I often get a lot of compliments about North Shore Real Producers content, our quality of photography, professional design appearance, and overall, the positive nature and influence that our publication has brought to the real estate community here in Essex County and the North Shore.

But like anything, not everyone agrees. I also get notes and calls about why we decided to feature some of the people who we’ve featured. How did they get in the magazine, and oftentimes, how can I be included in your pages? These are fair questions which warrant some discussion, so let me offer explanation into some of the frequently asked questions.

Who receives North Shore Real Producers?

The top 300 agents/teams in Essex County, and I also include Reading, North Reading and Wakefield, based on MLS total sales volume from January 1, 2021-December 31, 2021, will receive the magazine FREE of charge for the remainder of this year. The list then resets at the end of this year.

I’m hopeful that as we grow, I’m able to expand our footprint and distribute our publication to the top 500 agents/ teams and include more towns outside of Essex County. Stay tuned.

What is the process for being featured in the magazine?

Almost every feature you see has

been nominated by peers. You can nominate other REALTORS, affiliates, brokers, owners or even yourself. We will consider anyone brought to our attention because we don’t know everyone’s story.

The answer is simple... NOTHING. None of the REALTORS® in our magazine paid to be featured. They were either nominated by fellow top 300 REALTORS® or industry colleagues in the community and featured FREE of charge.

It all started with a gesture of goodwill over a century ago. When a neighbor of Harrison Goldman needed help moving their family, he came to their aid with a horse-drawn ice delivery carriage transporting their belongings to where they needed to be. This was the beginning of what is now the oldest moving company in Massachusetts, Humboldt Storage and Moving.

aggie Pratt loves preparation … or maybe she just loves what it brings, but nevertheless, she is constantly seeking to be prepared in multiple ways; it shows. Maggie graduated from the University of New Hampshire with a double major in Communications and Psychology. During her post-secondary studies, she studied abroad (Spain and other places), and she loved the idea of learning about other cultures and people.

After graduation, she took a gap time for six months and launched her professional career with a couple of different companies that taught her about marketing, events, people, office space, etc. She gained three years of experience before COVID came, but in 2020 she pivoted her career to real estate and received her license.

“I was always drawn to real estate, but I did not want to ‘jump in’ right away, so I prepared through my other jobs and intensively between my last job and starting as an agent.” Maggie loves nearly every

aspect of the business, and she loves how real estate combines all the skills and experience that she gained earlier. She enjoys helping people, connecting, and building friendships. She describes her work as never boring, always changing and as fun – being your own boss. From showing homes to even the transaction paperwork, she appreciates every moment.

Knowing the high failure rate of agents, Maggie tried to prepare herself in every way from market knowledge to the best practices of agents, and she saved up enough money to carry her budget for about six months. She had decided to give it one year, and her results were enough to retain her in the industry. For her, success is about being happy and about getting to the closing table where everyone can win. She likes to refer to her work as the “service business” and not a “sales business.” Doing a good job is paramount to a host of things, and she is currently seeing almost 90% of her deals based solely on referrals and repeat business.

Maggie lives on Plum Island with her husband, Ben, and her dog, Otto. Both her mother and sister live on the island as well. Ben is a manager for HubSpot.

Maggie loves to do anything outdoors such as walk the beach, hike, go boating and travel. She just returned from an extended stay in Thailand, and she would love to conquer an African Safari next.

Though only being in the business a short time, Maggie has studied the habits of the best agents: like being good listeners and truly understanding their clients’ needs and motivation. She says better agents are great communicators, and they are transparent, honest, and patient.

Good agents understand the current market conditions, and they operate on the timeline of the client – making sure they give them all the information that they require to make informed decisions. Above all, she says that the best are

always prepared in every way. For those who are new to the industry, she encourages them to understand that real estate is a roller coaster of events and emotions. She tells them to study the pay structure thoroughly, and that being full time is really the ideal. “Be patient, and the paycheck will get there.”

While growing up, Maggie learned some great life lessons from her parents like the fact that no one will hand you anything and that there is no substitute for hard work. She goes into the office nearly every day, and she views her work as an adventure – all things her family reinforced.

Maggie Pratt is an enthusiastic, driven, and dedicated agent/person who will give her all for the cause. She is growing so fast that she may need to expand soon, but for now, she is poised to continue being prepared and to execute for her clients!

Along life’s journey, Ted Richard has emulated an insatiable desire for and a quest of knowledge. He is not a life-long learner for knowledge itself but for the quality that it adds to life. Knowledge provides a foundation for information, and then one must apply what they have learned – hence, wisdom. The wise and knowledgeable person who serves others gains their trust, and people respect them as honest, authentic, and truthful. At least that is how it works for Ted, and his mantra is knowledge, wisdom, and truth.

While growing up, Ted moved around constantly, as his father served in the Air Force. After graduation from high school, Ted played college hockey for a year. He later earned a degree in English and Secondary Education from Salem State. Instead of launching his professional career, Ted found himself in a culture filled with Punk Rock / New Wave music, and his heart and guitar motivated him to write songs and play. He even opened for the Go-Go’s at The Rat in Boston.

Ted received the gift of a mentor when emerging from college, and he found himself helping that mentor to manage his portfolio. While music was a passion, Ted knew deep down that he would have to find something a bit more permanent to chase as a career. In 1984 he was licensed to sell real estate, which has led him on an incredible journey. “I realized that I was not going to be the next Elvis, and working for my mentor by helping with properties fueled my interest in real estate,” says Richard.

Ted immediately secured experience in residential and commercial sales for six years and then worked for two brokerages for another 14. He has been at J Barrett for the last 12, and he shows no signs of taking his foot off the gas.

One thing this industry has taught him – according to Ted – is that he has so much more to learn. He also notes that he has disciplined himself to do more listening and less talking. “I love working in this career, as I invented ADHD; I could not stay

still, and this allows me to keep moving. I work in the mornings to find prospects and then in the afternoon to find the right properties. I look for business and then do business,” says Ted.

The great thing in his mind about the North Shore is its diversity both in the types of properties and people. Ted gives huge credit to his parents, renters and homeowners who have shaped him in the business, and he says that he does everything under the rubric of real estate. He hopes that someday, people will say that they enjoyed doing business with him and that he made them more money and made them laugh. Quite simply, he wants to be remembered as the “real estate guy.”

For Ted, success is not about money now but about the inner peace he finds – not worrying about the next deal but focusing on doing the right things and having the courage to tell others the truth – even when he suspects they might not want to hear it. He has had some incredible highs and lows, but he always finds a way through. In the early 1990’s, he had a banner year, but he was unprepared for the tax consequences, and he owed the government quite a bit of money. His solution: have another great year and pay them, which he did.

Ted has seen a lot in his nearly four decades of real estate work. He explains that the best agents have high character traits and high energy. He observes that they possess a positive attitude and a thirst for knowledge. The best agents also exhibit the mindset of servanthood too. For those who are newer in the business, Ted encourages them to be motivated and to evaluate their strengths and weaknesses, building on those strengths and improving the weaknesses. “There are tasks to do every day, and agents need to consider this work as a full-time adventure.” He does not think that he can make his own hours but is subject to the calendar and timeframe of clients.

“Real Estate works in real time,” says Ted, “and it is vitally important to take the phone calls of people. Texting is just expediting, but your thumb is no substitute for your vocal cords.” Ted is pleased by his life and work, and he says that he is a mixture of the many mentors / brokers that he has worked for. Though he would go back and change a few things, if he could, he is happy with how he is living his life now.

Ted and his wife, Cynthia, who recently retired from the Army Corp of Engineers have five children between them from the ages of 25 to 34: Hillary, Ryan, Sean, David, and Patrick. They also have their first grandchild, Torin Patrick McIlvene, and Torin which means chief, motivates Ted to keep striving. Ted has

always believed in the opportunities that real estate provides, so he has worked very hard at investing in property. He owned a 12-unit building for twenty years, and after he sold it, he bought a commercial building that now has 45 Art Studios and a Brewery. He creates a festival of sorts in the building twice a year for a time of open studios and for people to grab a beer. He and Cynthia have also filled their home with some incredible art created by their artists.

Ted Richard is a very intelligent, funny yet kind guy who might leave real estate for a job as a US Senator (if he has to choose something else), but most likely, he will continue to press into more knowledge and wisdom as he guides others in their real estate journey.
