Well, July is here, along with the start of summer...kids are out of school, the beaches and pools are calling, backyard barbecues, al fresco dining, bike rides, outdoor concerts in the park, short trips along the coast, ice cream, family, friends, summer clothes...and everything else that goes along with summertime.

However, let us not forget our freedom. Often lost in today’s political battles, or even our daily routines, is that we live in the greatest country on the planet and have been afforded freedoms that many others around the world do not. And as we’ve seen, there are many who aspire to come to this country to enjoy the very freedoms our forefathers paved the way for the rest of us to behold.

The signing of the Declaration of Independence, and the day we celebrate each year, is the byproduct of many who sacrificed... both on the field of battle, the courtrooms and everywhere else in between. The 4th of July, Independence Day, should not be taken lightly, no matter what side of the aisle you’re on.

John Adams is famous for writing many letters to his dear wife Abigail Adams, during his arduous travels between Boston and Phildelphia, among others...one such letter about our Day of Independence included this passage...

“It ought to be commemorated, as the Day of Independence by solemn Acts of Devotion to God Almighty. It ought to be solemnized with Pomp and Parade, with Shews, Games, Sports,

Guns, Bells, Bonfires and Illuminations from one End of this Continent to the therefrom this Time forward forever more. You will think me transported with Enthusiasm but I am not. I am well aware of the Toil and Blood and Treasure, that it will cost Us to maintain this Declaration and support and defend these States. Yet through all the Gloom, I can see that the End is more than worth all the Means. And that Posterity will triumph in that Days Transaction, even altho We should rue it, which I trust in God we shall not.”

And from the very Declaration of Independence itself, our forefathers wrote...

“We hold these truths to be self-evident, that all men are created equal, that they are endowed by their Creator with certain unalienable Rights, that among these are Life, Liberty and the pursuit of Happiness - That to secure these rights, Governments are instituted among Men, deriving their just powers from the consent of the governed...”

July Homeowner Tips

I am pleased to present another month’s homeowner tips for you to share with your clients and to apply to your own homes. My objective is to ensure that everyone maintains their homes in excellent condition. I trust you have already implemented the recommendations from June but if you have not, it’s not too late!

This would include optimizing your AC system, setting up dehumidifiers for basements, taking proactive measures for pest control, and ensuring your grill is safely set up. For more detailed information, make sure to grab a copy of the June Real Producers.

When I think of July, two main things come to mind… High temperatures and Fireworks! With the warm temperatures and often dry spells, proper lawn and garden care is essential during this time to ensure that your outdoor space remains lush and healthy. We will discuss some key tips to make your

neighbors envious of your property but more importantly we will also discuss summer safety regarding the heat, pools, and of course fireworks.

LAWN AND GARDEN CARE TIPS

Watering

• Early Morning Watering: Water your lawn and garden early in the morning to reduce evaporation and ensure deep soil penetration. Early watering also helps prevent fungal growth, which can be encouraged by evening watering.

• Efficient Irrigation: Consider installing a drip irrigation system for your garden. This system delivers water directly to the roots, minimizing wastage and ensuring plants get adequate moisture.

Mowing

• Mowing Height: Set your mower blades to a higher setting. Taller grass shades the soil, reducing evaporation and encouraging deeper root growth. Typically, keeping grass at about 3 inches is ideal.

• Sharp Blades: Ensure your mower blades are sharp to make clean cuts. Dull blades tear the grass, making it more susceptible to disease and stress.

Weeding and Mulching

• Regular Weeding: Stay on top of weeds to prevent them from overtaking your garden. Pulling weeds when they are young and before they set seeds is more effective.

• Mulching: Apply a layer of mulch around plants and in garden beds. Mulch helps retain soil moisture, suppresses weeds, and moderates soil temperature.

Pruning

• Pruning Techniques: Trim shrubs and bushes to encourage healthy growth and remove any dead or diseased branches. This is also a good time to shape your plants and remove any overgrowth.

• Deadheading: Remove spent flowers from perennials and annuals. This encourages more blooms and prevents the plants from putting energy into seed production.

GENERAL SAFETY TIPS

Heat Safety

• Hydration: Drink plenty of water throughout the day. Staying hydrated is crucial, especially if you’re spending time outdoors. A very important reminder is to avoid excessive consumption of caffeine and alcohol, as they can lead to dehydration. As all the commercials say, “Drink responsibly”!

• Limit Outdoor Activities: Avoid strenuous outdoor activities during the hottest parts of the day, typically

between 10 a.m. and 4 p.m. If you need to work outside, take frequent breaks in the shade or indoors.

• Appropriate Clothing: Wear lightweight, loose-fitting, and light-colored clothing. A wide-brimmed hat and sunglasses can protect you from the sun’s harsh rays.

• Sunscreen: Use sunscreen with an SPF of at least 30. Reapply every two hours, or more frequently if swimming or sweating.

• Monitor Vulnerable Individuals: Keep an eye on young children, the elderly, and pets, as they are more susceptible to heat-related illnesses. Ensure they stay cool and hydrated.

• Know the Signs: Be aware of the symptoms of heat exhaustion and heat stroke, such as heavy sweating, weakness, dizziness, nausea, and confusion. Seek medical attention immediately if someone exhibits these symptoms.

Pool Safety

• Supervision: Always supervise children when they are in or near the pool. Never leave them unattended, even for a moment.

• Fencing: Ensure your pool is surrounded by a fence with a self-closing, self-latching gate. This helps prevent accidental drownings.

• Pool Rules: Establish and enforce pool rules, such as no running, no diving in shallow areas, and no swimming alone.

• Learn CPR: Knowing CPR can save lives in case of an emergency. Make sure you and other pool users are familiar with basic life-saving techniques.

Fireworks Safety

• Legal Compliance: Of course, it goes without saying to ensure that fireworks are legal in your area before purchasing or using them. We don’t want anyone getting in any legal trouble.

• Adult Supervision: Only adults should handle fireworks. Keep children at a safe distance and supervise them closely.

• Safe Distance: Set off fireworks in a clear, open area away from buildings, trees, and other flammable materials. Maintain a safe distance from spectators.

• Water Supply: Keep a bucket of water or a garden hose nearby in case of emergencies. Douse used fireworks with water before disposing of them.

• Protective Gear: Wear safety glasses and gloves when handling fireworks to protect against sparks and debris.

• Follow Instructions: Read and follow all instructions on the fireworks packaging. Do not modify or combine fireworks.

• Dispose Properly: After the fireworks display, clean up all debris and dispose of it safely. Check the area for any remaining fireworks that could pose a hazard.

By following these tips, you can all ensure your lawn and garden remain healthy and your family stays safe during the warm month of July. Proper care and the right precautions can make your summer more enjoyable and stress-free. Have a happy 4th of July!

Full, Fun Speed Ahead

The rising career of Samantha LaLonde is no accident — it’s a product of passion, persistence, and being clear on her ‘why.’

“Having goals and dreams, and identifying all of the steps to get there is exactly what allows us to grow, to succeed, and to feel fulfilled in life,” Samantha reflects. “I have an exact image of the life I want to live and the fire in my belly keeps me heading in that direction.”

The fire in her belly is burning hotter than ever these days. A rising Realtor

with Lillian Montalto Signature Properties International in Andover, Samantha has quickly carved out a reputation for her work ethic since obtaining her license in 2022, closing nearly $10 million in sales volume and 22 transactions last year.

Switching Gears

Born and raised in Tewksbury, Samantha has been working ever since the day she legally could on her 14th birthday. Before real estate, she juggled roles as a nanny and daycare teacher throughout high school and college. Her original plan was to major in education at Bridgewater State University and teach kindergarten while selling real estate during summer breaks. But fate had other plans.

“There came a point where my heart and mind kept getting pulled more and more towards real estate and away from teaching,” she remembers. “That’s when I switched majors to accounting and business and decided I was going to jump all into real estate full-time fresh out of college.”

Still, Samantha wasn’t making that leap blind. She had long been inspired by a family friend, an agent who worked from her beach house and seemed to have unlocked the kind of lifestyle Samantha admired.

“Every time we’d go visit I’d be so amazed by all she was able to do and by the gorgeous homes she was selling and renting,” Samantha recalls. “I thought to myself — ‘I want that, too!’”

Mentored By The Best

A quick study, Samantha built a foundation of knowledge in her new career as an ISA (Inside Sales Agent) under the mentorship of Lillian Montalto herself. It was a formative experience and one she remains grateful for during her first year in the business.

“It’s so helpful being a woman in business and having a strong brokerowner to look up to,” Samantha adds. “That has made a huge difference to me.”

She also credits two other powerhouse women for shaping her early career: Nicole Antonopolous, whom she lovingly refers to as her “work mom,” and Caroline Healey, her “partner in crime” since day one.

These women’s full-fledged support — and that of her 20-agent, full-time team — has made a tremendous impact in her fledgling career. In 2023, Samantha was named Rookie of the Year at her company, while her team has earned Platinum Top Producer status with the Northeast Association of Realtors for the third year in a row.

But ask Samantha how she defines success and it’s clear her priorities go beyond stats:

“I believe it’s about ending your day and being truly happy and fulfilled when you look around,” she offers. “If you are filled with gratitude every day, that’s the most successful you can be.”

Making It Joyful

So what’s Samantha’s secret sauce? A fierce commitment to the experience, for starters.

“I’m focused on keeping the process fun and exciting,” she affirms. “There are tons of steps during the home buying/selling/renting process and it’s so important to have a Realtor who can navigate any bumps in the road

with the ability to keep everyone calm and collaborative.”

And when speed bumps arise, she doesn’t panic, she problem-solves. That proactive mindset shows up

in everything Samantha does, from building vendor relationships to creating lifelong client connections. And it also helps that her brokerage has a gorgeous rooftop deck perfect for client appreciation events and charity galas.

“We actually have our company’s 25th anniversary celebration coming up this week on the rooftop!” she grins.

Proud Pet Mom

When she’s not negotiating on behalf of her clients, you’ll likely find Samantha on the move or hanging with her three beloved fur babies.

“I’m a diehard pet mom!” she laughs. “I have a Husky named Avo, and two cats Zeus and Zoe.”

She still lives in her hometown of Tewksbury, close to her parents and two brothers. Family is big for her, and so is her spiritual side these days.

“I’m leaning into my faith now more than ever,” she points out. “I’ve recently started exploring a few different churches in the area, and you’ll see me at one every Sunday.”

Fitness is a massive part of her lifestyle, too: “It’s a running joke with my friends that all I do is work, workout, and go to church,” she laughs. “Which I will agree actually sums me up pretty well!”

Samantha’s especially big into Pilates, barre, yoga, long walks with Avo, and outdoor adventures like hiking and boating. This summer she’s aiming to run a 5-K race every month and tackle as many local mountain hikes as possible. She’s also looking forward to attending the upcoming Star Power real estate conference in Salt Lake City with her team.

And giving back for Samantha is non-negotiable: The National Multiple Sclerosis Society holds a special place in her heart.

“My mom has MS and it’s always been something I’ve been involved in,” Samantha shares. “Whether it’s creating a team for a fundraiser or

fundraising for my birthday, I try to keep them top of mind.”

Looking down the road, Samantha’s in no rush to build her own team or fly solo; she’s still loving the dynamic and inspiration she finds from her colleagues.

“Right now I’m just enjoying being on a team and learning as much as I can,” she offers. “It feels like drinking from a firehose every day!”

She also makes it clear she’s in this for the long haul, with eyes on the top spot at her company and a passion that’s not dimming anytime soon.

“Once I make my mind up about something, I’m committed to it and see it through,” she concludes. “It’s such a great career to use in so many ways to create your own life around your profession.”

CD vs. High-Yield Savings Account: Which is Better?

Two of the most common low-risk, interest bearing savings options are Certificates of Deposit (CDs) and highyield savings accounts. Both have unique benefits and drawbacks depending on your individual savings goals, and below we’ll dive into more about how each of these types of accounts works, their benefits, drawbacks, and how you might choose between the two.

What is a Certificate of Deposit, or CD, Account?

A CD is a type of interest-bearing account opened for a specific period of time that earns a fixed income on the initial amount deposited. CDs generally have a higher interest rate than traditional savings accounts, but once you open the account you won’t be able to withdraw money until the account’s maturity date without incurring an earlywithdrawal penalty.

CD’s come in terms ranging from a few months to five years, with the term largely determining the interest rate you receive on the account -- generally the longer the CD term the higher the interest rate.

Like the name indicates, a high-yield savings account (sometimes referred to as an HYSA) is a type of savings account with an interest rate that is significantly higher than a traditional savings account. Like CDs, high-yield savings accounts are an interest-bearing deposit account, but unlike CDs they allow regular access to your initial investment without penalty. Another key difference is that high-yield savings accounts have variable interest rates, meaning your interest rate can change after you open your account as interest rates are hiked or cut by the Federal Reserve.

What Are the Pros and Cons of HighYield Savings Accounts?

Like CDs, high yield savings accounts have some key benefits that can make them a lucrative option depending on your personal finance goals:

Although rates have remained higher than expected this year, Karina points out that real estate demand hasn’t cooled.

“The spring market always picks up — people want to move in nice weather when the kids are out of school,” she elaborates. “And rents are so expensive now that people are still buying anyway.”

Beyond The Desk

Outside of her work day, Karina and her husband Jose are busy raising two wonderful kids — son Angel and daughter Litzy — who keep them adventurous.

“My family is very active whereas I spend lots of time in my office,” she shares. “But when I do go out, we love hiking, heading to the beach, or traveling abroad.” They have a beach house in Punta Cana, and sunny, warm climates are Karina’s happy place.

Another favorite family tradition? Discovering delicious new local cuisine.

“We’re foodies,” Karina smiles. “Whether it’s a hit or a miss, we always enjoy the experience of trying something new!”

Karina credits the backbone of her values to her late father, who passed away in 2012. His legacy — curiosity, compassion, and service — lives on in the way Karina runs her business today.

“My father had a brilliant mind. He loved learning and read at least two books per month,” she reflects. “He had three bachelor’s degrees and was working on a combination of his master’s/doctorate in Theology when he passed.”

Service to others is also a cornerstone of Karina’s world. While Edge supports various local charities and food pantries, she’s personally committed to helping international causes that combat human trafficking, aid children in need, and fund critical medical assistance.

THE TRUST FACTOR

Lindsey McCarthy is probably the least salesy top producer you’ll ever meet — and her clients love her for it.

“I think the most important thing people should know about me is simple,” says Lindsey McCarthy. “I’m just like them. I have a family, I’ve been through the chaos of moving with young kids, and I live in the same towns where I work. I get what it means to buy or sell a home because I’ve been there, and I know how personal it is.”

That easy relatability is the keystone of Lindsey’s successful real estate business, now in its eighth year with Coldwell Banker in Marblehead. Last year, she closed 16 transactions with over $22.5 million in sales volume while continuing to build trust through glowing word of mouth.

Switching Gears

After graduating from the University of Delaware with a degree in English, Lindsey spent the next decade managing fast-paced campaigns for some of

Boston’s top advertising firms. Her years in advertising gave her a deep understanding of project management and communication, skills she now uses to keep deals on track.

“As I approached starting a family, I realized I wanted something more flexible, something new that gave me more control without a salary cap,” Lindsey offers. “I also wanted to move back to the suburbs.”

Lindsey made the leap in 2017, shortly before the birth of her first son. Her husband, longtime residential lender Matt McCarthy, was her biggest cheerleader and advocate.

“Matt was incredibly supportive,” she acknowledges. “And now we get to tag-team deals together and he calls me ‘his most demanding client’ — a title I happily accept!’”

The transition to a new industry wasn’t without its hurdles though: “People assume that you can just get into real estate part-time and make it work,”

she continues. “But this is a full-time career, and you have to treat it like one. Especially when you’re new, nobody just hands you listings. You have to prove yourself — and that takes time.”

That hard-won trust from clients has earned her Coldwell Banker’s International President’s Elite designation in 2024, placing her in the Top 2% of agents nationwide.

But the award that means the most to her? “Rookie of the Year in 2018,” she says without hesitation. “You only get one shot at that one!”

Simply Service

Ask Lindsey what sets her apart from the competition and she won’t launch into a sales pitch. Instead she’ll point out all the ways she’s in her client’s corner every step of the way once she’s hired.

“I’ll be at the inspection, negotiating the offer, answering your texts at 9 p.m., and calling the movers with you. I make it personal, and somewhere along the way, we usually become friends,” she smiles.

That one-on-one connection is important to Lindsey, who prefers coffee meetups and casual drinks with clients over large, impersonal events.

“Client appreciation doesn’t have to mean a big party,” she adds. “Sometimes, it’s just showing up and really listening to what someone needs. It’s less about bedroom/bathroom count and more about making sure you understand your clients.”

She’s also leveraged her marketing background into a consistent, thoughtful social media presence.

“I don’t post just to post,” she points out. “I try to keep it relevant, helpful, and a reflection of what’s actually happening in the market — and in our community.”

Lindsey grew up in Swampscott and now resides in Marblehead with Matt to raise their three children — Bowen (8), Luca (5), and Maison (2).

“It’s wild to watch them play at Philips Beach, the same beach I grew up on,” she grins. “That place is our happy place.”

Real estate and family life are tightly intertwined for Lindsey, but she embraces the chaos with gusto.

“I joke that I live in a hockey rink all winter, and it’s not far from the truth,” she laughs. “But honestly, if I can be writing up an offer at my son’s hockey game and still be fully present for both my family and my client, that’s success to me.”

When Lindsey’s not holding open houses or watching her son play hockey, the McCarthys love playing tennis in the summer, skiing in the winter, and visiting Nantucket when they can squeeze in a getaway. This year, they’re headed to Jackson Hole for a winter family vacation.

Giving back is non-negotiable for Lindsey; she donates a portion of every commission to CB Cares, a foundation that supports local charities. She also contributes to the Pan-Mass Challenge, a cause close to her heart that supports the Dana-Farber Cancer Institute.

“Too many people I love have been treated there unfortunately,” she shares. “But the PMC is an organization that I love and hope to ride in for many years to come.”

Looking Ahead

For Lindsey, success has never been and never will be about her bank account. It’s about feeling happy with what I have, being present with my family, and knowing that I did my best for my clients,” she affirms. “It’s not a destination, it’s a feeling.”

Despite building a high-performing solo business, she occasionally entertains the idea of a future partnership or team, but only if the right fit comes along. “For now, I love what I’m doing, and I feel so lucky to do it in the community I call home.”

“At the end of the day, I want every client to walk away saying, ‘I trusted my Realtor and I knew she was in our corner,” she concludes. “That trust factor is everything to me. That’s what lasts.

But honestly, if I can be writing up an offer at my son’s hockey game and still be fully present for both my family and my client, that’s success to me.”

What is the process for being featured in the magazine?

Almost every feature you see has been nominated by peers. You can nominate other agents, affiliates, brokers, owners or even yourself. We will consider anyone brought to our attention because we don’t know everyone’s story.

We spent a lot of time getting to know the North Shore and Essex County agent community during my ramp-up period in 2020.

What does it cost a agent or team to be featured?

Within the 2024 Housing Bond Bill, the state legislature incorporated language that aims to provide every buyer the opportunity to perform a home inspection.

The draft of these regulations left a lot of question marks on the process going forward. Due to REALTOR® advocacy, many changes were incorporated into the final version including a longer date for implementation, limiting agent liability, updated exemptions, and more flexibility for the parties to negotiate terms relative to the timing of inspections and contingencies based on the estimated amount of repairs.

Make sure to pay attention to industry education and your broker on following the new regulations. It is important to note that the new regulations do not make home inspections mandatory.

Throughout the creation of this new regulation, REALTORS® have been advocating for a clear policy that aligns with the process of purchasing a home in Massachusetts. During the public commenting period, MAR submitted a letter alongside industry partners addressing issues with the draft regulations, which directly led to substantial changes. NSR has been in regular contact with MAR to assist and provide support.

Now, NSR is shifting towards being an educational resource as buyers, sellers, agents, attorneys, and the industry at large adjust to the changes. If you have not yet heard of this regulation, it is important that you inform yourself as quickly as possible. NSR can always a resource to assist in this as needed.

NSR in the Community

From obtaining charitable grants to hosting fundraising drives to rallying volunteers, North Shore REALTORS® is proud to support housing charities across the North Shore.

In April, Mike Quail ran his 8th marathon as part of the Miles for Miracles team supporting Boston Children’s Hospital in loving memory of Tyler Simões. In 2024, Tyler passed on from an autoimmunity and immune dysfunction at the age of 13.

Rac2 is a protein that turns on the cells in the immune system to battle infections. Cells rely on Rac2 to maintain a healthy balance between activated and resting states. In immune dysfunction, the immune system could attack organs. When in overdrive, the immune system may not be able to generate enough immune cells to fight viruses and bacteria, leading to life-threatening infections. Bone marrow transplantation is currently the only way to cure disorders caused by Rac2.

In his fundraising efforts, Mike raised an amazing $10,695. These funds will go to fuel research, support patient programs, deliver leading-edge care, and help children get a second chance at life. Thank you, Mike, for your efforts towards this amazing cause.
