PUBLISHER’S NOTE

As I write this, I’m spending a quick weekend in Tamps with my youngest daughter. She wanted to participate in a college soccer ID camp here at the University of Tampa. Of course, I couldn’t say no to her request, as she has expressed coming to school here in a couple of years, with the hopes of playing soccer.

The women’s NCAA Final Four basketball tournament is also here in Tampa this same weekend, which explains why there were virtually no hotel rooms available in the city and those that were available were insanely expensive.

Not coincidentally, there are people from all over the country here rooting on their respective teams from UCLA, South Carolina, UConn and Texas. And, we’ve met some very nice people while waiting for our dinner table to while dining.

There are people of all ages here, both men, women, boys and girls, enjoying the hot sun but also respectfully and proudly wearing their schools gear and cheering their teams on. It’s also very cool to see the large numbers of girls and women getting into all of the exciting the action.

Having two daughters who play sports, I must admit I didn’t really watch women’s sports as a child and really, not until I had girls of my own. Seeing my own daughter, and so many girls around town enjoying women’s sports is fun to see. There are so many very talented athletes playing this weekend alone, but watching girls following sports and getting as excited as I used to at an early age is terrific.

On another note, I just left my daughter for day one of the ID clinic at the university. Many of the U Tampa players are actively involved in the 2 day camp, which I think is great for the girls. Again, there are girls from all over the place, many different states, who play soccer for their high schools and local club teams.

Prior to registration, you can see the nervousness on their faces, as everyone is very quiet, waiting the for the camp to commence. One of the best parts about these things, is that my daughter gets exposed to many different girls, that she does not know, like everyone else, and will be participating, and competing, in the sport she loves to play the most.

And who knows, she may even make a few new friends she wouldn’t have otherwise. To me, and for my money, the camp is actually secondary. The exposure she is getting to other people, both her age and adults, whom she is unfamiliar with, is priceless and helps build strong women of character.

Happy Mother’s Day to all of you hard working mom’s in this business. I know so many of you who are not only top real estate producers, but also outstanding mothers. I say it all the time, and I’ll say it again, I don’t know

April and May are the months in which most town meetings occur. This year we’ve been a significant jump in warrant articles that affect property rights, mostly based on 3A and the new statewide ADU regulations.

Of our 23 communities 6 have city councils, 2 have representative town meetings, and 15 have open town meetings. Open town meetings are what you probably think of where any resident registered to vote can attend and vote on warrant articles. Representative town meetings have elected representatives that go to vote for constituents (which could be the street, neighborhood, etc.).

Whether you are a frequent advocate in your local community or simply vote in November, town meetings are something to highly consider attending. Local zoning typically has the greatest impact on your rights as a property owner, though the state has focused more and more on housing in the last five years. The annual town meeting is scheduled for the same day every year (ex. the first Monday in May).

If you have never been to a town meeting, what you’ll see is a warrant. This is a collection of articles that the body will vote on. The warrant must be available at least 7 days before an annual town meeting and at least 14 days before a special town meeting. Most articles you’ll see probably focus on funding, but the zoning articles might see the most debated.

Citizen’s petitions are sometimes used to get housing articles on the warrant. Any group of voters, with the minimum requisite number of signatures, can bring a petition article. Over the last several years, most of the citizen’s petitions we’ve seen have been to enact construction moratoriums and they have been defeated.

A special town meeting is in addition to the annual town meeting and does not have to be on any specific date. 200 or 20% of total registered voters (whichever is lower) can call a special town meeting. Some towns hold regular special town meetings (usually in the fall) and some only call them as needed.

Exactly Where She’s Meant To Be

“I’m a go-getter, but I also love getting to know my clients. From our first conversation to our first meeting, I thrive off that energy. It truly is a win/win.”

For some agents, real estate is a lifelong dream. For Irma Fountain however, it was a calling that came later in life after profound personal loss.

A fledgling Realtor with Keller Williams Realty Evolution and a key member of the Willis & Smith Group, Irma is also part of the Flex Team, both of which she credits for giving her an early boost. Now, just over one year into her new career, Irma’s quickly proving that when she commits to something, she goes all in.

Switching Gears

Irma’s transition into real estate seemed like the perfect fit, given her background as a paralegal for a decade, corporate sales with AT&T for

two decades, and a stint in property management — but it was also a profession Irma’s mother had always believed her daughter would excel at. But the timing was never quite right.

“My mom felt that with my ability to connect with people so easily and because of my friendly personality, it would be a good fit,” Irma recalls. “Turns out she was right!”

In 2018, Irma took a leave of absence to care for both of her ailing parents. In a cruel twist of fate, she lost them both to cancer just two months apart. The sudden loss took its toll, and real estate took a back seat as she focused on processing her grief and healing with the support of her husband and daughters.

“When I commit to something, I don’t look back,” Irma explains. “But I suddenly went from being a caretaker of young kids to caring for my parents, so I waited until I could give it my all before obtaining my real estate license.”

And when she was ready, Irma obtained her real estate license in February 2024 and dove in head first with the fullfledged support of her husband.

Shortly after Irma became a licensed agent, she found herself surrounded by strong female supporters — Shannon McInnis, who introduced her to Keller

Williams, and team leaders Wendy Willis and Liz Smith, who welcomed her onto the Willis & Smith Group.

“If it weren’t for those three women, I don’t think I would have made it!” she acknowledges gratefully.

With their guidance, plus the structured support of the Flex Team providing Zillow leads, Irma was able to find her footing quickly.

“My previous experience helped, but I still often wondered if I was doing the right thing,” she admits. “I was so nervous when I first received an offer, but getting a lot of early exposure through the Flex Team helped.”

In her first full year in real estate, Irma closed 11 transactions generating north of $$5.5 million in sales volume while earning the 2024 Rising Star Award at her brokerage. But for her,

the true measure of her impact is about the connections she makes along the way.

“I am not a transactional Realtor,” Irma emphasizes. “I treat each client as a new friend and am grateful they have allowed me to be on this journey with them.”

That philosophy shines through in her availability. “It might sound crazy, but

it’s true — at 5 a.m., if my phone goes off, I’m on it,” she affirms. “I always put my clients first.”

Her infectious energy and genuine enthusiasm further set her apart: “I’m all business, but I’m also not afraid to befriend my clients while keeping it professional. I don’t want them to ever feel like I’m not available or not approachable. I like to keep it fun and stay positive!”

Making A Difference

Losing both parents to cancer changed Irma’s outlook on life. Now, she’s determined to give back in their honor. She recently teamed up with the MGH Fund, an organization that provides financial assistance to families affected by cancer.

“Cancer affects every aspect of those fighting this horrible disease, and MGH Fund helps with everything in between,”

she explains. “Some of the funding goes to clinical research, but a portion also helps fund important things for cancer patients like rideshares, groceries, selfcare, laundry, etc.”

Her involvement with MGH Fund is deeply personal. “I found out about this program through my dad’s nurse. MGH Fund really went above and beyond, even after my parents passed — the first holiday season without them was tough, and I received flowers and a nice fruit basket. It’s the little things like that that mean so much.”

In addition, she also donates a portion of her commissions and supports KW Cares, Keller Williams’ nonprofit that assists agents and their families in times of hardship.

Good Times Ahead

Beyond the office, Irma and her husband Brian — her “soul mate” of nearly 25 years — are looking forward to their silver anniversary this September. With one daughter, Brianna (22), graduating from college soon and the other daughter, Isabella (18), finishing high school, they’re hoping to take a family trip to Europe to celebrate everyone’s big milestones.

In her precious spare time, Irma loves heading outdoors, especially to the beach, and prefers staying active with long walks with the family’s pair of Shih Tzus, Romeo & Rocky, as well as running and Zumba.

Looking to her future, Irma notes she feels like she’s just getting started. She’s considering launching her own team one day when the timing is right, not just to grow her business, but to “give back by sharing knowledge and paying it forward.”

“The past year has been a whirlwind, from wondering if I could do this to exceeding all of my goals and expectations. I am still just digesting it all,” she concludes with a smile. “For now, I hope to continue to grow and give back to my clients and community along the way.”

What Are Mortgage Discount Points and Are They Worth It?

Depending on the homebuying and mortgage landscapes at the time when you’re shopping for a home, you may be looking for a way to get a lower interest rate to help make your monthly mortgage payments more affordable.

One of the most common ways to get a more manageable interest rate in a high-rate environment is to work with your lender to buy points, also known as discount points, on your mortgage.

What Are Mortgage Discount Points and How Do They Work?

Discount points are prepaid interest on a mortgage loan, represented as a percent of your total loan, that help you lower your interest rate. One point is equivalent to 1.00% of your total loan amount and reduces your mortgage interest rate by roughly 0.25%, helping make your monthly payments more manageable.

Are Mortgage Discount Points Worth It When Buying a House?

A good first step to answer this question is to calculate your breakeven point or the timeframe that it takes to recoup the amount you spent up front on discount points. If you intend to own your home for a long time and specifically beyond your breakeven point, then buying discount points would be something to consider.

Your breakeven point can be determined by dividing the upfront cost of the points you purchased (for example, one mortgage discount point will require an up-front fee equal to one percent of your loan amount) by the amount you will save each month by lowering your interest rate (your monthly savings).

Is Buying Mortgage Points Tax Deductible?

If you’re planning on purchasing points on your home mortgage for a reduced interest rate, one of the first things you should do is consult a tax professional. Since mortgage interest may be tax-deductible if you itemize your deductions, you may be able to deduct the cost of the points you paid for since they are considered pre-paid interest.

Are There Other Ways Besides Paying Mortgage Points to Get a Lower Interest Rate?

Buying points is a great way to get a better interest rate and more

manageable monthly payments, but if you’re currently in the home purchase process and looking for alternatives, a mortgage buy down could be an option that works for you.

A buy down reduces the buyer’s interest rate and monthly payments for an initial period following the purchase of a home. This is typically achieved by the seller contributing funds to an escrow account that subsidizes the mortgage for an initial period, resulting in a lower monthly mortgage payment during this period for the buyer. In turn, the seller will usually increase the purchase price of the home to compensate for the costs of the buydown.

Arthur Staffiere knows that when it comes to home inspections, everyone involved should feel confident when it’s over.

“My immediate goal is to have the seller’s agent ask me for my business card at the end because I did a thorough job,” Arthur begins. “But my ultimate goal is that I want parents to feel comfortable having me inspect their children’s homes.”

“I had been thinking about it for a while,” Arthur admits. “I already had my Construction Supervisor’s License, and while I was involved in the building materials industry, I realized this was something I could do well with the right structure and support in place.”

Well-Rounded Approach

As an inspector, Arthur prides himself on his unflappable demeanor and ability to communicate clearly, especially to first-time home buyers who may feel overwhelmed.

“I always remain calm, and my experience allows me to help educate

new first-time buyers as well as seasoned buyers,” he states.

That expertise in historical homes has become a unique strength for Arthur, particularly in New England, where antique homes are common.

“One of the really fun, yet important things about my job is that I have a pretty wide territory,” he elaborates. “So in the morning, I can be in Arlington or Winchester inspecting a new home, and then in the afternoon, I can be in Marblehead inspecting a home built in the 1700s that was lived in by a ship’s captain.

“For that reason, I feel as though I have true expertise in both new and old properties because of my property development background and remodeling business, as well as all the weekly inspections performed on so many antique homes.”

Arthur is also quick to point out that his goal isn’t to alarm clients but rather to empower them with information.

“The result of a home inspection is the condition of a property at that day and time,” he notes. “But we offer maintenance program solutions for the long run. We draw attention to the things that are needed right away in a report that clients receive that same day/night, and then highlight long-term needs. I’m always available to discuss the report as well, but it’s very clear and specific.”

With numerous five-star reviews on Google and glowing Webpunch feedback, Arthur credits his success to consistently delivering thorough inspections that leave clients informed and reassured.

“I also have an online image team, and we really follow up on feedback and reviews,” he adds.

Overcoming Challenges

Like many in his industry, Arthur has seen significant changes in recent years. The competitive real estate market has caused some buyers to waive home inspections altogether to secure a

winning bid, a trend Arthur finds deeply concerning. He is actively involved with the New England chapter of ASHI (American Society of Home Inspectors), which is working on state legislation that would prevent home inspection contingencies from being waived in future purchase agreements.

“The goal is to have each and every buyer be able to hire a licensed, experienced home inspector to do a professional job reporting on one of the

largest investments they will ever make in their lives,” Arthur offers.

Beyond The Work Day

When Arthur isn’t conducting home inspections, you can often find him coaching soccer.

“I have been coaching for the past 25 years; I have coached both youth and high school soccer,” he shares. “My present position is senior coach for a local club program, SFC New England

based out of Winchester. I have also achieved many USSF and state licenses and certifications over the years.”

Also an avid golfer, Arthur enjoys staying active. When summer rolls around, his family usually heads to Mayflower Beach on Cape Cod, or you’ll find him playing a round at Dennis Pines Golf Course. Happily married for 40 years to his wife Maria, Arthur has been blessed with two daughters, Christina and Julia, and one adorable granddaughter, Ava.

Despite keeping busy, Arthur makes it a top priority to give back to the local community of Arlington and Winchester as well; he volunteers frequently for a number of youth sports and organizations while also supporting his local Chamber of Commerce.

“Future plans include hiring additional inspectors on staff while always being conscious of the level of professionalism and service we provide,” he affirms.

People can usually hear Evelyn Rockas coming long before they see her pull up for a house tour.

“I like to stay positive! So whenever I drive, I listen to electronic music playlists my son sends me — and I listen loudly,” Evelyn laughs. “It’s truly uplifting, and I find that positivity also breeds success.”

That infectious energy has certainly served Evelyn well. As a consistent top producer at Coldwell Banker Realty, she recently earned the prestigious International President’s Elite Award, placing her among the top 2% of Coldwell Banker agents worldwide after closing $20 million in sales last year. But

at Evelyn’s core, she sincerely thrives on helping others rise along with her.

Finding Her Calling

Raised in West Peabody, Evelyn was a successful environmental consultant who worked her way up the ladder to regional manager. She led an EPA hazardous waste contract worth $5 million and managed multiple responsibilities, including opening a Boston office for her firm. When her daughter was born though, Evelyn decided to step away from her demanding career as priorities shifted.

“I was heading up the Federal Programs Division, and with my husband, George, working long hours as an attorney,

I knew I couldn’t continue with that lifestyle,” Evelyn explains.

While raising her children, Evelyn worked part-time as a food broker to maintain flexibility. But when her kids were grown and attending college, Evelyn knew she was ready for a fulltime career again — and becoming a Realtor checked all the boxes.

“A friend in my book club became a Realtor and loved it, which got me thinking,” Evelyn recalls. “I was looking for something flexible, and I also love to help people. Real estate seemed like the perfect fit and my parents, who lived just down the road a few miles, were incredibly supportive as well.”

In 2009, Evelyn earned her real estate license and threw herself into her new career. With her natural drive, she quickly mastered the paperwork side of things, but credits her mentor, Carol Orenstein, for teaching her crucial negotiation skills.

“If it weren’t for Carol, I wouldn’t be where I am today,” Evelyn declares. “She was always there for me, any time of day. We still keep in touch!”

Going Above and Beyond

Evelyn’s business philosophy is simple: put clients first, and success will naturally follow.

“My integrity and desire to help others sets me apart,” Evelyn offers. “I sincerely care about my clients as if they were my family and friends. I would rather have them walk away

from a property than purchase something that isn’t right for them.”

Evelyn’s also a fierce advocate who consistently digs deeper to protect her buyers and sellers. If there’s an issue with a transaction, Evelyn admits she will lose sleep over it because she cares so deeply.

“I’ll call town hall, investigate permits, and look into every detail to make sure there aren’t egregious elements that could hurt my clients,” she affirms.

Her detail-oriented nature, combined with her reputation for negotiation savvy, has earned her the trust of her clients and colleagues alike.

“I’ve been told by more than one person that I’m sincere when I say I genuinely care about people,” Evelyn adds.

Her compassion for others extends beyond her clients. Evelyn is also known for supporting new agents in her office, answering questions, and lending guidance whenever needed.

“As my dad used to say, ‘It takes years to build your reputation and integrity, and it can take a second to lose it.’ My reputation is everything to me,” she says.

Though Evelyn is a solo agent, she’s quick to acknowledge that her accomplishments wouldn’t be possible without the incredible support of her diligent team members.

“Rita Fitzgerald and Suzanne Morrison are invaluable,” Evelyn acknowledges. “Rita assists with paperwork, and Suzanne manages marketing and MLS tasks. They also step in to handle showings when I’m away.”

Prioritizing Paying It Forward

In addition to her thriving real estate career, Evelyn is deeply devoted to philanthropy.

“I love people and want to help them,” she emphasizes. “Part of that is giving back to the community.”

Currently, Evelyn is the advisor to St. Vasilios Philoptochos Athena, a philanthropic organization that helps the needy and destitute. Previously, she served as president of the organization for four years and played a pivotal role in raising $30,000 for St. Vasilios’ elevator fund, ensuring accessibility for all.

“I’m also the Chair of the Coldwell Banker Cares Committee at our Lynnfield office,” Evelyn adds. “We raise money to support Citizens Inn/Haven from Hunger and other causes. And I donate a portion of every transaction to Coldwell Banker Cares and support St. Jude’s Research Hospital.”

Moreover, her involvement extends to her family’s dedication to international human rights and religious freedom efforts, including her husband’s and son’s work with the Archons of the Ecumenical Patriarchate.

Family Life

Despite her demanding schedule, Evelyn always makes sure her loved ones receive top billing.

“My children are my everything,” she smiles. “George and I love spending time with them,”

Her son, James, produced a documentary titled “On the Precipice of Extinction” that highlighted the religious persecution of Ecumenical Patriarch Bartholomew. The entire family traveled to Turkey for filming and later to Greece for a related conference where Evelyn’s husband co-chaired the event.

“Our travels have been incredible — from Greece, France, and Italy to Australia, Barbados, and Bora Bora,” Evelyn shares. “I’m grateful for every moment.”

Closer to home, Evelyn cherishes her time with George, her beloved mother, who now lives with her family and will soon be turning 94, and her “furry granddaughter,” Violet, a rescue dog adopted by her daughter.

impressive, she’s determined to keep her momentum going and reach even greater heights.

“Retirement is a long way off,” Evelyn notes. “Both my husband and I love what we do.”

Having reached the ranks of the top 2% of Coldwell Banker agents worldwide last year, Evelyn has set her sights on an even loftier goal for 2025: International President’s Premier, representing the top 1% of CB agents worldwide. But Evelyn isn’t solely focused on career milestones, she’s equally committed to nurturing relationships, creating lasting memories, and continuing to live with the same zeal that has fueled her since day one.

“My kids are always my priority,” Evelyn concludes. “We’re a close-knit family, and I’m grateful that even now, as adults, we still travel together often. It makes the memories so much sweeter being all together.”
