Have No Regrets
Sometimes we are so consumed with our everyday lives...our work, our family, our finances, everything, that more often than not, we forget some of the little things. Well, sometimes the little things are actually quite large.
A good friend of mine recently passed away very suddenly. I’ve known my friend for 16 years and I didn’t get the chance to say goodbye. I wish that I had. His family didn’t get the chance to stay goodbye either and I’m even more upset about that.
I had not talked with him for a few months, what with busy schedules, deadlines and other personal, day to day stuff that we all deal with. And that’s a big regret I have right now.
Yes, I’m angry, and upset that my friend is gone and was taken so soon and without warning. But, there are no guarantees in life. We aren’t born and then handed specific expiration dates at the hospital. None of us ever knows, nor can we control, much of when we will expire.
That said, regret is a really difficult emotion. It can weigh very heavily particularly when you know that you can do something about it. We can all live our lives with little to no regret and we have control over that.
Have I taken time for myself enough or have I spent enough time with my family, my wife or my kids? Have I reached out to friends as often as I should?
The thing I’m probably most angry and upset about is that I don’t have to feel this way. I had full control to make a better effort to touch base, check in, have a drink, lunch or dinner, or even a phone conversation with my friend the past few months...but I didn’t.
Life is very short and very precious. None of us knows when it’s our time. But one thing we can all do, is steer clear of any potential regret by initiating relationships, contacts, spending time with family or even doing business a different way...and be confident that we did all we could and feel no remorse for not trying harder.
My sister described him perfectly... she said that if Neil was a dog, he’d be a Golden Retriever. Smart, fun-loving, loyal, loves people and always up for a good time. Everybody’s friend whose mantra always seemed to be the more the merrier. All true.
Rest in peace, Neil. We’ve had some great times on the golf course, at concerts, at parties and ballgames. I’ll miss your instinctive piano playing, story telling, driving short cuts and jokes, as well as enjoying a pint or two. So long, my friend, and may God bless you and your family.

What will 2025 bring to 3A?
First, we must examine where we are currently. Out of the 23 NSR communities, 7 are noncompliant and only 3 are compliant as of January 1, 2025. The other 14 communities are in a state of interim compliance. These communities will assumably move over to compliant, but that is not guaranteed.
City Councils have been the most effective at passing 3A zoning. Out of the 6 NSR cities, 4 passed compliant zoning and the other two are in interim compliance. But then we get to the example of Gloucester.
Though the Gloucester City Council passed compliant zoning, Gloucester residents collected the required 4,200 signatures to suspend the 3A zoning overlay until residents can vote on them. This has caused Gloucester to be out of compliance with 3A requirements. Direct losses from the petition include $900,000 in infrastructure grants.
Town Meetings have been far less successful. Six North Shore communities operating under Town Meeting (either representative or otherwise) are in non-compliance with the others in interim compliance. A common tactic was to table the article indefinitely, which was used in Ipswich and Georgetown.
Advocating on behalf of housing has stayed a relatively productive endeavor, but speaking on behalf of 3A has not. The policy has become a third rail issue among many.
As of the time of writing, the courts verdict on the Milton lawsuit has not been released but is expected around February. This will be the biggest
determiner of what will happen with 3A in 2025. Depending on the ruling, there may be another wave of change in how communities look at 3A.
NSR will continue to advocate for the need of housing in Massachusetts and assist with education for those looking to better understand 3A in their communities.

A tree was purchased, decorated, and donated to the Tree Jubilee at Marini Farm to benefit the Ipswich Humane Group. This is an event that the brokerage has been supporting for over a decade.
A group got together for wrapping/ assembling enough gift bags to accommodate the Council on Aging Ipswich guests attending their holiday luncheon at Ipswich Country Club. 220 gift bags in total were packed and delivered.
Finally, a trio of agents volunteered to deliver coffee cakes to Ipswich seniors.

With the new year upon us, now is the perfect time for homeowners and real estate professionals to think about how to maintain, improve, and protect their properties. Here are five New Year’s resolutions I recommend for homeowners in New England that you can share with your clients.

New England winters are beautiful, but they’re also expensive when it comes to heating bills. Many older homes in this region lack modern energy-saving features, which can lead to wasted energy and higher costs.
Inspector’s Tip:
Start with a FREE home energy audit by MassSave. Simple fixes like sealing drafts around doors and windows, upgrading insulation, and installing a programmable or smart thermostat can drastically improve energy efficiency.

Begin the year by decluttering one area at a time. Donate, recycle, or properly dispose of items you no longer need. Organize what’s left with clear storage bins or shelves. A wellmaintained storage area makes a home feel larger and more functional, which can be a major selling point.

Meet Thomas and Madison Barnes, the charismatic husband-and-wife team behind The Barnes Team at RE/MAX Bentley’s. In just a few years, they’ve built a thriving business in the North Shore market, earning their clients’ trust through exceptional service while impressively doubling their business year after year.
“Regardless of numbers, our clients always come first, and our goal is for them to walk away feeling happy, confident, and supported,” Thomas emphasizes.
Two Paths Converge
Madison grew up in Newburyport with a love for learning and workingclass parents that didn’t tolerate idleness. As the first in her family to attend college, she earned a bachelor’s degree in Human Development from the University of New Hampshire, a master’s in Education from Lesley University, and a certificate in Educational Leadership from Salem State. For the next eight years, she worked as a Therapeutic Learning Teacher in her hometown.
Born in Utah but raised in Byfield, Thomas pursued Aeronautical Science at Bridgewater State and later earned an MBA from UMass Lowell. As a corporate pilot for a dozen years and counting, Thomas still enjoys being aloft, averaging several flying days per month while devoting the majority of his time to their team’s burgeoning real estate business.
The couples’ venture into real estate began in 2016 when they spontaneously purchased their first property.
“We never imagined renting it out, but a year later, the unit below us came up for sale, and we bought that to move into and rent out where we were living,” Madison explains. “We went on to do this several more times after that before getting our licenses.”
Thomas got his real estate license first, during the early days of the pandemic
in 2020, and quickly became passionate about the field. Madison obtained her license the following year, initially helping her husband as his backup agent, but eventually left her teaching role to focus on growing their business as the market frenzy continued.
“Now Thomas is my backup agent!” she jokes.
Scaling Rapidly
The Barnes Team’s impressive rise is fueled by their shared emphasis on hard work, consistency, and client satisfaction. Thomas brings an analytical, detail-oriented approach to the team, while Madison excels at building relationships and providing personalized service.
“Our success comes from being committed to our clients and their unique needs,” Madison points out. “We hate the preconceived notions Realtors
often have, and we aim to change those by providing impeccable and beyondexpectation service.”
In 2024 alone, their team achieved 32 sales for over $18.2 million in volume, and they’re audaciously gunning for $30 million in 2025. While they recently added a third team member, Mike Audy, their focus remains on quality over quantity.
“I went to grad school with Mike and he’s a close friend who has invested with me over the years,” Thomas shares. ““We’re not actively recruiting, but we’re open to the right fit if that person happens to come along.”
Consistency Is Key
The Barnes attribute much of their fledgling success to their discipline and diligence. They put a great deal of energy into their client’s experience as well as savvy marketing investments.
“We bring a consistent approach to everything — social media, branding, photography, and videography to give our clients the best experience possible,” Thomas affirms. “You have to be willing to spend money to make money in this business.”
Along those lines, their collective advice to aspiring agents echoes their own strategy: “Stay consistent, don’t get discouraged, find a mentor, and ask questions,” Madison suggests. “You’re not selling software or solar panels; you’re selling homes — people’s most intimate, important, and expensive investments. Focus on your clients
rather than the money, and your business will fall into place.”
The couple’s laser-focus on service is evident in their responsiveness and attention to detail as well.
“We do everything possible to stand out,” Thomas offers. “We respond quickly to ensure no opportunities are missed, we understand our clients’ unique needs, and we provide service that exceeds expectations.”
Off The Clock
Beyond their busy work day, Madison and Thomas are foster parents,
providing a warm and welcoming home for children in need.
“Supporting kids who need a loving, supportive home is something we always imagined doing,” Madison shares. “Being a foster parent is the best thing in our lives and also a really hard one. Loving a child forever and caring for them as long as they need is an interesting statement that we hold deep in our hearts.”
The couple loves spending time outdoors with their foster children, boating, scuba diving, skiing, and hiking. They also enjoy making homemade pasta together and exploring their vibrant community in downtown Amesbury.
Their six-year-old Goldendoodle, Atlas, is always part of the family fun, even if his endless energy sometimes challenges Thomas’s allergies.
“He has more energy than all of us combined!” Thomas laughs.
Outside of work and family life, Madison is deeply involved in their local community as well, serving as a member of the Amesbury Rotary Club, the Amesbury Educational Foundation, and the Amesbury Cultural Council.
On The Horizon
Looking down the road, The Barnes Team remains focused on maintaining their incredible momentum while staying firmly grounded in their top priorities.
“We hope to continue to foster strong relationships and grow our business in our community and surrounding areas,” Madison offers. “We feel extremely grateful to have found success as newer agents and never want to lose sight of our values. Finding balance in life and fulfillment in family, socially, and career — that’s how we define success.”
Thomas nods his head in agreement. “The goal is to keep scaling without compromising our exceptional service,” he concludes. “We’ve doubled our business every year since we started, and while that won’t be sustainable forever, we’re focusing on working hard.”
8 Tips For Winterizing Your Home
A 2025 Checklist

It’s important for realtors to make sure their clients are set up for success –even after closing. Be sure to share these tips for home winterization with any new homeowners you worked with this year!
1. Check Your Roof and Attic
If you have a ladder and are able to do so, you may want to use it to carefully climb onto your roof and remove any moss, leaves, or other debris. Next, head inside your attic or loft area and look for any damp areas resulting from roof leaks. Be sure to look up at your roof from the inside as well for any light leaks that could indicate loose or missing tiles.
2. Check Your Chimney
While you’re up on your roof, you can take another important step to winterize your house by taking a look at your chimney as well. Over the course of the year, the brickwork is exposed to rain, wind, and snow so making this a part of your winterizing routine is a good reminder to check it for any damage. Minor cracks or other damage may be able to be repaired with patching cement or silicone caulk). If you spot any significant damage, it’s best to contact a professional to complete the work.
3. Clean Your Gutters
Making sure you have clear gutters is another crucial step to take before snow
and ice arrive that will pay off in terms of helping you avoid costly damage to your house down the line. Removing dead leaves, branches, and other debris before winter arrives helps to ensure that melting water is directed away from your roof instead of forming ice dams and seeping into your house.
4. Protect Your Doors and Windows from Drafts
Weatherproofing around windows and doors is a relatively easy way to get your home ready for winter and will save you money on your heating bill at the same time. Head to your local hardware store to buy some weather stripping to put around all of your doors and windows.
5. Insulate and Prepare Your Pipes
Frozen and bursting pipes can be one of the costliest outcomes of failing to properly winterize. The first and most important thing you can do to winterize your pipes is make sure you know where your water main shutoff is so you can access it as quickly as possible if you have a pipe burst. Before the first frost of the season be sure to shut off all water to outside faucets at the isolating valve.
6. Have Your HVAC System and Furnace Serviced
A couple of easy ways to winterize your furnace are to replace the filter and schedule an annual service with a professional to make sure everything
is in order to heat your home all winter long.
7. Have All Snow Removal Equipment Easily Accessible
Get your snowblower gassed up before the first flakes start to fall, and make sure it’s somewhere that you can easily access once the snow is on the ground. The same goes for your shovels, de-icing salt, and sand. Having your snowblower serviced once a year is also a good idea, and at the very least you should try running it once or twice before winter officially arrives to ensure it’s working.
8. Protect Your Home If You’ll Be Away
This one is just plain common sense, and it’s not just specific to the winter season. If you’re going to be away from home (heading south for the winter?), especially for a prolonged period of time, have a friend, family member, or neighbor swing by your house periodically to ensure everything is in good shape..

“Last month we hosted a Women in Business dinner at Davio’s where we invited 40 women in Lynnfield who own businesses to join us for a keynote speaker and came up with a preferred vendor list of attendees to be shared. We’re huge into empowering other women,” Christina Hixon begins.
For Christina and her teammate, Liana Bevilacqua, that spirit of connection is not only central to their team’s culture, but it’s the very keystone upon which the Hixon + Bevilacqua Home Group thrives.
With over 20 years of combined experience in Boston’s North Shore real estate market, the team, including their driven teammate Eve Paone, has quickly become a trusted name in the community. Whether it’s supporting local organizations, hosting community events, or fiercely advocating for their clients, Christina and Liana are living proof that getting ahead doesn’t mean knocking others down.
A Path Paved With Experience
Long before they formed their powerhouse team, Christina and Liana each carved their own path with

invaluable experiences. Liana’s colorful career began with a Communications degree from the University of New Hampshire, followed by a fast-paced role as a Research Director at the Massachusetts State House.
“After three years, I pivoted to healthcare, becoming an X-ray technologist. I loved working with families, learning their stories, and seeing them through their process. Real estate is very similar, sharing big moments in someone’s life — it’s so meaningful,” Liana reflects.
For Christina, her background started with a solid decade in finance. But she felt unfulfilled and yearned for meaningful work.
“I worked for Fidelity and then Raytheon, earning my MBA in Marketing at Suffolk part-time. I spent 10 years in finance, but it was monotonous, so I didn’t go back after having my second child,” she says candidly.
The shift to real estate sales came after Christina obtained her appraisal license at the encouragement of a family member, spent two years appraising properties, and then took on a role as a transaction coordinator with Suzanne and Company.
“My TC job was pivotal. I learned so much working with a high-producing team, and eventually, I knew I was ready to jump into sales,” Christina recalls. “But even with my background in finance and appraising, it was still scary!”
When Liana moved to Lynnfield, fate brought the two together. “Christina was my neighbor, already in real estate, and she encouraged me to get my license in 2019. She taught me everything I know,” Liana acknowledges gratefully.
By October 2022, the pair decided to separate from the team they were on and form their own team with their own vision, bringing Eve Paone along with them. Thus began their quest to focus on growth by forging strong relationships with customers instead of fixating purely on production.
“We wanted a more personal touch with our clients, to feel every emotion with them, and to always strive to do what was right,” Christina shares. “We both have a strong backbone, which helped make the decision to leave easy.”
From Transition to Tremendous Growth
Although the HB Team is anything but motivated by stats, their impressive numbers speak for themselves. In 2023, Hixon + Bevilacqua Home Group closed over $25 million in volume while still being in transition mode. And in 2024, they are projected to close over $40 million — a staggering jump that highlights their momentum and hustle.
“We’re so involved in the community, and our brand recognition is growing. It’s been a game-changer,” Christina elaborates.
Liana nods in agreement: “We love our town and being able to give back through sponsorships to a community who has given so much to us is incredibly fulfilling.”
Giving back is a cornerstone of HB Team’s core values. Their team sponsors Lynnfield Youth Baseball, Football, Softball, and Soccer, school plays, prom
after-parties, and A Healthy Lynnfield, a substance use prevention coalition.
Moreover, their balance of camaraderie and hard work allows Christina and Liana’s contrasting personalities to shine.
“Christina is so easygoing and articulate—nothing bothers her,” Liana shares before Christina quips, “The nicest compliment Liana has ever given me is that she’d trust me to sell her own house! She’s incredibly detailed, organized, and one savvy, feisty negotiator.”
Their unique approach to team dynamics is also part of HB Team’s incredible success.
“We love listening to each other’s input and evolving,” Liana adds. “For example, our teammate Eve is doing a Tom Ferry coaching program and she’s teaching us new things every week. We’re so proud of her hustle.”
A Maternal Touch

Beyond Listings
When they’re not hustling for their clients, Liana and Christina are deeply rooted in their families and community.
Liana lives in Lynnfield with her husband, Rick, and their two sons, Lucca (12) and Marco (11), who keep them busy with hockey and baseball. “From September to April, we’re at a rink, and from May to August, it’s all baseball. We love sneaking away to Bonita Springs, Florida, to visit family in the winter though,” she shares.

Also residents of Lynnfield, Christina and her husband, Chad, are equally busy with their three energetic kids — Cole (16), Eva (14), and Luke (12) — and two Red Lab siblings, Ace and Frankie, who Christina affectionately describes as “exceptional escape artists.”

while Christina loves hot Pilates, walking her dogs, and savoring good food. “Daniella’s Ristorante is my spot,” she declares without hesitation.
Looking ahead, the future for Hixon + Bevilacqua Home Group couldn’t be brighter as their team continues to gain traction and momentum.
“We’d love to grow our team and mentor new agents,” Liana concludes.
“Right now, we have such a great camaraderie, and watching Eve grow has been incredible. Maybe 2025 is the year we add another Team HB player!”
Christina agrees, “It’s about quality over quantity though. We’ll expand over the next few years but always keep that boutique feel. Our relationships with each other and our clients are everything.”
