These are fair questions which warrant some discussion, so let me offer explanation into some of the frequently asked questions.

Who receives North Shore Real Producers?

The top 300 agents/teams in Essex County, and I also include Reading, North Reading and Wakefield, based on MLS total sales volume from January 1, 2021-December 31, 2021, will receive the magazine FREE of charge for the remainder of this year. The list then resets at the end of this year.

I'm hopeful that as we grow, I'm able to expand our footprint and distribute our publication to the top 500 agents/ teams and include more towns outside of Essex County. Stay tuned.

What is the process for being featured in the magazine?

Almost every feature you see has

been nominated by peers. You can nominate other REALTORS, affiliates, brokers, owners or even yourself. We will consider anyone brought to our attention because we don't know everyone's story.

None of the REALTORS in our magazine paid to be featured. They were either nominated by fellow Top 300 REALTORS, or industry colleagues in the community and featured FREE of charge.

I spent a lot of time getting to know the North Shore and Essex County REALTOR® community during my ramp-up period from April 2020 through January 2021. I was able to then catalog a lot of information on a lot of top-performing REALTORS®, many of whom were more than worthy of a presence in

our publication at a future date. In some of those instances, I selected the REALTORS® to be featured based on my conversations. At the end of the day, based on nomination information, or those who I've met on my own, I select who I think would best represent our publication each month.

What does it cost a REALTOR® or team to be featured?
