2025 & Beyond...

Another year is in the books. I don’t know about you, but I feel like it was just July 4 with the entire 2nd half of 2024 ahead of us. This last six months has literally gone in the blink of an eye. The years seem to pile up that way with each passing one.

In any case, this past year was a challenge, of different sorts for everyone, but here we are. It’s time to refresh and work that plan you’ve made (hopefully) and continue to build our pipelines for 2025 and beyond.

This issue, January 2025, is North Shore Real Producers 48th publication! It’s been close to five years since I started talking to brokers, agents and vendors, about the NSRP platform coming to the Boston’s North Shore, and four full years producing magazines and events for our realtor community.

I’ve also been very blessed to have built a recognizable brand and high profile following of top producing agents, brokers/owners and vendors who are not only some of the best in the country at what they do, but also have been some of the nicest people to work with.

We have a great issue for you this month. Our Cover Feature is Haley Paster Scimone, Sagan Harborside. Haley is not only a true professional in real estate, but a great mom, wife and person in her community, who has achieved great success in this business.

This month’s Rising Star is Eridania Reyes, View Real Estate Group. Eridania is from the Dominican Republic and has worked very hard to get her citizenship, a college degree in Business Administration, her real estate license and much early success in the business. Not an easy road, but she did it. See more about her incredible story.

Last year, Governor Healey signed the Housing Bond Bill, the largest single investment in housing ever in the commonwealth, which included a provision which will allow for ADUs by right in single family zoning districts across the state. This provision is set to go into effect on February 2, 2025. Though it is a statewide law, each municipality can set limited restrictions on ADUs.

Municipalities CAN…

• Require site plan review

• Enforce Title V requirements

• Have setbacks and height restrictions

• Regulate short-term rentals

• Municipalities CANNOT…

• Require owner occupancy

• Require a special permit for use or rental

• Require more than 1 parking space

• Require ANY parking within.5 miles of a commuter rail station or bus station

Overall, under the new state legislation ADUs must:

• Maintain a separate entrance, either directly from the outside or through an entry hall or corridor shared with the principal dwelling sufficient to meet the requirements of the state building code for safe egress

• Be either no larger than half the gross floor area of the principal dwelling or 900 square feet, whichever is smaller

• Meet municipal restrictions, including, but not limited to, additional size restrictions and restrictions or prohibitions on short-term rental

• As ADUs will be allowed by right, the building inspector will be point of contact for permitting. You can learn more at mass.gov/adu. If you have additional questions, NSR is always here to assist.

Robert is also an avid golfer and often hits the greens with his in-laws and oldest son.

“We’re a very close family and we all really have the best time together,” he shares with a smile. “We also love to travel. We’re heading out West next for a big family reunion.”

Looking ahead, Robert has big plans for his burgeoning business.

“As we continue growing, we’re planning to have another location in another state soon,” he elaborates. “I’d love a location in Florida someday as well!”

“Everything I am today is because of my grandmother, Carmen Rosario. She came to the United States by herself,” begins Eridania Reyes. “She then filed a family-based immigration petition on behalf of my dad and the rest of my family in 2007, and the petition was approved in 2014. After that approval, my family and I were finally able to come to the U.S that same year to get our green cards. Five years later, I became a proud U.S. citizen. Thanks to my grandmother, I’ve been able to pursue my dreams.”

From humble beginnings to her rising success as a Realtor licensed in both New Hampshire and Massachusetts, Eridania credits her grandmother’s boldness for inspiring her own determination. Today, as part of View Real Estate Group in Salem, New Hampsire, Eridania continues to honor her family’s sacrifices by working hard to forge meaningful relationships and help other families achieve their own version of the American dream with homeownership.

Roots of Resilience

Eridania’s early life was shaped by a solid foundation of hard work and family values. Born and raised in the Dominican Republic, Eridania earned her degree in Business Administration and spent six years helping her father run his personal lending business as his secretary. These early experiences instilled in her the importance of relationships and trust.

When Eridania’s family joined her grandmother in the U.S. in 2014, they settled in Massachusetts, where Eridania began working at Panera Bread to help support her family and later became a licensed insurance agent to focus on sales.

“All of my clients come to me through referrals,” she offers. “I focus on building relationships, not closing deals. My clients know I’ll take as much time as needed to find the right home for them. I don’t care if we spend a year looking; I just want them to be happy with their house.”

Her commitment to providing a personalized experience has earned her plenty of accolades, including the Bronze Top Producer award from the North East Realtor Association in 2023. She’s also on track to receive the Goal Getter Award at her brokerage, further solidifying her reputation for service.

“For me, success is about achieving balance, not sales — personal growth, professional accomplishments, and making a positive impact on others. It’s about building a legacy, not just a business,” she emphasizes.

The Real Difference

The real estate spark was lit with her first real estate investment with her husband in 2017, a multi-family home that ignited her passion for property. After the couple purchased their own home several years later, Eridania admired their agent’s adept helpfulness to relieve their stress to reach such an important milestone.

Guided through the process by her now-broker, Glorisell Ortega, Eridania discovered the potential for real estate to shape lives, including her own.

“Glorisell guided me through the home-buying process and showed me what was possible,” Eridania shares.

As a mentor, Glorisell continued to support Eridania when she transitioned into real estate and joined her at her brokerage in 2022.

In her first full year in real estate, Eridania achieved a sales volume of nearly $3.5 million and is projected to close out 2024 with an impressive $5.2 million. While the numbers reflect her growing success, Eridania emphasizes that her business isn’t about transactions at all — it’s about people.

When she’s not helping clients find their dream homes, Eridania loves spending time with her husband, Ronald, and their three energetic sons, Ronael (8), Christopher (6), and Royce (2).

“Ronald has always supported me in everything I do,” she smiles. “He took care of the kids while I was building my business.”

The Reyes family cherishes simple joys like movie nights and time together in the kitchen.

“Baking is my favorite relaxing hobby,” she shares. “I love making cakes and flan — it’s how I unwind and express my creativity, and sharing my treats with family and friends is always rewarding. Any time someone I know

has a birthday, I am always asked to bake the cake!”

Through her office, Eridania also participates in community initiatives like coat drives and bingo nights for the elderly to make a positive impact at the local level.

Eyeing her future, Eridania has no plans to stop pursuing her dreams. She aims to keep her foot on the gas pedal to grow her business, obtain her broker’s license, and eventually lead a team.

“My ultimate dream is to create a legacy of excellence and integrity in real estate, where clients and colleagues alike trust me as a recognized leader and mentor in the industry,” she concludes. “I also aim to make a greater impact within my community.”

With nearly a decade of experience, Haley has become the top producer at Sagan Harborside Sotheby’s International Realty, serving the Marblehead, Swampscott, and Salem areas of Massachusetts. She pairs a deep devotion to her clients’ well-being with a successful marketing background to keep on winning.

The Perfect Storm

Growing up in Swampscott, Haley had a front-row seat to the real estate world through her mother, Ruth, a beloved local Realtor and her father, Marc, an excellent mortgage broker.

“I grew up touring homes and learning about the industry firsthand,” Haley shares.

After graduating from the University of New Hampshire with a degree in marketing, she spent more than a decade at iHeartMedia (formerly Clear Channel Outdoor), building expertise in sales, communication, and branding.

“I started buying my own investment properties when I was 25. I was fascinated by the concept of owning real estate from a young age!” Haley says with a smile.

But it wasn’t until her husband, Branden, began building homes that her passion for real estate truly clicked into place.

“I really went all in, taking any open house and every lead I could get,” Haley recalls. “I kept at it until I saw results.”

the way, she’s racked up an impressive array of awards, including Boston Agent Magazine “Who’s Who in Boston Residential Real Estate” for 2024 and recognition from Boston Magazine as a Top Real Estate Producer. She’s also ranked among the top 1.5% of agents in the U.S. by RealTrends.

For Haley, success is about much more than impressive numbers could ever reflect though.

“I define success as making a positive impact on the lives of others while staying true to my values,” she emphasizes. “At the end of the day, if I don’t miss a beat with my family while making a positive impact on someone else’s life, that’s a win.”

Her mother’s mentorship shaped her early career, and Haley has certainly carried those lessons forward.

“When I pick up the phone and talk to people, I operate with integrity and honesty — I learned that from my mother, Ruth,” she adds. “I still think to myself all the time ‘What would Ruthy do in this particular situation?’”

Compassion Meets Marketing Savvy It’s no secret Haley invests heavily in marketing for every property, regardless of price point. Her attention to detail is unparalleled and she’s happy to do the work.

“Marketing is critical and one of my favorite parts of the industry. I love creating a gorgeous story for the house,” she beams. “I’ll spend hours moving and hand selecting the perfect photos — I just can’t bring myself to delegate that task because I care so much!”

Beyond her exceptional marketing, what truly sets Haley apart is her genuine compassion and construction savvy playing a critical role at walkthroughs. Clients often tell her she was more observant than the house inspector, and she will go to any length to assist by getting creative.

“I’m infamous for helping in a crisis … I’ll even pull someone off my husband’s building crew to assist a client!” she laughs. “Thankfully, my husband is very understanding and supportive of my career.”

She recently won an offer for a house with her compassion front and center. According to Eric Cressy, the seller’s agent: “There were a dozen offers on the table. The seller and I could hear the emotion in Haley’s voice for her clients, the family of five, and ultimately it’s what won them the house.”

All For Her Family Haley’s commitment to her loved ones is at the core of every decision she makes. She and Branden have been married for eight years and have three sons: Nico, Rowan, and Santino.

“My kids are starting to realize what I do, and they say, ‘You help people have a home, Mom,’” Haley grins. “It brings me so much joy!”

The Scimones enjoy spending time on Nantucket and at their sons hockey events. When Haley isn’t helping clients or at home, she can often be found playing tennis, taking fun fitness classes led by

local moms, or volunteering. She proudly serves on the Friends of Marblehead Public School Board, the board of the Jewish Community Center of the North Shore, and as an ambassador for Northeast Arc.

As for her future, Haley envisions maintaining steady growth while staying true to her core values and top priorities. She’ll continue to be driven by doing what’s best for her clients with plenty of hard work and heart.

When asked about the possibility of expanding her business to include additional agents down the road, Haley nods.

“I’m open to having a team someday with the same values, drive, and integrity to match,” she concludes. “I am very close with my fellow agents in the community. I love co-brokering with my colleagues and they love working with me. The way you work with other agents says a lot about character, and it also benefits your clients.

“Ultimately, I want to keep my clients first, practice what I preach by continuing to grow my family’s real estate portfolio, maintain and foster my relationships, and always be in the front row for my kids.”

All About North Shore Real Producers

Real Producers magazine started in Indianapolis in 2015 and is now in over 130 markets across the nation and continues to spread rapidly.

I often get a lot of compliments about North Shore Real Producers content, our quality of photography, professional design appearance, and overall, the positive nature and influence that our publication has brought to the real estate community here in Essex County and the North Shore.

None of the REALTORS in our magazine paid to be featured. They were either nominated by fellow Top 300 REALTORS, or industry colleagues in the community and featured FREE of charge.

But like anything, not everyone agrees. I also get notes and calls about why we decided to feature some of the people who we’ve featured. How did they get in the magazine, and oftentimes, how can I be included in your pages? These are fair questions which warrant some discussion, so let me offer explanation into some of the frequently asked questions.

Who receives North Shore Real Producers?

The top 300 agents/teams in Essex County, and I also include Reading, North Reading and Wakefield, based on MLStotal sales volume January - December 2023, will receive the magazine FREE of charge for the remainder of this year. The list then resets at the end of this year.

I’m hopeful that as we grow, I’m able to expand our footprint and distribute our publication to the top 500 agents/ teams and include more towns outside of Essex County. Stay tuned.

What is the process for being featured in the magazine? Almost every feature you see has been nominated by peers. You can

nominate other REALTORS, affiliates, brokers, owners or even yourself. We will consider anyone brought to our attention because we don’t know everyone’s story.

I spent a lot of time getting to know the North Shore and Essex County REALTOR® community during my ramp-up period from April 2020 through January 2021. I was able to then catalog a lot of information on a lot of topperforming REALTORS®, many of whom were more than worthy of a presence in our publication at a future date. In some of those instances, I selected the REALTORS® to be featured based on my conversations. At the end of the day, based on nomination information, or those who I’ve met on my own, I select who I think would best represent our publication each month.

What does it cost a REALTOR® or team to be featured?

The answer is simple... NOTHING. None of the REALTORS® in our magazine paid to be featured. They

were either nominated by fellow top 300 REALTORS® or industry colleagues in the community and featured FREE of charge.
