Hello Real Producers and Partners. I hope all is well!

I hope you’ve been following along with us this year, as we’ve added some improvements to the publication which should help in your sales efforts in your respective areas.

First, I’m sure you’ve noticed that we’ve partnered with North Shore Realtors, and Patrick Maguire with his Advocacy Blog. The purpose is to stay up to date on local zoning, proposals, legislation and REALTOR advocacy efforts by visiting North Shore Realtors Advocacy Blog. Affordable Housing tends to mean different things to different people. When discussing the need for Affordable Housing its important to understand what the individual means when they use the phrase.

In terms of zoning policy, Capital ‘A’ Affordable Housing is deed restricted, income-based housing and relies on a lottery system to determine between qualified applicants. Affordable Units can be either ownership or rental units, but are mostly commonly found as rental.

The qualifying income limits are based on Area Median Income (AMI). Most of Essex County is considered part of the Boston Metro area and thus the Area Median Income is typically higher than the median income of any specific community.

Income levels also take into consideration the number of individuals in a home. For example, a 4-person household has an AMI of $148,400 but a 2-person household has an AMI of $118,800.

Units are typically offered at some percentage of AMI. If there is a 3-bedroom rental unit offered at 60% AMI a 4-person household would need to be able to show an annual income of $89,050 or less to qualify.

HUD also sets Fair Market Rents (FMR) for an area. Units can be offered as a percentage of FMR (such as ADUs in Salem). The Fair Market Rent for a 2-bedroom in the Boston Metro is $2,827.

Many naturally assume that the income limits and Fair Market Rents would be (much) lower but Affordable Housing on the North Shore area is actually designed to accommodate a wide range of working professionals. Many non-profit developers offer units at a range of AMI percentages such as 30%, 60%, and 80% to be able to serve the widest array of potential occupants.

For more than three decades, Lifebridge has been working to meet the most urgent needs of the homeless and under-housed on the North Shore of Massachusetts. Beginning in 1980, The Crombie Street Congregational Church made it their mission to provide outreach to the homeless population. Initially a soup kitchen that served the homeless two evenings each week, soon grew to a place where meals were being provided on a regular basis seven days a week.

Founder of Tasteful Interiors Home Staging & Design and co-founder of its parent company, I Got A Guy, LLC, Brodie is one of the company’s lead stagers and also oversees operations and marketing.

“I’ve always enjoyed design, especially creating spaces that are functional and invoke a sense of curiosity or interest,” he says. His creativity and talent are also on display as chief audio engineer at So-Ripe Studios in Lowell.

“At Tasteful Interiors, we provide the area’s best home staging services to homeowners, real estate professionals, and developers,” he says. A range of packages is offered, including a premier package for high-end homes that demand a higher level of staging to get the best price.

Other services offered include creating design plans for occupied and vacant properties, furniture rentals, and home organization and functionality consulting. Market counseling for homeowners and real estate professionals is also offered.

Another I Got A Guy company, Cutting Edge Painting, offers residential specialists for staining, painting, wallpaper removal and floor work.

“I can’t take credit for the growth of the business,” Brodie says of growth that over the past three years has required a threefold increase in inventory, now housed in a 20,000-sf warehouse. (When it’s time to retire inventory, the gently used items are donated to Habitat for Humanity and the Salvation Army.)

Piperidis, the company’s business manager and client relations specialist and Mark Capone, operations and facility maintenance manager. Both are also staging coordinators.

“Without them I would not be writing this article at all,” he says. “Nor would there be anything to write about. I strive to bring out the best in those around me and we all strive to bring out the best in each other.”

Brodie gives the most credit for his and the business’s success to his mother, Pauline.

He says she originally started the business under another name. The pair changed that name to I Got A Guy, LLC, in 2018, after Brodie graduated from the University of New Hampshire.

While his Mom is no longer active with the business, Brodie says her influence on it is easily summed up.

“She taught myself and the team everything we know.”

“While we have grown out of the nest and our capacity is ever-evolving, she instilled the fundamentals of staging and home design in us and how to focus on functionality as well as design.”

Brodie and his Mom have been a team since he was born, her nurturing his creativity as he grew up in Wilmington and Lawrence. He also grew up loving sports, playing baseball and hockey, which he still plays. In his teens, he also earned a black belt in Uechi-Ryu karate, a traditional style of Okinawan karate.

His mother is far from being the only important woman in his life. He and long-time girlfriend Sala Risby are getting ready to move into the new home they just purchased in Peabody.

“She’s an incredibly creative talent,” he says of Sala, working at the top of her field as a concierge for Redfin.

The two share a passion for traveling and movies, and Brodie himself is an active video gamer. Another of their shared passions, and Brodie’s other career, is music.

“I’m also a full-time recording/performance artist, songwriter and audio engineer,” he says. “I’ve been fortunate that I’ve been able to maintain a solid second career in the music Industry.”

In addition to being chief audio engineer at So-Ripe, he also performs musically under a stylized version of his name, Brodie. And one day, “to expand my creative horizons even further,” he says he’d like to write a novel or make a movie.

As for his business, one day he’d like to see it expand to be a full home services company. Run by himself and Sala, it would oversee projects as big as home renovations.

Right now, he and Sala are giving a trial run of sorts to the concept, fully designing the Peabody home they’re moving into.

For now, he’s happy with the success he has and the careers he has built.

“It’s nice to have found such a balance between my two businesses, a balance that lets me use both my business skills and my artistry while giving me creative freedom.”

June Home Maintenance Tips

Summer is finally here and finally time for warm outdoor active living here in new England! With this transition of the weather comes the heat, increased humidity, heightened pest activity, and of course the joys of grilling season. As a home inspector, I’ve seen firsthand how vital proper upkeep is during the summer months and I do not want to see you as a real estate professional have your home fall victim to summer conditions. To help keep your home in peak condition, here are my top 4 key tips to guide you through this month and prepare for summer.

1. Optimize Your Air Conditioning System The hot summer months make air conditioning systems indispensable. Before temperatures rise further, ensure that your AC is in excellent condition for maximum cooling efficiency:

• Professional Inspection: Have an HVAC professional perform an inspection and routine maintenance, checking refrigerant levels, tightening connections, and cleaning the coils.

• Replace Filters: Dirty filters restrict airflow, causing your AC to work harder and consume more energy. Replace filters regularly, particularly at the start of summer.

• Thermostat Check: Verify that your thermostat is functioning properly, and consider upgrading to a programmable or smart thermostat for better energy management.

2. Prepare Dehumidifiers for Basement Use Basements tend to be humid in the summer, which can lead to mold growth and structural issues. If you don’t have a dehumidifier, it’s time to get one! If you already do have a dehumidifier in place, follow these steps to maximize its performance:

• Clean and Test: Clean the water collection bucket and ensure that the filter is clean. Run a test cycle to confirm the unit is functioning well.

• Monitor Settings: Set your dehumidifier to maintain an optimal humidity level, ideally between 30% and 50%.

• Position Wisely: Place the dehumidifier centrally within the basement for even air circulation and ensure the drainage hose is properly connected for continuous operation.

3. Proactive Pest Control June is prime time for pest activity, and New England homeowners should remain vigilant, especially for carpenter ants and mosquitoes:

• Spray for Carpenter Ants: These ants can be highly destructive if they establish a nest inside your home.

Inspect areas prone to moisture and wood decay, and apply pest control spray around the perimeter. On home inspections I always remind people that everyone in new England gets carpenter ants so its nothing to be scared of, just make sure you stay on top of the maintenance.

• Mosquito Prevention: Mosquitoes can be a nuisance and carry diseases. Eliminate standing water in gutters, buckets, and bird baths to reduce breeding grounds. Consider installing mosquito-repelling lanterns or nets in outdoor living spaces. Or even higher a professional to spray your property to reduce mosquitos.

• Screens!: Window screens and screen doors are essential barriers against bugs while allowing airflow through the home. These screens need to be intact, especially if you have an eclosed screen porch where you plan on spending those warm summer nights. Repair any holes or gaps to prevent bugs from entering. Minor holes can even be fixed with a simple patch kit. Replace larger sections of torn screening material entirely.

5. Grill Maintenance for Fire Safety Grilling season is in full swing now (although for some of us grilling season never ends), but it’s crucial to perform regular maintenance to prevent fires or other hazards:

• Deep Cleaning: Scrub off grease buildup from the grill grates and interior surfaces. Check the grease tray and empty it if necessary.

• Check for Gas Leaks: If using a gas grill, inspect hoses for cracks or leaks. A great tip is to apply soapy water to the connections and look for bubbles as an indicator of leakage.

• Test Ignition System: Ensure that burners ignite quickly and that the flame is consistent across the grill surface.

• Safe Placement: Ideally we want you to position your grill at least 10 feet away from your home and other flammable structures, such as wooden decks or fences. I hear about fires caused from grills all the time and we don’t want you being a victim of this. Another thing we see ALL the time on home inspections is melted siding from grills being too close.

A comprehensive home maintenance plan for June will help you enjoy the summer comfortably and safely. We all know that home constantly requires upkeep so staying ahead on maintenance is huge. By following these tips and conducting regular inspections and repairs, you can keep your home efficient, pest-free, and ready for the joys of summer while preventing costly damage.

Patience, Empathy and a Nurturing Approach

It was opportunity that brought Realtor Eliana Liranzo of Team Zingales Realty to the United States. It was love that brought her to Massachusetts. And it is family that has made Massachusetts home.

Looking to build a better life, her dad, herself and two younger sisters immigrated from the Dominican Republic to New York City in 2006. Paperwork kept her mom from joining them until 2012.

Eliana was 14 and just starting high school when they moved.

“It was a transition that had a tremendous impact on shaping my character,” she says of the family’s odyssey. “It helped instill a strong sense of responsibility and a strong work ethic in me at an early age.”

After graduating from high school in New York City, she went on to get an associate degree in early childhood development before transferring to Lehman College where she majored in sociology with a minor in psychology.

During her final year there, she met her future husband, Gustavo, who was from Massachusetts.

“I had never been to Massachusetts before visiting him,” Eliana says. “And I was just so impressed by the lifestyle here compared to New York’s.”

They married in 2018. She was working as a preschool teacher at the YWCA when her daughter, Anaya, now 5, was born and decided to take a break from work to focus on raising her. Anaya has since been joined by her brother Gabriel, 1.

Even though Gustavo was a mortgage loan officer, Eliana says

she had never seriously thought about becoming a Realtor.

“But I knew I didn’t want to go back to a traditional 9 to 5 job,” she says.

About the same time, Eliana says she and Gustavo started talking about investment properties. Soon after when they bought their first house, she found herself surrounded by and inspired by top real estate professionals.

“So I decided real estate was a way to have a flexible schedule that allowed me to stay home with my children,” she says.

“It’s one of the best decisions I’ve ever made.”

“I love what I do and it’s wonderful to be able to balance my professional and family life,” she says. “Working from home allows me to focus on my children while pursuing the career I love.”

It also allows her to spend more quality time with her family, exploring new places, checking out new restaurants and being a kid with the kids, which she says often means going to the beach.

The family has also started a tradition of enjoying movie nights together on Sundays.

Looking to the future, Eliana says her biggest personal goal is just to continue nurturing and spending time with her family.

“We want to be the best parents we can be,” she says. We want to create lasting memories for our children and support their growth and education.”

She says she also knows that to be the best parent and effectively juggle multiple responsibilities, it’s important she prioritize her own well-being.

“It’s important to maintain a healthy work-life balance and to pursue interests outside of work. It’s important to stay physically active.”

As for her dual roles as Realtor and mother, Eliana says there are plenty of carryovers from being a mother that have helped her real estate success.

“The same listening skills and solution-finding skills I’ve honed as a mom truly help me better understand my clients’ preferences and concerns,” she says.

“As both a mom and a Realtor, my empathetic and patient approach allows me to navigate challenges effectively,” she says. “And I love connecting with clients. Building strong relationships with them has been one of the most rewarding and satisfying aspects of my work.”

“Overall, while there have been challenges along the way,” Eliana says, probably speaking as much as a mom as a Realtor. “But the journey’s rewarding and fulfilling and I continue to grow and learn from each experience.”

I love what I do and it’s wonderful to be able to balance my professional and family life.

A full-time Realtor and an owner of Stone Ridge Properties, he’s also a full-time firefighter, youth sports coach, Little League president, community volunteer, husband and dad.

As for being a good neighbor, that’s just the way he is because community is who he is.

“I’ve always wanted to give back to my community, to get my hands dirty pitching in and not just sitting back,” he says.

That strong sense of community comes from growing up in Newburyport, where he says he had two childhood dreams. One was to be a fireman like his idol, his grandfather, who had served as the town’s fire chief. The other was to be a baseball star.

He realized his dream of being a fireman when he joined the Newburyport Fire Department after graduating from Saint Anselm College in Manchester, New Hampshire. And while he didn’t leave college with a baseball career, he did meet his wife-to-be, Brigid, there.

His real estate career came along after a fellow Newburyport firefighter, Mike Webber, suggested Marc had the personality and skillset needed to make a great Realtor. And as one of the owners of Stone Ridge Properties, Mike would know.

Following Mike’s suggestion, Marc joined Keller Williams because of its excellent training and after a a few years, joined Stone Ridge Properties, becoming one of its owners two years ago.

He says while he realizes many people might think holding down two full-time jobs as a firefighter and Realtor would be unworkable, it’s actually not because of a firefighter’s schedule of 24 hours on, 24 off, 24 on and then five days off.

Even if it were a more daunting schedule, Marc says he would still pursue both.

“I’m really appreciative of my community and like to give back. It touches me deeply to give back and it’s one of the big reasons I love being a firefighter. It’s the same being a Realtor.”

For Marc, giving back to the community has meant a huge commitment to coaching youth sports well beyond just coaching his own three children— Avery, 13, and twins Teddy and Keira, 10.

“I like to be involved with everything,” Marc says of coaching baseball, basketball and football and serving as president of the Newburyport Little League. He also supports the budding acting careers of his daughters.

“I don’t know where she got it from, but my oldest daughter has a beautiful singing voice and was lead in this year’s play,” says an obviously proud dad.

“And if I can’t give my own personal time to help with productions or other things, I help donate for the stuff that’s needed.”

One community endeavor that’s particularly close to his heart is the 44/14 Fund of the Jeff Stone

Foundation, which Marc helped establish to honor his lifelong friend and business partner who died a few years back.

The fund’s goal is to honor Jeff’s kindness, altruism, and generosity by providing kids and families in need with access to education, sports, nutrition, health, and wellness opportunities, including sports equipment.

And while not a runner, Marc says he does run once a year in the Hines 5K to honor another close friend who died in Afghanistan.

In addition to Marc’s other community endeavors, he’s also the community go-to guy.

“Being a Realtor and having lived in the area forever, people come to me when they need a good plumber or electrician or landscaper. When they want a good restaurant, a good doctor, a good nursery school for their children.”

“So I get to help out people who are excellent providers and have helped me,” he says.

He particularly likes making referrals to clients who are getting settled in their new communities.

One day, he says he and Brigid might split their time between the North Shore and a place like Siesta Key, Florida. But for now the growth and education of their children takes precedence over everything else. And, of course, community service does too.

“A big thing for me is to show my kids that if you work hard, good things are going to happen,” he says.

“And if you invest in your community, it comes back full circle and the community invests in you.”

? FREQUENTLY ASKED QUESTIONS

I often get a lot of compliments about North Shore Real Producers content, our quality of photography, professional design appearance, and overall, the positive nature and influence that our publication has brought to the real estate community here in Essex County and the North Shore.

But like anything, not everyone agrees. I also get notes and calls about why we decided to feature some of the people who we've featured. How did they get in the magazine, and oftentimes, how can I be included in your pages? These are fair questions which warrant some discussion, so let me offer explanation into some of the frequently asked questions.

Who receives North Shore Real Producers?

The top 300 agents/teams in Essex County, and I also include Reading, North Reading and Wakefield, based on MLS total sales volume from January 1, 2021-December 31, 2021, will receive the magazine FREE of charge for the remainder of this year. The list then resets at the end of this year.

I'm hopeful that as we grow, I'm able to expand our footprint and distribute our publication to the top 500 agents/ teams and include more towns outside of Essex County. Stay tuned.

What is the process for being featured in the magazine? Almost every feature you see has

been nominated by peers. You can nominate other REALTORS, affiliates, brokers, owners or even yourself. We will consider anyone brought to our attention because we don't know everyone's story.

None of the REALTORS in our magazine paid to be featured. They were either nominated by fellow Top 300 REALTORS, or industry colleagues in the community and featured FREE of charge.

I spent a lot of time getting to know the North Shore and Essex County REALTOR® community during my ramp-up period from April 2020 through January 2021. I was able to then catalog a lot of information on a lot of top-performing REALTORS®, many of whom were more than worthy of a presence in

our publication at a future date. In some of those instances, I selected the REALTORS® to be featured based on my conversations. At the end of the day, based on nomination information, or those who I've met on my own, I select who I think would best represent our publication each month.

What does it cost a REALTOR® or team to be featured?

The answer is simple... NOTHING. None of the REALTORS® in our magazine paid to be featured. They were either nominated by fellow top 300 REALTORS® or industry colleagues in the community and featured FREE of charge.
